Miami-based Easton & Associates, representing the buyer, announced the sale Feb. 21. It said the 841 Prudential Drive property is 80% occupied. The seller was GV-IP Jacksonville Owner LLC in care of GEM Realty Capital Inc. of Chicago. GEM is a real estate investment trust that partnered with IP Capital Partners. CBRE represented the seller. ShareMD is “strategically acquiring medical office buildings throughout Florida to meet increased demand for healthcare services as well as to grow their clinical co-working platform,” Easton & Associates Vice President Elliot LaBreche said in a news release. In the past four months ShareMD, has invested $100 million in Florida real estate, Easton said. ShareMD developed a co-working medical suite concept in Southern California and plans to introduce the concept to Florida. “The company builds out clinical space

DIA approves Spandrel for The Ford on Bay site The Downtown Investment Authority on Feb. 21 unanimously approved a $136 million bid by a New York-based Spandrel Development Partners LLC to build a mixed-use retail and multifamily development at The Ford on Bay. It roasts coffee for restaurants, coffee shops and offices and sells and services coffee equipment. In a November interview for “First Coast Success” on the WJCT First Coast Connect radio program, Johnson said the company has a little over 400 customers. Johnson’s grandfather, Fred Martin, opened the roastery in Jacksonville in 1957. It initially operated in a space on Bay Street until 1988, then moved to 1633 Marshall St. off of Talleyrand Avenue. Johnson has been president since 1998. He thanked his family, who works with him at Martin Coffee. His mother, Shirley Ann Martin Johnson, is the secretary, his father, Harold Johnson, is vice president, and his sister, Jennifer Martin Johnson, is office manager. Johnson’s father began working for the company when he married into the Martin family. “He is an inspiration to me, he is a great role model and I couldn’t be prouder to have a dad who was able to exemplify and use him as a role model in everyday life,” Johnson said. Records show a 2020 assessed value of $53.3 million. Now called Eight Forty One, the riverfront structure was built for Prudential Insurance Co.
