Accessible only via private gates and surrounded by two-metre pleached hornbeam, The Mews provides optimum exclusivity for its guests. The Mews suites also encompass their own private courtyards with sunken private spa baths and dark wicker seating areas.

Boasting elegant English naturalism and charm, each mews has a botanical name such as Juneberry, Foxglove and Hawthorne. With the choice of studio, one bedroom and duplex mews houses, each of the properties is styled in a quintessentially British manner, offering guests their own living space. Six of The Mews also have kitchenettes.

Adorable country home features - such as real timber wood flooring, farmhouse doors, pristine Wellington boot stands, exquisite wall coverings and cosy window seats - are set against elegant slate and leather furnishings. A muted colour palette of rich mustard and subdued tan tones, complemented with dark accents, echoes throughout each property.

Eclectic artwork hangs on the walls, while a contemporary take on traditional tartan fabric adorns each sofa. The immaculate bathrooms have under-floor heating, bespoke vanity units, luxurious gowns and slippers, along with chic ESPA toiletries.

For colder months, most of The Mews offer neatly stacked logs alongside sleek gas fireplaces.

Sparcstudio designed the award-winning spas at Dormy House and Calcot Manor and so applied a spa-like approach to the design of the interiors. Beverley Bayes Director at Sparcstudio, the Architects/Designers of The Mews, said: “We designed the suites to be ‘glamorous country’ in style. They are private and self-contained, making them perfect for a romantic stay away from the city, especially the four-poster bed suites, with double-ended in-room baths and the all important Champagne bottle rest.”

The Mews communal garden offers an enchanting haven of colour created by awardwinning garden designer, TV gardening presenter, journalist and author, Ann-Marie Powell. There are an abundance of gardener’s delights including a

stainless steel architectural sphere, living pergolas, umbrella trees creating a shadow effect, and unique yew onion bushes punctuate the space. A paved passageway leads guests through the garden towards a central raised patio, boasting an infinity hydrotherapy pool with a modern ceramic tile backdrop and water feature. Ann-Marie Powell said: “We wanted to create a gloriously tranquil space

Christmas Party Night On 21st December, Sopwell House is hosting a Christmas Joiner Party Night - the perfect way to celebrate the festive season with friends or work colleagues. Nina Koppel, one of Georg Jensen’s most iconic designers and daughter of the legendary Danish designer and master silversmith Henning Koppel, shares the same incredible talent for design that her father is known for. She is known for her ability to combine simplicity with mysticism – a sentiment

Nina Koppel studied textile design at Kunsthåndværkerskolen – Denmark’s School of Arts and Crafts. She graduated in 1966 and later that year established her own workshop. She began her collaboration with Georg Jensen in the 1980’s with her initial designs created in silver.

In 1987, Nina Koppel designed a silver ring that led to the creation of the iconic Fusion collection.

Phil Thompson returns for one night only

A

uberge du Lac opened its doors in 1998 and has enjoyed a fabulous 20 years on the Hertfordshire Restaurant scene.

Situated on the Brocket Hall Estate, the restaurants opening provided a new chapter in the Estates history. To celebrate its 20th anniversary, Phil Thompson of THOMPSON St Albans returned for this very special evening to join Head Chef, Matt Edmonds in the kitchen.

Thompson was Head Chef at Auberge du Lac from 2002 to 2013 and is currently the longest serving Chef in the history of the restaurant and enjoyed numerous awards including 3 AA rosettes and a Michelin Star. After leaving Auberge du Lac, Thompson opened up his own restaurant THOMPSON St Albans.

Thompson has established his restaurant as one of the leading restaurants in Hertfordshire earning three AA rosettes in September 2017. Thompson featured on Masterchef – The Professionals as a judge and takes a regular spot on local radio.

Coming from a family of Chefs, Thompsons dream was always to own his own restaurant and when he found the building in St Albans that is now THOMPSON St Albans, he knew it was time to make his dream a reality.

Edmonds has been Head Chef at Auberge du Lac for nearly two years and like Phil, has a focus on finding new flavour combinations, always learning and discovering new ways to showcase his food. From a young age, Matt was always aware of where food came from and how it was prepared. His grandfather was a dairy farmer and his grandmother had an allotment, so the 36 DECEMBER 2018

countryside and it’s produce played a big part in his upbringing. His first steps into the industry were alongside a Michelin-starred chef, who took Matt on as an apprentice. He has since worked at some of the finest country estates as well as Searcy’s at The Gherkin.

It seemed only fitting to invite Thompson back into the kitchen to celebrate turning 20. The duo of Chefs devised an exceptional menu for the evening treating guests to Weymouth Crab, Pan Fried Turbot with Scallop, Venison and Opalys & Pistchio Cremeux to name a few of the mouth-watering dishes on the menu. Wine pairings were provided by the restaurants experienced front of house team to create an evening that paid tribute to each Chefs style of cooking while in the beautiful surroundings of the 543 acre estate.

Edmonds enjoyed the experience of having his predecessor in the Kitchen, ‘It was an honour and a privilege to have Phil back for the first time since leaving the estate five years ago. Having decided the menu together, working hard to complement each other’s style of cooking, we knew it would be a great combination.

Sharing Phil’s knowledge of 11 years on the Estate and winning a star during his time here made for a brilliant evening. All guests left happy and it was a great way to celebrate Auberge du Lacs 20 years in business. We hope to see him back again soon!’

Thompsons return to the kitchen in Auberge du Lac was also a positive one and settled straight back into very familiar surroundings, ‘It was an honour to be asked back to cook with Matt for the 20th anniversary, it felt amazing to be back, it just reminded me of how beautiful this place really is. It was a brilliant night!’

Auberge du Lac has enjoyed a hugely successful 20 years in the business and while the evening was a fitting tribute to the past, eyes are on the future to see what is next for the restaurant. Michael Longshaw, Managing Director of the Brocket Hall Estate, has high hopes for its future and hopes to see a Michelin star back on the estate.

Beryl Cook o.b.e

…one of Britain’s most loved Artists

“G

irls in a Taxi” is probably the best known image by the late Beryl Cook o.b.e published over a 30 years period.

Following Cook’s first exhibition at The Plymouth Arts Centre in November 1975, the selftaught former seaside landlady instantly won the popularity vote.

Her flamboyant paintings of portly ladies and other exuberant characters were drawn from a lifetime of people watching - much of it in her Plymouth home.

Despite her colourful pictures Beryl was actually quite a shy and retiring lady.

In 1994 she received the Best Selling Published Artist Award from The Fine Art Trade Guild and in 1995 was awarded an O.B.E Sadly Beryl Cook died on 28 May 2008 at her home in Plymouth at the age of 81

Born in Surrey in 1926, one of four sisters, Beryl later moved to Reading, Beryl left school at 14, moved to London where she became a showgirl in a touring production of The Gypsy Princess. She went on to work in the fashion industry, which was to inspire her lifelong interest in people’s appearances.

In 1946 she married childhood friend John, with whom she briefly ran a pub when he retired from the Merchant Navy.

Their son was born in 1950, and the following year they left to live in Southern Rhodesia.

While there, her husband bought her a child’s painting set for her birthday and it was with this that she produced her first significant work, a halflength portrait of a dark-skinned lady with a vacant expression and large drooping breasts, now known as Hangover.

Cook soon found she could not stop painting, using scraps of wood, fire screens and even a breadboard.

Once back in Britain her painting really took off, first in Cornwall then Plymouth.

In the summer months the Cooks ran a theatrical boarding house. Meanwhile they enjoyed visiting local bars and watching flamboyant drag acts all of which acted as fuel to her inspiration.

Over a 30 year period, approximately 80 of Beryl Cook’s paintings were produced as Signed Limited Editions. s we prepare Christmas dinner this year there is likely to be at least one or more guests who are vegetarian or vegan and will have no truck with turkey. These days, every host needs at least one or two delicious alternatives to offer as menus previously thought of as ‘cranky’ have become not only mainstream but are recognised as healthier.

In the contemporary interior of Mill & Brew in Mill Hill, London, Head Chef Aidan Mannion, an alumnus of Jamie Oliver’s renowned ‘15’ programme who recently featured in the top 30 British chefs under 21 by House of Coco is a passionate and engaging spokesman for sustainable eating, favouring foraging over fancy ingredients every time and eagerly referencing his mentor’s approach to simple superfoods.

For Christmas tips, Aidan recommends roasting vegetables like sprouts, carrots, and cabbages on a traybake all together to save time and space and steaming the broccoli at the same time as boiling the carrots - helping ensure that everything is cooked and hot at the same time.

Aidan has embraced vegetarianism in recent years and has growing respect for veganism creating magic using ingredients such as maca, moringa, green tea and spirulina, which he blends using only antioxidantrich olive oil or coconut oil, renowned for its antimicrobial, antiviral, antifungal and antimicrobial properties. Nuts of all varieties feature in Aiden’s carefully balanced cooking, such as almonds, walnuts, cashews, Brazil nuts and pistachios, to provide omega-3 fats, vitamin E, flavonoids, phytonutrients and other nutrients.

Aidan also embraces new trends in food preparation. He says: “The challenge is to combine tasty and nutritious dishes with as little exploitation of air miles and animals as possible. For example, during the last war, the nation was reliant on home grown fruit and vegetables and we were forced to be inventive with few ingredients.

“Anyone looking to be more sustainable, the best thing you can do is to start growing your own produce. Whether it’s just a few herbs on a balcony or going down the allotment every Sunday. I recently grew a batch of purple sprouting broccoli and wanted to make sure I used every single part of it. It’s surprisingly fun and you can get really creative with it - I used the leaves, the stems, even the fibres.”

Aidan has ambitions to one day set up a supply line where he could creatively re-purpose the vegetables deemed not good enough to go to market. It saddens him greatly that so much perfectly good food is wasted.Promoting a local food agenda involves editing recipes which are currently both right on trend but heavy on air miles.

For example, Aiden replaces avocado (sourced in South America) with beetroot or aubergine which are sourced in the UK. And with the big push at this time of year being Christmas lunch, Aidan is showcasing his vegetarian and vegan festive dishes, available at Mill & Bew throughout December.

We source the best coffee beans and have the same ethos with our food. “It’s about finding the blend of making sure the food and the coffee is just as good as the other. 2 large aubergines roughly 800g 2 pinches cumin 1 pinch of paprika 1 pinch of ground coriander A good splash of olive oil Chopped walnuts approx 20g Dried cranberries approx 20g 1 clove garlic Roast aubergine at 200 degrees for approx 45 minutes, score slices in the aubergine rub with olive oil salt, pepper and throw in one half of the garlic clove. Wrap in foil before roasting.

Once aubergine is soft scoop out, keep the skins as they’re very good for you. Finely chop your roasted garlic clove (this will add more smoky richer garlic flavour) use regular garlic if preferred. Add your seasonings and keep tasting throughout.

Once complete, spread onto sourdough toast and garnish with cherry tomatoes.

here was a lot of talk at the autumn/ winter shows about clothing as armour, which translated to capacious coats (sometimes worn two at a time), shiny rain-repellent fabrics and fierce animal prints that scream ‘back off!’. Another example of the the protective fashion trend in action was designers’ collective obsession with leather dresses, seen everywhere from Alexander McQueen (edgy and asymmetric) to Miu Miu (super-short and brightly coloured). Houses that are known for their leather goods like Tod’s, Loewe and Hermes naturally excelled in this area, sending out beautiful, butter-soft frocks, while Stella McCartney made excellent use of her faux-leather ‘skin free skin’ fabric, creating ruched midi dresses in blue and black. On the high street, retailers have really run with the trend, but there are a few style notes you need before you go hell for leather. First up, this isn’t about clingy, sexy pencil dresses - there’s a toughness to the trend, so think loose shirt dresses or A-line styles. If you’re opting for a sleeveless or pinafore-style dress, layer it with a jersey rollneck or chunky knit to make it daytime appropriate. Muted colours are also best for day. Black is the classic hue, of course, but deep red, burgundy or forest green are really wearable, too. And finally, it doesn’t actually have to be real leather. If you want to avoid animal fabrics - or steeper prices - there are some excellent PU (Polyurethane) alternatives that are much more affordable. Here’s our pick.

Myopia is an epidemic.

What can we do about it?

T he incidence of myopia is increasing and nobody knows why. In Singapore, 90% of children are myopic! In the 1920s in Europe, the incidence of myopia was just below 20% of the population. Now, it has exceeded 30%. The current World Health Organisation prediction is that by 2050, half of the world’s population will be myopic.

High myopia, defined as a prescription greater than -6.0, is associated with a degenerative condition of the retina which often leads to significant visual impairment later in life. It is an understandable gut reaction to blame smartphones for this epidemic. However, the increasing incidence of myopia started long before the arrival of screens.

Although scientists are a long way off from fully understanding what the mechanisms of myopia are, there are some clues emerging.

One of the first pieces of evidence to emerge regarding myopia is the connection between it and the number of years spent in full-time education.

The longer you study, the more likely you are to become myopic. This explains why boffins are often depicted as wearing strong glasses. Research has identified that children who spend more time outdoors are protected against myopia. It doesn’t matter what they do outdoors, they can read books or look at screens, it is the being outdoors that protects them. The evidence indicates that it is the level of illumination around the retina that seems to control the growth of the eye. The average human eye is 23.5 mm from the front of the cornea to the retina at the back. In myopia, the retina is too far back from where the light is focused and it is necessary to wear glasses or contact lenses to refocus the eye. The uneven illumination of the retina when the person is indoors seemed to trigger continuing growth of the eye, leading to myopia.

Further evidence also points to the fact that prolonged close work may also increase the risk of myopia. Children may be spending too much time looking at objects within arms reach. In the Far East and in particular in Singapore, researchers have advised the 20-20-2 rule: for every 20 minutes spent doing close work, people should spend 20 seconds

relaxing their focus into the distance and spend at least two hours a day outdoors.

Early research also shows that young children who have eye drops instilled once a day have a significant reduction in the growth of their eyes. The research is so successful that, in Singapore, children as young as three will be treated before they are myopic.

Eventually, however, we must find the triggers of modern life which make myopia ubiquitous. Our ancestors were not myopic, so there is something about 20th and 21st century life that is fooling the finely balanced growth mechanisms of the eyeball.

f all the sectors of the beauty industry, fine fragrance might seem relatively unchanging compared to, say, make-up, where products and trends come and go in the blink of an eye.

There may be thousands of new perfumes and colognes launched every year, but the vast majority come in the same old format: A bottle of (usually very expensive) scented liquid. Right?

Actually, perfumery is going through a period of rapid change, with established makers responding to the changing needs and desires of the modern customer, and a host of digital-native brands cropping up offering an innovative route to discovering your next favourite fragrance.

“People don’t want to smell the same as everyone else anymore,” says Tara Derakshan, co-founder of subscription service Sniph, which sends subscribers a new perfume from a niche brand to try each month, either 4ml for £9 or 8ml for £14 (which is then discounted if you choose to buy a bottle).

“Bespoke is becoming a trend and you want to build your own identity with your own unique smell.”

Hair fragrance If you want your perfume to last longer, you shouldn’t limit your spritzes to your neck and wrists, says Nathalie Lorson, the perfumer behind new Jimmy Choo Fever.

“Long hair is very good, because the hair keeps the fragrance very well. When you move, if you have long hair, it gives you a lot of ‘train’,” she says, meaning the cloud of perfume that lingers in your wake. A variety of subscription services now offer an accessible way to test a perfume before deciding whether to invest in a full-size version. “It’s super-hard to try fragrances in the shop - your nose can’t do more than five. And also, what you think smells good at first sniff may not smell good on your skin,” explains Derakshan. “We think you need a month to really wear it and decide, ‘Do I love it?

While monthly services offer a curated collection, Hermetica is the first digitally-focused producer, using an online personality quiz to determine which of its 13 eau de parfums is right for you. I was sceptical but amazingly, after answering a series of abstract questions like, ‘When do you daydream?’ and ‘What’s your sweet escape?’ I was told Source1 - which contains my absolute favourite fragrance note, amber - was my ideal match, and when it arrived, it was love and first sniff.

What are the benefits of using vegan beauty products?

“Skincare that has been approved by the Vegan Society will not have been tested on animals or contain any animal by-products. What are the most common animal-derived ingredients found in beauty products?

“Some of the most commonly-used animal ingredients are fatty acids derived from tallow or lard. These include stearic acid, palmitic acid and oleic acid, all of which can be extracted from animal fats obtained as slaughter-house by-products. Milk is also used as a source of some ingredients that can be used in cosmetics, such as the proteins casein and albumin, and lactic acid, which is sometimes used to adjust the pH balance of skincare products.

“As Korean beauty has risen in popularity, so has the use of snail secretion as an anti-ageing ingredient in moisturisers, serums, face masks and foundations. Harvesting the ingredient is thought to cause the snails distress, as they produce secretion as a response to feeling threatened. 70,000 female cochineal beetles are boiled and crushed to produce one pound of carmine, a red dye which is used in lipsticks, eyeshadows and nail varnishes. Lanolin is a water-repelling ingredient often found in balms and salves, and is a wax secreted by the sebaceous glands of sheep and other wool-bearing animals. Squalene is derived from the livers of deep sea sharks, which are threatened with extinction. It’s uncommon to find it in cosmetics these days, but can be found in some moisturisers.”

What vegan alternatives are used for these ingredients, and how do you ensure the quality of the products is maintained?

“The alternative ingredients we use include squalane instead of squalene, quinoa in place of keratin and natural oils in place of tallow. We maintain the quality by formulating our products using only certified organic plant actives known for having beneficial properties. We also never compromise the quality of our products by adding synthetic ingredients such as SLS, parabens or silicones.”

Why Homeowners Are Warming To Solid Roof Conservatories

M

any UK homeowners can be exasperated by badly designed and specified existing conservatories, complaining they are simply too hot in summer and too cold in winter. It is therefore important that if a double glazed glass conservatory is what is required, that it is expertly designed and installed by well-established conservatory experts so it can be used all year round thanks to heat reflective glass, an insulated base, a roof vent to release any heat build-up, plenty of ventilation and a high quality double glazing specification that keeps the cold out and warmth in.

The alternative to a glass or polycarbonate roof, is an “insulated warm roof �, better known as solid roofs with tiles. There is the traditional full blown extension option with either a flat roof or a timber pitched roof with heavy slate roof tiles, or nowadays there are several lightweight, yet incredibly robust aluminium solid roof options that each offers even better insulation than traditional

roofs, plus with some systems there is a choice of attractive lightweight tiles in both aluminium and UPVC (the latter are more expensive, but aesthetically look like traditional slate tiles).

Just like double glazed glass roofs, solid roofs can be installed on conservatories in a matter of days, as long as the existing base, windows and doors are structurally sound enough to take the heavier weight of an insulated solid roof. By opting for a solid roof, rather than a standard glass one, you will improve thermal and acoustic insulation. However, you do lose the natural daylight afforded by glass roofs, whilst gaining a structure that is more akin to an extension, hence why solid roof conservatories fall under the England and Wales Building Regulations.

Both aluminium tiled and UPVC tiled solid roofs can be built in many conservatory styles including: Edwardian, Victorian, Lean-To or Bespoke conservatories to name but a few.

The whole point of buying any modern conservatory is that you should be able to use it as and when you like. It can be incredibly annoying if it was not designed for 24/7 use, and thanks to not having enough ventilation, an insulated base or heat reflective glass, or is cold during the winter as the double glazing fitted was not of a sufficiently high specification. A solid “warm” roof offers even better roof insulation, primarily because it contains insulated plywood and rigid insulation board.

Any loss of natural sunlight as a consequence of opting for a Warm Roof can be off-set by the inclusion of one or more double glazed Velux style roof windows or on some system, large double glazed fixed roof lights. These sloping roof windows keep you in close contact with the outside and afford views of the sky above. The Velux opening roof windows will also help ventilate the space which you will be particularly thankful for on hot summer days.

If you already have a conservatory that is nowhere near as comfortable as you want it to be, then in all likelihood you’ll need to replace the entire structure (apart from the base and any walls) with one that has a Warm Roof or high specification double glazed roof, windows and doors. It simply is not sensible to put a highly thermally efficient new roof on top of non-thermally broken products, as all your heat will literally go out the window.

If you do choose a solid roof instead of a double glazed one, you will possibly need Planning Permission, so make sure you check what permissions you are legally obligated to obtain (and how much they each will cost) before ordering a solid roof conservatory.

If building a new solid roof conservatory onto a new foundation, you may not need planning if you are adding a warm roof structure under Permitted Development Rights, assuming a) the P.D. rights have not been withdrawn, and/or b) there are sufficient P.D. rights left to build the solid roof conservatory to the size you’d like it to be. If your dwelling is a “new build” developers sometimes

place restrictions on them, so you would be wise to check your particular situation out.

Solid Roof Conservatories are in the eyes of the law an extension, so Building Regulations Approval is required, whether you are building a new one, or having a glass roof replaced with a solid one. In the latter case, if your conservatory was built under planning permission, you will need to re-apply for planning, as you are changing from an exempt structure (i.e. a conservatory with a glass roof) to a non-exempt extension.

Christmas with Medlars

ts fruit has a multitude of uses. Why not try a medlar dish to add to your Christmas cuisine.

A plant worth growing in your garden too Great for small and large gardens the Medlar (Mespilus germanica) was originally from southwest Asia and possibly also southeastern Europe. It can be grown as a shrub or small tree and fruits have been cultivated since roman times, just prune occasionally to retain good shape and form. Though like any other tree or shrub good pruning done in the early years pays best dividends long term for productive and enhanced aesthetics.

It reliably fruits year on year, whatever the weather and flowers are self fertile, hermaphodite, pollinated by bees these large single white flowers have yellow stamens, very beautiful, a real picture in spring/early summer.

The fruits are large hips, like large rose hips they are in fact in the rose family Rosaceae. These hips are edible but need to be softened before use and this process is called,’Bletting’. You must allow the fruits to gradually soften before use.

They can then be used in various ways, either raw with port, cheese and biscuits or as medlar jams or quince and medlar chutney that also can be used as a sauce that’s great with pasta.

Deserts/puddings could include combining the pulp with honey and cream or Medlar curd a variation on lemon curd.

Drinks can even be made such as a country wine that tastes rather like sherry. To achieve this you first add the bletted fruit to sugar and water plus a wine yeast and leave to ferment. You could also add pears, bottle and rack the brew for two years. It is medium sweet with a very alcoholic taste and effect like a very respectable sherry.

Perhaps the most popular recipe is medlar jelly-: Medlar Jelly Recipe Ingredients are 2kg (4lbs) medlars, 2.5 litres (4 pints) water, Sugar, Lemon juice. This is achieved by

first softening the medlars by bletting then washing them and place in a preserving pan with the water; simmer slowly until fruit is soft and mushy. Pour into a scalded jelly bag and allow the fruit to drip for a few hours. Do not push the fruit through or the finished jelly will be cloudy. Measure the strained juice into a preserving pan and add 1 tablespoon of lemon juice to each 600ml (1 pint) of juice. Bring to the boil. To each 600ml (1 pint) of juice add 350g (12oz) sugar. Stir until dissolved. Return to the heat, bring to the boil and boil rapidly until setting point is reached. Remove any scum. Pour quickly into warmed jars, cover and label.

VALUE ADDED 6 Home improvements that will add value to your property - according to a professional

Prefer to stay put and renovate than move?

Lisa Salmon seeks some expert tips for the projects that promise the best returns.

I

ncreasing numbers of homeowners are avoiding the expense - plus the physical and emotional upheaval - of moving house, by staying put and renovating instead.

In fact, the number of people choosing to do this has risen fivefold since 2013, according to a recent report by Hiscox Insurance - increasing from 3% of households to 15%, representing more than four million homes in the UK. Supporting the notion that we’re becoming a nation of home-improvers, figures from Halifax show that planning applications have risen by a quarter over the last five years. Meanwhile, Hiscox found the average budget for home renovations was around £16,100 for each project, although 18% of the householders surveyed expected to spend more than £25,000.

So what improvements are they making?

According to the research, homeowners are most likely to either renovate a bathroom or add a new one, followed by kitchen improvements, installing a new boiler or central heating system, or creating more living space. However, not every home-improvement project will automatically add value to a property.

“Cheap is cheap - nothing kills the value of a

property more than doing cheap work in it. Estate agents have told me they’ve seen sellers with tears in their eyes, when they find out that construction work worth thousands of pounds hasn’t added a single penny to their home,” says Ash Chawla, chief executive of the design/build company Duke of Design (dukeofdesign.co.uk). “We live in a world which has become very aware and knowledgeable. There are no shortcuts to creating value to your home.”

So, what does Duke of Design recommend?

Here are six home improvements Chawla says could be a wise investment...

Conservatories The simplest home addition is a conservatory, which Virgin Money research says can raise the value of your home by as much as 15% if it’s included as part of an extension, or by 5% if it’s just a simple conservatory.

Chawla says choosing the right materials can help conservatories blend well with modern and period properties. “The key is to use materials other than the commonly seen white UPVC,” he says.

“A muted, more sophisticated palette of taupe and grey-painted wooden frames camouflages itself in a natural setting, and the reflective properties of glass help it blend into the outside space more easily.”

having way of spending money on your home is by having an extension built, saying the addition of a new bedroom could boost the average home’s value by 11.2%. They reckon a new kitchen, meanwhile, will typically increase a home’s value by 5.5% (or £12,400 based on an average UK house price of £226,071), although 28% think a new kitchen can lift a home’s value by as much as 10%.

A single storey extension can be built in as little as three weeks once planning permission is granted, says Chawla, who suggests an average sized £30,000 single-storey rear kitchen extension on a £500,000 home can lead to a profit of £30,000-£35,000.

“Aside from a rise in property value, you also benefit from a stunning home environment with added usable space,” Chawla adds.

Remodelling Remodelling an existing kitchen - by adding high quality units and flooring, purpose lighting and redecorating - could increase a property’s value by as much as 4%, according to the Royal Institution of Chartered Surveyors - although Chawla warns that expensive purchases, such as kitchen units and flooring, should be kept in proportion to the value of the property.

“The most successful kitchen extensions consider the whole home,” he explains. “By removing internal walls, you can connect the kitchen to the dining room, creating a functional space for entertaining.” Alternatively, you may also choose to link the kitchen to the garden by using large windows or patio doors.

Garden landscaping “Often overlooked, the garden can become the hub of home life and can work seamlessly with your home, as if brick and foliage were the most natural partners in the world,” says Chawla.

For family-sized homes, ensure the outdoor space is suitable for the growing needs of a family with low-maintenance planting and landscaping, while a small courtyard garden at a city apartment may appeal to younger working couples. The cost of landscaping a garden can be as little as £2,000, but Chawla says spending a little more can lead to a potential return of £40,000 on a £500,000 house.

Parking Most towns and cities have a parking problem, 110 DECEMBER 2018

Chawla points out. “By providing viable parking facilities, you can increase your property price dramatically,” he promises.

You could either convert land at the front or side of your property to add a driveway or parking space, or add a garage - possibly by converting an existing outside building, if there’s suitable access, or by building a garage extension. Full garage conversions commonly add up to 8-10% to your property value, says Chawla, particularly in areas where parking is a premium.

Loft and basement conversions The Hiscox report says loft extensions are the most popular planning request, and Chawla says loft conversions are usually less troublesome than basement conversions. They don’t always require planning permission, although they do need to meet building regulations to be classed as a room. The Nationwide Building Society says the average cost to convert an attic is around £20,000, which rises to approximately £35,000-£45,000 if you’re creating a dormer loft with double bedroom and bathroom.

Just boarding out the loft for storage is unlikely to make much impact on the price of your property, and Chawla stresses: “If financial gain is your goal, converting the loft into a usable room is the way to go. The benefits of adding an additional bedroom to your property can be huge - loft conversions can add as much as £65,000-£75,000 to your property value.”

An alternative is to add a basement conversion if space allows, but Chawla says this is a complicated procedure and potential problems, such as water ingress and foundation issues, can be major concerns.

rom durability and cost to easy maintenance - industry insiders talk to Abi Jackson about the things to consider when researching your choice.

In need of a new kitchen floor, but unsure what material to opt for? There are lots of options, but a few important things to consider too. “Fitting out a kitchen is very exciting, but often you forget to think about the flooring, which is likely to be one of the largest surfaces in the room, so its selection deserves careful attention,” says Jordan Reuben, from Canadian reality series, The Property Brothers.

First and foremost, there’s your budget to consider, but keep in mind that it’s not necessarily just a question of how much the floor will initially cost to buy and fit - some types of flooring will require more specialist cleaning, for example, or may be prone to damage and wear and tear, meaning further costs down the line to replace or repair.

Your choice will need to be a practical fit with your lifestyle too and, of course, you need to like it!

As Sian O’Neill, head of marketing at Topps Tiles (toppstiles.co.uk), notes: “As the hub of the home, kitchen design is of the utmost importance to homeowners, so it’s important to select flooring that is not only beautiful and hard-wearing but will stand the test of time.”

Here’s a look at three key options...

Tiles “Tiles are an excellent choice, as they are durable, design-led and able to stand up to the demanding conditions of kitchen spaces, with high traffic, potential spills and food mess,” says O’Neill. “Natural stone tiles provide a cosy and timeless look, especially for those living in an old country-style house. It’s worth keeping in mind that due to their porous surfaces, these types of tiles will need additional care before and after laying, to ensure they are sealed enough to last in humid areas, and to keep their finish in top condition.

Luxury vinyl homely.” Reuben adds: “Stone flooring is available in a wide range of colours, sizes and textures, but you must ensure the stone is sealed to keep it in top condition. Remember, limestone is porous, so it will naturally suffer wear and tear. If you’re looking for a hard-wearing and totally hassle-free option, porcelain tiles are great. It can be made to replicate the look of wood or concrete. The tiles are often highly durable and fit well in a high-traffic environment.” If you’re lusting over a gorgeous slate or marble floor - but your budget doesn’t stretch to the real thing, there are lots of lookalike tiles out there. “If natural stone isn’t the right fit for your home, there are plenty of additional options that offer the same aesthetic, but without the associated maintenance. Consider stone-effect tiles as these are waterproof, which means they’re easier to maintain and, thanks to modern technology, can now be made to look identical to the real thing,” says O’Neill. Wood-effect tiles can also offer a far cheaper alternative to real wood flooring (easier to lay and clean, too).

Laminate Want the look of real wooden boards, but that’s not a realistic option budget-wise? There’s good reason why laminate flooring is a trend that’s stuck around.

“Laminate wood floor is as popular as ever,” says Reuben. “It’s very modern and looks fantastic. As long as the product is factory sealed, those wine stains will just wipe away.” Josh Ashby, of UK Flooring Direct (ukflooringdirect.co.uk), adds: “Good quality laminates make a great floor for the kitchen, allowing
