Those traits are also prerequisites to running our programs for NAIOP. They are particularly important in the midst of a pandemic. As our 2020 calendar was wiped clean last March, Seda identified topical programs valuable to membership and nimbly transitioned everything online. She focused on our group amid uncharted territory and she did it with welcome calm and good humor. Seda Preston was selected as the 2020 recipient of NAIOP Northeast Florida’s Chapter Merit Award which recognizes a member who has provided particularly valuable service to our chapter.
We brought several new programs and ideas to our chapter because of Seda’s efforts. Thanks to her hard work our members benefited and were able to stay current in our industry.

Where were you born? Bethesda, Maryland Where did you go to school? University of North Florida Tell us about your family. My husband,
Justin, and I have been married for 13 years and we have two smart, funny, beautiful daughters: Samantha is 12 and Morgan is 6. I come from a large family, I am one of seven children so holidays and family gatherings are a big deal – with my mom, seven kids, plus spouses and 10 grandkids – it’s always a full house. How long have you been in Jacksonville? My family moved to Jacksonville in 1990 so I have seen so much growth and change in our city. It is exciting when you look back at where we were and where we are now. How long have you been in the real estate industry? During my last year of college (2003), I interned for a local CRE developer. I started with mostly administrative and marketing tasks but learned so much about development, contracts, management and construction during my time with the local development companies. I joined Strategic Sites in 2011.

How long have you been in Jacksonville? I move to Jacksonville in 2008 to help grow the new C&W office. How long have you been in the real estate industry? I started in commercial real estate in 1998. If you won the lottery tomorrow, where would we find you and what would you be doing? You would still find me in Ponte Vedra Beach because I think it is a great place to raise my girls. I would remain in the real estate busi-
If you won the lottery tomorrow, where would we find you and what would you be doing? I would be traveling, first to a tropical location – you would find me on a beach with an adult beverage in hand. But I love what I do, so I would be back! What do you enjoy most about your work? I am a problem-solver. Helping my clients – whether buyer, seller, landlord or tenant – find solutions for their business, portfolio or space needs is really the core of what we do as brokers. I take great pride and satisfaction in working to meet each client’s individual needs. What do you least enjoy about your work? The nature of what we do often makes it hard to find a good work/life balance. It is difficult to turn off the work sometimes and be fully engaged when I am with my kids, husband, friends and family. Smartphones make it so you are “always available.” This is a constant struggle, but something I am always working to improve upon. What was your first or worst job? I was a babysitter for years and couldn’t wait until I was old enough to get a “real job.”
What is your greatest personal and/ or business accomplishment? My greatest professional accomplishment overall is being a principal in a strong, successful, woman-owned business. I am proud to be on the Strategic Sites team. I believe that you are only as good as the people you surround yourself with, our team is like a family – we support each other, celebrate successes and work together to improve ourselves and our brand. I am committed to showing other women that you can be successful and well respected for your work in what has historically been a male-dominated industry. Commercial real estate is a great career for smart, energetic women. If you could talk to your 17-year-old self, what advice would give them? Be patient, diligent and stay true to your moral compass. Life will throw you curveballs but you can persevere and do great things if you stay true to yourself. Tell us something not many people know about you: I don’t cook – not because I can’t, mostly because I don’t have to and I really don’t enjoy it. My kids and I are spoiled rotten because my husband does all of the cooking at our house and he is really good at it!

I enjoy Industrial brokerage because you get to see where things are made, stored and shipped. I can walk into a retail store and see a product on the shelf and realize that I may have seen that very item in a warehouse that I leased. Very cool. What do you least enjoy about your work? I love to hear “Yes,” I can get over hearing “No,” but the “Maybes” in life kill me. Deals that drag on longer than they should drive me crazy. What was your first or worst job? Too many to name but they all taught me something. What is your greatest personal and/ or business accomplishment? My greatest accomplishment is finding someone to marry me (I can be difficult) and having two kids! If you could talk to your 17-year-old self, what advice would give them? I made so many mistakes, but it all got me to where I am and I’m not sure I would want to change anything. So I guess I would say…“Enjoy the ride” and remember “Nothing Gold Can Stay.” Tell us something not many people know about you: I had a mullet when I was a teenager. They will be back in style again soon I predict.

Jacob “Jake” Gordon was named CEO of DVI, the nonprofit Business Improvement District for Downtown Jacksonville, in 2015. Over the past six years, he has remained a true champion of all things “DT Jax” and carries that spirit with him wherever he goes. Under Jake’s leadership the organization has continued to be a model public-private partnership for Downtown, connecting the property owners, businesses and stakeholders of Downtown and the city of Jacksonville.
The Klechak Award recognizes individuals who have made outstanding contributions resulting in a significant impact on the continued development of Downtown Jacksonville. Dr. Lew Klechak was first honored with this award in his name for his vision and devotion for more than 15 years of work toward the revitalization of the Downtown area while chairman of the Downtown Development Authority. Since then, many noteworthy individuals have been awarded the same honor, given by the Downtown Investment Authority. This year, the DIA awarded Jake Gordon, Downtown Vision Inc. CEO, the 2021 Klechak Award.
Whether it is raising over $300,000 in placemaking efforts (see: Corkscrew Park, Lights on Laura, Patio on Hogan, Oasis at Artwalk, Hogan St. Parklet, etc.), growing DVI’s ambassador program from two divisions to five (all devoted to keeping Downtown clean and safe, seven days a week), hosting a plethora of vibrant events, putting boots on the ground in times of need, and recently, expanding DVI’s boundary so they may better serve Downtown – Jake does it all with genuine care and dedication to make Downtown a great place to live, work and play. It is clear to anyone who meets Jake that he is just what Downtown needs – determined, resilient and a true advocate for DT Jax. And it is because of people like Jake and his incredibly valuable team that Downtown continues to experience serious momentum. Because when Downtown succeeds – we all do.

2020 NAIOP AWARD WINNERS LIFETIME ACHIEVEMENT
JEFF CONN & ALEX COLEY NAI Hallmark
The 2020 NAIOP lifetime achievement award was presented to Jeff Conn and Alex Coley. Jeff and Alex have been fixtures in the Northeast Florida real estate industry for more than four decades. After starting their careers in Jacksonville with Alliance Mortgage Company and Wilson Development Company, respectively, Jeff and Alex decided to join forces to start Hallmark Partners in 1993. In the 30 years since, they have developed or acquired close to half a billion dollars of properties that have included nearly every major asset
class – grocery-anchored shopping centers, office buildings, industrial parks and multifamily projects. Jeff and Alex always prided themselves on three things: ■ Delivering projects that were “best in class.” ■ Only developing in Northeast Florida. ■ A spectacular track record of delivering “on-time” and “on-budget.” There have been many deserving individuals presented with the lifetime achieve-
ment award, but few have contributed more to our local chapter as Jeff and Alex. They were instrumental in the creation of our chapter as founding members and went on to serve as President of NAIOP Northeast Florida in the early 1990’s. Alex then Conn went on to serve on both the national NAIOP board and executive committee. Jeff has also served on the NAIOP NEFL Board as a Director at Large. Their contribution and involvement over the years have helped NAIOP NEFL grow and provided mentorship to many up-and-coming professionals in our industry. Their generosity and time have benefited our members and the chapter as a whole. We thank them for their commitment and enthusiasm for the

NAIOP NORTHEAST FLORIDA LEGISLATIVE UPDATE 2020 By Katie Kirchner and Justin Markley Vice Presidents of Public Affairs While 2020 was a challenging year, NAIOP Northeast Florida’s advocacy for our membership and industry continued to push forward. Despite many Covid-related unknowns, there were still several state-level wins for our industry. Our chapter worked closely with State Rep. Wyman Duggan to advocate for his Florida House Bill 469, which removed the requirement under Section 689.01 of the Florida Statutes that two witnesses are needed when signing a lease for a term of more than one year. The law went into effect July 1 and was timely given the surge in the use of electronic signatures and social distancing because of the pandemic. NAIOP Northeast Florida and NAIOP of Florida continue to advocate for a decrease in the business rent sales tax. There was a decrease effective Jan. 1 but, unfortunately, no additional movement for 2021. However, we are hopeful that this tax will continue to decrease incrementally over the next several years until the tax is eliminated. Florida is the only state that still charges this tax to businesses. We were fortunate that before the shutdown several members of our board were able to meet personally with key legislators in Tallahassee and Washington, D.C. We have held several virtual meetings with Florida State Senators and House Representatives this year to discuss issues important to our membership and the industry overall. Issues that we are following closely for the 2021 Legislative Session are: Enforcement of the internet sales tax, continuing phase-out the business rent tax, improving the state fire code, enacting provisions of the Georgia FAST Act in Florida and monitoring Florida Building Commission membership. We are closely aligned with several legislators and we continue to work closely with our NAIOP of Florida Lobbyist Chris Carmody to make sure ensure our voices are heard.
