Seafood runs in the family for restaurateur Marilyn Craig. Her grandfather was a commercial fisherman in Mayport, her great-grandfather was the first African American to own a seafood distribution company there and her brother is a commercial shrimper. So when Craig decided to leave a job as a financial aid adviser and start a restaurant, it made sense to combine her joy of cooking with her family’s passion for seafood. “Seafood is all I know,” she said. “I can’t get out there and fish the boat. So I’ll just do the other end of it and start a restaurant.” Craig plans to open Greedy Spoon at 311 W. Ashley St. Downtown by early February. She expects to invest about $50,000 to open the restaurant. Menu items include shrimp, crab and fish po’boys, shrimp rolls, shrimp salad, garlic crab trays, fried seafood dinners and a seafood platter. For nonseafood eaters, there will be chicken and fries. The city issued a permit for Columbia Ventures to start selective demolition at the Eastside area property. Interior work can begin at the historic Union Terminal Warehouse at 700 E. Union St. in the Eastside area north of TIAA Bank Field. The city issued a permit Jan. 6 for WPC – Winter Park Construction – to perform the $2.7 million selective demolition and concrete restoration of the four-story, 365,434-square-foot building for mixed uses. Atlanta-based Columbia Ventures LLC intends to renovate the structure into apartments through adaptive reuse and a historic tax credit conversion. The demolition is for a project that involves the remodeling of the warehouse built in 1913. Columbia Ventures partner Jakob von Trapp said in an email May 5 his group filed for a partial interior repair and demolition permit “simply to make initial repairs to the interior of the building in preparation for our planned adaptive re-use of the building.” COVID-19 is a determining factor on timing, he said then. “In light of the uncertainty in the capital and real estate mar-

City issues demolition permit for San Marco building The city issued a permit Jan. 7 for Realco Recycling Co. Inc. to start partial demolition at a 69-year-old building in San Marco slated for conversion into professional offices. Realco Recycling will gut the interior of the two-story main building and tear down a one-story structure that covered a pool and spa in the back of the property at a cost of $50,000, according to the permit. Developer Bill Ware intends to buy the building at 1939 Hendricks Ave. and start on the project for completion by summer. It is at northeast Atlantic Boulevard and Hendricks Avenue.

the spot. There also will be grab-and-go options. Prices range from $5.99 for a 6-inch fish po’boy to $32 for a garlic crab tray, which can feed several people. She plans to open daily from 10:30 a.m. to 8 p.m. serving lunch and dinner. Greedy Spoon will offer dine-in, delivery, to-go and curbside pickup. There are 24 seats inside. The Jacksonville native said she will source the seafood from a distributor in Brunswick, Georgia; Safe Harbor Seafood owner Gerald Pack in Mayport; and her brother’s shrimp boat, which sails around Florida and the East Coast. Craig, 49, her mother, son and two more employees will staff the restaurant. She ran a similar restaurant several years ago in Virginia. She said she won a business grant competition and opened but was “just learning” how to run a business and made a few mistakes in choosing a location and negotiating a lease. “I did it for a few years and loved it,” Craig said. “The food was awesome, I got rave reviews about the food.” The West Ashley Street location is on

the ground floor of the City Place condominiums near the Jacksonville Fire and Rescue Department and First Baptist Church. It’s also down the street from redevelopment planned for the North Core. It’s next door to the former Grenville Kitchen space. “I liked the idea of having customers above me already,” she said. “I didn’t see many seafood restaurants down here.” As for the restaurant’s name, Craig’s friend suggested it. He used to run a food stand where every day the same man would walk by to ask when he would open his “greedy spoon.” He was trying to say “greasy spoon,” but often mispronounced it. She brought Greedy Spoon to her family and they all agreed it was the best name. Craig said she knows running a restaurant is hard work. After holding corporate jobs throughout her life, she always returned to cooking. “I figured if I’m doing something that is taking all of my time and I’m exhausted, but then at the end of the day, I’m still happy and I’m smiling because I love doing it, that’s what I need to do from here on out,” Craig said. A Downtown mansion is in review for some initial renovations. The city is reviewing a permit application for ADA and restroom renovations for the almost 16,000-square-foot Porter Mansion at 510 N. Julia St. JWB Real Estate Capital bought the 1.5-acre property Aug. 30 through 510 N Julia LLC for $2.6 million. JWB President Alex Sifakis said the group is working on small interior renovations now at a cost of about $50,000. Robbins Design Studio is the architect. Plans say the original windows have been replaced but the majority of the existing historic elevators, stairs and canopies exist. The renovation permit is not part of the demolition plans. Dasher Hurst Architects of Jacksonville is the architect. Through East Union Property Owner LLC, Columbia Ventures bought the more than 7-acre property Dec. 3, 2018, for $4.6 million. Partner Dillon Baynes said then the adaptive reuse could include commercial, retail and residential elements as well as opportunities for dining and entertainment. “This is a building that after 106 years has some deferred maintenance that needs to be addressed before we do anything else,” he said of the 298,171-square-foot main structure. Property records show seven buildings built between 1912 and 1990 at 640-648 E. Union St. The property is along the Mathews Bridge ramp and near Hogans Creek. The main building has been housing creative loft spaces for artists, woodworking, makers and manufacturers. The other buildings have office space, car repair services and leased storage space. Baynes said he wants to keep as many of those creative tenants as possible. The company obtained a $4.5 million mortgage from the Jacksonville branch of the Local Initiatives Support Corporation, or LISC, through its acquisition predevelopment loan program. Baynes said he would pursue federal historic tax credits to help offset construction costs. He said residential

built as a private residence after the Great Fire of 1901. Sifakis said previously the original architect was Henry John Klutho, who helped in the reconstruction of Jacksonville after the fire. The building was in jeopardy of condemnation by the city in the early 1980s when KBJ Architects bought it to serve as its corporate office and restored in in 1981. The mansion has original architectural features such as mahogany woodwork and solid mahogany pocket doors, stained glass and other features. KBJ Architects moved and sold the property to a private investor in 2017. Property records and marketing materials show the building comprises three stories of office space and a basement. Sifakis said Aug. 20 the structure will be renovated for lease as office space to a single tenant on the top three floors. He estimates a $600,000 project. He said the group will save the basement for restaurant use when the market

won’t be the primary use for the main building but that workforce housing will be included. Columbia Ventures is affiliated with the Atlanta-based housing development and property management firm Columbia Residential, which has apartment communities and senior living facilities in Florida, Georgia, Louisiana and Texas. In May 2019, the Jacksonville Planning Commission recommended approval to rezone and amend the land use of the property at 648 E. Union St. for mixed-use development including residential, commercial and compatible light industrial uses. Those plans showed the 7.35-acre property included the main warehouse and six more warehouse and office buildings constructed between 1912 and 1990. In 1913, owner C.B. Gay declared the Union Terminal Warehouse to be the largest warehouse in Florida. The main warehouse, which has a basement, is leased for loft space for artists and for manufacturing. The other buildings are used for storage, office, internet auto sales and car repair. The proposed development includes up to 750,000 square feet of residential and nonresidential uses within the existing or new buildings. The mix allows up to 473 dwelling units. Proposed nonresidential uses include, for example, retail, offices, galleries, child care, hotel, storage, veterinary, restaurants, nightclubs, breweries, fabrication, churches and pharmacies. City Council enacted legislation in May 2019 to change the land use designation and to rezone the property for the mixed-use development. The columbiaven.com site says Columbia Ventures plans its adaptive reuse “as a vibrant mixed-use community, utilizing historic tax credits and opportunity zone equity as key components of the capital stack.”
