Managing Director of Landmark Group Mav Sandhu is here with us today to talk us through a whirlwind year. Mav, Welcome back! What a year it has been, what have been your highlights in the last 12 months? Absolutely, we are now in our 20th year, and what a way to celebrate the milestone. As the new year approaches, I’ve been taking some time to reflect on the business and just how far we have come. We work at such a fast pace that we rarely have time to take stock and look at what we have achieved. 2017 has been a year of firsts for us. Our first five house development in Gerrards Cross on Fulmer Drive. Four of those have construction completed, and all five sold in a somewhat challenging economic climate. We achieved a record in Gerrards Cross for highest price of sale for a new build home in 2017 with our show home, Plot 4. We are also well underway with a 2 house project in leafy Farnham Common, launching in Spring 2018. We were recognised by the International Property Awards and were presented a 5* award for “Best Residential Development in Buckinghamshire” along with being nominated for a “Best Residential Development in the UK” award in October. This has been a great accolade for us a Company- to see years of hard work been recognised in such a way. I was also honoured to receive an award at the British Asian Achievers Awards for “Outstanding Achievement in Real Estate”, presented in October. These awards have spurred us on to strive for better things, and we are hoping to continue this upward trajectory in our Landmark projects for 2018. If I look around the office, there are a number of new faces that have joined this year; Marino, our new Structural Engineer, Shyamala & Diviya, our CAD Technicians, Ravi & Simran, our Apprentices in the Digital Marketing team and Rupi in a newly created Head of Operations role. Part of having a new team, is around innovation and moving our brand forward. We are trying to better engage with Clients, and part of this is through our social media presence for example.
We do a lot of Charity work, so it is important for us to raise awareness for our charity partner, Cancer Research UK and we always try and support others where possible. Sharing this through our social media platforms helps to raise awareness for their causes, and if this means just one person donates, then we are doing our bit. Our new website was created, to complete this year of change and innovation. We feel it better reflects our brand, and showcases Landmark Group work throughout. If we didn’t have any social media presence, it wouldn’t really matter how good the website was as no one would know about it -so we have worked on all elements of our online presence concurrently. We hope you have some plans to rest over the festive period, it sounds like you are going to need it! How do you wind down? Christmas is very much family and friends oriented for me and I’m looking forward to spending time with those I’ve not managed to catch over the last few months. My passion is around designing, so I’m never too far from a piece of paper and pencil jotting down ideas- although these days its more likely you will find me with some Lego building the next best superstructure with my children! We have spoken to you on many occasions about what the future holds, and each time you have something different in the pipeline- what can we expect for 2018? Yes- its been a year of change for us, and looking back I can genuinely say one of the best yet. We have a number of new projects in the pipeline one of which will take us out of Bucks and into beautiful Windsor- more to come on that next year! In addition, we have an exciting project coming up in Beaconsfield, all I can say is; Watch this space. www.landmark-group.co.uk

Yes- we have seen an increased visibility across different online platforms- how important is it for a business like Landmark Group to be engaging with their customers via Social Media? Its extremely important, as it helps to increase brand awareness for us. We are known as being a luxury property developer, but less so as a company that have expert planners, structural designers and interior designers, all in-house! As a lot of our work is done through client referral or repeat business, we wanted to give back to this community and share what we were up to for those loyal to our brand. DECEMBER 2017 19

ecember is upon us and the Christmas Season is in full swing. Whilst the weather turns a little more chilly, it is time to keep cosy and warm and enjoy the wonderful wintry ingredients. Fantastic game – pheasant, venison and partridge, kale, parsley root and parsnips all making an appearance on the
menus at the Artichoke. Christmas is also a time to celebrate puddings. This light and fluffy soufflé with comforting soaked agen prunes and a dash of Armagnac to give it a Christmas kick is a delicious alternative to the classical rich pudding and will give a show stopping finish for that special festive dinner party or lunch.
RECIPE: Prune and Armagnac Soufflé with Vanilla Ice cream
Serves 4
Ingredients • 4 meduim straight sided ramekin dishes • Fan oven pre heated to 180 degrees C Soufflé • 120g pitted agen prunes • 2 tblsp armagnac • 2 tblsp boiling water • 20g soft butter for the ramekins
Crème Patisserie • 7g corn flour • 29g plain flour • 37g caster sugar • 1 whole egg • 280ml milk • 1 vanilla pod
To fold in • 120 g egg white • 40 g caster sugar
Method Soufflé 1. Cut the prunes in half and marinade in the armagnac with the boiling water for 24 hours. Blitz the prunes in a blender to make a thick puree. 2. Line the ramekins with a double layer of the soft butter using a pastry brush ensuring that you brush upwards, coating the second layer with caster sugar. Crème Patissiere 1. Whisk the egg, 37 g caster sugar, 7 g cornflour and 29 g plain flour together until smooth. 2. Bring the milk and the split vanilla pod with the seeds to a simmer in a saucepan and pour over the whisked egg mixture whilst whisking. 3. Return to the pan and slowly cook on a low heat for approximately 8 mins stirring until thick. Cover with cling film and leave to cool in the fridge. 4. Combine 110 g of the chilled crème patisserie with 120 gm of prune puree . Soufflé 1. Whisk 120g egg whites with 40g caster sugar to a soft peak. Gently fold into the soufflé mix . 2. Fill the prepared ramekins with the mix and run a knife across the top so that it is smooth. Clean the edge of the rim with a clean cloth to aid the soufflé rising. 3. Cook the soufflés for 10 mins in the fan oven, finish with a dusting of icing sugar and serve with a generous quenelle of the vanilla ice cream.

recently visited the very talented Jacqueline Ferguson again at her centrally located, creative Penn Street Studio in Beaconsfield New Town, to catch up with her to learn the latest developments in her successful business. The studio looked as fresh as ever, with new flooring and an array of recent pictures which demonstrated her willingness to travel far and wide to take shoots for her clients. The excitable Shih Tzu Monte greeted me at the door, and we settled down to enjoy some of her photographs taken recently of the royal family. Jacqueline began to once more impress me with the passion, dedication and sharp eye she brings to her studio, portraying both her professional and creative side of the business. I asked her to sum up the last year – she answered enthusiastically: “It really has been a year of non-stop travel for me in my capacity as a professional photographer, exploiting my entire skill-set and testing me creatively. It has been a whirlwind.”

“How so?” I queried. “I have enjoyed the honour of covering a high roller’s three day, full-on Ibiza based birthday party that was hosted at the legendary Pike’s Hotel. This is an exclusive beach club and the highlight was a gala dinner hosted at the unique Heart venue, which showcases acts from the world-famous Cirque du Soleil – performing around the diners as they drink and eat. It was fantastic creating such stunning images.” “Also, a wedding at the end of August in the beautiful Crete provided a jewel in the crown of the collection of bridal celebrations that I have enjoyed the privilege of photographing this year.” “That’s intriguing Jacqueline, tell me more

about what you have been up to this year” I said. “As an animal lover and successful dog photographer, this year has opened up the doors of equine photography. This recent project has been developing a completely new area of my portfolio. I attended the ‘Prix de l’Arc de Triomphe’ as a guest of the Qatar government which gave such inspiration to me. From there I travelled directly to Ibiza again for another family portrait shoot. I really must say that it has been an exciting period of growth and development for my business, my studio and for me personally this year.” I was in time to catch her for this interview with her increasingly busy schedule as she was all suited and booted ready to head out of the studio and into Mayfair for her latest Royal family assignment with Camilla, the Duchess of Cornwall. My overall impression of Jacqueline is that she not only focusses on producing stunning work for her clients but she is also willing to go the extra mile and travel across Europe to wherever her work takes her. She has shown today that she is certainly the goto photographer regarding all your photography needs whether it be a Christmas portrait of the family with a view to Christmas presents being wrapped up under one roof, or your company’s festive end of year party celebrations. A Christmas Wish Making a small donation at Christmas could make the world of difference to the people that we care for at The South Bucks Community Hospice, says Head of Nursing Carole Hildreth.
T
he charity, based at Butterfly House in High Wycombe, has launched its Christmas appeal in the hope of raising more money to support people with lifelimiting illness across South Bucks. Your generosity could have a huge impact over the festive season and beyond to people who really need it, says Carole. “Any and all donations, however big or small, will really be of huge help and mean such a lot to our patients,” she said. “I have been with the hospice for many years and see what an enormous difference we can make to those living with serious illnesses by giving them expert care and attention they are unlikely to receive anywhere else. “The staff and volunteers are devoted to providing that care, but we rely on money from the public to enable us to go above and beyond what we can provide as a charity.” The hospice gives the following examples of how your donations can help: • £5 could pay for aromatherapy oils to help a patient forget her constant pain for half an hour • £35 could go towards nursing care for a man who has cancer • £50 could pay for a counselling session for a bereaved husband who lost his wife of 52 years • £100 could facilitate a support group for women going through and recovering from breast cancer. Carole added: “People think they are going to come into somewhere cold and clinical, patients are apprehensive at what they are going to see and yet there is so much joy here.” The hospice is also marking the season with its annual Light Up A Life celebration in early December. The deeply-moving event has become a major fixture in the High Wycombe calendar and is

attended by patients, families and the public. It includes songs, hymns, poetry and inspirational readings and allows people to light a candle in memory of a loved one, as well as place a written dedication on the Christmas tree. Chief Executive Officer Jo Woolf said: “Once every year, we take some time out to gather with the families and friends of all those who have lost a loved one during the past few years. Over the years, our dedicated staff and our remarkable team of volunteers have seen many patients come and then go. Yet none are forgotten, as each human is a truly unique light. Appointing your power of attorney?
Why planning, preparation and expert advice is vital
F
ormer judge Denzil Lush announced recently that there were a lack of safeguards in the Powers of Attorney regime in England and Wales and that he would never sign one himself. Instead, he would rather use a Court of Protection Order. Unfortunately, this announcement could make a lot of people unnecessarily concerned if they have already appointed someone as their power of attorney. Gary Kiely, partner at B P Collins, is on hand to allay any fears and advises on how to go about appointing the right person to ensure there is no abuse of power.
What are Powers of Attorney? It is important to have a power of attorney in place, at any stage of your life as it is comforting to know that you have someone you trust who will deal with your affairs if you are no longer able to do so yourself. While many people might consider the task of creating a power of attorney too time consuming and expensive, it would be wise to think seriously about the security it might provide you with. A General Power of Attorney can be drawn up to help someone manage your affairs for a short period of time, if you are abroad or in hospital. It is revoked if capacity is lost. A Lasting Power of Attorney (LPA) is the only way to ensure that your family can deal with your assets should you lose capacity. There are 36 DECEMBER 2017
two different types of LPA; one which deals with property and financial affairs and one which deals with personal welfare. The person making the LPA (the donor) can choose whether they wish to make either or both types of LPA.
What is a Court of Protection Order? If you lose capacity, and you do not have an LPA (or an Enduring Power of Attorney) in place, someone will need to obtain a Court of Protection Order (COPO) to be appointed as your “Deputy”, which is the Court of Protection’s version of an attorney. A Deputy could be a family member or, in the event of a dispute, a person with no family connections to the donor. The deputy can only do what they have applied for under the COPO and may need to apply to court again for other decisions, so the process is a lot more rigid and takes longer for decisions to be reached. These are usually applied for after capacity is lost as a reactive measure at a vital time and can take 6-9 months to obtain. The COPO is also more costly. When it is in force, you need to pay an insurance bond each year and report to the Court of Protection by filing accounts. There are charges for this. It may work in some situations but it adds stress and burden on the Deputy and may put some people off from acting altogether.
Despite what Denzil Lush says, Lasting Powers of Attorney should not be written off. They can really work where there is a trustworthy relationship. However, although LPAs can be created without a solicitor, it is worth seeking legal advice to help avoid a donor’s funds being misused, to be fully aware of the responsibilities involved and to ensure the LPA is executed efficiently and correctly. A solicitor can also: • Fully explain the pros and cons and what an LPA means for the donor. • Ensure that the donor has capacity and that there is no undue influence in appointing their attorneys. • Be a good sounding board when the client is deciding on who to appoint and their responsibilities. • Add an extra safeguard by storing the LPA until needed, as it is a live document once registered with the Office of Public Guardian. • Can be appointed as attorneys too, in more complex situations.

intu Watford extension reaches key milestone
A
‘Topping Out’ ceremony took place at intu Watford today, to mark a key milestone in the multi-million pound redevelopment project. ‘Topping Out’ marks the the highest point of the new extension being reached, with a ceremonial piece of concrete laid on the roof. Representatives from intu and the contractor Laing O’Rourke attended the ceremony, where both organisations reflected on the progress that’s been made so far. Laing O’Rourke’s Head of UK Building, Liam Cummins, said: “Having only started on-site in the middle of last year it’s great to see the progress made by the team in reaching this key milestone. We continue to develop our partnership with intu, and are committed to innovative engineering in the retail sector. We look forward to the final phase of this transformational project in the coming months.” The £180 million redevelopment, which is scheduled to open in autumn 2018, will bring new retail, restaurants and leisure options to Watford, including a brand new nine screen IMAX Cineworld cinema. The extension will be anchored by a 113,000 sq. ft. Debenhams store, with other top brands also signed up to join such as Superdry who will open a 6,630 sq. ft. store inside the 400,000 sq. ft extension. Around two thirds of the extension is now let, with Hollywood Bowl and a range of family friendly restaurants such as Cabana, Las 46 DECEMBER 2017
Iguanas and Byron also signed up to be a part of Watford’s enhanced retail and leisure offer. Refurbishment works are also underway to transform the look and feel of the existing shopping centre too. Not many people know about this hidden nursery where you can enjoy a pot of tea overlooking the sea of 50 000 plants. Lizzie and Marie, nicknamed the ‘Christmas sisters’ by Radio 4, took over the reins of their family business ten years ago and diversified it to include a café and farm shop. he pin has finally dropped! We have spun together a dazzling cast to perform in this year’s enchanting pantomime, SLEEPING BEAUTY (until 7 January 2018). Who we hear you cry….Oh yes even The Doctor is part of the cast! King Wesley, father of our cursed Beauty, will be played by broadcasting legend, BBC Radio 1 DJ and former host of Saturday Superstore, Mike Read. The King will be accompanied by everyone’s foxy favourite and the face of Children’s television for over 50 years, Basil Brush. Famed for his ‘Boom’-ing laugh and cheeky charm, Basil is sure to delight all audiences as the lovable Lord Chamberlain. Sprinkling her magic across the stage and stunning audiences with her 5 Star voice will be Denise Pearson as Fairy Fancy and her arch-enemy, the evil Carabosse will be played by the villainous ‘Vixen’, Bolton Brainiac and ITV’s sassiest Chaser, Jenny Ryan. Attempting to tame Carabosse’s dragon will be Nurse Paloma Pinchme, our resident Dame Steven Blakeley, and jesting alongside him, comic clutz, Chester the Jester played by Kevin Cruise. And last but not least, the dragon… (look out for him lurking on the canopy outside the theatre from next week) will be voiced by the one, the only, Tom Baker- best known as the longest running Doctor Who, and more recently for the narration of the hit comedy series Little Britain! he Rotary Clubs of Marlow today announce that the 13th Santa’s Fun Run will take place on Sunday December 3rd starting at 9.30 am. They again promise a sea of red running through the streets of Marlow. As always this 5 kilometre run appeals to a wide range of participants – some serious but mostly not - and in doing so raises serious money for good causes. Participating Santas can raise money for their own personal charities – or they can raise it for Rotary. In 2016 around £35,000 was distributed to mainly local charities and other deserving causes, with a target of £40,000 this year. There will be two lead charities for the 2017 event – Scannappeal and Compassionate Friends. Scannappeal is of course a very well-known local charity, and most of us at the very least know of someone who will have benefited from this great cause. Compassionate Friends (also called Alliance of Hope) provides support for those who have lost someone through suicide, and more details of this much respected charity can be found on www. allianceofhope.org. Additionally, a host of other mainly local - charities benefit every year from this great event. The Rotary Clubs of Marlow are also delighted to confirm that Sytner BMW High Wycombe are the lead sponsors for the third year running The entry website will open for entries on September 1st, and potential participants should sign up quickly and then start raising sponsorship funds as early as possible. Those interested will need to book early to avoid disappointment (last year Rotary had to close to entries well before the event date). Marlow Rotary Club President Peter Turner says: “Organising the Santa’s Fun Run involves a lot of hard work by the members of the Marlow, Marlow Thames and Marlow Bridge Rotary Clubs. Face the Fat The evolution of body contouring procedures
F
at remains one of the most common concerns and widely talked about topics amongst men and women. Even with a good diet and healthy exercise regime, a large proportion of individuals have stubborn or resistant pockets of fat that may seem impossible to lose. According to the American Society for Aesthetic Plastic Surgery in 2015, liposuction was the most commonly carried out procedure (396,048) with abdominoplasty coming in at 3rd place (180,717). The History and evolution of Body Contouring Surgical abdominoplasty, otherwise known as the ‘tummy tuck’, has remained the mainstay of excising fat for decades. Whilst the history of body sculpting dates back as far as the 1920’s, new methods for fat reduction evolved in the 1970’s with the father of modern liposuction, Dr Yves Gerard Illouz (1929 – 2015) demonstrating his ‘Illouz Method’ using suction-assisted cannulas through small incisions to remove fat. A large percentage of my patients lead busy lifestyles and request procedures to deliver results whilst giving them little or no recovery time. Why Does My Back Pain Keep Coming Back? Lower back pain (LBP) is an extremely common problem which can affect one-third of the UK adult population each year. It can be characterised by sudden attacks; when the pain has the potential to stop people in their tracks followed by a period of recovery back to normal activities. In most cases, LBP is usually self-limiting, meaning that it can improve on its own within 4-8 weeks. However, the likelihood of LBP recurring in those with a previous history can be as high as 85%. Although the cause of LBP can be multifactorial and unique in each individual case it is common for LBP to reduce the fitness of the important muscles that stabilise your spine. LBP can also lead to delays in your brain’s ability to successfully co-ordinate the muscles responsible for keeping your spine strong. This has the potential to result in a vicious cycle of LBP, recovery and LBP where people can find that the most mundane activities aggravate their backs. If you are experiencing lower back pain you may find these suggestions help reduce your symptoms and quicken your recovery: • Stay active- although it can be hard to at times it is important to avoid long periods of inactivity as this is likely to make the pain worse. Move a little and often • Use a hot or cold pack for 10 minutes at a time throughout the day for short term relief

e’ve all been in an intimate relationship where our partner has done something that makes us feel sad, angry or upset for days. What happens when our partner does something that feels unforgivable? What classifies something as unforgivable? Is it a partner cheating on us, physically or mentally abusing us; or maybe being deceitful about finances? Forgiveness is multi-faceted. There are multiple factors related to it. These factors can be personality, religion, family dynamics, morals, upbringing, mental health, physical health and the act in itself that one is seeking forgiveness for. Individuals often seek out couple’s therapy, as a last resort to fix or heal their relationships. More often than not, couples want a quick fix to get over the distress and move forward. However, in a book titled, Handbook of Forgiveness, by Everett l. Worthington Jr. she talks about the concept of Hasty Forgiveness. Everett explains that hasty forgiveness can often undermine the self-respect of one partner and possibly takes away from the impact the wrongdoer had on their partner. When you put this concept into couple’s therapy, it makes complete sense that hasty forgiveness can never lead to true healing. Which brings forth the question how important time and healing are with forgiveness? When entering couples therapy, it is imperative that individuals do not expect “quick fixes.” They respect, make clear and truly align with the emotions their partners are feeling. While on the flip side, the one hurt takes into consideration the amount of change their partner is willing to engage in and effort put into sessions.
Trust is a key element in relationships. Once it exits the relationship it may never return and if it is to return it may take months, if not years or work to bring it back. However, from experience couples that engage in regular therapy do find it helpful and successful for their relationship.
Tips to help this: 1. Taking responsibility: Being open and honest about your behaviour and what has taken place. However, respecting what your partner is willing to hear and take in. 2. Keeping your word: Practice what you preach. Do what you say you will do. Words mean nothing if actions are not present. 3. Giving your partner time to heal: No one rebuilds trust by rushing it. Trust takes time and years in any relationship, including friendship. 4. Being friends before lovers again: Being able to communicate and spend time with each other. Finding common ground where sexuality and intimacy is not your primary focus. 5. Engaging in your own individual counselling: Couples counselling is wonderful for the relationship, where the “relationship” is the primary “patient” in couples counselling. However, working on yourself in individual sessions can help explore in a healthy and secure environment your personal thoughts and feelings; without the fear of what your partner may think. (I believe this is IMMERATIVE for success). Couples counselling is not a quick fix, but it is a place to communicate openly, freely, and under the guide of someone who is also rooting for your relationship to work.

A Frog In My Throat I
t’s that time of year when coughs and colds start to catch up on you. Many people experience vague throat symptoms ranging from hoarseness of voice to difficulty swallowing or a sensation of something being stuck in the throat. These symptoms can persist for weeks or even months and worry and concern that it may be something serious, does little to help the problem. Fortunately, the vast majority of patients with these symptoms do not have a serious condition. In fact, the commonest cause for low-grade throat symptoms is silent reflux, also known as laryngopharyngeal reflux (LPR). This arises from irritation in the throat from stomach acid and enzymes. Many people don’t even experience symptoms they would classically associate with acid such as heartburn or indigestion but this is still the causative agent, hence the term “silent” reflux. The key to diagnosis is having a trial of medicines to combat acid reflux. Other conservative measures can also help such as avoiding trigger foods, ensuring there is a gap between the last meal of the day and going to sleep, and elevating the head end of the bed so gravity can help minimize reflux. Any patient with persisting symptoms of “a frog in the throat” can seek referral through their GP but may wish to consider the points mentioned here first. In particular, if the symptoms are not

worsening over time then they are more likely to be LPR related. However, there are other features that should raise alarm bells. For example, if a patient has an unexplained hoarse voice for more than six weeks or can feel a lump in the neck that persists beyond three weeks then they should seek an urgent referral. Mr Singh is an Ear, Nose and Throat Consultant practicing at Spire Harpenden Hospital. He is able to see and diagnose patients in Spire’s out-patient clinic. The assessment will usually include a minor procedure where a fibre-optic camera is passed through the nose to visualize the throat, voice box and possibly even the upper oesophagus. As it goes through the nose, it rarely causes pain or a gag reflex. Most patients don’t even need any local anaesthetic. This assessment will help to rule out most throat cancers or guide which patients may require further investigations or a biopsy. The commonest further investigations are a Barium Swallow X-ray that can confirm reflux or an MRI of the neck if any lumps are felt or suspected. Excess in December Throughout the month of December, many of us put enormous pressure on our bodies with excessive food and alcohol, and we are more likely to put ourselves in potentially risky situations. Q. I always end up putting on weight in December, what can I do to make sure I don’t, but still enjoy all the treats that come with Christmas? A. Try not to increase your recommended calorie intake. December means delicious, festive foods are readily available, but there is no need to eat in excess as doing so could have some serious health implications. Limit unhealthy fats found in all fried foods, processed meats and some dairy. Whilst it is OK to eat healthy fats in moderation, too much unhealthy food can put a strain on the arteries and therefore put you at risk of heart disease. Don’t go to sleep right after a heavy meal as it might disrupt your sleep patterns and digestion. There are plenty of healthy, delicious winter foods so swap saturated fats for better alternatives, lay off the cheese and biscuits and don’t over-indulge in puddings this Christmas! Q. Is it ok to drink more in December than I normally do? I don’t drink much the rest of the year. A. Alcohol affects the brain and contributes to depression in adults. Binging on alcohol brings some additional disadvantages such as dehydration, bloating, bad breath, spots, high blood pressure, liver disease – the list goes on. Research has also shown that the more alcohol we drink, the increased likelihood of unprotected sex, bringing further complications like sexually transmitted diseases and the possibility of an unwanted pregnancy. Make sure you drink in a safe environment, stick to the recommended unit allowance and avoid drinking alcohol daily throughout the holidays. Drinking water is crucial to maintaining the function of every system in your body including your heart, brain, and muscles and staying healthy generally.

Q. I find it hard to motivate myself to exercise in the winter – do you have any tips? A. Continue to exercise – winter weather isn’t a very good excuse although I agree it can definitely be harder to get ourselves to the gym! Shorter daylight hours affect our sleep pattern and lack of sunshine reduces our Vit D, both lower our mood
and make us want to snuggle. A vigorous daily walk particularly in the crisp sunshine helps. By keeping moving, the risk of developing diabetes is cut as activity can affect blood glucose for as long as 48 hours. Get moving and it will keep you warm too! Q. I haven’t had my flu vaccination – is too late to have it in December? A. The earlier you have your flu vaccination the better, but it isn’t too late to have it in December. Recognise social isolation. For many, Christmas time is a time for visiting family and friends and hosting and attending social events. For others, social isolation is a growing epidemic with emotional, mental and physical consequences. Anxiety and depression are more likely to be apparent at this time of year. If you feel you are at risk or know someone who is, get in touch with your GP. Q. I am often completely knackered come Christmas time, but there is so much going on that I can’t turn down. What should I do? A. In December, we often spend too much money and cram in as many activities as possible to ensure everyone has a lovely festive time. Slow down. Prioritise so you don’t overdo things. Reduce your stress levels and get good amount of sleep. Use the holidays to relax and wind down and spend time with loved ones rather than dashing around so you can start 2018 feeling fresh and relaxed. It is important to maintain regular patterns, sleep, eating, exercise through this period. The body is disrupted by excessive drink, eating, socialising and lack of sleep…hence weight gain and mood swings.

A visit to your local council’s planning portal will highlight the significant numbers of planning applications from home owners seeking to extend their homes rather than fork out the exorbitant costs of moving house
W
hether it is a loft extension, kitchen extension, conservatory extension or double extension, the desire to create affordable additional living space that can be used 24/7 is evident from the huge numbers of planning applications and the increase in the numbers of property owners (particularly in the last two to three years) who are having new orangeries or conservatories designed to integrate with their existing dwelling. These structures can, if designed appropriately within the bounds set by each local authority, be built without the need for Building Regulation Approval or the need for planning permission, if the home owners have sufficient Permitted Development Rights intact. That said most new structures with solid roofs 92 DECEMBER 2017
are very likely to need both planning permission and to comply with the Building Regulations, so ensure you get professional advice and talk to your local council before embarking on any development or placing an order. Previous research published by the Halifax Building Society showed that almost 20% of those questioned desire to move into a UK property that requires no home improvements. If this is still true to this day, it means a staggering one in five of the population would prefer to buy a house that needs nothing doing to it, which if they can afford to throw money away like that OK, but not so sensible

a move for hard working middle England who tend to work more hand to mouth. Buying a “ready made” home is often very expensive option, as one either pays a premium to the property developer who built or renovated the property, or alternatively a handsome profit to the home owner who did up the property in order to gain a substantial return on a relatively modest investment in risk/reward terms. Consequently, is it not far more sensible financially for anyone considering buying a house to instead actually be the property owner who carries out the home improvements, thereby being the ones to benefit from any subsequent increase in property value? available for home owners to utilise as additional living space a lot sooner than an actual extension with a tiled or flat roof that nearly always requires both time consuming planning permission and Building Regulatory Approval, plus signing off by a Building Control Officer from your local planning department when finished. That said, having an extension built that matches in, loft conversion and/or conservatory will add value to any home; whilst at the same time provide invaluable extra living space. These types of home improvement options done professionally to a high standard are far less costly than the massive expense of moving house, especially when you take into account legal fees, removal costs or van hire, surveyors costs, estate agency fees (all of which attract 20% VAT), mortgage or loan set up charges, and of course stamp duty (which collectively can amount to tens of thousands of pounds). F
loral motifs are one of the most popular and timeless trends in wall decoration. This time, Pixers proposes floral designs in a new version - not as a perfect addition to the interior, but as a mainstay in the interiors following the principles of maximalism. Maximalism combines boho, retro and vintage styling. There is a kind of horror vacui in there – it is hard to find undeveloped space, and at the same time, everything seems to be in place.
