A message from the President….

Dear Friends and Neighbors, What a month we have had! Hurricane Irma came to visit over the weekend of September 9th – 11th. We at LHV have been Blessed that there were no injuries among our residents. Yes, there is damage throughout the community, but repairs can be done. With Irma, there was much work done in preparation and then much work in cleanup and repairs. These were done graciously by many volunteers of your friends and neighbors. I would like to thank each volunteer for your time and hard work. I will not begin to name individuals, because I do not want to miss anyone. Polk county was granted disaster funds through FEMA. Within the “Gator Tales” is information for “Appling for FEMA Disaster Assistance”. This event has proven what a great community we have in LHV. We have many activities planned for the upcoming months. Two important dates to mark on your calendars are: January 9, 2018 - Town Hall Meeting, and March 10, 2018 – Community Yard Sale. Watch the monthly calendar for other events.

Voting for Volunteer of the Year is in progress and ends October 31, 2017.

A voting box, nomination slips and pencils are on the counter as you enter the Clubhouse.

At the Annual Meeting in January, we will vote for three new Board Members. If you are interested in running for the Board, please see a member of the Nominating Committee. Chair, Maria Combs, members, Marge Long, Bob McDonald, and Lee Rhodes.

It is again time to pay your Annual HOA dues ($15). Any Board member will accept your dues.

Recently, several homes in Lake Hammock Village experienced damage resulting from Hurricane Irma.

Fortunately, we are all blessed in that we had no injuries and everyone made it through safely. The damage we sustained was primarily to carports, aluminum facia, and downed trees and limbs. As good neighbors do, immediately after the storm had passed, everyone that was able, was out and removing debris from each other's homes. A few individuals with “handyman expertise” went way out of their way to help their neighbors and are still assisting 7 days later. I would like to thank everyone that helped, but I would especially like to thank the following individuals: Jerry Sibila, Jim Barkley, Richard Spiegel, Bruce Lemay, Greg Blackman and Calvin Maluchnick.

Somethin' Fishy Here's a fish story you will never believe!!! On Sunday afternoon, as Hurricane Irma was making her way here, 2 Bowfin fish were seen swimming down Silvercrest Dr in the middle of the road. At the time, there was several inches of water along the roadway.

Nancy and Joe Kifus took a picture of them.

They (the fish, not Nancy and Joe) were several feet away trying to get to deep water. The Kifus' went by and picked up Marian and Richard Spiegel, as they figured no one would believe them, to show them the fish.

Richard got a net, caught them and put the fish back in the pond near the clubhouse.

There was some minor damage to some of our homes in the park. Mostly carports and damage done to roofs.

I think all in all we can say we were very fortunate that the damage was not more.

The community came together on Monday morning and got right to work helping neighbors clean up and make their homes safe until they can get them fix.

I think this little sign I found says it all.

Gary and Debbie DeVore Photo by: Sharon Bowden Gary and Debbie hail from Adrian, Michigan, and purchased their home at 29 Silver Crest Dr. two years ago. In July of this year, they moved here permanently following their retirement.

Gary retired from NSK Company after 35 years, having worked in the computer system department.

Debbie worked as a secretary at Tecumseh Products for 17 years and at Adrian College for 22 years.

Gary and Debbie have been married 35 years and have three daughters, one son, six grandchildren and a seventh expected in December. They all live in Michigan except for one daughter who lives in Indiana. In addition, Gary has two sisters who live in LHV...Judy Loy and Donna Weber.

Eventually, Gary and Debbie would both like to work at Disney.

Gary and Debbie have a dog named “Tucker�. When you see them out and about, introduce yourself and make them feel welcome.

David and Jonnie Alms Photo by: Sharon Bowden David and Jonnie Alms moved to 99 Reineke Rd in February 2017 from Mettoon, Illinois. Currently, they will be back and forth between LHV and Illinois as they still have their home there and enjoy visiting with family and friends.

David is/was and electrician and worked in that capacity for the University of Illinois, retiring after 31 years. Jonnie worked a variety of jobs from bartending to cooking at the Lutheran school from which she retired.

Jonnie and David have been married 11 years and between the two of them have 8 daughters and 19 grandchildren.

Jonnie likes the park especially at night with the light poles that light up at night. This feature of the park makes her feel secure. Together they like the cleanliness of the park and the friendliness of those who live here.

Although they have been to Bingo a few times, they are primarily involved in fixing up their new home and landscaping. Once they retire for good to Florida, they will become involved in other activities.

When you see them out and about, stop, introduce yourself and make them feel welcome.

A big Thank You to our C.A.P. volunteer members…

Who after Irma’s departure were diligently patrolling LHV day and night for suspicious persons and/or activity around our village. Many of them were patrolling in the middle of the dark nights while our electricity was off as well as the Haines City Police Department drove through our park several times during each night.

We thank you all very much for your dedication and commitment to our park and residents.

The scammers are out there…..

As we begin the recovery process from Hurricane Irma, the Polk County Sherriff’s Department and the Property Casualty Insurers Association of America (PCI) has issued a warning for Floridians to be aware of unlicensed vendors that try to take advantage of storm victims.

"As Florida homeowners seek help with cleaning up and repairing storm damage from Hurricane Irma, PCI warns them to be cautious about the vendors they hire," says Logan McFaddin, PCI Florida regional manager.

"Unfortunately, there are a lot of unscrupulous, unlicensed vendors who try to take advantage of storm victims." This is something that all residents should take note of on any home repairs, home improvements, etc. at all times.

One of the biggest ‘scams’ by unknown vendors is Assignment of Benefits (AOB) . This abuse can sometimes be a cover for fraud. Under AOB, lawyers and local unlicensed vendors work together to encourage homeowners to sign away their insurance rights by promising to take care of all the details. AOB abuse was a growing problem in Florida before Hurricane Irma and has contributed to insurance premium increases.

"To avoid AOB fraud, PCI encourages Floridians to make sure they use a preferred, licensed vendor to perform their home, business or auto repair.

Tips for selecting a repair vendor:   

 

Check credentials. Take time to research the background of any businesses you're considering hiring to make repairs. Check references and their status with the Better Business Bureau. Make an inquiry to the Florida attorney general's office to see if the firms have any outstanding complaints.

Shop around. Get written estimates and compare bids. Ask for recommendations from friends and neighbors.

Be suspicious. Vendors, who try to rush you, especially on non-emergency or temporary repairs, often aren't trustworthy. Be wary of anyone knocking on your door offering unsolicited repairs. Don't sign any documents regarding insurance benefits without first talking to your insurer. Also, don't believe a vendor who says they're supported by the government. The Federal Emergency Management Agency (FEMA) does not endorse individual vendors.

Insist on a contract. Make sure you get a copy of a written, detailed contract that clearly states the scope of work, prices for labor and materials and estimated start and finish dates. Never sign a contract with blank spaces, which a crooked vendor can alter after you've signed it.

Don't pay upfront. Always inspect the work and make sure you're satisfied before you pay. Most vendors will require a reasonable down payment on work, but you shouldn't provide that until you have a written contract. Also, pay with a check or credit card instead of cash so that you have a record of your payments to the vendor.

Deadline to apply for Individual Assistance is:

November 12, 2017.

Please note that if you are eligible for an Individual Assistance grant you are not required to pay back the grant to FEMA. There is no income threshold for Individual Assistance grants, but you may be referred to the Small Business Administration (SBA) for a low interest disaster loan to assist in your recovery. These low interest disaster loans for homeowners and businesses from the SBA must be repaid.
