ow after celebrating ten years, the Haslemere Food Festival will once again be highlighting all that is great about local produce. A celebration to showcase the high quality food and drink available on our doorstep from award winning suppliers in the town and surrounding areas, this years’ festival will once again display a feast of culinary delights.

The Surrey Hills Challenge (SHC) charity event is set to be one of the biggest sporting challenges in Surrey. A series of running and walking events will take place on the beautiful landscape of the Surrey Hills, Area of Outstanding Natural Beauty (AONB) on Sunday 25th September 2016 raising funds for the Community Foundation for Surrey and the Surrey Hills Trust Fund.

Windsor Festival, the highly respected annual arts festival, will be located within and around the grounds of Windsor Castle taking place from 18th September 2016 to 2nd October 2016. This year the Festival programme observes three significant anniversaries: The centenary of the birth of Yehudi Menuhin, one of the founding artistic directors of the Festival, The Queen’s 90th Birthday and Shakespeare’s 400th anniversary.

The biggest pregnancy and parenting event of the year, The Baby Show with MadeForMums, is the must-attend event for mums and dads-to-be and new parents, with over 200 exhibitors showcasing all the latest essentials for your new arrival, plus a stage programme jam packed with fashion shows and informative talks by renowned baby care experts.

Solenostemon are bushy evergreen, woody-based perennials grown for their toothed, often colourful leaves rather than the whorls of small 2-lipped tubular flowers.

Leading wildlife artist Pip McGarry brings the

spirit of the plains to Hampshire this Autumn

R

ecognised as one of the world’s leading wildlife artists, Pip McGarry has an international reputation for his oil paintings of big cats and African animals. Pip’s much anticipated return to The Frame Gallery, Odiham will showcase his latest works with an exhibition entitled ‘Big Cats & Other Animals’ featuring big cats as well as other subjects such as zebras and elephants. The exhibition will run from Saturday 1st October until Sunday 16th October.

The self-taught, Hampshire based artist is from Andover but spends much of his time in Africa, having been on safari nearly 30 times. Pip not only leads safaris for other artists and photographers but also conducts regular field trips to Africa to study the wildlife and environment. The works featured

in this exhibition are inspired from his most recent safaris to Kenya and Botswana.

Owner of The Frame Gallery, Jan Baker added: “Pip’s exhibitions are always the highlight of our events calendar. His work is always popular and we are hoping to exceed the record breaking sales we achieved in previous exhibitions of his work here” Pip McGarry has been the ‘Artist-in-Residence’ at Marwell Zoological Park in Hampshire for 17 years and since 2014 his works have been exhibited in the purpose-built ‘Pip McGarry’ gallery at the Zoo and proceeds from his works have raised more than £60,000 for the zoo. Pip also filmed his TV series ‘A Brush With The Wild’ at Marwell Zoo as well as on location in Kenya. The Meridian TV show was copresented by Anneka Rice and featured Pip teaching celebrities how to paint wildlife.

Pip’s striking and impactful paintings continue to grow in popularity with more than fifty of his paintings successfully sold by major international auction houses in the UK and oversea. In 2008, his painting ‘Flight of the Zebra’ sold for a record £29,300.00 ($57,985.00) at Christies of London and more recently in 2015, his largest oil painting to date ‘Leap of Faith’, was sold to a private buyer for £80,000.00 ($123,200.00). In 2015 Pip was commissioned to produce two paintings of Arabian Leopards for His Majesty Sultan Quaboos Bin Said, the Sultan of Oman.

As well as traditional antiques, there is plenty of jewellery around the fair to mark those special occasions. T Robert is showing an 18 carat gold and platinum diamond circle brooch, signed by Tiffany & Co, 1925, £9,800 and Timewise has an outstanding choice of designer vintage watches.

The fair organisers have an ongoing relationship with QEST, The Queen Elizabeth Scholarship Trust, which is the charitable arm of The Royal Warrant Holders Association. QEST is represented at the fair by two of their scholars, Clare Barnett of Bearhouse Saddlery, a traditional saddlery workshop,

and one of the few creators and restorers of side saddles in the country along with Joey Richardson, an acclaimed turner and sculptor working mainly with wood. Both will have pieces of their work for sale. Also represented at the fair is NFU Mutual Godalming with local agents offering advice on insurance and financial planning, all much in tune with what is for sale at this prestigious art and antiques fair.

Women’s 10k

ot on the heels of Sport England’s ‘This Girl Can’ campaign, the team at Get Berkshire Active are seeking 10 local women to join a ThisGirlCanRun10 team and complete the Boudavida Women’s 10k in Windsor Great Park on September 24 (formerly the Running4Women Windsor 10k).

All runners will receive free entry, coaching, free sportswear from Boudavida – the race’s new title sponsor – along with a goody bag from the event’s nutritional partner, Meridian. They’ll also have the chance to share their stories to inspire other local women to take up running.

The goal is to find 10 women, of varying ages and fitness levels, to join over 1,000 others on Saturday

to perform at annual Windsor Festival

indsor Festival, the highly respected annual arts festival, will be located within and around the grounds of Windsor Castle taking place from 18th September 2016 to 2nd October 2016. This year the Festival programme observes three significant anniversaries: The centenary of the birth of Yehudi Menuhin, one of the founding artistic directors of the Festival, The Queen’s 90th Birthday and Shakespeare’s 400th anniversary.

Included in this years’ line-up are some of the world’s finest musicians. Highlights include: “Romeo and Juliet through Music” will take place on Tuesday, 20th September in St George’s Chapel, Windsor Castle at 19:30. The work of William Shakespeare has stimulated composers throughout the last 400 years. In the magnificent surroundings of St George’s Chapel, the exceptionally talented orchestra Orpheus Sinfonia will bring their own abundant enthusiasm and energy to this fabulous programme, featuring some of the foremost examples of his legacy.

The Carnival of the Animals is on 2pm Friday, 23 September at 2.00pm at Windsor Parish Church, High Street, Windsor This autumn the children’s concert will be given by the inspirational young orchestra Orpheus Sinfonia. Under the baton of conductor Thomas Carroll they will present one of Saint-Saёns’ best-known pieces, The Carnival of the Animals, during an interactive performance.

This event is perfect for school-age children who will have the opportunity to get up close to the musicians and the music being performed. Through observation and questions they will learn about the sounds and colours of the orchestra, the different instruments being played, and the musical styles used to depict the fourteen animals featured in this humorous work. And they may even get the chance to take the reins and have a go at conducting!

On Tuesday, 27th September, The Philharmonia, Windsor Festival’s Associate Orchestra visit us with the supreme violinist Vadim Repin in Centenary of Yehudi Menuhin: Bruch. The Philharmonia will perform Bruch’s Violin Concerto and a new overture written for Vadim Repin and the orchestra, and Beethoven’s masterpiece, the Pastoral Symphony in the Waterloo Chamber, Windsor Castle.

Eton Boys’ Concert 8:15 PM Thursday, 29 September at School Hall, Eton College.

The Eton Boys’ Concert showcases the extraordinary talent of Eton College’s leading musicians.

For the next three years Eton is home to a substantial part of Malcolm Arnold’s personal archive of manuscripts.

To mark the first year of this project the evening will include a performance of Arnold’s Brass Quintet No. 1, Op. 73.

The concert will also feature the celebrated College Chapel Choir performing Purcell’s Jehova, quam multi sunt hostes, an outstanding young organist playing Handel’s Organ Concerto Op. 4 No. 2, and a performance of Dvořák’s Piano Trio No. 4 in E minor, Op. 90, B 166: Dumky.

Frederico Colli, winner of The Leeds International Piano Competition 2012, will be performing together with the Philharmonia Orchestra in Eton College’s magnificent School Hall on Friday, 30th September. This concert opens with Tchaikovsky’s passionate and tragic overture followed by possibly the most well-known and revered piano concerto of all time, Rachmaninov’s Piano Concerto No.2.

Elgar’s Enigma Variations pay heartfelt and humorous tribute “to my friends pictured within”. Identified by the initials titling each variation, Elgar captures touchingly his wife, his many musical friends (and their pets) as well as his close friend and publisher, August Jaeger, the ‘mighty hunter’ of the celebrated ‘Nimrod’ variation.

Guildford Gag House is back on the third Saturday of the month on 17 September at The Back Room of The Star Inn, right in the centre of Guildford, with a superb line up of comics. Stuart Goldsmith, headliner for the evening, is an English actor, stand-up comedian and street performer.

Goldsmith was a 2005 finalist in So You Think You’re Funny, a 2006 finalist in Laughing Horse New Act of the Year and came third in the Hackney Empire New Act of the Year. He was also a finalist in the BBC’s Witty and Twisted competition. Also featuring on the bill is Japanese comedian Yuriko Kotani who was the winner of the BBC Radio New Comedy Award. This year you may have seen Kotani on Russell Howard’s Stand Up Central. Completing the line up at Guildford Gag House which starts at 8pm is Tom Toal and Bryan Lacey.

The Surrey Hills Challenge (SHC) charity event is set to be one of the biggest sporting challenges in Surrey. A series of running and walking events will take place on the beautiful landscape of the Surrey Hills, Area of Outstanding Natural Beauty (AONB) on Sunday 25th September 2016 raising funds for the Community Foundation for Surrey and the Surrey Hills Trust Fund. People of all ages and fitness can participate in four different running and walking challenges. All four routes encompass some of the most picturesque views across the Surrey Hills along the Greensand Way and are designed to test participant’s stamina and strength.

Heritage Open Days in

GODALMING H

eritage Open Days in Godalming will this year be from Friday September 9th until Sunday September 11th. The programme will begin at 8:00pm on the Friday with a lecture from the well known architect Robin Stannard FRIBA. He will give a talk at the Masonic Centre in Ockford Road Godalming on the work and influence of Hugh Thackeray Turner.

Detailed programmes for the weekend are available from Godalming Museum and Library.

One prominent building open to the public will be the Masonic Centre itself, open with guided tours on the Sunday from 10:30am to 3:00pm.

The centre contains the Hall and temple including regalia dating from the time when King Edward VIII was Grand Master.

Several churches are included in the programme, including for the first time, St Michael and All Angels Thursley. At this church dating back to before the Norman Conquest there will be guided tours on the Saturday at 11:00am and 2:30pm.

Godalming’s own historic parish church will be open, as will the fascinating Unitarian Chapel in Meadrow on the Saturday from 12 noon until 4:00pm. The Quaker Meeting House in Mill Lane will also be open from 10:00am until 4:00pm with a display on the theme of conscientious objection.

If you have not seen Charterhouse, the school, then that is a must with tours at 10:00am 12:30pm and 2:30pm. Free tickets are needed for these tours available from Godalming Museum.

Ladywell Convent too is a ticketed venue with tours on the Saturday at 2:00pm, 2:30 and 3:00.

Why not try bell ringing? Tickets are needed for two sessions on Saturday in the parish church at 4:30pm and 5:30pm.

enbies Wine Estate is celebrating its 30th anniversary with a ‘trio’ of special Autumn events.

As England’s largest vineyard, set amongst 265 acres in the heart of the Surrey Hills, Denbies Wine Estate will be hosting Rossini’s Il Barbiere di Siviglia (The Barber of Seville) on Friday 23 September at 7.30pm. Performed by the critically acclaimed Pop-Up Opera, this will be sung in Italian with English captions.

A delightful evening choreographed and led by Dance Professionals Viktoriya Wilton and partner, followed by music from the fabulous Ross Mitchell Combo.

The Denbies celebration collection culminates in November, with Denbies presenting an ‘Evening in Paris with Gabrielle Ducomble’. Denbies vaulted cellar will be transformed into an atmospheric cabaret style night club, in the classic French tradition. Singing in English and her native French, Gabrielle performs Parisian-style jazz and tango, putting a contemporary spin on songs by famous French artists, plus her own original material.

Described by Emma Freud, BBC Radio 4 Loose Ends as ‘An astonishingly beautiful voice’, Denbies are delighted to welcome Gabrielle on Friday 25 November, 7.30pm. A Hidden Gem

I

t is easy to miss the narrow blue door, squeezed in between the sports shop and the sandwich shop, on Godalming High Street, but step inside and you will find a fascinating and friendly museum in a surprising building. Despite its Georgian brick front, the timber-framed Wealden house has been on this site for over 600 years. The museum itself is slightly younger, having been established in 1921.

It tells the story of the town and surrounding area in a series of innovative and well designed displays.

The Living Landscape Gallery explores how the landscape and its resources have shaped life in the local area. Here you can see ammonites and other fossils, as well as artefacts from Prehistory and Roman and Saxon times.

The main themes of the town’s story are laid out in pictures, artefacts and activities. Children will particularly love the irresistible train which illustrates the transport theme.

The People’s Gallery showcases the life stories of almost 400 local residents, all nominated by members of the public because of their association with and contribution to, Godalming. Want to find out about the woman who gave birth to rabbits, Nobel prize winning scientists, an England cricketer by the name of Julius Caesar, the heroic

radio operator on the Titanic, musicians, artists and civil rights campaigners? Then this is the gallery for you.

Godalming is proud of its association with Arts and Crafts gardener, artist and craftswoman, Gertrude Jekyll. Best known now for Edwardian country homes and gardens created with architect Sir Edwin Lutyens, she was credited in her day with “turning us into a nation of gardeners”. The museum displays her paintings alongside the work of contemporaries including Myles Birket Foster, Helen Allingham and Mary Seton Watts, as well as the banner she designed for the Godalming Branch of the National League of Women’s Suffrage Societies. The museum’s enchanting courtyard garden is based on a border Miss Jekyll created for Millmead in nearby Bramley. Here you can sit in the shady summer house, built to Lutyens’ design, and enjoy coffee or tea, or simply the scent of roses and honeysuckle or the unbelievable pompom flowers of Hydrangea arborescens Annabelle.

In a study completed by the Fraser Institute in 2007, 91 per cent of parents surveyed said the dedication of the teachers was their main reason for choosing private school. Instructors are both qualified and passionate about their subjects, often holding advanced degrees in their field. In addition, small class sizes make staff members more readily available for extra help or to further challenge individual students.

Surge in top grades at A Level

at St George’s College, Weybridge

S

tudents at St George’s College, Weybridge have been celebrating their success as they received news of their excellent A Level results in August. Students who received the very highest marks, gaining at least three A* grades include Simona Burchill (Exeter), Tom Cryer (Exeter), Maryam Dorudi (St Andrews), John Grieve (Oxford), Vasileios Karavais (Cambridge), Ben McMillan (Imperial) and Rebecca Muggeridge (Sheffield). In addition, two students gained merits in the Advanced Extension Award (AEA) for Maths. Henry Brown will be studying Dentistry at Leeds.

We are very pleased that our students achieved an increase in the total A* - B grade percentage from last year by 7.2% - giving us a total of 81.4% A* - B grades compared with 74% last year.

Twenty five per cent of the students gained straight A*/A grades for all of their subjects at A Level including five who achieved four A Levels and one who achieved five A Levels all at A*/A. Our top 25% of candidates gained the equivalent of three A* at A Level and 1 grade B at AS Level. Two students gained merits in for Maths STEP Papers. In total, 42% of grades achieved at AS were ‘A’, compared with 39% last year. Seven students took the full Maths A Level in the Lower Sixth, achieving A*/A grades.

The students achieved, on average, 374 UCAS points, compared with 364 points last year. This translates into approximately one A* and two A grades at A Level.

With over 75% of the students moving on to prestigious universities, the most popular being Bath usurping Exeter from its top slot as a preferred destination, the Upper Sixth students should be proud of their success.

Jakob Youngblood Costa will be moving to the USA to accept a place at the prestigious Cornell University in the State of New York where he plans to focus on Engineering.

The Lower Sixth at St George’s College, Weybridge are also celebrating their tremendous achievement this year with an increase of 2.3% on last year’s A grades. Seven students took

their A Level in Maths a year early and 5 gained A* grades including Nafiz Biswas, James Cook, Finn McIntosh, Ryan Notter, and Min Kyu Park.

Mandy Smith, Head of Sixth Form at St George’s College, said: “We are delighted with the success of this year’s cohort; they have worked extremely hard to achieve outstanding results and to progress to the universities of their choice.

“There is immense pressure on young people to achieve today, so we are extremely proud of our students who have met their personal potential and excelled, rising admirably to the demands of the A Level syllabus. They have been a joy to support and they deserve their success.”

Flexi and weekly boarding

the popular options for children and parents When deciding on boarding options, increasing numbers of parents are choosing flexi or weekly boarding for their children.

B

oarding at an independent school falls into three categories; full boarding, weekly boarding and flexi boarding.

Whilst full boarding involves living at school seven days a week and weekly boarding five nights a week, flexi boarding allows pupils to board for a few nights on days of their choice.

Different schools operate their boarding in different ways, at Hurst College, the boarding community includes all three categories, with flexi and weekly proving most popular.

Flexi boarding really is flexible, with pupils able to choose their nights even at short notice, while retaining their own bed throughout the term. As all pupils participate in co-curricular activities many find this particularly beneficial, as do parents who need to juggle a busy lifestyle.

Hurst’s weekly boarders can stay Sunday to Thursday or Monday to Friday, removing the stresses of a daily commute and allowing more time for co-curricular activities and study.

So what are the benefits of boarding?

Housemaster Adam Hopcroft, said: “Boarding gives pupils a work-home balance. School life is busy, so boarding provides pupils with the chance to take part in extra-curricular sport, drama or music after school.”

However the benefits of boarding extend far beyond the extra-curricular options. Adam believes boarding gives pupils an advantage academically.

“Boarding pupils have more access to their teachers as well as their friends. Our pupils work in study groups during Prep and we make sure they are productive during this time. If they work well it allows them to have a more relaxed weekend.”

your work done in the boarding house and then home is fun time!”

Hurst’s Lower Sixth students Ellie, Jess and Olivia describe their boarding experiences; “At Hurst the Lower Sixth don’t have to do work during Prep time, we can read in our rooms instead, but we do it then anyway because we’re already in ‘school mode’. Boarding changes the way you work.”

Kathren Lea, Housemistress believes that a boarding environment gives students a strong foundation for their future. “With a mix of international pupils and flexi boarders the girls are making connections – and life-long friends - they wouldn’t normally make.”

“As boarders children have to learn skills for life, which is preparation for their future. Our girls grow up in a supportive environment and it becomes their second home.”

In the Upper Sixth, all pupils move into the co-educational house, St John’s, where boarders have their own single study bedrooms and the house ethos is based around preparing pupils for university.

In modern families where both parents are working full-time and childcare is expensive, boarding means parents don’t need to worry about the school run every day and can be confident that their child is being well looked after. This leaves weekends free for quality family time.

For children, boarding is a way to spend more time with their peers, be better prepared for the school day, instead of travelling to and from school and to take part in a range of extra activities.

Hurst is becoming known as the school where you board because you choose to, rather than need to. “I live 10 minutes away but I board because I enjoy it”, said Megan in the Lower Sixth.

UK parents among

‘the strictest in Europe’

ritish parents are among the strictest in Europe after a study has revealed they are more reluctant to let their children play and travel unsupervised.

Worried parents in England restrict their child’s ability to play and travel without adult supervision more than their European counterparts, the research found.

The study revealed parents are mainly worried about the potential danger from road traffic and going out in the dark and it followed calls from leading teachers to expose children to more genuine risk.

Researchers compared children’s independent mobility in 16 countries worldwide based on a survey of over

children to use daylight hours and prevent road deaths.

Ben Shaw, Director of Policy Studies Institute, said: “ Allowing children the freedom to get about in their local area unaccompanied by adults has been found to be important for their health and physical, mental and social development. Yet we have found that children around the world have significant restrictions placed on their freedom to get about – to go to school, to visit friends, and get to places to play.

“Children’s freedom of movement has declined in recent decades and danger from traffic is the main reason parents give for not letting their children out by themselves.

Researchers compared children’s independent mobility in 16 countries worldwide based on a survey of over 18,000 children 18,000 children aged 7 - 15 from 2010 to 2012.

Carried out by the Policy Studies Institute (PSI) at the University of Westminster, it found that children’s ability to travel and play in their local area unsupervised by adults varies widely with England in seventh place compared to more lenient countries like Germany and Finland.

The only European countries from the sample that allow children of any age to go out after dark are Finland, Sweden and Denmark, the study funded by the Nuffield Foundation revealed.

Separately, England held the seventh place in the ranking, positioning parents as among the less lenient in Europe.

The report recommended a reduction of car dependency and a change in Daylight Saving Time to allow

We are struck by how this significant danger and major restriction on children, is routinely accepted given the health and developmental benefits independent mobility has been shown to result in. “While restrictions on children’s freedom have increased, our research has looked at how this situation can be turned around.

“We have found some shining examples of cities such as Rotterdam and Vancouver which have been inspired to place children at the centre of their development; on the basis that if a city works for children it works for everyone.

“However, if the benefits of these approaches are to be enjoyed in the UK, the needs of children must be given much greater priority by decision makers working in the policy areas of planning, development and transport.

“T

he Braun Silk Expert IPL Hair Removal System promises a reduction in hair after seven weekly sessions, and although it takes a bit of practise, it’s really simple to use and requires no charging. Skin must be clean, dry and fuzz-free (using any method you like) before use, then all you do is take the handheld device, place the sensor on your skin (making sure no light can get through), hold down a button and glide along your skin slowly.

The device uses IPL (intense pulsed light) to zap the hair follicles every few seconds, and also has a button which provides a more ‘sensitive’ experience,

for use on the face or more delicate areas. It’s relatively pain-free and after the seven sessions I can see a noticeable decrease in the amount of hair growth on my legs. This system unfortunately won’t be suitable for all skin tones, and I think it will take me a few more sessions to get the results I want, but as far as home IPL goes, I’m pleasantly surprised.”

“I

must admit, I was a bit sceptical when I first heard about the ‘Express LED’ facial. I’m more of a 90-minutes floating on heated bed kinda gal, but this is little more than 10 minutes under a techy lamp. With plush grey chairs and vivid print cushions, however, the walk-in Light Lounge at Harvey Nichols London’s new Beauty Lounge, where I go to try the facial, feels more like a Kelly Hoppen lounge than a clinical treatment room.

“There are two express options: Rejuvenation, using yellow light that hydrates and brightens skin,

or Acne Treatment, an anti-bacterial and skincorrecting treatment which uses blue light. After a quick cleanse and prep by the therapist, I sit under the yellow light to give my parched summer skin a bit of TLC. Granted, this isn’t traditional pampering, but, with my eyes closed and the light warming my face, I zone out for 10 minutes straight (rare for a selfconfessed iPhone junkie).

BE IN THE CLEAR The amazing amount of Red Tape involved in replacement windows and doors in flats

F

lat owners or tenants in a block of flats (or people you know who live in a flat) should be advised to think very carefully indeed about replacing their windows or indeed their entrance door, as they probably won’t be aware of the minefield they are entering.

The first thing they need to do is read their leaseholder agreement, then find out about the planning regulations that apply to all flats, any particular fire regulations in relation to their doors, and the specific rules that apply to

their particular block of flats.

For example if the entrance door to the flat is a door within a door (i.e. one accesses the internal corridor to the flat via an external communal door), then any replacement front door must under the law be fire rated to protect the flat owner and all the other occupants in the block of flats.

The length of fire rating required is determined by your local Fire Officer.

This means one cannot fit double glazed aluminium, timber or UPVC doors that have plastic gaskets as these

can give off fumes if they melt, so none of these types of door will achieve the fire rating required. Approved and tested fire doors are usually solid hardwood slabs or steel doors with no plastic gaskets. Both these door types are expensive and it is important to research things thoroughly before splashing out on a replacement door. If the replacement door installer does not confirm in advance that they will on installation provide you with a certificate

No flat owner should replace any window without first making sure they’ve got all the necessary permissions as proof that the door has a one hour fire rating (which is the usual requirement) before you pay a penny, best walk away from the deal.

Likewise no flat owner should replace any window without first making sure they’ve got all the necessary permissions, as they can end up having to pay out a fortune compared to what the replacement windows cost them in the first place, so what they should do is make sure they get all the approvals needed in writing before ordering any windows.

Be aware it is the flat owners sole responsibility to find out what planning permission(s) are required from the local authority, whether the flat is in a Conservation Area or not. In addition, each flat owner needs to obtain written permission from the freeholder and/or the Management Company. If you are a tenant in a block of flats and want to change your door or windows the minefield is larger and more dangerous for you as you’ll need planning permission, your landlord’s approval and permission from the Management Company, so watch your step!

The reason councils in England require planning permission is that no flat in any block of flats has any Permitted Development Rights, so crazy as as it sounds, flat owners do not have the right to change their windows or any outside door without first obtaining planning permission. This is partly so the council’s planning department keeps control on the types, materials and designs of the products being replaced. The council will most probably want replacement windows and doors to be “in-keeping” and to be of “similar appearance”.

A potential grey area can occur between what some flat occupants think of as similar, and what council planning department considers similar. Each local council has the

right to force flat owners to replace and pay again for any doors or windows they’ve not had planning permission for to change. Financially this can mean a massive expense (especially if the flat in question is on the 2nd floor or above and has had internally beaded windows fitted from the inside the first time round), if the council requires the flat owner to remove the replacement windows and replace them a 2nd time round with externally beaded windows to match the other externally beaded windows already preexisting in other flats in the block. The reason being that 2nd floor and above windows can only be replaced legally and safely by the use of compliant scaffolding, which in itself can work out more expensive than the replacement windows on its own.

English Councils are not slow to issue Planning Enforcement Notices to any flat owner they come across (or are told about by other flat owners) who change their doors and/or windows without planning permission. Whilst retrospective planning permission can be sought, there is no guarantee the local council’s planning department will grant this, and more often than not adds even more costs before eventually one has to replace all the replacement doors and windows for the second time anyway.

Flat owners can also get into hot water by not getting written permission from the Management Company, as this can lead to time consuming on-going disputes with both them and other flat owners, and often can lead to a real problem the time comes to sell the flat, as the Management Company can hold up the sale until they have been pacified.

The optimum scenario before you buy or rent a flat is therefore to choose a block of flats where modern low maintenance thermally broken doors and windows already exist throughout, so you benefit from their energy efficiency, improved sound insulation and avoid you having to pay the Management Company periodically each time for your flat’s proportion of the scaffolding and redecoration costs.

Austrian kitchen manufacturer launches Showroom in UK PURISTIC, URBAN, TIMELESS: INTERNATIONAL DESIGN MEETS TRADITIONAL HANDICRAFT

ituated in Clerkenwell’s trendy design quarter, Steininger’s new showroom offers luxurious kitchens, combining design function and emotion. “Aesthetics have function”, says Martin Steininger, owner and designer. This modern trend setting company is owner-operated and

produces luxurious hand-crafted products, with a passion and flare for technical and aesthetic details.

The combination of tradition and custom-made workmanship is the basis for their beautifully timeless kitchen architecture. Incorporating elegant materials such as real stone, solid concrete and aluminium, mixed with intelligent functionality

which includes a revolving herb bed, then followed by the aluminium kitchen SLIM in 2008, the stone kitchen BLOCK in 2009, and the concrete kitchen PURE 2010. Later launching MODUL in 2012, and together with Alberto Minotti, ROCK was born in 2014, Finally, the most recent edition the Steininger series is the outdoor kitchen ROCK.AIR which was showcased at -15 degrees in Zillertal, Austria in early 2016.

In 2013, with the addition of the new Managing Partner and Director, Harald Aichinger, Steininger International was launched, Haralds vision was to build up the business domain, and working together with Martin, to expand globally. Harald, coming from an entrepreneurial family, learned about business from the ground up. Studying economics in Vienna and Lyon, he then went abroad to develop his knowledge of different markets and cultures. Back in Austria, Harald took over and overhauled his grandparent’s ceramic factory, before successfully selling it. Harald is now completely devoted to the top quality products of Steininger and the ever growing expansion of the company. Today the Steininger brand is being noticed all over the world, from Dubai to Vienna and Milan to New York.

Martin Steininger started learning about carpentry at a young age in his father’s workshop.

However, it soon became clear that skilled handicraft alone was not enough for him. Martin began studying new production techniques, refining materials and seeking to make contact with notable designers and architects such as, Adolf Loos and Joseph Hoffmann, during which time, his style grew and matured immensely.

Halo Design Interiors Of Weybridge

Create a Wow Factor Home for a Family of four in Cobham

ward winning Halo Design Interiors of Weybridge, who design interiors for Premier League footballers and Royalty and headed up by Blanca Sanchez, were brought in to extend, configure and refurbish the internal spaces of this 1980’s detached family home on a private road in Cobham for its owners, who are friends of another Halo client who had previously introduced them to each other.

The client was keen to generally update their family home, and open up the back of the house to the garden and give a sense of openness and light to the main living room that they spend most of their time in, as a family.

The client preferred a calm, fairly neutral palette, so we were very careful where and how we introduced colour and warmth to the new scheme.

The first and main thought and focus was to open up the kitchen, which is located at the front of the property, by removing two walls and creating a large eat-in and entertaining kitchen that can be enjoyed and used every day, as well as for dinner parties. Once the two kitchen walls were removed to open up the kitchen into the living and dining space, the refurbishment was straight forward.

We chose a white kitchen door scheme and white walls to give the space a zen like feel. Whites and golds were continued in the open plan living and dining areas which give all three spaces a sense of continuity as well as the odd pop of colour that can easily be changed at any time.

which was to scale, so in some rooms we designed bespoke pieces where we needed to, to fill space and give each room a sense of purpose, for example in the drawing room and master bedroom. In all there is the large open plan kitchen diner and sitting room, a formal drawing room, a home office and a playroom all on the ground floor. All four bedroom suites are located on the first floor. As all the bedrooms already had en-suites, it was just a case of upgrading those rooms so the whole house was updated. Additionally, the off white ground floor tiles were carried out onto an extended rear raised deck for a great in out flow.

The whole project went smoothly. It always helps and speeds things up when the clients are not living in the property during refurbishment. Naturally, we visited site as the renovation progressed and kept in regular contact with the contractor, ironing out queries as they arose, ensuring that things always ran smoothly and kept our client updated on progress.

Personally, my favourite room is the drawing room and the lobby leading off it.

The client wanted the design based on a particular artwork, which we presented to her The client wanted the design based on a particular artwork, which we presented to her; but we also presented another design alongside it, based on a completely different colour scheme and artwork which we felt would work better in the overall project, and the client decided to go with that. The room is based on a colour scheme of deep blues, freshened with off whites and touches of soft gold.
