Thanksgiving ~ A Day to Remember to Be Grateful Thanksgiving is a perfect time to stop for a moment once a year and remember to give thanks. It's a time to be grateful for one's health, family, friends, job, home and having food on the table. Take a few moments as the November days pass to share what you will be giving thanks for this Thanksgiving Day. And as you take a few moments with your family and friends on Thanksgiving Day to give thanks and say your "Gratefuls" before eating, remember to be grateful for, the good and the not so good and the many blessings that life has brought you.
REMEMBER please when depositing your lot rent check into the secure Drop Box at the clubhouse; please if you use an envelope do not use the large #10 envelopes. They do not drop into the box and they jam the slot so that others can not drop their checks into the box. The Drop Box is secure and I check it every morning on my way to the office. Recently, Richard Gould and Chuck Osbourne exercised the H.O.A.’s right as part of the negotiation committee for Lake Hammock Village, to discuss the lot rent increase with management. This option is laid out in F.S. 723 and must be performed within 30 days of the 90 day notice. Scott Heiler, Paul Johnston and myself met with Richard and Chuck on Oct. 20, 2011 and discussed the increase and any concerns on how it was reached. It was a good opportunity for communication between both parties.

As the year nears its end, spend a few moments appreciating the countess blessings that are often overlooked in daily life. Holidays in November: Veteran's Day is November 11th. It was originally called Armistice Day and meant to commemorate the end of the "war to end all wars" (World War I ended 11 November 1918). It was signed into law by Woodrow Wilson in 1919. The remembrance was extended in 1954 to cover the veterans of all wars after World War II and the Korean War.
Thanksgiving - The Pilgrims were a group of Puritans who landed at Plymouth Rock, in what is now Massachusetts, United States, in 1620. In 1621 Governor William Bradford of New England proclaimed a day of "thanksgiving" and prayer to celebrate the Pilgrims' first harvest in America. The original Thanksgiving feast was a one-time event that was never intended to be repeated. In 1823, Sarah Josepha Hale, the Editor of The Boston Ladies' Magazine, began a forty-year campaign to establish a national day of Thanksgiving. She wrote Governors, Senators, and Presidents. Finally in 1863, President Lincoln decreed that the last Thursday of November would be observed each year as a day of Thanksgiving. Thanksgiving is an emotional holiday. People travel thousands of miles to be with people they only see once a year. And then discover once a year is way too often. ~Johnny Carson

LHV November Happenings All the signup sheets for events are posted in the clubhouse. Tuesday, November 1st will be the HOA Board meeting at 7:00 PM. The Activity Committee will gather at 2:00 PM on Thursday, November 3rd in the clubhouse. Snowbird Welcome Back Party will be in the clubhouse on Saturday, November 5th from 7:00 pm – 11:00 pm Sunday, November 6th - Clubhouse Closed 12 noon till 8:00 PM for a private party. Tuesday, November 8th will be the HOA meeting at 7:00 PM. Ladies Lunch will be on Thursday, November 10th at The Back Porch in Lake Alfred (6695 State Rd 557a). Carpooling at 11:00 AM. Saturday, November 12th, 8:00 AM – 1:00 PM will be our Yard Sale. Three dollars will be collected for each driveway selling items. Monday, November 14th will find the Early Bird Diner’s at T-Bones Restaurant in Haines City. Gather at the restaurant at 5:00 PM. Tuesday, November 15th – Ding Fling – Free Ice Cream and Refreshments outside the clubhouse from 9:00 AM – 1:00 PM Everyone needs a little more decorations for their Thanksgiving Table. Our November craft will be cute turkey napkin rings made out of felt. Tuesday, November 15th at 2:00 PM. You can make 2 rings for $1.10. Wednesday, November 16th from 8:00 AM - 12 noon the Blood Net Drive will be held in front of the clubhouse. Wednesday, November 16th trip to Mt Dora for lunch, viewing the Season of the Trees at Mt. Dora Hospice – Hope chest and shopping. Carpooling from the clubhouse at 9:30AM. Saturday, November 19th come and join other LHV residents for breakfast out at R-Place Eatery, 35523 U.S. HWY 27N. Meet there at 8:30 AM. Saturday, November 19th there will be a Golf Cart Clinic by Brian in the vacant lots next to the office from 10:00 AM – 2:00 PM.

Big November Yard Sale Saturday, November 12th 8:00 AM to 1:00 PM. We had over 300 Buyers and nearly 50 Sellers last time so this is a great opportunity to get rid of your unwanted household goods. We will have a Bake Sale Friday afternoon before and hot dogs, and cold drinks for sale from the Clubhouse on Saturday (proceeds to HOA). Cost to participate is $3.00 (proceeds to HOA). Sign-up sheets are in Clubhouse. It is important that you sign up by November 1st so we can get handout maps for Buyers printed. A List of Volunteers needed is also in the Clubhouse.

Dear LHV residents; As I sat in on the HOA meeting I looked around and realized I did not know 70% of the people around me. There are not many of the residents that were living here when I moved in January, 1995. Many of them have died and others merely sold their homes and moved away, for one reason or other. I miss them all. Many were dear friends, others merely acquaintances. We were and are in the same boat. Some of us may have been very important people where we came from enjoying a certain amount of respect due to our positions. Some had authority over dozens or even hundreds of others. When we retired and moved into LHV we left that all behind us. Now we are just Lake Hammock residents. No more, nor less important than our neighbor. We are all bound by the same rules set forth for the benefit of all. We have the right to amend these rules as it becomes necessary, but as long as they are in effect we must abide by them, otherwise chaos may set in. Members may be elected to certain positions according to those rules and not merely because we desire to do so. We are not entitled to any special treatment merely because of our position before we came here. Let’s quit bickering and back biting and get on with making this park the best one we can, and be friends. Friends do not call each other names. Friends do not expect special treatment over others. The exception to this is our Walter and Cathy Strohmier who were such a comfort to us at Helen’s memorial and funeral service. They are great friends of ours and the park. Again thank you. Why we need a homeowners association. The purposes of the HOA as set forth in the Articles of Incorporation include: (a) . . . Provide for maintenance, preservation and architectural control of rented lot and commons areas. . . To perform all obligations and duties of the Association, and exercise all right and powers of the association, as specified by the By-Laws. . . (b) . . . To serve as a home owners association for the furtherance of the health, safety, welfare and interest of the home owners. . . (c) To transact any and all lawful business . . . under the Florida Not for Profit Corporation Act. As to architectural control the HOA has not seen fit to appoint a committee to tell everyone what color schemes they may use to decorate their homes or what size garden gnome they may have in their yard. This could be done in the future if deemed necessary. For the furtherance of health, safety, etc., the HOA organizes various activities. This is an important function and an area to which we intend to devote a larger part of our time and resources. We need to increase the participation of the members in these activities. We need your ideas to improve our program of activities. In regards to the interest of home owners, the HOA can serve as a conduit to present your ideas for park improvements to the management. The HOA maintains a legal fund and a mechanism to be activated, if necessary, to attempt the purchase of the park and its conversion to a condominium, a cooperative or other type of ownership. This park has experienced several changes in ownership; I truly believe that the current owners are interested in long time development and the improvement of living conditions for all homeowners. While they are entitled to a fair return on their investment, I believe that they will try to keep rents reasonable to promote long term profits. While Heiler Communities has a good history of developing and maintaining parks, change is inevitable. Change may be for the good or the bad, but there will be change. Some members believe there is no need to maintain a legal fund, but we must be ready to meet any challenges in the future.

Your Board of Directors will be proposing a number of options concerning the current legal fund at the 2012 Annual Meeting in January. In an effort to discover your needs and desires, there is a survey form included in this month’s Gator Takes. Please complete the survey and return it as soon as possible. This is your association as we need your input and participation to function for your benefit. Time is drawing near for the collection of HOA dues. Please note that this is the last year in which you may return to the status of “member in good standing” without paying past unpaid dues. The dues have been raised slightly to $15 a year. Those who choose not to pay dues will be subject to higher fees to participate in HOA activities. Dick Gould

MEMBERSHIP AND DUES RESOLUTION
Whereas, the Articles of Incorporation provide that “the owners of mobile homes upon each rented lot . . . shall be a Member of the Association. and Whereas, the Articles of Incorporation state that “the right of any member to vote, and the requirements thereof, shall be set forth in the By-Laws of the Association. and Whereas, the By-Laws of The Lake Hammock Village Home Owners Association, Inc. state “all persons owning mobile homes and leasing lots located in Lake Hammock Village. . .shall be eligible for membership in this Association and upon becoming a member in good standing shall be entitled to all membership rights and privileges. . .” and Whereas, the By-Laws further state “members in good standing are defined as members who are current in payment of all Association dues or assessments. . .” Be it resolved that the following rules shall apply to membership in the Lake Hammock Village Home Owners Association: 1. In accordance with the Articles of Incorporation, persons owning mobile homes and leasing lots in Lake Hammock Village Mobile Home Park, Haines City Florida (the park) shall be members in this Association. Membership gives such persons an undivided share of the assets of the Association, subject to the conditions stated in the Articles of Incorporation. 2. Member in good standing shall receive all other rights of membership, including, but not limited to the right to vote, and the right to participate in Association activities at a reduced cost. 3. To become a member in good standing an otherwise qualified member of the association shall be required to complete and sign an application form, and pay the annual dues. 4. Members not in good standing may pay all delinquent dues and assessments to return to good standing.

5. Members in good standing shall pay the base fee, as established by the Lake Hammock Village Board of Directors (BOD), to attend activities sponsored by the Association. 6. Members not in good standing shall pay the base fee and an additional surcharge (as established by the BOD) to attend activities sponsored by the Association. 7. Non-members and guests shall pay a guest fee (established by the BOD) to attend activities sponsored by the Association. 8. Persons renting a home in Lake Hammock Village shall be eligible for a non-voting associate membership. Annual dues and activities fees for associate members shall be the same as for members in good standing. 9. These rules will become effective as of January 1, 2012. No member shall be required to pay delinquent dues accrued before this date. Voted on by the Lake Hammock Board of Directors October 4, 2012

New Activity - Cards & Games Twice a month on Friday afternoon (2nd & 4th Fridays) from 2-4 PM we will meet in the clubhouse for cards and other games. Lake Hammock Village Homeowner’s Association Homeowner’s Association Meeting, Minutes Tuesday, October 11, 2011 Board Members in Attendance: 5 members present I.
Call to Order: President called the meeting to order at 7:00 PM followed by a Flag Salute.
II.
Previous Minutes: a) Motion to approve May 10th minutes, seconded. Motion carried.
III.
Treasurer’s Report a) Treasurer’s report read treasure. As of October 11, 2011 account balance $2,649.24 in checking, Savings Account $12,026.63. b) Motion to accept Treasurer’s Report, seconded. Motion carried.
IV.
Manager’s Report: a) Pets in clubhouse – A dog mess was found in the clubhouse. At no times are any pets allowed in the clubhouse. b) Dog Poop – Need to clean up after pets in others yards and on path back to the lake. c) Rent Checks – If depositing your rent check in the clubhouse box please don’t use legal size envelopes as they get jammed up. d) Clubhouse Activities – After any activity held in the clubhouse please clean up (wipe tables, vacuum) so we don’t get bugs. e) Front/Back Gates have been adjusted to allow only one car to enter at a time. f) Brighthouse was out and fixed the gate phone entry. It should now work on your phone. g) Patrol of park is going well. We need more volunteers. h) We have heard nothing from the police on them finding the thieves that broke into houses in LHV. i) HUD update – Forms will be emailed/handed out next month to update the HUD information to keep us a 55 and over park. She will need updated resident information, driver’s license. At the same time our gate codes will be changed. j) Lake Water Level – This has been checked on with the State of Florida Water Usage Department. All she got was a bunch of excuses.

Officers’ Report a) President:

1) The HOA Board of Directors has voted to increase the 2012 HOA Dues to $15. 2) Membership & Dues Resolution was passed at the October 4th Board of Directors meeting. This was read/discussed at tonight’s meeting (see attachment). 3) Non Dues paying members will now pay the same as guest at the Holiday Dinners. VI.
Committee Reports: a) Sunshine: Reported on the get well and sympathy cards sent out. b) Statutory Committee: Reported that the committee has requested a meeting with the owners. It was asked what items they are bringing before the owners. One item is the closure of the gates during the day. Discussion followed on pros/cons of gate closure. The committee has gone out and visited other parks for rent comparison. There will be a survey included in the Nov. Gator Tales to get resident feedback on needs of the park. c) Yard Sale: Everyone was thanked for signing up. The time has been changed to be 8:00 AM – 1:00 PM. The bake sale will be open for residents on Friday from 6:007:30 PM. d) Activities: There will be Thanksgiving meals delivered to any resident that can’t make it down to the clubhouse. e) Welcome Back Dance: Reported that the HOA Board of Directors has agreed to provide between $100-$150 for decorations, and food. There will be free food, music by DJ Ron, games, prizes, 16 bottles of wine and a donation of $100 to purchase beer for the party. She will start selling tickets this weekend. She is hoping to have at least 80 in attendance. f) Christmas Cantata - Reported that this event will be on Dec. 17th in the clubhouse. Admission is a can of food in each hand which will be donated to a local food bank. g) Sharing Christmas With You – The program was explained. Residents will be coming to your door to collect donations in Nov. There will also be a box in the clubhouse for new unwrapped toys. h) Nominating Committee – Reported that this committee was to have been selected at the 2011 Annual Meeting. This was not done so the Board of Directors will be meeting to select this committee.
VII.
Old Business: a)
Legal Fund – It has been discovered after searching all the past minutes from the HOA Board of Directors and HOA meetings that at an annual meeting the membership voted to establish a legal fund and that at the close of every year any money over $2,000 in the checking account would be transferred into the legal

fund. That money in the legal fund could not be used for any other purposes. Discussion followed. At the 2012 Annual Meeting we will have different suggestions available to vote on what to do with the legal fund. VIII.
New Business: a)
We have two residents that have been working on getting our Articles of Incorporation and Bylaws in compliance with State of Florida 723. This will be voted on at the 2012 Annual Meeting.
