Hillwood shops speculative building Master developer of Cecil Commerce Center says it has several prospects for $18.9 million facility.

Hillwood, the master developer at city-owned Cecil Commerce Center, completed a 407,735-square-foot speculative building and is ready to lease it. The warehouse, at 4660 New World Ave., is designed for a single tenant or multiple tenants and can be expanded by about 50,000 square feet. Senior Vice President Dan Tatsch said Hillwood is marketing the building, which was completed in October. “Several prospects have toured

the building but there are no signed leases yet,” he said. He declined to identify the prospects but described them as logistics and manufacturing companies. Hillwood does not disclose its exact development costs. Construction and land purchase costs total $18.9 million. It bought 35.43 acres from the city for the project. Landry’s, parent of the chain restaurant, says lease expired. By Scott Sailer Editorial Research Director After a decade in business, Mitchell’s Fish Market at St. Johns Town Center closed over the New Year’s weekend because its lease expired, according to a statement issued Tuesday by its parent company, Landry’s Inc. The statement attributed to Howard Cole, COO and senior vice president, cited the “natural lease expiration” of the restaurant. Mitchell’s Fish Market opened at 5205 Big Island Drive in 2007 when St. Johns Town Center’s second phase was completed. Full Psycle is an indoor cycling studio and Jacksonville will be its first Florida franchise location. “We move to the beat, tone your full body and monitor your performance in real time,” Bailys said. Bailys expects it will open in April. The studio will be next to Retro Fitness in Harbour Village at Atlantic Boulevard and San Pablo Road. Bailys, 54, is a 23-year triathlete and left 1-800-Flowers.com and the Jacksonville-based family company it partnered with, Napco Marketing, to follow his interests. “I’ve always been a fitness enthusiast and thought it would be great to bring something like this to Jacksonville,” he said. Bailys, a 32-year employee and global buyer for the marketing company, said it was time. He said Napco Marketing, based in Baymeadows, was bought by 1-800-Flowers.com Inc. about nine years ago. He was part of the family that ran Napco.
