What are Leverets? Leverets are hares that are less than 1 year old. Why are you named after baby hares? The firm is a spin-off from a well-known set of barristers’ chambers in the Temple, “3 Hare Court”, where I have been in practice since 2003. When I started a parallel practice in 2018 it seemed appropriate to keep up the rabbity theme. Do you like hares? Oh yes, at Leverets we not only love hares, but we support The Hare Preservation Trust that is dedicated to protecting the hare and halting its devastating decline. We have our own over-sized wicker leveret, Kenny, sitting proudly in the window of our Office in Sevenoaks, who entertains passers-by with his topical outfits – look out for St. Patrick’s Day! Why did you spin-off ? The divisions that prevented Barristers and Solicitors trespassing into each other’s markets have all but vanished. Now that we can work alongside one another in the same business we can eliminate duplication and waste, so returning value for money to our clients. Cudham Craic Interview with Festival Director, Philip Hatch. What Charities do you support? In our 10 years we’ve donated over £15’000 to charity. We have a raffle at the indoor “Shindig” events, and at the summer festival all the proceeds are donated, as the festival is run by our lovely army of volunteers. We’ve given most of the money to Bromley Mind, because anyone can be affected by mental health at any time – and it’s hard to fund-raise for mental health with such a stigma around it. Revisiting your house classics… Vinyl-only set, uplifting house all night long. What is the Cudham Craic? It’s a popup music venue in the heart of Cudham, Kent! We do regular “Shindigs” where we create a nightclub type live venue inside a lovely heated marquee with a bar, a stage and fabulous lighting, which we can do all year round. And occasionally we also run an outdoor festival which is run by our fabulous team of volunteers, where the proceeds are all donated to charity. About 500 people come to have a good time - in the beautiful large garden of the Blacksmith’s Arms pub, Cudham Lane South, Cudham, Kent. What is different about the Cudham Craic? Well, it’s the quality. When I started it, I wanted to do something different to other band nights in pub gardens and villages. I book some of the very BEST musicians and live acts I have seen. Home buying & selling advice from Wellers Law Group When you’re buying or selling a leasehold property what are the issues that may affect its value?
lease is 150 years long that means the ground rent will be a very unreasonable £327,680 a year in the last 10 years of the lease.
The vast majority of people need a mortgage in order to buy a property but when a lease contains a clause in it that mortgage lenders are not prepared to lend against, this significantly reduces the number of people who are able to buy the property and in turn its value. So what are the common lease clauses which mortgage lenders are reluctant to lend against? Duaa Izzidien, property solicitor at Wellers Reece-Jones helps explain three that she regularly comes across.
Short leases There is no general definition of a ‘short lease’ as every mortgage lender has their own definition of this. However, it is worth considering extending any lease which has 85 years or less left to run, because many mortgage lenders set this as their minimum standard. A lease which has less than 80 years remaining will start to be more expensive to extend because an additional figure, called the ‘marriage value’ based upon the difference between the value of the flat with its current lease, and the value of the flat with the term extended will increase the premium.
Rents which are too high Leases which have ground rents in excess of £250 a year (£1,000 in London) could potentially be defined as an “Assured Shorthold Tenancy” (AST) under The Housing Act 1988. ASTs are the kind of tenancy agreements that you would expect to have if you are renting a property for a short period and consequently the Landlord can evict an AST tenant relatively easily, even if the tenant hasn’t done anything ‘wrong’. If you’ve paid several hundred thousand pounds for a flat, you certainly don’t want the Landlord to be able to do this. Un-reasonable ground rent review clauses Some leases provide for the ground rent to escalate quickly, by large amounts. For example ground rent of £20 a year may seem very reasonable when it is first granted, but if it doubles every 10 years and the

These issues can be ‘fixed’ with the right advice These clauses don’t necessarily mean that you can’t buy or sell the flat however. Your solicitor should be able to identify, explain and help you resolve these issues by negotiating with your landlord for the lease to be varied or extended.

Spring at Chartwell House Chartwell opens a brand new room, to explore the lives of the Churchill children, and a new display highlighting the awards and gifts received by Sir Winston Churchill. Sitting Room Annexe
Ante Room redisplay
As part of the spring opening of Chartwell, the Sitting Room Annexe is open permanently for the first time. It explores the lives of the Churchill children as they grew up at Chartwell. Once used as part of the nursery wing, before becoming Sarah Churchill’s bedroom, the room will shine a light on the lives of Diana, Randolph, Sarah, Marigold and Mary Churchill at Chartwell. Featuring a 3-minute film that includes archival footage from Pathé news and family photographs, the room provides an introduction to the family and includes replica items such as a tennis racket, gramophone and ballet shoes that connect with the childhoods of the Churchill children. Zoë Colbeck, General Manager said ‘The new room at Chartwell tells the important story about what life for Churchill’s children was like here. From Sarah playing her gramophone too loudly or accounts from Randolph being encouraged to play tennis by his mother, there are snippets from family life and dynamics between parent and child that we might all be familiar with in our own lives.’ Boasting some of the best views of the grounds, the room is displayed with a wallpaper recreated from the 1960s design chosen by Clementine Churchill.
In the Ante Room, a new display highlights medals and gifts received by Churchill. The room features a rolling display of 40 medals, saved for the nation by the Churchill’s Chartwell Appeal. These include the Massachusetts Institute of Technology (MIT) ‘Beaver Medallion’, presented to Churchill in 1949 for his public speaking at the ’Mid-Century Convocation’ symposium, and the Benjamin Franklin medal presented to Churchill in 1956 by the City of Philadelphia for ‘the greatest contribution during the past ten years to international understanding.’ Launching on Monday 2 March, the opening of the new room and the redisplay of the Ante Room have been supported by the Churchill’s Chartwell Appeal. Major funders are the National Lottery Heritage Fund with other generous donations from The Royal Oak Foundation, National Trust centres and associations, private donors and members of the public. Protect your loved ones
P
ressure ulcers or pressure sores are injuries to the skin and underlying tissue caused by unrelieved pressure, usually as a result of immobility. They often develop on skin that covers bony areas of the body, such as the heels and buttocks. If left untreated, the ulcers can be extremely painful, lead to severe complications and have a hugely detrimental effect on an individual’s quality of life. Some patients, such as the elderly, infirm, or those that who have recently undergone surgery, may be unable to change positions often. It’s therefore those already dependent on the care of others who are more vulnerable to developing pressure ulcers. Fortunately, carers and hospital professionals have a duty to take reasonable steps to avoid pressure injuries in their patients and are trained to take effective and often simple steps to prevent ulcers from forming. An appropriate assessment of the risks of a patient developing a pressure ulcer can help to ensure that protective measures are put into place. Frequent repositioning of the patient or providing a pressure relieving mattress or cushion, can prevent an ulcer from developing in the first place or help to stop the ulcer in its very early stages. Without these preventative measures, pressure ulcers can develop very quickly. Depending on the severity of the ulcer, the wound may become infected, which can lead to a range of complications, at a time when the patient may already have a compromised immune system.

At CWJ, we have assisted many individuals and their families in successfully pursuing these types of claim. In one such case, the patient was an elderly bedbound lady who, despite frequent visits from the district nursing team, developed a grade 4 pressure ulcer to her sacrum, which required hospital admission and took months to heal. CWJ alleged that the district nurses had been negligent in failing to undertake an appropriate risk assessment, or to provide adequate care for the prevention and treatment of the pressure ulcer. The district nursing team admitted that the treatment had been negligent, and the case was settled for substantial damages after a short period of negotiation. mmetts Garden is renowned for its show of British Bluebells that blanket the woodlands from Mid-May, but it’s the 14,000 of spring bulbs and cherry tree blossom bursting in to life earlier in the season that really steal the show. March at Emmetts Garden sees a show of over 3,000 cheery daffodils and crocuses carpeting the grounds in swathes. A particular favourite for Head Gardener, Matt Scott, is the angel tear daffodil, Narcissus triandus, that covers the North Garden. These then make way for the snakeshead and crown imperial fritillaries that line the borders there. Though the Rock Garden is one for all seasons, spring is when it really shines. Tulips cover the area with the tulip ‘batalinii bright gem’, mixed with Lithospermum diffusum ‘Heavenly blue’ really adding some bold colour contrasts. Another striking show is the delicate purple pasqueflower combined with the yellow Erythronium ‘Pagoda’, or dog’s tooth violet. Matt Scott, Head Gardener said “Spring at Emmetts Garden is certainly my favourite time of the year with so many of our specimens are coming back to life. The team put in a lot of hard work in what can be a cold and wet winter planting these 14,000 spring bulbs, so seeing them burst from the ground set against some great views standing on one of the highest points in Kent, it really gives a sense of accomplishment.” Magnolia are another highlight that add delicate paper-thin bracts of pink and white. One specimen to look out for the is original 110-year-old magnolia

in the South Garden underplanted with 3,000 blue Scilla siberica. The real highlight however are the young cherry trees that stand in the meadow. Blossoming towards the end of April and early May, the young cherry trees, Prunus fugenzo, are native to Japan. Roughly 50 in number, these specimens are a rarity for both their number and the lollipop shape they have been worked into. These beautiful pink blossoms are underplanted with a carpet of over 6,000 pink, red and black tulips, a design first introduced at Emmetts Garden in 1910 by owner Frederic Lubbock. This avenue of cherry trees and tulips take your eye through and across far-reaching views of the Kentish Weald. For more curious specimens the two South American snowdrop trees, Halesia Carolina and Halesia Tetraptera var. Monticola bear dainty pendants of snowdrop-like blooms. Another blink and you’ll miss it moment are the four Davidia Involucrata, or handkerchief trees. Anytime from April visitors can see the early signs of what will be a three-week delicate display of white bracts that hang like handkerchiefs from branches. The one original tree at Emmetts Garden is around 110 years old, following a shipwreck on the journey back from China, it was only the Davidia seeds that Plant Hunter Ernest Wilson was able to salvage.

t Christopher’s Hospice’s popular and uplifting Bluebell Walk will be held on 3 May 2020 in Cudham, Kent. Demand for hospice services across St Christopher’s five South London boroughs is growing year on year, and your generous support of its biggest single fundraising event of 2020 – the Bluebell Walk – is key to help keeping up with demand. Phillipa Kelham, Head of Fundraising at St Christopher’s explains, “This year, we really need even more of you to join our Bluebell Walk, so that we can hit our £70,000 fundraising target and continue to be there whenever you or your family might need us”.

Nick, says, “The care my Dad received when he stayed at the hospice was second to none and the support and comfort that was given to our family was so very much appreciated at this emotional and stressful time. The nurses took time and effort to get dad out of bed and into a wheelchair so that he could come downstairs to the café and the garden.” 32 MARCH 2020
Nick continues, “Dad loved nature, and when my sister and I were little he would take us on walks through woods and countryside in Woldingham, so when we saw Bluebell Walk advertised in 2018, we knew that it would be a lovely thing for us to do. “I encourage anyone who has not been to Bluebell Walk before to come and join in. It`s a great opportunity to get out in the fresh air and it is a lovely way to raise some money for a deserving charity. Or if you just want to have a walk through stunning countryside surrounded by bluebells in bloom and maybe have a cheeky drink in the old local pub afterwards this will be right up your street.” Phillipa Kelham, Head of Fundraising at St Christopher’s, continues “The Bluebell Walk is a wonderful event and we’re so grateful to all the fabulous walkers who come along to help us raise money; the last Walk was pretty chilly but still nearly 2,000 local people joined us to show their support for hospice care. The talented 13-yearold plays the part of 10-year-old David Tait, who in real life went on to become a top City banker and mountaineer but whose professional success masked a series of traumatic childhood secrets.

The drama is based on the incredible true story of David, who is now 57 but who as a youngster was subjected to abuse. The drama relates how “moving and deeply personal experiences from a troubled childhood can destroy one’s future without the redemptive power of love”. The movie also stars award-winning actress Anna Friel, 43, the British soap star who has gone on to appear in major movies, such as A Midsummer
Night’s Dream, Rogue Trader and Limitless. David, a former NSPCC trustee and now a senior volunteer having raised over £1million, was awarded an MBE by the Queen in 2010 for his services to the charity. In 2013, David climbed Everest for the fifth time in support of the NSPCC. He set a world first in 2007 by performing the very first North-South traverse of Everest. Stanley, who plays Tait once he reaches adulthood, is not only known for Game Of Thrones but also BBC TV series Love, Lies And Records. Beecham won Best Actress at Cannes in 2019 for her performance in Little Joe. Award-winning and BAFTA nominated director Jarrold is recognised for Kinky Boots, Brideshead Revisited and A Royal Night Out. He has also been Bafta and Emmy-nominated for his many TV credits, which include The Girl and Appropriate Adult as well as episodes of The Crown. The screen play of Sulphur & White was put together by TV documentary writer and script editor Susie Farrell. The two-hour 15-certificated movie contains a strong abuse theme. y name is Nick Plumley and I decided to open my own independent plumbing merchant 16th of July 2018. Called Plumleys Plumbing Merchant. I started in the industry over 30 years ago as a fresh faced sales assistant for a national merchant. With my positive work ethic and enthusiasm I quickly progressed through the company to become branch manager. It was here that I learned the relevant skills and experience, and gained the desire to open my own merchant. For several years I postponed my plans due to concerns about it being the right time to enter such a competitive market and being able to fund the initial investment. Sadly, my mother passed away September 2017. This made me realise and appreciate that life is too short and spurred me on to reignite my plans for opening a shop. With a little help from my friends and family I was able to fund my dream and began looking for premises for my new venture. The local community have made me feel very welcome and have given me great feedback complementing the look of the shop and the service provided. What’s your greatest challenge as Art Director of Cassina? I have a great respect for the brand, my aim since 2015 is to bring a contemporary way of doing things and to project Cassina towards the future without forgetting its glorious past. I want to be sure that the brand will continue to have its “experimental” spirit in order to enrich its broad archive. My role is not about creating and commissioning new items but also discovering how to keep Cassina alive and evolving. Does the political Zeitgeist influence the way you design? Or are they two separate things? Not only the political agenda, in my work I like to reflect and observe the whole society. I observe everything; I need to understand where contemporaneity is going. Designers and architects need to observe the social scene to come to a tangible synthesis. Today, for instance, we cannot design an object without taking into consideration its impact on the environment. As recently exhibited at the Triennale di Milano, we’re left with a “Broken Nature”, we’re more conscious than ever of our problems and we’re ready to really change our habits and our consumption. So, my work cannot be limited to, for example, the selection of eco-compatible materials, but it needs to re-imagine every aspect of the entire production cycle and transport. It’s important that we designers work together with the companies to facilitate all of this. It is, of course, a long process. What does your dream commission look like in 2020? I can’t answer this question precisely, I am lucky enough to work with many different companies, developing diverse projects for many years now. I’m currently working on my personal exhibition in Madrid, of course the art direction for Cassina and other projects for Milan Design Week in April 2020. I can say, however, that my mind is always busy to find feasible solutions for an optimistic future, dedicating myself to defend any kind of diversity and reduce any kind of gap either gender, social,

Are there any trends or ideas from the past year that you’ll be taking with you into the new decade? I have never believed in trends; I care more about creating empathy and the sense of place and time. I start each project with a blank page and try to visualize every user’s need and develop everything based on this. Every brand is unique with its own history and a very different way of working therefore I create a different relationship and dialogue for each client. When you’re not in the studio working, where can we find you? I like going to the cinema and visiting museums with my family. It’s a sort of continuous research for my work. I’m also a bookworm, I love to read; frequently I find ideas and clues that I apply to my design projects. I’m often travelling for work; it has become indeed an important part of my life. When I’m abroad I love to dedicate some time, unfortunately not very much, for myself to get in contact with other cultures, visiting exhibitions, small museums or simply walking around. Travelling is an important source of inspiration for me. Ibiza has been my family’s summer escape since I was a little child. Though it has changed a lot, it was an island of freedom full of artists and hippies; very different from Oviedo, my birthplace. I guess it was a sort of first source of inspiration with these free ideas. Each year I go back to the island and disconnect from the world to enjoy my family. Feeling inspired? Faded Glamour

inger-turned-fashion designer Pearl Lowe is renowned for her quirky, individual style - so it’s probably no surprise that she defiantly dances to her own tune when it comes to her decor choices too. Her home - a rambling 11-bedroom Georgian mansion in Somerset - showcases her trademark blend of grand, romantic chic and cool rock ‘n roll. “Many people might regard my style as quite

It’s all about ‘faded glamour’ for Pearl Lowe and her designer friends. Gabrielle Fagan finds out how to get the look.
‘eclectic’,” observes London-born Lowe. “That’s fine by me, because I don’t believe there should be any rules - unless you want your house to be a hotel,” the 49-year-old declares with a smile. She sums up her interior style as “faded glamour” - and this is also the title of her new book, which celebrates her approach to decor and creating spaces she loves. Faded Glamour gives us a glimpse into not only Lowe’s own home, but also the private spaces of her super-creative designer friends, including Solange Azagury-Partridge, Alice Temperley and Sera Hersham Loftus. There are colourful living rooms, intimate bedrooms, and plush bathrooms which showcase the many different ways ‘faded glamour’ can be interpreted - from urban to rustic, and bohemian to vintage. “I’d say it’s a gloriously decadent yet well-lived-in decorating style. I think of rooms that are elegant yet whimsical at the same time,” muses Lowe. She shares her own home with her musician husband, Danny Goffey (of the Nineties band Supergrass), and their children Alfie, 23, Frankie 20, and Betty, 15. Her daughter, model Daisy, 31, is a regular visitor too. Throughout the property, Lowe has managed to deftly mix precious pieces of antique furniture with contemporary colourful pieces from flea markets, which happily sit alongside 18th century mahogany wood and 1950s plastic retro. Wear-and-tear and the patina of age aren’t hidden. Instead, they’re revered and deliberately embraced. “To me, an object that was once the height of elegance but is now a bit battered

has far more allure than something brand new,” says Lowe. “What I enjoy is the mix, the alchemy you create when you play around with styles... where chintz sits alongside animal print and sultry velvets; rococo suddenly goes a little rock ‘n roll, and a freestanding 1970s Anglepoise lamp sets it all alight.” As a designer, she draws inspiration from many quarters: art, film, photography, music, travel and above all - her friends, especially Rachel Ashwell, the designer and writer who introduced us all to ‘shabby chic’ back in the Nineties. Ashwell, says Lowe, “taught me how to create spaces that are not just decadent and stylish, but deliciously inviting and alluringly comfortable”. Here, we take a sneak peek at some of the homes bringing ‘faded glamour’ to life...
Colourful Faded Glamour Solange Azagury-Partridge This interior literally “sets your spirit soaring”, enthuses Lowe. This is a home where sofas and chairs are covered in a giddy array of colourful fabrics and throws, and who’s style takes influences from the East. It’s a harmony of surprising contrasts - a sofa in a Sanderson flowery chintz sits alongside one dressed in an Ikat print, while yellow velvet clashes with shocking pink toile de Jouy wallpaper, and mismatched Moroccan rugs form a rainbow patchwork across the floors. Fabric used for walls adds to a sense of warmth as well as enriching the palette of shades, while the woodwork is painted baby pink. “Solange’s bold use of colour is full of wit and wonder and brings a smile to your face,” says Lowe.

A mix of intriguing finds from local flea markets - twinkling candelabras, vintage glassware, bespoke china and stacks of rare books - are just some of the treasures that embellish the space and enhance character and interest. “What I love about this house is that despite the grandeur of the building itself - which in other hands could look austere and formal - Alice has, with her inherent romantic aesthetic, created a whimsical, enchanted world here,” Lower says admiringly.

Fashion and interior designer Hersham-Loftus has banished walls from her London apartment, and transformed it into a giant living space simply divided into areas by beautiful panels of fabric. Hand-made muslin curtains - appliqued with vintage lace and hand-dyed - hang over windows, and ceilings are painted black. She’s furnished with day-beds, antique furniture and a jungle of vast potted plants throughout, which conceal subtle lighting effects. The designer’s style, says Lowe, is ever evolving, and “sumptuous, seductive, exotic, and highly unique”. Ambiance We visited on a Thursday evening (also known at Branded as ‘Ladies night’ - where every cocktail is just £5 and features live music). We were warmly welcomed, and enjoyed a drink in the stunning and buzzing bar area before sitting down to our table.
Service Service was faultless - a nice mix of being supportive and friendly, whilst also giving us our space to relax and enjoy the evening. The Chef also popped out to welcome us, and shared a few of his trusted recipe tips. When you visit, be sure to ask him about his perfectly cooked steaks and roast dinners!
Drink
Food To shared three delicious starters - salt and pepper squid lightly coated in cornflour and fried, giving a soft texture to the squid, and a satisfying crunch to the outside, but without the heaviness of some batters. Rock shrimp tempura prawns with house dips - one had a good kick! Fresh, perfectly cooked seared diver scallops accompanied by noodles in a chilli, spring onion, and Thai style sauce. With steaks from naturally grass fed cattle selected and hand cut by Donald Russell (suppliers of meat and poultry to H.M The Queen), it was the obvious choice to go for steak as our main. Our favourite was the indulgent Côte De Boeuf - 600 grams of mouthwateringly tender meat, full of flavour due to being cooked on the bone and with a good marbling of fat. 90 MARCH 2020

INTERVIEW: Michelin starred chef Alain Ducasse T
French chef Alain Ducasse is something of a legend - but as Ella Walker finds out, at its heart, his mission is a simple one.
he word ‘Provence’ effortlessly conjures up a sense of romance. Woodsmoke and the scent of garlic; huge, regimented fields of purple lavender; bottles of throat-catching olive oil, and bubbling pans of tomato-heavy chicken stew. Chef Alain Ducasse - although born in Orthez in the south-west of France - knows the cuisine of the region better than most. And what he loves about it, he says, is its “simplicity and spontaneity”. “As in any culinary tradition, Provencal cuisine reflects a terroir,” explains the 63-year-old restaurateur over email (his English is not quite fluent), “the nature and the culture of people living there. Yet it does it with probably a higher degree [than many other places] - with a certain flair. “Provencal cuisine genuinely expresses the soul of the country. The tastes of the local produce is more intense, the recipes are altogether humble and supremely elegant, the recipes, transmitted [through history, largely] by women, are fantastically diverse.”
The chickpea, he continues, “may well embody this spirit of Provencal cuisine: a very humble product which can be magnified by the right recipe. Many dishes are made with chickpeas or chickpea flour, for instance the socca, a delicious speciality of Nice.” A thin, pancake or crepe, socca is made using only chickpea flour and water, with a little seasoning; you can’t get much simpler. Unless perhaps you’re cooking red mullet on Provence’s Mediterranean sea shore. “The recipe?” questions Ducasse. “Do nothing! Celle, which has just celebrated its 20th anniversary. “It’s a love story,” says Ducasse of the l’Abbaye. “When I discovered it, in 1999, I instantly felt in love with the garden and its century-old chestnut trees and the harmony of its 18th century architecture. I immediately thought about creating a restaurant there with a few rooms.” An hour’s drive from Marseille (someone from the hotel is often able to collect you from the airport in an electric car), along the north curve of the SaintBaume mountain ridge, the l’Abbaye is pale yellow, fringed with olive-green shutters, and adjoins a 12th century Benedictine Romanesque abbey.

Home to just 10 rooms, a Michelin-starred restaurant, as well as a conservation vineyard and a kitchen garden you could easily eat your way through if left to your own devices, it’s a pretty delicious place to spend a weekend. At the core of its ethos and menu - as with Ducasse’s wider businesses - is an awareness of sustainability and seasonality. “Proposing dishes with more vegetables and cereals and less meat is very important,” notes Ducasse. “In parallel, we are very demanding of our producers. They have to work according to sensible environmental principles, respecting seasonality.” At the dawn of a new decade, looking forward to l’Abbaye’s next 20 years, Ducasse is not filled with new resolutions as such, instead, he stands by “the resolutions I make to myself every morning: to create something new for my contemporaries.” Ducasse was raised on a farm, before becoming an apprentice chef aged 16 and going on to train under legendary chef Roger Verge. He went on to hold more than 20 Michelin stars throughout his career and is now not just a man, but an entire culinary enterprise, with restaurants, cookery schools and consulting positions in his name. It all comes back Ducasse’s family farm though. “I remember my grandmother asking me to go to the kitchen garden and pick ripe vegetables. I remember the drops of white juice dripping from the lettuce stalk when cutting it,” he recalls. “I remember the smell and taste of the roast chicken my grandmother was preparing every Sunday for the whole family. I remember the chocolate cake I dared to make for Christmas when I was 12.” Of his career achievements though, he says his most significant is “the creation of naturalite (naturalness). This is a very radical and innovative approach we developed at my Hotel Plaza Athenee, in Paris. No meat - just vegetables, cereals and fish from sustainable sources.” It is “a thought-provoking cuisine in a prestigious venue; a demanding cuisine in a glamorous three Michelin-star restaurant”, he says.
