

PRESIDENT’S MESSAGE
Welcome to the first Flynn Flash of 2025!
What an interesting year it has been so far! Recent events have left everyone guessing what is going to happen and, at the time of writing this message, uncertainty is the biggest issue we are facing.
The good news is that our company is financially strong and is well positioned to withstand any challenges that may come our way. We have signed contracts, guaranteeing many projects for 2025, and we are consistently securing new work to replace completed projects.
We will continue to grow in 2025, as we have done every year in the past, and we know from experience that growth brings with it new opportunities for everyone in the company, in the form of lots of project hours, and career advancement opportunities for those that are interested in exploring new roles.
We are also looking at acquisitions that will expand our footprint in the US and enable us to offer more services to our expanding client base. In addition to acquisitions, you will see the article on page xx about our expansion in our Service business through satellite branches. Satellite branches are dedicated service branches which are supported by the nearby “parent” branch. They enable us to increase our responsiveness for existing customers and offer our services to new customers. We have been very successful with the six we have established to date.
On a personal note, I am approaching the one-year anniversary of my new role. I am pleased to report that it has been exciting and truly inspiring. I have had the privilege of visiting many of our branches, and have met as many people as possible, and have been impressed by the depth of talent and strong culture we have across Flynn. We really are well positioned for continued success when you look at the growth opportunities we have and our ability to take advantage of them!
My very supportive executive team and I have been working on refreshing the company’s strategic plan, which will be shared through various channels, such as toolboxes and meetings, in the next few months. We all play a crucial role in executing the plan and maintaining our great culture, as highlighted in the last Flynn Flash magazine.
I am pleased to share with you that we have got great traction with the Near Miss / Hazard ID reporting tool. I would like to think that our exceptional culture creates an environment where individuals feel confident in reporting near misses / hazards, rather than concealing them due to concerns about potential consequences. Learning from the feedback received, and taking appropriate action, helps us continuously improve because safety is a journey, not a destination.
I will visit as many job sites as possible this year, and hopefully I get to yours to meet you in person!

DUC Wetland Discovery Centre

This conservation and education centre presented unique challenges as it was located in the middle of a marsh.
The original plan was to conduct a large portion of our work over a frozen marsh. This plan to install in the marsh area had to be adjusted due to unseasonably warm weather, which prevented us from gaining sufficient access over the frozen marsh. In collaboration with PCL and our foreman, Maciej, we developed a new plan to install the glass from the inside through the opening. This approach allowed us to effectively utilize our newly acquired glass manipulator for the task.

BHP Potash Project

The BHP Jansen Potash Project is making significant progress.
One of the key milestones is the changeover of the Head frame. This involves replacing the temporary structure with a permanent one. Flynn Industrial’s scope of work includes mineral fiber panel installation on the permanent Headframe module, the installation of single skin metal cladding and roofing on fifteen conveyors, a Take-up tower, and the Ore Processing Building.
Since we began this project, the high-quality work completed by our field crews, has earned Flynn extra work, including the addition of more buildings and modules, which include floor and roof Q-Decking.
The permanent Headframe module is 20m by 24m and is 60m tall! This module will be installed in its permanent location once the equipment floors, panels, and roofing are complete.
Jordan Applin’s crew have completed the conveyor cladding and roofing at the module assembly yard and all the conveyors have been shipped to site.
Daneil Weiss and his team are busy with the installation of the panels on the massive Headframe module!


Suncor Tetris

Suncor CBR project is an enormous undertaking at the Tar Island site, which has been under construction for the last 5 years.
It will replace the Coke Boiler with much more environmentally friendly Natural Gas. It also includes a closed return system that captures and recycles most of the energy usually lost during production which then is used to supply the neighbouring community with power! It is a massive project with up to 700 workers on site during a shift.
Worley Cord retained Flynn Industrial to help with the design and assembly of huge pre-modularized walls, which will function as Heat Shields to separate the walkways and stair towers from the Cooler Units. They are designed for a “once-in-a-lifetime” event of failure, to protect workers from plumes of heat which could reach 240 degrees Celsius! (460 °F)
The construction schedule is compressed, and this results in a congested site, so we needed to get creative with the design to limit the field installation and fitting time to an absolute minimum.
The modules, averaging 50’ long and 12’ high, were designed to be pre-cladded in Acheson then shipped to site and assembled into two walls - each about 150’ high, 90’ wide with 20’ long wing walls on each end. The pre-assembled wall sections consisting of four to eight modules each are then going to be hoisted into place by the largest cranes available!
To ensure maximum productivity and control over quality of the installation we decided to take on this work in our backyard, the yard of our Acheson office. Kudos to yard management and the shipping / receiving team for clearing out a 15,00 SF section of the yard and accommodating our crews for close to 12 weeks. We had a crew of 10-12 cladders working around the clock to meet the deadlines and we have not only delivered on schedule, but we were also ahead!
The field fitting will also be completed by our crews, starting in late June, and is planned to be completed by late September. A big thank you to Wayne Ebel and Fernando Giardino for a well executed and safe delivery of the installation to the site – all of which was completed during night hours. Dan Weiss and Mike Zimmer ensured timely completion and delivery of the modular work in the yard.
A special thanks to our F.I.L. Business Development group for taking the leading role in securing this exciting project and providing critical pre-construction feedback to our clients.

Views of the Northern Lights

No better spot for ample aurora viewings than on the roof top!
Given a vantage point in the northern hemisphere with an unobstructed view toward the north, a person can see aurora even when it is 1000 km (600 miles) further north.
Although Norway and Iceland have a much higher latitude, and are the prime destinations for Northern Lights, they've been visible in Canada many times this year.
Mike Wales from Flynn Sudbury could enjoy the views of the Northern Lights right after his night shift.
And in Saskatchewan, our crew working in Preeceville were able to capture these images of the most magical Northern Lights.

Hamilton Arena Renovation Project

The former Copps Coliseum (First Ontario Centre), is getting a complete renovation inside and out!
Located in the heart of downtown Hamilton, the newly renovated Hamilton Arena Renovation Project (HARP) is bringing a new look to a famous Hamilton landmark. This 130,000 SF roof includes a complete overlay of Sarnafil on the existing dome roof as well as cold applied modified bitumen on the adjacent towers.
Carlos Costa and his crew have done a fantastic job to date on this project with some great teamwork and collaboration with our Toronto crew.
The construction of the arena was originally completed in 1985. The original roofing was completed by Riddell Sheet Metal & Roofing and its installation was led by Riddell’s Senior Foreman – Joseph Raposo Sr.
Forty Years Later, Flynn’s Estimating Team of Joseph Raposo Jr. and Dragana Milivojevic were successful in securing the Roofing scope of work for the Arena's renovation.
This Hamilton icon now has two generations of the Raposo family firmly imprinted on it.
The newly renovated facility is set to be the new anchor facility in the city of Hamilton’s Master plan for the Downtown Core Redevelopment.

Genesee Repowering Project

Flynn is helping modernize a power station.
Flynn Industrial are continuing to work on the demanding Genesee Repowering project where Capital Power are updating
their coal fired facility to a natural gas combined cycle (NGCC) power station. The modernizing of the plant includes the installation of two heat recovery steam generators which, when in full operation, will produce 1,332MW of power.
Our crews, led by superintendent Clayton Hanlon, have adapted to working within a very congested footprint while working around other trades and dealing with the quick changing, unpredictable Alberta weather. All in all, crew morale is high with their top priorities being working safely and keeping an eye on producing their normal high quality workmanship.

Flynn Collaboration at Cameco Mine

Saskatoon and Regina teamed up to take a multimonth project at a Cameco Northern Mine Site.
The crews are stationed at Cigar Lake which is a fly in & fly out camp. All material & equipment, including a service cube van was shipped to site prior to the crew’s initial mobilization. The crew has been working two weeks on and one week off so they can still get family time!
The crew is busy with EPDM roof repairs at the contractor’s camp, which involves:
• Removal of approximately 6,000 LF of tented EPDM roofing membrane.
• Installation of new sheathing, metal transition angle.
• Installation of approximately 6,000 LF of tented EPDM roofing membrane.
• Removal of 100 roof penetrations flashing & re-installing new pitch boxes & witches’ hats.
• General roof maintenance across all 10 roof sections.


McCain Foods Carberry

Flynn Brandon completed a reroof totalling over one million square feet!
Crews from the Brandon branch reroofed two sections of McCain Foods in Carberry that added up to over 1,000,000 SF!
In addition to the reroof, the project also included installing new metal cladding, metal cap flashings, roof drain scuppers, a staircase, and new metal eavestroughs with downspouts. The project was split between two crews and took about 5 months to complete.

Flynn Ottawa's Metals Projects

Flynn Ottawa's crews are working on many metals projects in the Ottawa area, including a hotel, apartment building, library, and transit stations.
One of these projects is the Hard Rock Hotel & Casino. It will contain 150 rooms, a casino with 1500 slot machines, and ten restaurants. Flynn's work on this project included 200,00 SF of TPO roofing, 34,000 SF of insulated metal panels, 60,000 SF of aluminum composite panels, and 9,000 SF of wood finish phenolic panels.
Another large project was 163 Parkdale. It is a 32 story residential building. Flynn's work on it included Aluminum extruded panels, metal siding, and fiber cement panels.
Flynn worked with PCL on Ottawa Public Library, working on metal siding at multiple levels and walls for roof skylights.
Flynn also continued work on Ottawa Light Rail Transit stations. At the Queensview and Kichi Sibi stations, Flynn installed over 1,200 SF of aluminum composite panels, 14,000 SF of fiber cement panels, and 3,000 SF of stainless steel panels on elevator walls.
And finally, Flynn installed aluminum panels at Kìwekì Point (formerly Nepean Point).

Team Building and Community Building at Deschambault Lake

The project is called ‘New Primary Care Nursing Station’ in Deschambault Lake, Saskatchewan which is about 5 hours North of Saskatoon.
The work was mostly done with a 3-worker crew (Alfredo, Derek & Jake). Reinhold & Tyler came from Regina to help for a couple weeks as well. Ross was sent out for the remaining month of work to help finish it before November.
The addition of the nursing station in Northern Saskatchewan will be a much-needed help to service Northern remote communities and we are all proud to work on projects that help service our local communities.
While they were working on the project, the crew was lucky enough to have a team building opportunity. The owner of the cabins the crew were staying in took them on a fishing adventure. One evening they let the crew take a few aluminum fishing boats out on the lake. The following day, the owner was nice enough to take all of us on his pontoon boat to his ‘favorite spot’. Although we didn’t catch a ton of fish, we had a great time and were able to keep enough for a fish fry back at the cabin that evening. Alfredo, Derek, Jake, Frank & Allan all attended this event.



Lenexa Kansas

Lenexa Kansas’ finest is celebrating their new facility thanks in part to the Flynn Midwest Architectural Metal division.
Flynn Midwest partnered with a couple of new manufacturers, which gave our crews the opportunity to install some interesting products. The building’s saw-toothed exterior was comprised of roughly 7,800 SF of Facil Facades Surface 200 panels over vertical girts that were set to varied depths which created the sawtoothed appearance. Each panel is 12” wide with return legs that snap into horizontal channels that have opposing grooves. Our foreman quickly realized that the crew could assemble sections of the panel system on the ground and fly them into position in a unitized fashion which made installation a breeze.
Additionally, we were able to install nearly 9,400 SF of Oko Skin FRC panels on several areas around the facility, including around 1,800 SF of interior installation. These panels were finished in 6” wide x 70” long planks with three different surface textures which resulted in a unique appearance. Not easily seen from the ground, yet equally important are the three Berridge Zee-Lock standing seam roof areas.

After installing two layers of polyiso insulation, a layer of Densdeck prime and a layer of Grace Ice and Water shield over the deck, we hoisted the Berridge panel machine to the roof edge and started roll-forming panels out onto the roofs. This process was required due to the lengths of the panels being around 70 feet. Thanks to the hard work of the field crews that worked on this project, we came in on time and under budget and the facility looks great!

Multi-Scope Collaboration Saves Time and Money

A new project is underway at Ottawa University involving three Divisions from Flynn’s Ottawa Branch.
Our Waterproofing Division has been on site since July 2024 and the Glazing and Architectural Metals Divisions are preparing to be next.
“We have learned from experience, that multi-scope projects can benefit from close collaboration at the design and drafting stages” says Glazing Division Manager, Mat Guay. To that end, our partners at TSC have been called upon, right from the beginning; and have have been involved in developing the shop drawings for both Glazing and for Metals. “There are many locations where the two Divisions share details, and so it just makes sense to combine efforts and to have one set of detail drawings which both scopes can use”, confirmed Architectural Metals Division Manager, Giacomo Zanabria.
With good planning and the coordination of Flynn resources, Ottawa is leveraging the expertise at TSC to bring everything together, with the ultimate goal of maximum efficiency

Hamilton Transit Facility

The Hamilton Transit Bus Maintenance & Storage
Facility is an astonishing 459,000 SF newly constructed building located in Hamilton’s downtown industrial sector.
The facility integrates a maintenance garage, parking garage and office space. The project scope included Carlisle rhinobond PVC, fully adhered PVC and a walk out patio over the office roof with ELD (electronic leak detection) system.
Led by Hamilton Foreman (Pedro Costa), Hamilton and Toronto crews have been hard at work completing this project. A perfect example of Flynn Family Winning Together!

Compliments From Ontario's Premier

Ottawa's waterproofing crew received an unexpected visitor.
Flynn has completed a waterproofing project at 1376 Carling Avenue in Ottawa. Our skilled crew successfully installed over 43,000 SF of blindside waterproofing, ensuring long lasting durability and protection for the project.
In an unexpected event, Ontario Premier Doug Ford visited the site on August 19th, 2024. During his visit, he expressed his appreciation of our work stating “The work you’re doing here is invaluable. Construction is a vital industry & Ottawa is making great strides in infrastructure”.
Premier Ford’s positive remarks underscored the importance of the work we do at Flynn.
Our crew, led by Keegan O’Connell, had the opportunity to introduce themselves and explain the intricacies of waterproofing. Premier Ford was impressed, saying that he found the work “Awesome”. It was a proud moment for the team, having their dedication and expertise recognized.
This project at 1376 Carling Avenue not only reflects the skill and professionalism of Flynn’s team, but also highlights the importance of strong infrastructure in building a prosperous future for Ottawa.


Winnipeg Service Can Fix it!

This was a big service roofing job that involved repairing parapet walls.
This is a large project for Service reworking all the parapet walls that were not insulated properly during the original installation. The project took months and looks beautiful, the client has already seen a significant change and no more leaks!

Clifford Wuttunee Reroof

Flynn Saskatoon performed a metal reroof at Clifford Wuttunee School.
This extensive reroof involved removing the existing roof sheets and plywood as well as installing new ones. Flynn's work also included installing new vapour barriers, soffits, portions of wall cladding, and even curved metal sheets on a barrel portion of the roof.

Downtown Ottawa Project with a View of Parliament

Flynn Ottawa worked on multiple roofs on the Place de Ville Tower B while having a great view of the city.
Because of the location, there was not much room for set up. Permits from the city were required to close roads on the weekend to set up a crane.
The challenges didn't end there. Because of the height of the building and constant high winds, working safely was extra important. Making sure workers were always tied off, taking extra care with material securement, and setting up overhead scaffolding for pedestrians were some of the measures taken to make the project safer for both the team and the community.
The project was led by foreman PL Lussier with his crew of seven and took 40 days to complete.


Jackson County Detention Center

Flynn Kansas City worked on multiple scopes at this detention facility.
The project involved approximately 346,750 SF of roofing on 15 separate roof areas at various elevations. Flynn's work also included 43 skylights, 11,400 LF of edge metal, 400,000 LF of security caulking, and 12,000 penetrations. Flynn had two roofing crews on site and a sheet metal team to install edge metal.
There were challenges with scheduling because of numerous delays. This required a lot of changes and problem-solving on Flynn's part. Also, the GC opted to go without a vapor barrier, so the crews were limited to full system installation — only laying up what can be covered in a day.
This was also a huge task for Kansas City's drafting department. They received incomplete and unclear drawing sets that required changes, clarifications, and missing details to address and resolve.
This project also had a variety of safety challenges for all Flynn trades. Flynn's safety protocols were more stringent than others' on site, but as always we set our own high standards to ensure our crews' safety.

Soleil White Rock

Situated in the heart of White Rock’s most dynamic urban neighborhood, Soleil is a landmark 26-story condominium development.
Soleil features a unique mix of residential, retail, and office spaces. Residents will enjoy ocean views and access to over 10,000 SF of indoor and outdoor amenities.
Flynn’s metal division played a pivotal role in this project, expertly supplying and installing 30,000 SF of ACM cladding in three custom color finishes. To address the challenges of installing panels at the building’s signature blue sail—a defining architectural feature at the top of the structure—Flynn’s team engineered and constructed custom davit arms for the swing
stages. This innovative solution ensured the safe and precise placement of the cladding panels in a highly complex and elevated environment.
Working at such heights presented additional difficulties, including the constant need to navigate and reposition swing stages while remaining vigilant against unpredictable weather conditions. Despite these challenges, Flynn’s on-site team maintained an unwavering commitment to safety, meticulous craftsmanship, and operational efficiency.
Furthermore, Flynn collaborated closely with the contractor to streamline project coordination and sequencing, ensuring seamless execution. This proactive approach not only optimized efficiency but also reinforced Flynn’s reputation for excellence and innovation.
Thanks to an incredible team on site led by Cliff Clarkson and Darian Clarkson, we were able to demonstrate what the Flynn way is all about!

Delta Modernization Project

Flynn Minneapolis is working on their largest metal panels project to date at Minneapolis–Saint Paul (MSP) International Airport.
The Delta MSP Airport Modernization Project is a $242 million renovation of Terminal 1 at MSP Airport. Flynn was subcontracted by JE Dunn Construction for column covers & decorative metals.
This metals project includes 347 round stainless steel columns, 112 square stainless steel columns, 2,700 LF of Stainless steel wall base, as well as various decorative metal items. This means that over the course of the project, Flynn will work on almost every part of MSP Airport.
The work on this project takes place overnight and all work that starts at the beginning of the shift must be complete by the end. No work can be left unfinished, so materials must be delivered to site daily. On top of that, the material is heavy and difficult to work with. Some of the columns are in tight spaces which requires crews get a bit creative with their installation.
The project so far has been a smooth collaboration with all involved parties. JE Dunn, Delta, and the MAC (Metropolitan Airport Commission) are also very pleased with our team!
Flynn Minneapolis has done a lot of work with JE Dunn, and has become familiar with their processes, procedures, and expectations. JE Dunn has been Flynn Minneapolis' best customer for metal panel work. This project has also solidified Flynn as their preferred metal panel subcontractor.
This project was a huge undertaking that showcased Flynn Minneapolis' capabilities. We are looking forward to even bigger projects in the future!

Flynn Kansas City competed in a fishing competition at Truman Lake in Missouri.
The event was put together by Turner Construction to be a fun filled day of fishing with co-workers. Flynn was represented by Ethan White (KC Metal Journeyman) and Kelly Repschleger (KC Metal Apprentice). They caught a total weight of 7.76 pounds which made them place 2nd out of 25 teams! Their biggest crappie was 1.77 pounds — the third biggest catch overall!



Sanderson Way Project

Innovative Design and Precision Execution at the Sanderson Way Project.
The recently completed Sanderson Way project, located in Burnaby, British Columbia, stands as a testament to cuttingedge construction techniques, meticulous planning, and seamless collaboration. This ambitious undertaking involved the simultaneous construction of two buildings, showcasing modern architecture and advanced building envelope solutions.
Flynn’s Dual Role: Cladding and Roofing
Flynn, a key partner in the project, managed both the cladding and roofing scopes with precision and expertise. On the roofing side, Project Manager Brandon Goedecke led the team to deliver a flawless 120,000 SF roof. Foremen David Ehlertha and Pa Shi oversaw the installation, which featured a self-adhered vapor barrier, two layers of 4” insulation, a base sheet panel, and a cap sheet membrane.
Under the leadership of Project Director Rafael Martins and Superintendent Azmir Hadzovic on the cladding team, the project broke ground in July 2023 and reached completion by July 2024. On-site, Foreman Ray Zahorejko ensured a coordinated effort among over 30 workers operating simultaneously to meet the demanding schedule.
The site team’s exceptional craftsmanship and problem-solving

mindset earned high praise from Turner Construction. Their “can-do” attitude ensured all systems met all performance requirements while maintaining tight schedules. Impressed by Flynn’s outstanding work, Turner awarded the company another project and specifically requested the same roofing and cladding teams for the new venture.
High-Performance Materials and Design
The Sanderson Way project utilized cutting-edge materials to meet both aesthetic and functional goals. The main walls featured Kingspan panels, fastened onto hat bars, with a variety of colors that added vibrancy and character to the buildings. These panels were vital to the buildings’ performance, providing a complete air seal validated by a rigorous air-tightness test in June 2024.
For the fascia bands, Axiom and Accumet panels were used, fastened onto forts and ISO Clips. Meanwhile, FWQ150 metal

panels adorned the lower soffits, fastened onto hat bars for durability and style. The rooftop privacy screens incorporated aluminum louvers, mounted onto an HSS structure, adding functionality and sleek design elements.
Overcoming Challenges with Collaboration
The project’s simultaneous construction of two buildings presented scheduling and resource allocation challenges. With over 30 workers tackling all available areas, the team overcame these obstacles and delivered on time without compromising quality.
Flynn’s teams excelled at every stage, from ensuring air-tightness with Kingspan panels to constructing a durable, high-performing roof assembly. The successful air-tightness test validated the energy efficiency and sustainability of the envelope design.
A Collaborative Triumph in Burnaby
The Sanderson Way project is a testament to the power of collaboration, innovation, and expertise. Located in Burnaby, BC, it highlights the successful partnership between Turner Construction, Flynn, and the project leadership team - including Rafael Martins, Azmir Hadzovic, Ray Zahorejko, Brandon Goedecke, David Ehlertha, and Pa Shi.
Now serving their intended purpose, the Sanderson Way buildings stand as beacons of modern construction excellence. The success of this project, coupled with Flynn’s stellar performance, ensures its legacy will continue to shape future projects in Burnaby and beyond.

These top huddlers are the heartbeat of the team.
Our top 3 coaches for this year's top Huddler award were Felipe Cunha, Kenny Tran, and Dave D'Avolio. These coaches did great work all year, but the top Huddler award goes to Kenny from Vancouver!
Kenny is no stranger to the coaching leaderboard. Having a previous win back in 2021, it's no surprise that he's back at it again claiming top huddler for 2024. He has been coaching for 5 years and has trained more that 9 coachees.
Not only has he pulled off an impressive amount of huddles this season, but he's also shown our crews the meaning of Flynn Family Winning Together.
We hear about him fishing with coachees and staying invested in their success, even after he's done coaching them.

This year, our top branches broke coaching records!
The top 3 branches this year were Vancouver, Regina, and Toronto. Although all branches had a great year, the top branch in 2024 was Toronto!
Toronto had 18 active coaches in 2024.
Toronto has had a busy year swimming in work, but great teams figure it out. It's a full effort from their coachees all the way up to their senior leadership team, and it shows.

Safety Excellence Award

Dave D’Avolio and his crew received the Safety Excellence Award at the Bird Construction Appreciation Event.
This award was for Flynn Vancouver's work on the Bridge Studios – Lake City project (Netflix Studio) that houses 21 stage film studios, applying 2ply SBS roof. This is the largest, by value, roofing project completed by Vancouver Branch. Over 12 months of Flynn’s involvement, with a crew of 15, there were zero incidents on site.

Flynn Toy Drives

The Boise and Hamilton branches participated in toy drives.
Flynn Boise participated in the “Toys for Tots” program this past December. For every toy donated by a Flynn Boise employee, Flynn Boise also donated a toy. Flynn Boise then invited employee's families and their kids to Idaho Pizza for dinner and then to Walmart to shop for the toys Flynn Boise was donating.
Flynn Hamilton worked with Hamilton CFS for their toy drive. Flynn Hamilton also had a lunch event for employee's families where they served hot drinks and wood oven pizza.

Road Hockey to Conquer Cancer

Flynn Toronto recently participated in the Road Hockey To Conquer Cancer tournament.
Thousands of players from all over the Canada faced off in the world’s largest road hockey tournament to raise funds for cancer research. This was the 13th year that this fundraiser has been held and it included 140 teams and 1800 athletes.
Flynn's team included Brad Noddle, Richard Moore, Brandon Godin, AJ Killens, Matthew Alousis, Jermain Sterling, Walter Amaral, and Derek Risebrough. They were able to raise over $13,000 for Cancer Research.
