The closed Applebee’s in St. John’s Town Center North is becoming the second location for 145°F Seafood Boil, whose first restaurant opened in Clermont. Jacksonville-based ownership applied to the city for a certificate of use for the restaurant at 4507 Town Center Parkway, where Applebee’s closed in 2019.
A banner sign on the 5,400-square-foot building says the restaurant is coming soon. Colliers International North Florida Retail Services Director Karen Hong said the restaurant plans 200 to 250 seats. Hong represents the restaurant owners, Ming Chan and Eric Ng. Ng will be the manager. She said the owners chose the site because it is the “best location in Jacksonville.” Hong said they are renovating the dining area and intend to move in within 90-180 days. Greenway Realty Management LLC, associated with Greenway Ford in Orlando, bought the former Toyota at the Avenues dealership Feb. 22 for $7 million. It bought the property, at 10564 Philips Highway, from Q Automotive Jacksonville FL of Duluth, Georgia. Asbury Automotive Group built a larger Coggin Toyota at the Avenues at 11340 Philips Highway in 2014. It opened a Q auto used-vehicle concept at the smaller site but closed it in 2016. Truist Bank financed the deal for Greenway with a $5.95 million commercial mortgage and security agreement. Greenway Realty Management did the deals through Jacksonville Phillips Hwy Land LLC. It used a former spelling for Philips. The deed and mortgage were recorded Feb. 23 with the Duval County Clerk of Courts. The sold dealership was built in 1997 on 7.2 acres. It comprises about 42,000 square feet of showroom, service garage and other dealership space. Greenway already operates Greenway Nissan of Jacksonville at 1726 Cassat Ave. It bought the former Sunrise Nissan in December 2014. The GreenwayFord.com site shows that Greenway has more than 40 dealerships in eight states. The dealerships include Ford, Chevrolet, Toyota, Hyundai, Chrysler, Dodge, Jeep, Ram, Honda, Kia and Nissan.

Build-out for Medures’ Mayo Atrium restaurant Mayo Clinic can start construction for build-out of the Mayo Atrium restaurant to be operated by Jacksonville chefs David and Matthew Medure. The city issued a permit Feb. 26 for Batson-Cook Co. to buildout 8,400-square-feet of space at a cost of $5.2 million. The restaurant, kitchen space and courtyard are planned on the first floor of a two-story “retail link” connector structure at the 4500 San Pablo Road S. campus. Plans show seating for 220 comprising 164 for dining, 24 in a coffee shop and 32 on the exterior patio. Mayo targets a November opening.
