Buying or selling a home?

Here’s how best to approach the market right now

After years of urgency, the residential property market has settled, creating space for more informed decisions. This is where a qualified residential property solicitor plays a central role. From identifying potential legal risks to keeping the process on track - early instruction and clear advice can make the difference between a smooth transaction and a stressful one.

Preparation is everything

For buyers, the most effective approach is to enter the process fully informed. Surveys will usually reveal something and property solicitors can also uncover complexities, particularly with leasehold properties, where obligations and restrictions can often be more onerous than anticipated.

Rather than treating these as deal-breakers, it helps to anticipate them. Buyers who research the property early, understand the type of ownership involved and secure a mortgage agreement in principle, are less likely to be derailed when issues arise.

Providing more information upfront?

There is growing discussion around reforming the home-buying process, including proposals for sellers to provide more information upfront. In theory, this could reduce delays by giving buyers a clearer picture from the beginning.

But transparency cuts both ways. While it may lead to more realistic pricing and fewer surprises later on, it could also mean properties sit on the market longer if issues are revealed early. The key for sellers is to strike a balance: address known problems where possible and consider setting a price that reflects the property’s true condition.

Expect negotiations

In today’s market, renegotiation has become more common. For example, buyers may seek price reductions after a survey. On these occasions, patience and flexibility are essential. A transaction that feels slow isn’t always a doomed one, it may simply reflect a buyer trying to proceed with caution.

Nothing is certain until exchange

One of the defining features of the system in England and Wales is that a deal isn’t legally binding until contracts are exchanged. That means either party can withdraw, even at a late stage. Understanding this from the outset is crucial. Buyers and sellers alike need to approach transactions with realism and understand that until exchange, everything remains provisional.

Why the system won’t change overnight

There have been some suggestions that England and Wales could adopt a more streamlined system, similar to the US, where escrow arrangements and insurance products reduce uncertainty. But the reality is that our property landscape, shaped by older buildings, layered legal titles and complex leases, doesn’t lend itself easily to that model.

Even where insurance is available, many buyers remain reluctant to rely on it. When it comes to something as fundamental as a home, most people want clarity, not just cover.

In a more uncertain market, preparation and advice from an experienced and fully qualified property solicitor matter more than ever. BLENHEIM PALACE A Must-Visit for Every Lifestyle Traveller

Steeped in history, grandeur and natural beauty, Blenheim Palace in Oxfordshire is one of England’s most extraordinary dayout destinations. Whether you’re drawn to world-class architecture, enchanting gardens, engaging family experiences or simply looking for a picture-perfect backdrop for your social feed, a visit to Blenheim delivers on all fronts — and then some. At the heart of this remarkable estate is the Palace itself, a monumental example of English Baroque architecture and a UNESCO World Heritage Site. Built more than 300 years ago as a gift to John Churchill, 1st Duke of Marlborough, Blenheim Palace was designed to awe with its scale, elegance and artistic richness. Inside, opulent State Rooms showcase priceless collections, period furnishings and stunning decorative ceiling paintings — each room telling its own chapter of British history and aristocratic life.

“Blenheim holds a special place in the story of Sir Winston Churchill, who was born on the estate”

History fans will find even more to love here. Blenheim holds a special place in the story of Sir Winston Churchill, who was born on the estate. Visitors can explore the immersive Churchill Exhibition, which brings to life his remarkable personal and political journey through artefacts, interactive displays and multimedia storytelling. For a deeper dive, several Churchill-themed trails and spaces, including his birth room, make this a meaningful stop for culture lovers. What makes Blenheim stand out as a lifestyle destination — beyond its historic and artistic wealth — is the diversity of experiences all under one vast estate. The Formal Gardens and Capability Brown parkland are living masterpieces in themselves, offering seasonal blooms, tranquil vistas, and scenic walking routes that feel like stepping into a classical painting. With features such as the majestic Water Terraces, a rose garden, iconic

vistas over the Great Lake, and winding woodland walks, there’s always a new angle to explore and photograph.

Strolling the grounds is just the beginning. Blenheim’s gardens and parkland are designed to be experienced — whether you’re enjoying a picnic on a warm afternoon or capturing that golden-hour shot beside one of the grand fountains or shaded garden paths. Daily buggy tours of the formal gardens provide a relaxed, narrated way to see highlights and learn about the estate’s horticultural heritage.

For families, Blenheim is genuinely a playground of possibilities. Little explorers can tackle the two-mile Marlborough Maze, ride the miniature Blenheim Park Railway, and enjoy playful energy at adventure playgrounds and discovery areas throughout the Walled Garden. The Stables Exhibition offers an interactive, hands-on look at the importance of horses through Blenheim’s past, while nature lovers can lose themselves in the sensory gardens with sights, smells and sounds to delight all ages.

Visitors also benefit from thoughtful infrastructure and amenities that make a day here both luxurious and easy-going. A variety of cafés, restaurants and picnic spots provide everything from casual refreshments to sophisticated afternoon tea, while boutique shops offer stylish souvenirs and pieces inspired by the Palace’s legacy.

Throughout the year, Blenheim buzzes with seasonal events and cultural highlights that elevate a visit into a full lifestyle experience. From food festivals and exhilarating jousting tournaments to special exhibitions, concerts and car shows, the calendar brings new reasons to return again and again.

But perhaps the most compelling reason to visit is how effortlessly Blenheim Palace blends its grand heritage with contemporary appeal. It’s a place where lovers of history can linger in stately rooms, where families can spend an inspiring day outdoors, and where photographers and lifestyle travellers can fill their cameras with moments that feel timeless and cinematic. The estate’s vast parkland and elegant gardens offer many quiet corners for reflection and relaxation, while the grandeur of the Palace ensures every visit feels special.

In an era when we’re all seeking meaningful, memorable experiences, Blenheim Palace stands out as a destination that satisfies every sense. It’s not just a place to tick off a list — it’s a place to explore, to celebrate, to play, and to fall in love with one of England’s most beautiful and dynamic cultural treasures.

Built to Last: Antiques and Sustainability

Sustainability is often associated with new materials and modern production methods, but antiques already sit firmly within this conversation. By their nature, they represent reuse. An object that has existed for decades, or even centuries, requires no new raw materials, no manufacturing, and no additional environmental cost to remain in use.

Many antique items were made with longevity in mind. Gold, silver and well-constructed mechanical pieces such as watches were designed to be repaired rather than replaced. This means they can continue to function long after their original use, often with only minimal intervention. In practical terms, this extends their lifespan far beyond most modern equivalents.

At The Antique Collective, items regularly come through the shop that have been stored away for long periods. Once assessed, many can be cleaned, repaired or simply reintroduced into use. Jewellery can be worn again, watches serviced, and silver returned to practical or decorative use. Even where an object is no longer complete, individual components can often support the restoration of other pieces.

This process reduces waste and keeps materials in circulation. It also preserves the work of the original maker, which is often overlooked in discussions around sustainability. Retaining and reusing existing objects avoids the need to produce new ones, and maintains a link to established methods of craftsmanship.

For those unsure about items they own, a proper assessment can help determine what can be reused, repaired or retained. In many cases, objects that appear redundant still have a clear and practical future.

Those interested in learning more - whether buying, selling, or simply understanding what they have - are always welcome to visit us in Chorleywood.

See you next month, Iris

The Hidden Truth About Estate Agency — And Why It Matters To Your Move

Most people assume that when they instruct an estate agent, the person sitting at their kitchen table will be the person handling their sale, and that they are financially motivated to achieve the best possible price.

In reality, that is often not the case.

Traditional estate agency is built around branches, targets and teams. The valuer who wins your instruction often hands responsibility to negotiators, sales progressors and Saturday staff. Crucially, the agent handling your sale often receives only a small proportion of the fee you pay—typically only around 5–10%.

While many firms provide a good service, the structure is often geared towards completing transactions rather than aligning the agent’s financial interests as closely as possible with those of the client.

A different approach has emerged in recent years: the Brokerage Model. Common in the USA and increasingly popular in the UK, brokerages are built around experienced self-employed agents running their own businesses.

The key difference is alignment. Because unlike high street agents ‘brokers’ typically retain between 70% and 90% of the fee paid by the client, they have a direct stake in achieving the best possible outcome. Clients often pay a comparable fee but receive a more personal, accountable service from a dedicated adviser.

At Moveli, this belief was the reason we started the company.

We felt the industry had become overly focused on maintaining large organisations rather than empowering the people who actually serve clients. Our view was simple: give great agents more autonomy and greater rewards, and clients ultimately receive a better service.

Today, Moveli has grown to more than 90 brokers across the UK, with an average of 19 years’ industry experience. Each broker works directly with their clients from instruction through to completion, without branch handovers or competing priorities.

Our network has grown by more than 50% in the past year and has become one of the UK’s largest upper-market brokerage networks. Recent sales have included a £26 million property in Mayfair and a £13 million home in Kensington, while in 2025 we were recognised by LonRes with its award for the highest-value country house sale. Across the network, our average sale price is approximately £1.2 million.

We believe the future of estate agency lies in the autonomy of experienced professionals who are financially motivated to deliver exceptional service and whose interests are fully aligned with those of their clients.

If you’re planning a move and would like to understand how a brokerage model could benefit you, we’d be delighted to have a conversation. Contact Moveli to speak with one of our experienced brokers and discover a more personal approach to selling your home. www.moveli.co.uk | 020 3150 0733

“Silent Divorce” When Staying Together Isn’t Staying Married

A growing number of couples are said to be living in a “silent divorce” - remaining under the same roof, sharing finances, family life and even holidays, yet leading emotionally separate, non-intimate lives.

On the surface, stability is preserved: children experience continuity, finances remain intact, and there is often less immediate disruption. For some, particularly those in the public eye, it may also avoid unwanted scrutiny.

However, this quiet disengagement can mask significant legal and emotional risks.

From an emotional perspective, unresolved distance can harden into long-term disconnection, affecting not only the couple but also children who may sense the absence of a genuine relationship. Stability without warmth can be confusing, and conflict, even if muted, rarely disappears entirely.

Legally, the picture is more complex than it appears. One of the most important yet overlooked issues is the date of separation. Even where couples continue to cohabit, a court may later be asked to determine when the marriage effectively ended. This date can be crucial in financial proceedings, particularly where assets, pensions, or business interests have changed in value over time. A delay in formally addressing

separation can therefore lead to uncertainty, dispute, and in some cases, unintended financial consequences. Complications may also arise if one party forms a new relationship while still living in a “silent divorce”, potentially increasing tensions and raising questions around finances, housing, and arrangements for children.

While remaining together may feel like the least disruptive option in the short term, it is rarely a neutral one. Taking early legal advice can provide clarity on both rights and responsibilities. Creating a Nurturing Environment

Welcome to St Peter’s Church of England (VA) Primary School, a nurturing and vibrant learning community situated on the border of Rickmansworth. Since our founding in 1880, we have remained dedicated to providing a supportive environment where every child is loved, cared for, and encouraged to flourish.

At the heart of everything we do is our school vision: “One Family, Aiming High, Learning Together with God.” This ethos, deeply rooted in the Christian faith and the parable of The Lost Sheep, shapes our daily life. We pride ourselves on our inclusive “family feel,” where children learn the importance of their own individuality while showing love, compassion, and respect to one another.

Our curriculum is designed to be rich, diverse, and engaging, fostering a lifelong love of learning. From our Forest School—where pupils build self-confidence and survival skills in the great outdoors—to our focus on a rich and diverse curriculum, we aim to equip every child with the

tools they need to succeed. We are committed to academic excellence, but we place equal value on spiritual, moral, social, and cultural development. Our core values of perseverance, respect, enthusiasm, and spirituality are lived out by students and staff alike, ensuring our pupils leave us as well-rounded members of society.

As a Voluntary Aided school, we enjoy an intrinsically strong relationship with St Peter’s Church. This partnership extends into the wider community, from supporting local food banks to collaborative events that bring us all together. Whether it is through our daily worship, our active School Council, or our “Wise Owls” peer mediators, we empower our students to take responsibility and contribute positively to the world around them.

We invite you to experience our warm and friendly atmosphere firsthand. At St Peter’s, you will find a school where learning is in action, diversity is celebrated, and every child is supported on their unique journey. We look forward to welcoming you into our school family.

PRIVATELY EDUCATED PEOPLE DOMINATE TOP BRITISH JOBS

The study, by the Sutton Trust education charity, shows that virtually every key profession is dominated by privately educated pupils grabbing the senior management/director positions

Their grip on power is most noticeable in the judiciary, where 74 per cent of leading judges (those in the High Court or Court of Appeal) were privately educated.

Figures in the report also show that one in three MPs (32 per cent) was privately educated –as were half the members of the Conservative Cabinet. Even in Jeremy Corbyn’s Shadow Cabinet, 13 per cent of members went to private school. Nationally, the figure is just 7 per cent.

The report, carried out by Dr Philip Kirby, goes on to show that 71 per cent of senior Army officers – two-star generals and above – went to private schools. Only 12 per cent attended comprehensives.

“The

higher echelons of journalism are also dominated by the private sector, with 51 per cent educated in independent schools”

In medicine, 61 per cent of doctors were privately educated while 22 per cent went to selective state grammar schools and just 16 per cent to comprehensives. The list goes on – 48 per cent of civil servants were educated privately, 29 per cent went to selective grammar schools and 23 per cent to comprehensives.

The higher echelons of journalism are also dominated by the private sector, with 51 per cent educated in independent schools. And of those chief executives of FTSE 100 companies who were educated in the UK, 34 per cent were privately educated.

Nearly half the top actors – 42 per cent of Bafta Award winners – went to private schools, fuelling criticism that the profession is becoming more elitist.

“Our research shows that your chances of reaching the top in so many areas of British life are so much better if you went to an independent school,” said Sir Peter Lampl, the chairman of the Sutton Trust. “As well as academic achievement, an independent education tends to develop the essential skills such as confidence, articulacy and teamwork, which are vital to career success.

Preparing Young People for Life Beyond the Classroom

Education today is about far more than academic results alone. While strong examination outcomes remain important, there is growing recognition that young people must also be equipped with the skills and mindset needed to thrive in an increasingly complex and fast-changing world. Preparing students for life beyond the classroom has become a central focus of modern education.

Critical thinking is one of the most valuable skills students can develop. In a digital age where information is abundant, the ability to analyse, question and evaluate ideas is essential. Encouraging curiosity and independent thought helps young people become confident decisionmakers, capable of navigating challenges both in further education and in their future careers

Equally important is creativity. Whether expressed through the arts, problem-solving or innovation, creativity allows students to approach situations with flexibility and imagination. Education that values creative thinking alongside academic rigour fosters resilience and adaptability –qualities that are increasingly sought after in higher education and the workplace.

“Critical thinking is one of the most valuable skills students can develop. In a digital age where information is abundant, the ability to analyse, question and evaluate ideas is essential”

Communication and collaboration also play a vital role. Learning to articulate ideas clearly, listen to others and work effectively as part of a team prepares students for real-world environments. These skills are developed not only through classroom discussion, but also through group projects, extracurricular activities and community engagement.

Wellbeing has become another key consideration in education. Supporting emotional resilience, self-confidence and balance enables students to perform at their best academically while maintaining a healthy relationship with learning. Schools that prioritise wellbeing help young people develop coping strategies that will serve them long after formal education ends.

Finally, a broader perspective on global citizenship is essential, particularly in a diverse and international city like London. Exposure to different cultures, viewpoints and experiences encourages empathy, open-mindedness and a sense of responsibility beyond one’s immediate surroundings.

By combining academic excellence with personal development, modern education aims to nurture well-rounded individuals who are prepared not only for exams, but for life. In doing so, it empowers young people to step confidently into the future, ready to contribute positively to society and adapt to whatever challenges lie ahead.

A Commitment To Your Own Wellbeimg

Take your health into your hands with - a newly launching matching platform set to revolutionise the way we find wellbeing support - WELVOW (www.welvow.com) By Kate Kirrane

Picture how it actually happens - you’re at the end of a difficult week, you feel burned out and under par. You’ve tried sleeping it off, eating well, you even booked a GP appointment (although waiting time is 3 weeks). So, you do what most people do: you post in a local Facebook group or school-gate WhatsApp thread, asking for recommendations.

Maybe it’s a nutritionist, a women’s health specialist, a yoga class, or a massage therapist. Six names come back from six strangers - none of whom know what you are actually going through and the process leaves you frustrated and no closer to the support you need.

Welcome welvow - a new, free-to-use, intelligent matching platform that is set to revolutionise the way people find health & wellbeing practitioners alongside or outside the NHS.

The name welvow means a commitment to your own wellbeing, carrying both the warmth of wellness and the weight of vow. When someone finds welvow, they are not searching another directory - they are finding a companion that will help guide, inspire and empower them on their health journey.

How It Works

If you know what you need, search by postcode, modality and / or health condition. If you don’t, simply take the one-minute wellness

quiz — thoughtful, non-clinical, designed around what you hope to feel differently about.

welvow builds a personalised dashboard just for you: local practitioners, classes and articles related to your needs. Save what resonates, explore complementary approaches, and connect with vetted local practitioners when you’re ready. No spam, no diet plans, no medical advice — just a considered space that surfaces what might genuinely support you.

Why Now?

For those relying on the NHS, record wait times, eightminute GP appointments, and a mental health system at capacity have left millions falling into a gap the state is unable to fill. Perimenopause, chronic pain, fatigue, fertility, anxiety, digestive issues, stress and burnout: all the conditions where the NHS can offer triage but not sustained, personalised care.

welvow is not a replacement for medical care - it is the infrastructure for the preventative, lifestyle and holistic layer the NHS has always relied on families, communities and private practice to provide.

ARE YOU SUFFERING WITH KNEE PAIN?

Redefining Treatment for Knee Osteoarthritis

For many of the 8.5 million people in the UK living with knee osteoarthritis (OA), life is hampered by constant pain, limited mobility, and difficulty with simple, everyday tasks. But there’s hope with Arthrosamid® – the first and only permanent injectable treatment that is proven to maintain a significant, long-lasting reduction in knee OA pain – even four years post treatment. Experts are calling it a ‘game-changer’.

People delay seeking help for knee pain, assuming it’s an unavoidable part of ageing. But Arthrosamid® offers patients a new pathway. Unlike traditional treatments, it’s proven to offer respite from knee osteoarthritis with a single treatment, and without the need for surgery.

Knee OA: common causes and treatments

Knee OA is a long-term condition where shock-absorbing cartilage is worn away, causing bones to rub together and the joint to become stiff, swollen, and painful. Despite OA being the most common type of arthritis and the fastest cause of disability worldwide, the treatment area has seen minimal progression in the last 20 years. With so little known about the exact causes of knee OA, a permanent cure has yet to be discovered. Many people find themselves in an ongoing cycle of treatments, such as painkillers, physiotherapy appointments and various knee joint injectables (e.g. steroids or hyaluronic acid). Despite providing some relief, the effects can often be relatively shortlived, leaving many fearing that knee replacement surgery is the only long-term answer.

The emergence of Arthrosamid®, however, has been hailed by leading clinicians as an exciting development; the first and only injectable hydrogel that has been proven to help patients with knee osteoarthritis and offers a real alternative to surgery.

How does Arthrosamid® work?

Arthrosamid® is a hydrogel made up of 2.5 per cent cross-linked polyacrylamide and 97.5 per cent water. Arthrosamid® combines with the synovial tissue in the knee to form a permanent scaffold, and it’s this unique characteristic that provides a significant reduction in OA pain over a longer period - with one single treatment.

‘Arthrosamid is one of the most exciting advances we have had in the non-surgical management of knee osteoarthritis.

For many patients, it can be a genuine game changer: offering the possibility of long-lasting pain relief from a single outpatient procedure, without the need for repeated steroid injections or rushing towards knee replacement. I see it as a powerful joint-preservation option for patients who want to stay active, delay surgery, or regain confidence in their knee. In the right patient, combined with accurate diagnosis, rehabilitation and strength work, the results can be truly lifechanging.’

‘The Arthrosamid injection is an excellent choice for those patients suffering with knee osteoarthritis who are unable to consider a knee replacement, either because they don’t want to, or have significant comorbidities (not fit for surgery). This pioneering injection can help provide long lasting pain relief for up to 5 years and delay the need for surgery.’

Looking After Your Hearing, Together

Being able to support someone with their hearing — and help them stay connected at work, socially and included within family life — is a real privilege.

My passion for audiology is deeply personal. Both of my children were born with hearing loss, so I understand first-hand the challenges this can bring at home. When hearing becomes difficult, communication can suffer, sometimes leading to frustration, anxiety, or isolation. Helping people stay connected to the people and moments that matter most is at the heart of everything I do.

that time, I had the opportunity to work alongside experienced audiologists and ENT consultants, building a strong and well-rounded understanding of hearing and the many ways it can affect everyday life.

I have worked in audiology for over 20 years, beginning my career within the NHS. During

At Paula Cook Audiology, every appointment starts with time — time to listen. We begin with a relaxed, in-depth consultation to understand your concerns and how your hearing is affecting you day to day. We also take a full medical history so we can look at the bigger picture of your hearing health. Your ears are then carefully examined using a video otoscope, allowing you to see exactly what I see while we discuss the health of your ears together. If needed, we carry out further tests, including assessments of middle ear function and a full hearing evaluation to understand the quietest sounds you can hear. Speech testing, including speech-in-noise assessments, may also be used to understand how you manage in real-world listening situations.

If hearing aids are recommended, I’ll guide you through the options available, with opportunities to trial demonstration devices. Using Real Ear Measurements, each hearing aid is precisely tailored to your ears for the best possible clarity and comfort.

I also offer children’s hearing assessments, following appropriate referral, to ensure younger ears receive the same careful, specialist attention. Hearing care is not a quick fix — it’s a journey that takes time, trust, and expertise. I’m committed to supporting you every step of the way.

Glasgow-based eyewear brand IOLLA has launched a seven new sunglasses styles priced at £85 as part of their latest Spring/Summer collection.

The Make The Most campaign is inspired by a familiar British behaviour - when good weather appears, plans change. Commutes get longer, meetings end earlier, and time moves outdoors... often at short notice. Designed for exactly these moments, IOLLA is positioning sunglasses as an everyday essential rather than something reserved for holidays.

To mark the launch, IOLLA introduced a weekend long Frame Amnesty across all UK showrooms. Customers could bring in any old sunglasses, regardless of brand or condition, and receive £10 off a new pair. All donated frames will be recycled, supporting a more sustainable approach to eyewear consumption.

The new collection features seven unisex acetate frames, available in a range of colourways and lens options including polarised and gradient finishes. Designed in Scotland, the range continues IOLLA’s focus on accessible, design-led eyewear.

Shot across Glasgow, the campaign captures small, recognisable moments - leaving work early, heading to the park, taking the long way home. Reflecting the unpredictability of British weather, the shoot continued despite overcast conditionsreinforcing the idea that the best moments aren’t always planned.

“British summer doesn’t wait,” says Kathryn McKerrall, Creative Lead at IOLLA. “When the sun shows up, even briefly, people respond instinctively. This collection is designed to be part of that moment - something you grab without overthinking. iolla.com

Care As And When You Need It

The benefits of respite, or a short stay, in a care home

Taking time off is essential, especially if you are caring for a loved one. Providing care can be both rewarding and demanding, so having the option of a short-term stay in a care home, known as respite care, can offer much-needed relief while ensuring your loved one is well looked after.

The Orders of St John Care Trust is a not-for-profit charity that has people and care at the heart of everything it does. Their experienced teams are passionate about the care they provide and will help guide you through options for loving care that are right for you or your loved one.

What is respite care?

Respite care refers to a short-term stay, typically lasting from one to six weeks, in a care home. It gives both caregivers and those receiving care a break. While caregivers can take time away from their caring responsibilities, care recipients can enjoy a change of scenery and experience a high level of care in a professional, supportive environment.

When to arrange respite care

Every caregiver and care recipient’s needs are different, and respite care offers flexibility to suit a variety of situations. You might consider respite care if you are planning a holiday, need extra support during a busy period, or simply need time to recharge.

It can also be beneficial if your loved one is recovering after an illness, hospital stay or operation, or if they would enjoy spending time with other people. A short stay can also act as a “trial run” for anyone considering long-term residential care, helping families decide whether a particular home is the right fit.

The benefits of respite care

A respite stay allows you to step away from caregiving duties, rest and focus on your own wellbeing, knowing your loved one is being cared for in a safe, comfortable and friendly environment.

During a respite stay with The Orders of St John Care Trust, your loved one will receive the same level of care, attention and access to amenities as longer-term residents. The charity encourages residents to maintain as much independence as possible and enjoy life to the fullest, whether that means recovering confidence after a hospital stay, taking part in activities, enjoying nutritious meals or continuing favourite hobbies.

Back Story

Are you sitting comfortably?

If not, Back In Action can help

How much is it worth to lose your back pain?

That’s an intriguing question, isn’t it?

Many would pay a small fortune if they knew for certain that a solution would finally work. According to ergonomic experts at Back In Action, over 80% of their clients experience youthful movement again, with less pain, enabling them to continue with work and enjoy their favourite sports.

Over 80% is quite a claim, but customers have voted them Number One in the UK for four consecutive years. As a family business, they take immense pride in this achievement. If you suffer from back pain, it’s time to visit their website or one of their stores.

Founder David Newbound notes that many clients arrive at Back In Action having lost hope of permanent relief.

Carefully chosen and high-quality kneeling chairs can help alleviate back pain

“Most pain can be fixed by rest and skilled treatment,” David explains. “However, we often see clients who have been referred by practitioners when progress has stalled. They may have tried various treatments, painkillers, and even switched mattresses, yet they still suffer pain and feel increasingly demoralised.”

Spend a little, gain a lot?

Many clients find themselves surprised by the aesthetic appeal of Back In Action’s showrooms, resembling design-led furniture stores. This is intentional: Back In Action sources designs that are both functional and beautiful. They believe that furniture should enhance any home or office without compromising style.

Where do the health benefits come from?

With a name like Back In Action, it’s no surprise they emphasise movement—getting your spine moving and getting you and your back back into action. The health benefits stem from promoting movement that keeps blood circulating, even while sitting. This can lead to a positive feedback loop of decreased pain and increased activity.

A solution for everyone

Think your spine is beyond help? Back In Action has developed an innovative method to rejuvenate spinal movement: The Mobiliser. It has gained MOD medical approval and received accolades from thousands who claim it has transformed their lives. A test session is free, and they offer “Spine Reset Packages” for home that are affordable for most people.

The Stressless Mayfair Chair

Reclaim more than freedom in later life

Conversations about “what next?” for an older parent often focus on what might be lost: the family home, full independence, familiar routines.

Yet modern later-life living can be framed very differently….. as an opportunity to reclaim what matters most, rather than surrender it.

That can mean reclaiming time, lifestyle, connection, confidence, identity and space...

Reclaim time

Time is one of life’s greatest luxuries, yet when it should be valued at its most precious, for those in later life, it is easily swallowed by DIY, repairs and neverending household admin. But in the right property & lifestyle setting, those responsibilities can easily fall away. There is less mowing, fixing and chasing tradespeople, and more room for days shaped around pleasure: reading, seeing grandchildren, meeting friends or simply taking things at a gentler pace.

Reclaim lifestyle and connection

A thoughtfully designed later-life community can help people move from “managing” life to living it again. Social spaces, events and everyday amenities close at hand make it easier to say yes to invitations and stay active on your own terms.

Informal chats in shared areas, familiar faces in the corridor and lowkey activities help rebuild connection and a sense of belonging, especially where isolation has quietly crept in.

Reclaim confidence, identity and space

As the family home becomes harder to manage, confidence can ebb away: stairs feel steeper, being alone at night more worrying. A secure modern building, with a supportive onsite team and discreet help , restores confidence to go out, travel and keep engaging with the world.

At the same time, a rightsized home that still reflects personal tastes and routines allows people to feel like themselves again, without the weight of an overlarge, demanding property.

How Castle View can help

Castle View is built around this idea of reclaiming later life for personal fulfilment – your one, with your family and friends. Our homeowners enjoy their own private apartment alongside welcoming shared spaces, a modern, secure environment and flexible support that can adapt as needs change. HOW TO TURN YOUR SHOWER INTO A SPA AT HOME

With bathroom design specialists, Ripples.

The bathroom has evolved far beyond its purely practical purpose. Today, it is increasingly seen as a place of retreatsomewhere to pause, recharge and enjoy a moment of calm within a busy day. At the heart of this shift is the shower, with homeowners looking to create spaces that deliver not only functionality, but a genuine sense of wellbeing.

According to Alfie, Senior Designer at Ripples Beaconsfield, creating a spa-inspired shower at home is about combining thoughtful design with features that encourage relaxation and comfort. “A spa-like shower should feel calming from the moment you step into the room. The design should feel effortless, uncluttered and beautifully considered.”

A minimalist approach is often key. Walk-in showers with frameless glass create a clean, open feel that allows light to flow freely throughout the room, helping the space feel larger and more serene. Large-format tiles and seamless finishes can further enhance this effect by reducing visual interruptions and creating a streamlined, luxurious aesthetic.

Colour also plays an important role in setting the mood. Soft stone tones, warm neutrals and muted greys help establish a timeless and tranquil backdrop, while natural textures introduce warmth and depth without overwhelming the space - a look that works beautifully within both contemporary coastal homes and traditional Cornish properties alike.

Alongside the overall design, investing in the right showering features can elevate the experience from everyday routine to something far more restorative. Rainfall shower heads remain a popular choice for

their soft, immersive flow of water, while steam showers are becoming increasingly sought-after, bringing the feeling of a luxury wellness spa into the home.

Wellness-focused innovations are also shaping modern bathroom design. Features such as Sunshower, which combines infrared heat with lowlevel UV light, are growing in popularity for their ability to support relaxation and overall wellbeing, particularly during the darker winter months. Ultimately, the most successful spa-inspired showers are designed around the individual and how they live. With thoughtful design, calming materials and carefully considered details, the modern bathroom can become one of the most restorative spaces within the home.

From Concept to Completion, the Ridgeway Difference

Bespoke Kitchens for Oxfordshire & Buckinghamshire

Creating a new kitchen is one of the most exciting changes a home can undergo. It is also one of the most complex. What sets Ridgeway Interiors apart is their ability to make that journey feel seamless, organised and carefully managed from start to finish.

Ridgeway is widely recognised for designing beautiful British and German bespoke kitchens, but their service extends far beyond cabinetry and worktops. A new kitchen often involves more than simply replacing what is already there. Rooms may need to be reconfigured, walls removed, floors levelled, or services updated. Rather than leaving clients to coordinate multiple trades, Ridgeway manages your project, including building works, ensuring every element is considered within one carefully planned process.

“A new kitchen often involves more than simply replacing what is already there.”

From the very first conversation, clients benefit from a single, dedicated point of contact. Designers, installation managers and trusted building partners work closely together with one shared aim - delivering a kitchen that not only looks exceptional but also works effortlessly for everyday life. This collaborative approach ensures each stage flows smoothly, with clear communication and thoughtful planning throughout.

The journey often begins before a showroom visit. Ridgeway welcomes architect plans, interior designer drawings, mood boards and your ideas. If clients are unsure where to start, the team are there to guide them. Home visits enable designers to understand light, proportions and how the space is used, while detailed 3D visuals bring ideas to life before decisions are finalised.

Installation is handled with the same care and professionalism. Homes are treated with respect, disruption is minimised, and every trade is carefully coordinated so work progresses efficiently. Clients are kept informed throughout, with practical advice to help them prepare for a short period without a kitchen. Before handover, everything is thoroughly checked and explained so homeowners feel confident and excited from day one.

Ridgeway Interiors cater for a wide range of styles and budgets. From handmade bespoke in-frame kitchens to timeless Shaker designs and beautifully engineered modern handleless German furniture, quality and craftsmanship sit at the heart of every project. Transparent pricing

USM HALLER: Every Home’s best friend

The best homes, while having a character of their own, are intentionally organised around the lives, passions, and projects of the people who live within them. They make our favourite pastimes more accessible and daily activities more doable, from family life to plant life. Now, is there a surefire way to ensure that your home achieves the aforementioned? While there is no exact science, may we introduce you to a Swiss one instead?

USM have been solving the problems of the furniture world with the same simple solution

for nearly 65 years: their patented Haller system. Designed by the eponymous Fritz Haller, you can find a use case for USM in just about any walk of life – from multinational office floors to your very first apartment, and every setting in between. Thanks to its near-infinite number of configurations, which can be placed anywhere there are four walls and a ceiling (honestly, even that isn’t really a requirement), it makes short and stylish work of any task given to it. But just in case you can’t picture it, here are five ways the Haller system can instantly upgrade your home experience.

THE CARE-FREE CREATOR:

Crafting something in the comfort of your own home is among the most satisfying activities in the catalogue of hobbies. However, it truly begins with putting together a space that makes making easier – one that optimises your interiors so you can sew, stitch, and create to your heart’s content without worrying about where your next piece of fabric or dab of paint is going to go.

“Good design is made to be shared with the ones you love. As a third-generation family business, it’s something of a specialist subject of ours”

Our first solution on this list? The Haller mobile desk is blessed with places to keep your tools of the trade and castors that let you clear space quickly if you’re working on something that requires a little more room. Match it with a stylish stool, and you have your next workspace ready to roll.

THE DAYTIME DJ:

Vinyl was once a thing of the future, then a thing of the past and now, once again, a thing of the present. The record collection of every music enthusiast is, without a doubt, their pride and joy, so it won’t come as a shock that how it’s stored and displayed is equally important. From grunge gurus to classical aficionados, we need a spot to admire the album art while we listen to those nostalgic notes.

Enter stage right: the Haller sideboard – the perfect place to store those vinyl discs and the turntable they spin on. Like any great duet, vinyl and the Haller system complement each other perfectly: classic style that blends seamlessly with the modern world.

THE EVENING ENTERTAINER:

Good design is made to be shared with the ones you love. As a third-generation family business, it’s something of a specialist subject of ours. The Haller system isn’t just for intimate, solo activities. This configuration is for those who take pride in their home being the place where it all happens for friends and family.

USM’s Bar Trolley brings gatherings and events to life with effortless, portable ease. It’s a rolling serving station that also acts as a movable piece of mid-century design. Whether it’s a platter of pastries or a glass of something to accompany dinner, use the trolley to ensure whatever you need at the table is always close at hand.

HOMELY HORTICULTURIST:

Nature – the greatest architect of them all (with Frank Lloyd Wright a close second). The plants and floral patterns we see in everyday life have been a wellspring of inspiration for designers the world over, and a mainstay of interiors since the time of the ancient Egyptians over 5,000 years ago. In the last decade, there has been an explosion of grow-your-own greenhouses, part of a broader effort to feel closer to gardens in an ever-expanding urban landscape and to bask in the health benefits of a more biophilic home.

USM’s solution for this green-fingered revolution? Just as simple as the Haller system itself: provide a place for plants to cohabit with the furniture they sit on. In simpler terms, create a dedicated gap for plant pots within the design.

THE FAMILY FRIENDLY:

Family-proofing the home – a somewhat unceremonious task. But more importantly (to design geeks like us anyway), an un-stylish one. Does family-friendly furniture have to be so plastic and uninspiring? The same recycled (not in a good way) pastel colours instead of a little personality. Not according to USM. Colour meets practicality in their children’s furniture range.

The best part of choosing Haller for your little ones? The furniture grows as your family does. From a toy box to a desk for revising, the adaptability of the designs makes it the perfect piece to keep adding to as your needs change – all while the effortless style remains the same. chaplins.co.uk

Summer hosting goes green

Plant Warehouse predicts plant-led tablescapes will replace short-lived flower arrangements this season

As summer hosting moves into dining rooms, gardens, kitchen tables and open-plan spaces, Plant Warehouse has already seen a rise in customers using houseplants as part of their tablescapes and wider hosting setups.

Rather than relying only on cut flowers, customers are styling living greenery across dining tables, sideboards, kitchen islands and the corners around dining spaces. Plant Warehouse predicts this will grow further as summer begins, with hosts looking for styling pieces that feel relaxed, designled and less wasteful.

“We’ve already seen customers thinking beyond cut flowers when styling their homes for hosting,” says Ezgi, brand lead of Plant Warehouse. “Houseplants bring softness, texture and a sense of occasion, but they feel more relaxed and modern than a traditional floral centrepiece. They also keep living after the guests have gone, which makes them feel much more considered.”

Flowers have long been the default for a styled table, but Plant Warehouse is seeing more customers move towards living centrepieces: small potted plants, trailing foliage, sculptural leaves and grouped greenery.

“A plant-led tablescape feels less formal than flowers,” says Ezgi. “It works especially well for

“Rather than relying only on cut flowers, customers are styling living greenery “

summer because the whole table feels more natural, more layered and more connected to the outdoors.”

How to style the look

For plant-led tablescaping, Plant Warehouse recommends keeping the table practical and using the wider room as part of the setup.

“Keep plants low enough for guests to see across the table, or move taller greenery to the sideboard, windowsill or corner of the room,” says Ezgi. “The aim is to add texture and life, not make the table difficult to use.”

Pair greenery with linen, stoneware, terracotta, wood and glass for a softer summer feel. Choose foliage with texture, such as glossy, rippled, trailing, variegated or sculptural leaves.

Suggested plants: Watermelon Peperomia , Spanish Moss, String of Hearts, Maranta

Before You Renovate

5 DECISIONS THAT SHAPE HOW A HOME WILL FEEL - LONG BEFORE FINISHES ARE CHOSEN

Arenovation is more than choosing finishes. It’s a sequence of decisions that shape how your home feels to live in, every morning, every evening, every year.

The part most homeowners overlook until it’s too late is the part that matters most: flow, light, storage, sequence, and who is leading the design.

FLOW BEFORE FINISHES

Every home has flow, whether you design it or not. It’s the rhythm of daily life, how you move from bedroom to bathroom, from kitchen to dining, from living room to rest.

A well-flowed home feels effortless.

A poorly-flowed home creates small, constant friction that becomes exhausting over years.

Finishes are visible. Flow is felt.

A beautiful kitchen with a bad layout will disappoint you for fifteen years. A modest kitchen with intelligent flow will feel like home from the first morning.

Sightlines matter.

What you see from the places you sit and stand shapes how your home feels.

LIGHT IS THE MOST UNDERUSED TOOL Light is the atmosphere of a home, and the most expensive mistake to fix if left too late.

Most renovations think about lighting only when the electrician arrives.

By then, the wires are already in the wrong place. Lighting is not a finishes decision. It’s a planning decision.

Start with natural light:

• Where the morning sun falls.

• Where the afternoon light lands.

• Which rooms glow, and which sit in shadow.

Then layer artificial light:

• Ambient for general illumination

• Task for function

• Accent for atmosphere

• A room lit only by downlights feels like an office.

• The fix is layers, not more ceiling spots.

STORAGE AS ARCHITECTURE, NOT AFTERTHOUGHT

Every home contains things. The question is where they will live. Bad storage isn’t lack of storage, it’s storage in the wrong place. This is what creates clutter that no amount of tidying can fix.

Joinery is architecture.

Done well, it disappears into the walls and uses dead spaces beautifully: under-stair voids, eaves, alcoves, hallways, window seats, bedhead walls.

Store things where they are used.   Coats by the door. Bedding near the bedroom. Paperwork in the office. When storage and flow are designed together, the home feels calm and intuitive.

THE HIDDEN COST OF DESIGNING AS YOU BUILD

Designing as you build is the most stressful, expensive and quietly damaging way to renovate. When decisions are made under pressure, with dust everywhere and contractors waiting, they are rarely the decisions you would make with clarity. A renovation is the sum of its decisions.

“A

renovation is rarely simple. It involves money, time, dust, contractors, deliveries, deadlines and a hundred decisions you didn’t know you would have to make. There is no version of the process that is entirely painless”

The earlier they are made, the better they are. Resolve layout, lighting, joinery, materials and palette before construction begins. It costs more in design time at the start, and saves far more in money, stress and regret at the end.

WHEN TO BRING IN AN INTERIOR DESIGNER

The honest answer: earlier than most homeowners think. A designer brought in at planning stage can:

• reshape the layout

• move walls and doorways

• integrate joinery seamlessly

• plan lighting correctly

• prevent mid-build mistakes

A designer brought in late can choose lovely things, but they cannot fix the layout or undo structural decisions.

• Early designers prevent regret.

• Late designers manage it.

• If you’re unsure about layout, storage, lighting or flow, now is the moment to bring in a designer.

CLOSING MESSAGE

Renovations involve money, time, dust, deadlines and hundreds of decisions you didn’t know you’d have to make. There is no painless version, but there is a calmer one.

• Start with design before construction.

• Resolve flow before finishes.

• Treat light and storage as architecture.

• Bring in the right people early.

Turn a stressful process into a creative one, and a house into a home that feels effortless to live in.

Through the looking glass

Transforming glass into artwork for luxury interior design

The most powerful materials within a beautifully designed home are often the quietest. Where wood and stone can demand attention in a space, the effect of glass is much more subtle.

The influence of glass, much like glassmaking itself, lies in careful control. Its artistry is in how it shapes the light, connects rooms and dissolves boundaries.

Similarly, the quality of the glasswork will depend entirely on the execution. Clarity, tone, and silvering determine whether glass feels ordinary or exceptional. Glass offers more than just a reflection; it can change the perspective of a room, reframing how it is felt or experienced entirely.

Through this lens, the glassmaker creates designs much like an artist would. The new collection from the century-old glass specialists Preedy Glass brings this idea to the forefront. Its latest collection, Visio, is reduced to its essentials. These frameless, handcrafted mirrors

mean every detail is conveyed through artisan skill rather than decorative framing.

Designed as a curated range of ready-to-buy statement pieces, the Visio Collection from Preedy Glass offers beautifully crafted mirrors and decorative glass without the need to commission a bespoke design.

Each piece has been carefully developed and presented exactly as intended, transforming them from a functional object into a considered interior focal point, while maintaining the exceptional quality for which Preedy Glass is known.

As with all glass from the London-based glass specialist, each piece is produced by experienced craftspeople using refined silvering and finishing techniques, ensuring the glass is as much a piece of art as it is functional.

The range includes sleek contemporary designs, layered mirrors with striking three-dimensional effects, luxurious gold leaf mirrors and decorative mirrors that bring texture, depth and character to interior spaces. Together, they offer a versatile collection suitable for a wide variety of residential and commercial settings.

Founded in 1913, London-based Preedy Glass built its reputation on bespoke architectural glass and mirror work. Over more than a century, the company has worked across sectors and materials, but the Visio Collection marks the first time it has introduced ready-to-buy glass pieces designed as standalone works of art.

“The Visio Collection is part of the company’s long-standing commitment to supply glass for any purpose”

As a fifth-generation family business specialising in high-end glass and mirror solutions, Preedy Glass combines traditional craftsmanship with continuous innovation, creating bespoke pieces for some of the most prestigious interiors, from multi-million-pound homes to football stadiums, luxury yachts, and set designs.

The Visio Collection is part of the company’s long-standing commitment to supply glass for any purpose, from antique and tinted mirrors, decorative glass for wall art, TV mirrors, stained glass, as well as anti-reflective and switchable privacy glass.

Sustainability sits at the heart of the business, with recycled industrial and bottle glass often repurposed into new designs, helping preserve both materials and a legacy of artisan craftsmanship for future generations.

Throughout its history, Preedy Glass has never been afraid to merge innovative techniques with traditional craftsmanship to build on its artisan legacy. The business recently welcomed its first non-family managing director, Andrea Millington, marking a new chapter for the company whilst continuing to embrace innovation.

When glassmaking is approached with innovation and artistry combined, the result is glass that functions not simply as a material, but as a defining design feature within the home. .

Inspired by her lush terrace garden overlooking New York City, Berry’s garden has become both a personal refuge and a creative muse, shaping a collection of three designs, each in a variety of nature-led hues.

Bringing the feeling of the outdoors into the home, Garden in the Sky reflects a desire to reconnect with nature, offering a way to experience the serenity of a garden in any space. The result is a collection that captures Graham & Brown’s thoughtful approach to design, translating the beauty and colour of the natural world into interiors with a sense of whimsical and trompe l’oeil charm.

Rooted in Berry’s passion for gardening and Graham & Brown’s British heritage, the collaboration draws inspiration from her own espaliers and longstanding love of faux bois. Each design began as a hand-painting by a Graham & Brown artist and Royal Horticultural Society member, lending authenticity, perspective, and traditional craftsmanship to every pattern. Organic forms and subtle illusion echo the care of things grown and shaped by hand, reimagined for interior spaces with the quiet character of a garden setting.

The collection includes three designs: Moiré Faux Bois and Climbing Branches, all in Moss, Sky, Clay, and Moon colourways, alongside Gem Espalier mural, offered in Sky, Clay, and Moon.

To mark the launch, Graham & Browncelebrating its 80th anniversary this year - opened a pop-up space at 21 Spring Street in New York City from April 15–19th. The immersive installation introduced Garden in the Sky while showcasing the wider Graham & Brown range, offering visitors a deeper look at the brand’s craftsmanship, creativity, and design philosophy, including the opportunity to meet members of the third and fourth generations of the Graham family now leading the business.

“I met with Graham & Brown early in their

foray into the States and immediately we began brainstorming a collection together. As someone who paints as a hobby and considers nature my greatest passion, it felt natural to collaborate so closely. We used actual branches from my garden while working with the painter to create the prints and spent months finding the subtle line between faux and reality, and that tension is at the heart of the collection.”

- Kate Berry

“As a fourth-generation business rooted in craftsmanship and creativity, we’ve always believed in partnerships that feel both organic and inspiring. Working with Kate felt like a natural extension of who we are with her artistry, and her thoughtful approach to form and texture resonated with our own values. Launching this collection in our firstever New York pop-up is a momentous occasion for the brand.”
