Roosevelt Square, built 58 years ago as an enclosed shopping mall, is heading into its third redevelopment under the 22-year ownership of Atlanta-based Dewberry Group. It includes a new name – Ortega Park – along with an expansion of retail stores, the addition of apartments and renovations to the existing center. Dewberry has applied for five permits to build or renovate buildings at the center, including adding a 24,077-square-foot retail center to launch “Ortega Alley,” a retail plaza in the area anchored by Metro Diner and Chase Bank. Roosevelt Square is at 4495 Roosevelt Blvd. in West Jacksonville. No contractors are listed on the permits, which total $7.15 million in construction costs. Memorial Hospital Jacksonville intends to expand medical services to northern St. Johns County and southern Duval County. The hospital bought an almost 4.2-acre site from Gate Petroleum Co. for $3.71 million along Philips Highway on Feb. 27. Memorial proposes to develop primary care and specialty medical care clinics on the site. It adjoins 2 acres it bought from Gate in October for $1.8 million to develop an emergency center. Philips Highway is U.S. 1, which continues into St. Johns County. The site is northea s t along Philips Highway, south of Interstate 295 and north of St. Johns County. “We have an Talbert opportunity to bring the first comprehensive medical office building to northern St. Johns County to complement an addition of a planned free-standing emergency center at the same location,” said Bradley Talbert, Memorial Hospital president and CEO. The project comes as Memorial marks its 50th anniversary. “Being a part of Northeast Florida for the past 50 years is testament to our commitment to continue to expand and provide services to meet the demands of our growing communities,” Talbert said. Nightclub coming down for JTA transit hub The city issued a permit for Burkhalter Wrecking Inc. to demolish the closed Vibe nightclub at 5800 Philips Highway at a cost of almost $77,000 for construction of a Jacksonville Transportation Authority transit hub. JTA will use the site for a bus loop transfer station for its First Coast Flyer Blue Line and other fixed routes. It will include shelters and amenities. JTA bought the property in February 2018 for $1.3 million. It comprises a 16,400-square-foot structure slated for demolition on 2.82 acres.
