“Warriwillah” How Openn Negotiation helped achieve record sale price - even in tough times.

“Warriwillah” is a 58 acre property with a 3 bedroom brick homestead, a one bedroom mudbrick cottage, and a 6 room motel style accommodation block set 1.5km from the village of Millthorpe.

“Warriwillah” was listed for sale in late 2019 and the start of 2020 brought an improved season and renewed hope in the real estate market. It was not long before the world was tipped on its head by the COVID-19 pandemic which saw vastly reduced levels of enquiry, however there were 2 genuine buyers understandingly trying to buy at a price which suited them. The vendors stuck to their guns and thankfully as the gloom of the Coronavirus lifted and the June long weekend brought renewed enquiry and multiple inspections, especially from the Sydney market.

In the weeks after the long weekend we ended up having the 2 original buyers plus another 3 genuine parties with multiple offers coming in. We suggested to the vendors the Openn Negotiation online auction platform should be used to provide transparency and a ‘level playing field’ for buyers, vendors, and agents.

All parties had pre-approved finance and it was unanimously agreed (by vendors and buyers) to run a two day ‘winner takes all’ auction on Openn Negotiation with a 3pm Friday ‘Final Bid Stage’. Four parties registered 7 bids during the two day ‘Campaign Period’ and a further 26 bids during the ‘Final Bid Stage’ which lasted for just under 9 minutes and saw the price of the property sail past the vendors reserve by just under $300,000 for an extremely strong result.

The question has been asked that if we had stuck with the private treaty method would we have been able to achieve a similar result? The short answer in our opinion is ‘no’! Openn Negotiation provided all the benefits for the vendor of a very well managed auction campaign, while allowing buyers to operate in fully transparent marketplace, with less stress, where they knew exactly what was going on throughout.
