The main points of this joint venture investment opportunity are as follows: 1. The Investor will become a shareholder in the Development Company for the Island of Singapore.

5. 25M AED in June 2009 to the Investor and a further 15M AED in June 2010.

2. The Investment required is 40,000,000 AED or US$10.9 Million.

6. The Investor will own 10% stake in Joint Venture SPV and therefore be entitled to 10% of the profits of the whole development.

3. 30M AED is required now with 10M AED required in January 2009 there will be no further cash calls required thereafter.

4. The total construction costs of 630m AED will be met by the Developer and the Chinese Construction Company Development Partner.

7. The Projected return to an investor is 140% at the end of 2011/early 2012. This can increase to 200% or 250% depending on the selling prices.

8. The Investor will continue to own a 10% stake in the operating company of the Island on into the future.
