2020 +1: A look back and predictions for 2021 When I sat down to write my note, I did not plan to write about elections, but after witnessing on TV the events in our nation’s capital, I’d be remiss to not mention it. This Christy Budnick is not intended to be political - just sharing my hope that president and ceo the leaders of our country can do just that, lead, and that each of you will join me in doing our part to bring our country back together. I also want to send my thoughts and prayers to those families and individuals affected.

I am confident our Nation will prevail and strengthen as it has always done in its storied history.

Looking back on 2020, all of our forecast predictions went out the window in March when the market nearly came to a halt for two months, then returned with ferocious speed in May. The one prediction we did get right was that lack of inventory would be a huge issue once the market picked up again. A quick summary of last year: double digit appreciation in our market areas, sub 3% interest rates, flight from density to areas with more space, our average sales price went from $386,593 in 2019 to $429,639 in 2020 which was caused by sudden brisk demand in the midlevel and luxury markets with buyers whose jobs were not impacted as much as those in the entry level markets.

I’m bullish on 2021. I believe that the number of homes that sell in the United States will outnumber 2020, consumer confidence will continue to improve from 82 now to 90 or better by year end (90+ is considered very strong) and that more Baby Boomers will choose to sell, especially as the COVID vaccine becomes more widely available and that Millenials will continue to flood the market to take advantage of historically low interest rates. Prices will continue to rise, but I don’t believe we will see double digit growth for the year, the Second Home market will continue to be robust and interest rates for the first half of the year will be 3% or less, but will tick up in the second half of 2021.

It promises to be an outstanding year in real estate and I’m incredibly proud to lead the very best Realtors in the business!

A few days later, I got a call from a neighbor on the same street. He had received the postcard in the mail. Now I have another new listing! This is the 3rd call I’ve had on these cards that has generated additional business!

Don’t give up on those “dead” leads!
