So, what’s going on now in Vermont’s Real Estate Market? One thing is clear, the market is shifting. Sellers are continuing to lose some of their leverage, and in a few cases having to reduce their asking prices accordingly. Days on market statistics are also trending upwards for listings. However, that does not necessarily mean home values are falling, in fact they are still rising in many locations. According to the Northwest Vermont Realtor Association (NVRA) the Median Sales Price for Vermont in September 2022 was up 8.9 percent to $430,000 for single family homes and 21.6 percent to $348,000 for townhouse-condo properties year over year.

With interest rates climbing above 7% for the first time since 2002, affordability challenges are limiting buying activity, and early signs suggest competition for homes may be cooling somewhat. This should reduce housing demand slightly along with home prices, which should eventually lead to a more balanced market. The recent surge in mortgage rates has reduced the pool of eligible buyers and has caused mortgage applications to decline. As the rising costs of homeownership force many Americans to adjust their budgets, an increasing number of buyers are hoping to help offset the costs by moving from bigger, more expensive cities to smaller areas that offer a more affordable cost of living.

In Vermont, according to NVRA, during the month of September 2022, New Listings increased 3.7 percent for single-family homes but decreased 18.6 percent for townhouse-condo properties. Pending Sales also decreased 3.4 percent for single-family homes and 8.3 percent for townhouse-condo properties respectively. During the same time period, housing inventory decreased 16.6 percent for single-family homes and 23.6 percent for townhouse-condo properties.

Nationwide, according to the National Association of Realtors (NAR), existing home sales are down 1.5% from August and 23.8% from the previous year. The median existing-home sales price increased to $384,800, up 8.4% from one year ago. Inventory remains low, with the equivalent of 3.2 months’ supply of homes at the current monthly sales pace.

Vermont may be a small state, but it packs in many noteworthy attractions, with plenty of interesting things to discover year-round. Here are ten fun things to do on your visit to Vermont.

1. Go Skiing.

Featuring renowned resorts such as Stowe and Killington, as well as bountiful snow and a long ski season, Vermont is a superb destination for winter sports. Many of Vermont’s ski resorts also have excellent snowboarding opportunities.

2. Go Leaf-Peeping.

You’ll find it hard to beat Vermont for colorful fall foliage. With storybook villages tucked among brightly hued trees, Vermont seems to be tailor-made for Instagram-worthy travel photos. There are countless online resources that will guide you to the best leaf-peeping areas around the state.

3. Visit The Ben & Jerry’s Ice Cream Factory.

If you love ice cream, you won’t want to miss the Ben & Jerry’s factory in the town of Waterbury. 4. Enjoy The Urban Excitement of Burlington.

Vermont’s most populous city has just over 42,000 residents, but don’t let Burlington’s small size fool you. 7. Explore The Remote Northeast Kingdom.

If Burlington is Vermont’s hip urban center, then the Northeast Kingdom, which consists of three counties in the far northeast part of the state, is in many ways Burlington’s opposite. Rural, remote, and ungentrified, the Northeast Kingdom is a great place to explore if you’re after peace, quiet, and pastoral scenery. It’s also a good destination for road trips and outdoor activities.

8. Experience A Local Farmers Market.

Vermont might have a short growing season due to its long, cold winters, but that doesn’t stop the state’s farmers from producing a bounty of local produce. Each outdoor farmers market has its own specific season of operation, generally from May or June through September or October. As the markets are local gathering places for the small communities they serve, visiting a market is a great way to get a feel for the character of rural Vermont.

9. Splash Around In Lake Champlain.

Vermont’s “west coast” is bordered by long, narrow Lake Champlain, a favorite destination for swimming, fishing, and all types of water sports. In the summer, camping is also a popular activity along the lake shore, with many campgrounds featuring both RV and tent campsites.

10. Try “Sugar On Snow.”

A local specialty, sugar on snow is freshly made maple syrup poured over chipped ice. The traditional accompaniments to sugar on snow are a plain doughnut and a pickle. Having sugar on snow is a favorite annual activity for both Vermont residents and visitors. “Sugar shacks,” the retail outlets of the state’s maple sugar producers, generally offer the sugar on snow experience in the early spring, when fresh maple sap is harvested.

From skiing to leaf-peeping, you’ll find many opportunities for fun in Vermont. Any of these attractions can fit into a weekend getaway or a longer visit.

A large part of your home probably consists of cabinetry -- found in most rooms as either built-in or freestanding pieces of décor. You don’t necessarily need to settle for one color stain, paint, or type of wood for your cabinets. You can change the appearance of your cabinetry by using multiple colors to create unexpected, unique, and fun looks in your home.

KITCHEN CABINETS -- For a stylish look in your kitchen, opt for a lightcolored stain for all of your top cabinets and a slightly darker stain for your bottom ones. If you want a genuinely trendy look, use one stain color for your top and bottom cabinets and a second, contrasting stain color for your island and pantry cabinets. If you have open shelving, consider painting those in a bright, coordinating color for a stunning look.

LINEN CLOSET -- Many homes have a sizeable floor-to-ceiling linen closet at the end of a hallway, in a bathroom, or even in the laundry room. You can create a fabulous look by staining each door in a different color or by alternating the stain color. Use three or four different stains on the panels in either a random or a set pattern, depending on the number of cabinet doors. Select neutral-colored hardware to balance out the look.

PLAYROOM STORAGE -- If you have storage cabinets in a playroom or child’s room, turn them into fun pieces of furniture by painting each door panel in a bright color. Your children will love this look. If you have girls who prefer something elegant, consider selecting pastels for a softer and more graceful appearance. You can outline each door with a black or white border to bring the look together.

Why They Succeed, Why They Fail

Why do we make New Year’s resolutions? Notorious for failing, resolutions are born of a culminated desire for change over a period of time. New Year’s Day, the targeted start date, represents the turning of a page, or a clean slate. Since we are creatures of habit, prone to inertia, we may need a reason to change our expectations and snap out of wellworn patterns. The clean page of a new calendar is as good an excuse as any to close the door on what has come before. If we are able to talk ourselves into the belief that we can change our patterns from one day to the next, we may be less likely to self-sabotage and slide into old habits. With every good intention, why does a resolution fail a couple of weeks out of the starting gate? For those who are able to stay the course and succeed with their resolution goals, what’s the secret?

Most of us have heard the statistics about New Years’ gym memberships. The beginning of January is the most lucrative time of year for gym owners, yet the average time a new gym member takes advantage of the membership on a regular basis is two weeks. These stats are averages, and there is always the exception, but what does this say about our general psychology concerning New Year’s resolutions? Whatever our resolution, whether it involves fitness, kicking a bad habit or becoming more organized, it’s common for many of us to begin to lose our resolve early on. All the planning and early enthusiasm in the world is no match for our nay-saying subconscious. In short, seeing is believing and, if there’s no discernible evidence of success after a couple of weeks of concerted effort, we may not believe we are capable of making the change, or worse, we may not believe the payoff/sacrifice ratio is worth it. Sadly, if we’d stayed the course, evidence of success would likely have been right around the corner. As with anything new, a rampingup period should be expected. Results are seldom immediate and will usually lag a couple of weeks behind the implementation of a new habit.

Understanding the general psychology of making a change is helpful when working with a resolution, but a more personalized understanding of what makes each of us tick is better. If you keep trying to make the same change every year, without success, you are already armed with fodder for valuable self-examination. Why did the resolution fail last year? If you were self-conscious of the other people at the gym looking at you, maybe you could start with an anonymous morning walk with your dog for a few weeks until you begin to be rewarded with more energy and better digestion, which will make you feel thin enough to look good in those new workout clothes. If the same resolution has failed for several years for different reasons, you know what to expect and can craft your plan this year accordingly.

Setting ourselves up for success with introspective planning is only part of the success equation. Flexibility is equally important. We have to understand that our process will seldom look the way we expect. We are likely to fall off the wagon at some point for any number of reasons, from an illness to an unexpected house guest. The key to avoiding self-sabotage here is forgiveness. We have to understand that a momentary slip is likely to happen, and life is messy. If we can forgive ourselves without judgment and get back on the program, then all the investment of time and effort thus far isn’t for naught. Ultimately, we can’t control what we’ve done in the past or even in the future. Our actions in each moment are the only things over with we have power. So, if you’ve prioritized a change in your life this New Year, stand in your power, act accordingly in this moment, and be proud. Then do it again.
