Hakimian Holdings is working with its restaurant tenants to provide free meals to thank health care workers. The first will be delivered to Baptist Health’s labor and delivery unit Downtown. Paige Hakimian, vice president of real estate, said she reached out to The Loop P i z za Grill and Nothing Bundt Cakes in Hakimian’s Merchants Walk in San Jose to help. She intended Hakimian for Hakimian Holdings to buy the food, but those two tenants insisted on doing it for free. “Everybody, regardless of their circumstances, recognizes what this health care community is doing for us,” she said. “We’re all tightening our belts but we’re going to give where we can. It seems like everybody’s on board with this.” The company plans a delivery next week to UF Family Medicine and Pediatrics on Baymeadows Road. Hakimian Holdings selected the food providers by taking suggestions from staff. Hakimian Holdings plans to work with Empanada Llama and Le Petite Paris Cafe in Merchants Walk to provide that meal. The staff will choose another provider and restaurant tenant each week until there’s no longer

Global Freight & Commerce LLC CEO Jesus Garay spent 20 years in the U.S. Army with five deployments to Iraq. As COVID-19 began to impact countries in Asia and moved to the northwestern U.S., the logistics and trucking operator understood the need for contingencies. “The week before this thing hit America, I began beta-testing our systems and started getting prepared,” Garay said. “I started having individuals work from home one day at a time.” A Jacksonville native, Garay created Global Freight in 2014 after retiring from the Army. He joined JAX Chamber 1½ years ago and is a trustee. Garay decided his office employees would start working remotely March 3, two weeks before Mayor Lenny Curry’s state of emergency that led to mandatory social distancing, building capacity restrictions and a work-from-home order. He employs 15 people with 10 trucks on the road, delivering mostly dry and refrigerated goods like corn, grain and produce to 48 states. Garay held Zoom videoconferencing drills while his staff was still in the office at 5405 Green Forest Drive in West Jacksonville. He trained employees on web-based file-sharing programs so the transition to remote working wouldn’t affect efficiency. “We’ve had no loss in coverage. We haven’t

dropped any balls. We’re 100%,” he said. “In fact, we’re adding trucks as we speak.” But Global Freight couldn’t avoid some financial strain from the spread of COVID-19. Garay said commodity shippers and receivers — his customers — were impacted early. When the first U.S. states and cities, like California and New York City, began issuing stay-at-home orders March 19, it steered trucks away from the areas’ pickup and drop sites. About 15% to 20% of Global Freight’s scheduled loads were canceled and revenue dropped 10%. “You can be creative all you want, but if supply and demand changes, if shippers and receivers

Reinhold Corp. buys ABC property Fleming Island-based The Reinhold Corp., through Reinhold Jacksonville ABC Properties LLC, paid $7.96 million on March 24 for the ABC Fine Wine & Spirits property at 4838 Gate Parkway N. and Town Center Parkway. The property, in The Crossings at Town Center, comprises the 18,016-square-foot store built in 2019 on 1.46 acres across from St. Johns Town Center. The store opened in November. aren’t staying open, if brokers are closing, then it affects your overall revenues,” Garay said. The coronavirus hit a logistics and trucking industry already seeing a drop in truckload rates since November 2018 as U.S. tariffs on Chinese goods impacted manufacturers and their distributors. Garay said the revenue drop is sustainable. He’s working with his network of brokers, picking up new loads when possible and is hiring one more driver.

Garay said he has no plans for layoffs. The CEO also is applying for a U.S. Small Business Administration disaster loan and is considering small business assistance offered in the $2.2 trillion federal Coronavirus Aid, Relief, and Economic Security Act. “I’m trying to take advantage of a couple of programs that are out there that will not only allow us to survive but thrive,” he said. rent, she said Hakimian is looking at “who comes to us and what the circumstances are,” but wants everyone to make it through financially. “We’re in a partnership with our tenants,” Hakimian said. “We provide the brick and mortar, and they provide the great idea and services to our community. Karen returned to the Times-Union until 2007, then left to serve as executive director of Dreams Come True, a local nonprofit that fulfills the dreams of children battling life-threatening medical conditions. Her love of journalism brought her to the Jacksonville Daily Record in 2010 as managing editor before taking over as editor in April 2017.

The Chapter Merit Award is given to recognize and thank members who have provided through their time, talent and efforts a unique, valuable or special service to NAIOP Northeast Florida. This year’s award went to the husbandand-wife team Jacob and Donyia Sameck with Tenant Contractors for their efforts in establishing the annual Sporting Clay Shootout over the past two years to provide our PAC with the necessary funds to be successful. There is a saying in politics, “If you are not at the table, you are often on the

menu.” And there is another saying that “Donations are the mother’s milk of politics.” So combining the two, it can be said that if you are not making political donations, you often will not have a seat at the political table and if you are not at the table, you can end up being on the menu. It is important that NAIOP have a consistent funding source for its PAC to make sure we are at the legislative table. This husband-and-wife team has helped us do that by stepping up and being the major sponsor of the annual Sporting Clay Shootout.

NAIOP Northeast Florida is pleased to honor Karen Brune Mathis with the Jesse B. Smith Award in recognition of her exemplary service to the city of Jacksonville and its citizens.

The Distinguished Service Award recognizes an associate member who provides signiﬁcant service to the chapter during the year or over a period of years. This year’s recipient is Trey Wilson with Driver, McAfee, Hawthorne & Diebenow PLLC.

Responding to our membership’s urgent desire that this legislation be stopped, Trey met with numerous members of City Council and representatives from key city departments, educated our membership on the issues and coordinated feedback to the city from our members close to the issue. These efforts, and those of other key stakeholders in our commercial real estate industry, paid off when the bill was indefinitely deferred in the summer of 2019. Trey continues to work to reform the Certificate of Use process for the benefit of our membership.

Where were you born? Geneva, Switzerland. Where did you go to school? American University in Washington, D.C. Tell us about your family: My wife, Karen, and I will be married for 22 years in April. We have three children: a freshman in college; a high school junior; and a sixth-grader. Karen and I are from Jacksonville and are fortunate to have other family members in town. How long have you been in Jacksonville? I was raised in Jacksonville and have lived here other than an eight-year stint in D.C. How long have you been in the real estate industry? About 25 years.

If you won the lottery tomorrow, where would we ﬁnd you and what would you be doing? I would be investing in and revitalizing the heck out of downtown Jacksonville.

What do you enjoy most about your work? I enjoy the adviser aspect of the business. I also love that there is typically a ﬁnite beginning and end to deals we work. Last, I enjoy being in a ﬁeld that allows you to make your own business plan, manage your hours and choose the type of clients you want to advise.

Hobart’s career culminated as executive vice president, industrial team lead and owner of Colliers International Northeast Florida. The company was sold to Colliers International in 2016 and Hobart retired from the company in 2019.

What was your ﬁrst or worst job? My ﬁrst paid job was at the food court at The Jacksonville Landing. So I had some nostalgia with the building but I think replacing it with another project will be better for the city in the long run. If you could talk to your 17-year old self, what advice would give? 1) It’s a bit cliché, but I didn’t realize how important a positive attitude is and they certainly do not teach you the importance of it in school. You can equip yourself with all the degrees, skills and connections possible but if you don’t have a positive outlook, you won’t realize your potential.

What do you enjoy most about your work? Every day is different. Regardless of what may be on my calendar, it is rare to get through an entire day as planned. It keeps things interesting.

Where did you go to school? Hampden-Sydney College. Tell us about your family: I married my wife, Caroline, in 2010. We have two sons: Billy, 6, and George, 4.

When Hobart wasn’t doing real estate deals, he could be found aboard his boat solidifying his legacy as one of the area’s top ﬁshermen.

Where were you born? Richmond, Virginia.

Hobart’s career spanned more than 40 years and saw him rise to become one of the top commercial real estate brokers in Jacksonville. He is a seventime NAIOP award winner, having been recognized for Land Sale of the Year, Industrial Broker of the Year and Land Broker of the Year. Hobart served the community as a president of NAIOP, the Rotary Club of South Jacksonville, a Salvation Army board member and as an active member of St. Paul’s Catholic Church.

Where were you born? Mansﬁeld, Massachusetts, a small town about 30 miles south of Boston. We moved to Longwood, Florida, when I was nine.

What was your first or worst job? I do not believe there are official rankings, but I may have been the worst concierge in the country during my first five months out of college.

Where did you go to school? After graduation from Lake Mary High School, I entered Florida State University graduating with a degree in interior design.

What is your greatest personal and/or business accomplishment? Moving to a new market with my wife in 2013 and successfully making the switch from the development side of the business to brokerage.

Tell us about your family: My older brother, John, went to the University of Florida School of Architecture and received his master’s degree from Washington University. He and his wife live in St. Louis. My parents, David and Ellen, live in Longwood.

How long have you been in Jacksonville? My wife is from Jacksonville. We moved to her hometown from Atlanta in November 2013.

If you could talk to your 17-year old self, what advice would you give? The same advice I would give to my 37-year-old self: You can’t control everything. Things change. Calm down. Prepare yourself to be versatile and play the long game.

How long have you been in the real estate industry? I started as a research analyst in 2005 for GVA Advantis in Atlanta.

Tell us something not many people know about you: I occasionally buy Legos “for my oldest son” because I want to put them together.

How long have you been in Jacksonville? I moved to Jacksonville in 2015 and I believe it was the best decision I ever made. How long have you been in the real estate industry? I am not in the real estate industry, but work for KI, a commercial furniture manufacturer. I work closely with the real estate industry daily. If you won the lottery tomorrow, where would we ﬁnd you and what would you be doing? I would take my family on an extended vacation,

What do you least enjoy about your work? I am the only sales representative for KI in Northeast Florida and I work out of my home. KI headquarters is in Green Bay, Wisconsin, which is where the majority of my coworkers are. I am on the road a lot meeting with clients, but I still miss the idea of an office and having that connection with your coworkers in person. What was your first or worst job? My first job was in college working at The Polka Dot Press, a custom stationery/ gift store in Tallahassee. It was there that I realized working in sales wasn’t as scary as I thought. What is your greatest personal and/or business accomplishment? My greatest business accomplishment I have is being awarded the NAIOP Developing Leader of the Year. I was extremely honored to be nominated by my peers and so grateful to win. If you could talk to your 17-year old self, what advice would you give? Stay positive. I was not the strongest student in school. A gift that my mom said I had from a very young age was that I never met a stranger. She would joke that she couldn’t go to Publix without me knowing someone. I never knew that gift would lead me into sales. Just because I wasn’t a straight-A student didn’t mean that I wasn’t going to succeed within my career.

NAIOP NORTHEAST FLORIDA LEGISLATIVE UPDATE 2019 By David Smith & Katie Kircher Vice Presidents of Public Affairs NAIOP Northeast Florida’s advocacy for our membership and industry continues to focus on legislative issues at the local, state and national level with our efforts recently shifting in response to the effects of COVID-19. The full impact of these unprecedented circumstances will not be determined in the near-term, however, immediate action is being taken to ensure the government’s response, particularly at the state and national level, includes relief efforts to support the commercial real estate industry. The results of these efforts should be known quickly and the governor is currently seeking feedback from NAIOP Florida on the best way our industry can be supported and the state can mitigate impending ﬁnancial impacts. The federal government and Small Business Administration are offering short-

term loan options, some at 0% interest, in an effort to help business owners navigate these uncertain times. At the local level, chapter leadership’s efforts remain focused on certiﬁcate of use policies. Efforts include ways industry professionals can be better informed on the process requirements and how policies can be amended to provide a more streamlined process. Discussions also include providing a separation of critical life-safety issues from other code-required issues and providing a longer timetable for bringing the nonlife-safety issues up to code. This is a ﬂuid conversation but one that is imperative to the growth of the industry. We are hopeful that we can work with local government on this policy. At the state level, Trey Wilson, Vince McCormack and Katie Kirchner traveled to Tallahassee to represent the chapter and

meet with legislators regarding key issues, with business rent tax and building code refinements being the two main points of discussion. Business rent tax reductions have been an ongoing effort from our organization and were poised for another drop until the final week of the legislative session saw many tax reduction efforts (including business rent tax) eliminated as a result of COVID-19. Our chapter, along with other Florida chapters, will refocus on this effort for next year’s session. Building code refinements include efforts to curtail current permitting and inspection delays by reducing the upfront financial commitment of developers and imposing financial penalties on jurisdictions that do not meet the state-mandated timeframes to fulfill their obligations. This effort lost momentum toward the end of the session and is deferred until summer when

revised language can be drafted. A win has been recognized with lease signatory requirements legislation that removed the witness requirement for commercial leasehold agreements. This bill was sponsored and advocated in the Florida House by NAIOP’s Wyman Duggan. Nationally, NAIOP Northeast Florida participated in the annual Chapter Leadership & Legislative Retreat in Washington, D.C. Trey Wilson, Katie Kirchner, David Smith, Vince McCormack, Daniel Burkhardt and Carmel Buchanan represented the chapter. Continued lobbying efforts to address infrastructure spending, tax policy and energy codes were well-received by our representatives and conﬁrmed alignment with our industry’s goals and objectives.
