ow interest rates and an influx of residents from the Northeast and California helped several Ponte Vedra real estate agents make 2020 the best year in their careers. Agents who sold the region’s most expensive homes in 2020 said they are

seeing more new-to-the-area buyers than ever, many coming from New York, New Jersey, Connecticut, Maryland, Washington, D.C., and California. “People are moving out of the urban areas to smaller communities because of the COVID concerns,” said Elizabeth Hudgins, a Realtor with Berkshire Hathaway Home Services in Atlantic Beach.

Nearly 35,000 home sales closed in 2020, up 8.2% from 2019, according to the Northeast Florida Association of Realtors 2020 annual report. The report encompasses Baker, Clay, Duval, Nassau, Putnam and St. Johns counties. The year ended in a low inventory market with a 1.5-month supply of houses for sale, down from a 3.2-month supply at the end of 2019. A typical market would have a 6-month supply, said NEFAR President Missi Howell. She estimates the market has had less than a 4-month supply since about 2016. At the end of 2020, 4,549 homes were on the market. At the end of 2019, 8,569 homes were on the market. Howell said the low inventory market can be attributed to buy-

“We have no state income taxes. Now that you can live anywhere, why not live in a warm climate? That’s what is drawing a lot of people.” Hudgins sold 2020’s second-highest home by price at 1193 Ponte Vedra Blvd. for $7.6 million and the fourth-highest sale of the year down the street at 1197 Ponte Vedra Blvd. for $7.25 million. She has been a Northeast Florida Realtor for more than 30 years. Hudgins said Ponte Vedra and the beaches, especially oceanfront properties, have been in high demand. Justin Lott, team lead for the Justin Lott Home Selling Team, said the pandemic caused people to Hudgins want more square footage for uses like a home office, home-schooling space or a gym. “At the beginning of 2020, you had a lot of people who were quarantined and realized they didn’t like their house, they didn’t like their property,” Lott said. “They really wanted to improve their property or their lifestyle.” Lott represented the buyer in the sixth-highest home sale of 2020 at 465 Beach Ave. in Atlantic Beach for $6.7 million, the only top 10 property in Duval County. Ponte Vedra buyers also were looking for oceanfront properties, a lower density neighborhood and outdoor entertaining space. Pools are at the top of prospective buyers’ lists, Lott said. Low interest rates and Florida’s lack of income tax made relocating to the area even more appealing. Lott “The Beaches have been a great benefactor of that,” Lott said. Before the pandemic, Ponte Vedra’s location in the St. Johns County School District was one of its most attractive offerings. Now, people are interested in the lifestyle the area provides, said Jonathan Young, the owner of Blackstone Real Estate. Young said his sales were 26% higher in 2020 than in 2019. He sold 1217 Ponte Vedra Blvd. for $7.67 million, the top home sale of the year. With a low inventory of homes for sale, Young said listings are hard to come by, for both agents and buyers. To some extent, Ponte Vedra always is a low inventory market, since there are only so many high-end homes. That has only been compounded by increased

ers relocating to the area. Local buyers wanted to move into bigger homes to accommodate working and schooling from home, as well. Out-of-state buyers are noticing Jacksonville’s low density and low cost-of-living environment, which is attracting them to the area, she said. “All of those factors have come together in this perfect universe,” Howell said. She said with COVID keeping real estate agents from holding open houses, buyers were making offers on properties they had seen only virtually. “We saw a big shift in the way we were going about the process of getting homes sold,” she said. December 2020’s median sale price was $267,000, 11.3% higher than the $240,000 median price the year before. About 18.6% of homes sold above the asking

WHY THEY SOLD John and Joanne Disebastian, the former homeowners at 1217 Ponte Vedra Blvd., said they sold the oceanfront home they built and lived in for six years for a simpler lifestyle. It sold for $7.67 million, the top sale in 2020. “We knew major repair bills were coming and we didn’t want to worry about monthly payments,” said John Disebastian. They aren’t moving far. Disebastian said they purchased a lot in Osprey Point at Sawgrass Country Club where they soon will begin construction of a 9,000-square-foot home. “I’m 73 years old. I want to live in Sawgrass and have a golf cart,” Disebastian said. MAX MARBUT

price in December, 55% more than in December 2019. In 2020 overall, homes sold for an average of $309,001, up 11.8% from 2019. Fewer new listings hit the market in 2020. Sellers listed 40,408 Howell homes, down from 41,130 in 2019. Orange Park, Neptune Beach and Atlantic Beach saw the biggest decrease in new listings over the year. Howell said there needs to be more construction, people putting their longtime homes on the market and more affordable housing. “Bottom line is, we need more houses however we can get them,” she said. “I don’t think people are going to stop coming into our market.” KGARWOOD@ JAXDAILYRECORD.COM (904) 356-2466

No slowdown: Building permits surge 21.4% There were 12,555 single-family residential building permits issued in Duval, Clay, Nassau and St. Johns counties last year, up 21.4% from 2019, according to data from the Northeast Florida Builders Association. NEFBA President Keith Ward of Thomas May Construction said despite the pandemic, builders were as busy as ever in 2020. “COVID did not really slow down the construction business, commercial or residential, in Northeast Florida,” Ward said. “I think there is such a high demand for housing, especially in Northeast Florida, right now that we were able to keep moving forward.” With an influx of new residents to Northeast Florida during the pandemic, demand for housing is causing a lowinventory market. Homebuilders are helping to put new properties on the market. “The demand has not slowed down, we don’t have enough housing in stock right now to keep up Ward with the market,” Ward said. Duval County saw the biggest jump in permits over last year, with 5,463 in 2020. That is 29.8% higher than in 2019. Permits in St. Johns increased 20.6%, Nassau increased 11.3% and Clay permits were up 0.9%. At the start of the pandemic, Ward expected the construction industry to take a hit. His company, which focuses on commercial construction, did not have a decrease in business last year. “Most of the people that I know and the larger homebuilders didn’t really see a slowdown,” he said. “Everybody I know has been talking about how they’re as busy as can be.” July was the busiest month for builders in 2020, with 1,251 permits issued in the region. There were 18.5% more permits issued than in the same period in 2019. May had the fewest permits issued, with 791 that month, a 19.8% decrease from May 2019. In 2021, Ward said he expects builders to have more business than in 2020. In addition to new construction, Ward said contractors have been seeing more business from customers wanting to remodel their homes, which will increase business. “The builder’s association is preparing for a 15% growth in permits for 2021,” he said. “We’ve been gaining on the last couple of years.” In the past 20 years that NEFBA has tracked the data, 2020 had the third-highest number of building permits. There were 17,753 permits issued in 2005 and 13,725 in 2004, before the 2007-09 Great Recession. The lowest point was in 2011, with 3,151 permits.

interest in the area. “It is certainly more competitive to get the listings,” Young said. “When you’re representing a buyer, it’s challenging to get them the property that was just listed.” That could change in a few months as more people are vaccinated and life begins to return to normal, Hudgins said. “As the year goes on, people are going to be more comfortable putting their houses on the market,” she said. As a result of the low inventory market, high-end homes that could typically take more than a year to sell are moving faster, said Tricia Bowers with Marsh Landing Country Club Realty. Her sale at 733 Ponte Vedra Blvd. sold in six months for $7.395 million. It was the third-highest sale by price of the year. “The market just picked up out there,” she said. “There were a bunch that sold in that time frame.” Bowers Spring and summer typically are busiest for Northeast Florida real estate agents. While sales were slower in 2020, winter was when many sales took place. “We have been inundated with business over the holidays, whereas in 2019, 2018 and 2017, we were seeing a bit of a slowdown,” Lott said. “Real estate agents can take a little bit of a vacation. Not in 2020. We had Christmas off, and then back to work. It’s something that I think is going to continue into 2021.”

THE TOP 10 RESIDENTIAL SALES BY MAX MARBUT • ASSOCIATE EDITOR A general rule in residential real estate is that oceanfront property comes with a premium price. That concept was exemplified in Northeast Florida in 2020, when nine of the top 10 sales by price – totalling nearly $67 million – were recorded for homes with property lines at the sand along the Atlantic Ocean. It’s even more specific. Nine of the top 10 local sales are homes in Ponte Vedra Beach in St. Johns County. Eight have addresses along an 8-mile stretch of the same road: Ponte Vedra Boulevard by the Ponte Vedra Inn & Club. The

other is along a golf course at the club. Jeff Chefan, managing broker at First Coast Sotheby’s International Realty, the firm that represented the buyers of the No. 1 property on the list, said Ponte Vedra Beach is attracting people from outside the area who want a second home or vacation property on the ocean. “The value in Northeast Florida is better than what you can get in other parts of the state like Palm Beach or Broward County or the Sarasota and Naples area,” Chefan said.
