WINTER IN THE WOODS… E pping Forest is owned and managed by the City of London Corporation. Wrap up warm, pull on your wellies and you’ll be rewarded with a beautiful landscape in which to create your own wintry adventures. Winter is the time of year when the ‘vert’ of the Forest really comes into its own. e ‘vert’ is a term introduced by the Normans and was vegetation that was food fit for deer,

considered to be especially important for browsing by them in the lean months of winter. In Royal Forests, like Epping Forest, ‘vert’ was specially protected and damage to it led to heavy fines. ‘Special vert’ included Blackthorn, Crab Apple, Hawthorn, Holly, Wild Service and other shrubs. Holly, with its festive red berries, brightens up the Forest whilst much of the other flora slumbers through the colder months. If the snow puts in an appearance this winter, where better

to step out into a winter wonderland, than Epping Forest? It truly takes on a Narnia-like quality as soon as the white stuff starts to arrive. In fact, Epping Forest is really the only destination for all toboggan wielding individuals ready to make the most of the fun the snow can bring. She was born with hypoplastic left-heart syndrome (a birth defect that affects normal blood flow through the heart) and was incredibly ill. Against the odds and after countless operations and hospital visits, Isabella has just turned 13. Unfortunately, she is unlikely to live past her teenage years. It has

been really hard for Maria to accept that her beautiful girl is terminally ill. However, she has had the support of Haven House since Isabella was 11 months old. Maria said: “Without Haven House I’m not sure we would have made it this far. e amazing staff have helped us through some very tough periods and with their help, I have found the strength to give Isabella the best possible life for however long that may be. I know that when the time comes to say goodbye, Haven House will be there to support the whole family as long as we need it. You cannot overestimate how much that means to me.” Isabella has had the best life she can because of Haven House. anks to donations from our local community, she'll continue to get the very most she can from life. Food for Life Vrindavan (FFLV) www.fflvrindavan.org, established in 1990, is based in the holy city of Vrindavan, two hours away from Delhi and provides education, food distribution, medical services, social development, clothing and a better environment for the poorest of the poor. D

orothy Leigh Sayers was born on 13th June 1893, the only child of the Rev. Henry Sayers, of Anglo-Irish descent. Her father was at the time headmaster of Christ Church Cathedral School, Oxford and she was born in the headmaster's house. She was brought up at Bluntisham Rectory, Cambridgeshire and went to the Godolphin School, Salisbury, where she won a scholarship to Somerville College, Oxford. In 1915 she graduated with first class honours in modern languages. From 1922 until 1929 she worked as a copywriter at the London advertising firm of Bensons. In 1923 she published her first novel, Whose Body? which introduced Lord Peter Wimsey, her hero for fourteen volumes of novels and short stories. She also wrote four other novels in collaboration and two serial stories for broadcasting. Writing full time she rose to be the doyen of crime writers and in due course became president of the Detection Club. She married Arthur Fleming in 1926 and after her father’s death in 1928, she bought a cottage at Witham in Essex for her mother. When her mother died, Dorothy moved into the cottage and also bought the house next door and merged the two properties. She worked there until her death in 1957. To celebrate her life, legacy and property, a society was established in 1976. e aim was to promote the study of Ms. Sayers’ life, works and thoughts and to 5 Red Herrings coasters and table mats also encourage © Jane Gibson

fter the recent October Open Day season, many parents have started to consider their options for schooling in September 2016. Recent developments in the number of pupil places available locally have stimulated demand for pre-prep schools from age 2½ to 5. Parents naturally wish to explore all the alternatives before making their final decision, and demand has been extremely high for interviews at the four Oak-Tree Schools. Time to join the Oak-Tree Preparatory Schools, Coopersale Hall in Epping and Oaklands in Loughton. At Epping’s Coopersale Hall School, the Kindergarten has seen a large number of advance applications in recent years due to the purpose-built facilities, specialist teaching and a recent outstanding Early Years inspection report. Kaye Lovejoy, Headmistress, commented “We’re very fortunate to have been the first choice independent preparatory school for families in Epping for many years now as our reputation for academic excellence and the enormous range of before and after school clubs and activities is well known in the area. Parents are particularly happy with the choice of flexible morning and afternoon sessions in the Lower and Upper Kindergartens.” Meanwhile, with local families having been choosing Oaklands in Loughton for nearly 80 years, the school continues to go from strength to strength. More and more families are looking to transfer from Coopersale Hall or Oaklands to one of the other Oak-Tree Schools to continue their education within the same strong Group. Normanhurst School’s academic record of achievement at GCSE is excellent and the school boasts an impressive range of curricular and extra-curricular activities for its pupils. Although Braeside only joined the Group at the start of September 2015, there has already been much interest in places for 2016 and beyond from the other schools. EVERY STEP COUNTS AT HATFIELD FOREST Just a short distance from the bustling activity of Stansted Airport and the roar of the M11 lies the tranquillity of Hatfield Forest.

A

rare surviving example of a medieval hunting forest, it has a history dating back more than 2,000 years and was established by Henry 1 in around 1100. Today, Hatfield Forest is cared for by the National Trust, after being bequeathed by the family of conservationist Edward North Buxton in 1924. Hatfield Forest has become hugely popular with both locals and visitors alike and sees half a million people arriving every year , that’s twice as many as ten years ago. But as visitors wrap up in waterproofs and wellies, there’s no such protection for the forest and wet weather is making itself known elsewhere – right on the forest floor. at’s setting some big challenges for the National Trust as the result of lots of footsteps means the grass paths wear away, the clay soil becomes compacted and water won’t drain away, leaving a big muddy mess. Simon Cranmer, Operations Manager at Hatfield Forest said: “e ground here is mostly clay and becomes very easily waterlogged, which means the paths become very muddy and the ground is easily damaged by lots of people walking over it. “Anyone who has clay soil in their garden will know that drainage can be really difficult.” is is all very bad news for the forest, which is designated as a Site of Special Scientific Interest (SSSI) and a National Nature Reserve (NNR) thanks to its special flora and fauna. ese designations mean there are steps the National Trust must take to care for the forest and in some places it has found that the ground isn’t drying out properly or recovering even in summer. is means visitors will find some paths closed, to give them a chance to recover. Added to this, there is limited hardstanding car parking and in the winter the grass car parks have to be closed when wet weather arrives. Mr Cranmer said: “We know it can be frustrating when you have to queue to get in, but we hope that by working together now, we can secure the future of the forest for generations to come.” Mr Cranmer has put together some simple steps you can take to help care for Hatfield Forest: • Consider visiting during the months of May to September, when the ground is drier and easier to walk on. Weekdays are quieter too • Keep to the road and boardwalks, which should be much more enjoyable • ere are lots of open grassy areas– perfect for the little ones to run around and burn some energy ere’s work happening behind the scenes to help the forest too, such as restoration of ancient drainage channels and foliage being cut back to allow sunlight and wind down to the surface of paths. Mr Cranmer added: “We know it’s quite unusual for us to suggest coming at a different time of year and we’re really thankful for all the support we’ve received while we look into ways we can care for the forest so it’s a great place to visit all year round.”n

L

oughton Town Council was proud to have held a special dedication ceremony at the War Memorial on Kings Green to mark the installation of a new bronze plaque. is commemorates four servicemen from Loughton who gave their lives for King and country during World War II but whose names had not been included on the original plaques on this memorial. Cllr Chris Pond, chairman of the town council’s Environment & Heritage Committee said that “the council had installed plaques bearing the names of the WW2 dead on the War Memorial in 2002, saying it was a debt of honour to do so. As new sources inform of us of previously unknown Loughton connections, we will continue to do so. We can do no less.” We were very pleased that relatives of the four servicemen were able to attend the ceremony, many of them travelled from across the country. Civic dignitaries were joined by representatives from the various service associations. ese included the Royal Fusiliers Association (London Regiment), the Green Jackets and London Rifle Brigade (formerly the Oxford and Bucks Light Infantry), the Royal Air Force Association, the Royal Naval Association and the Royal British Legion. Lord Petre, the Lord Lieutenant of Essex and therefore the Queen’s representative in the county, led the first of the many poppy wreath tributes. Wreathes were also laid by town mayor Cllr Judy Jennings and Cllr Liz Webster, chairman of Epping Forest District council. e moving ceremony, which included the raising and lowering of standards and a two minute silence for reflection, was led by the Revd Hugh Taylor from St Mary’s Church. Also present at the ceremony and laying a wreath were children from Staples Road Primary School, many of whom pass the war memorial on their way to and from school each day. Town Mayor, Cllr Judy Jennings said that “by taking part in the ceremony and talking to the relatives of those fallen servicemen the children will have a better understanding of the impact of war and the sacrifice that ordinary men and women have made. It is important to maintain the tradition of remembrance in this country, to help ensure future generations do not forget these tragic events and the importance of peace.” 2 4 DECEMBER 2015

HOLIDAY CELEBRATIONS Being at home, cosy, and getting ready for Christmas is an annual highlight.

D

espite the slick marketing which lures you into a whirlwind world of shopping, spending and festive celebrations, fresh and exciting ideas for bespoke presents becomes increasingly difficult. A creative alternative to the traditional theme of purchased gifts would be to make your own. Perhaps an individually comprised hamper or gift box which could be personalised to the recipient’s unique preferences or tastes. An afternoon tea basket filled with your own baked cookies and shortbread. Or for someone who loves bubbles – champagne and bubble bath! e possibilities are endless… All you need is some sparkling imagination to make that unique and perfect gift which both shocks and awes. As for the cooking, this is the biggest annual list of the year. An endless amount of To Do Lists to make sure all the festivals including New Year appear effortless. Even now is just a tad too late if wanting a mature Christmas cake if not already baked. Much later and you’ll be looking at the Heston Blumenthal range at Waitrose or Tesco’s Finest. I prefer to bake my own, especially as I like to gauge the alcohol content with a generous ‘drop’ of good Scottish whiskey. In fact ‘two generous drops’ are better than one! Another tip is to soak the dried fruit overnight in fruit tea to both plump up and sweeten the fruit. For seasonal flavours add grated zest of mandarin. Also it is worth noting if any guests have special dietary requirements? All these things, considered well in advance, make it easier as the date looms… Perhaps have some biscuits suitable for diabetics, plus a vegetarian and 2 8 DECEMBER 2015

gluten-free option for the main meal. e amount of effort that it takes to seemingly make a party look and feel like magic, involves months or at least weeks of preparation. e harder you work – the easier it looks on the day… but it’s always worth it. For readers celebrating Chanukah - December 6th to 14th are this year’s dates. A wonderful festival which celebrates the Maccabees overthrow of Antiochus’ forces in Jerusalem around 168 BCE. A menorah (from the Temple) was lit to celebrate but there was only sufficient oil for one day. Miraculously the ritual olive oil lasted eight days, so every year Jews remember this with prayers, songs, lighting of candles, playing with dreidels and the eating of fried foods. So whether latkes, doughnuts and other delicious culinary delights, saturated in calories – tuck in – sing Ma'oz Tzur and then schedule the fitness and diet regime thereafter. Other fashion favourites include Moschino’s quirky cartoon-inspired nu-rave cream and orange financier dress and coconut savarin topped with a button of yellow and red chocolate. Alice Temperley’s flutura skirt becomes a gianduja chocolate supreme set on sable Breton glazed with chocolate mirroire, sprinkled with edible gold and a bright blue chocolate flower.

f you had to name one designer brand that every woman aspires to and desires more than any other it would have to be Christian Louboutin high heels. Worn by some of the most beautiful women on the planet, Christian Louboutin has become a byword for international glamour. Christian Louboutin has built one of the most successful shoe brands in the world with a blend of craftsmanship and a distinctive kind of glamour. From razor sharp stilettos and lace-up boots to studded sneakers and bejewelled pumps, Louboutin’s designs carry his unique signature. After leaving school, Louboutin worked at the famous Parisian music hall, the ‘Folies Bergere’. The designer’s goal has been to “make a woman look sexy, beautiful, to make her legs look as long as [he] can” While he does offer some lower-heeled styles, Louboutin is generally associated with his dressier evening-wear designs incorporating jewelled straps, bows, feathers, patent leather and other similar decorative touches. He is most popularly known for his red-bottom high heel shoes, commonly referred to as “sammy red-bottoms”. f you want to seriously get into the sport, you need to make sure your skiing fitness is up to scratch. So, to make sure that you’re not left nursing aching muscles - or worse - after your first day careering down the slopes, check out our guide to getting ski-fit. Flying down the slopes all day on two narrow strips of fibreglass with only a pair of thin poles for support will place unique demands on your body. To cope with these demands, you’ll need to focus on the following three key areas for your training to boost your skiing fitness:

SKIING STRENGTH Skiing demands specific training for improving your strength. The primary areas to focus on for skiing fitness strength are: Legs. Focusing on the quadriceps muscles at the fronts of the thighs is particularly important, because maintaining the correct skiing position means that the quadriceps will be loaded the whole time. Triceps. To maintain your balance when skiing, you will have to continually drive your ski poles back into the snow - and the specific muscles that facilitate this are the triceps at the back of the upper arms. Core muscles. Your core muscles will keep you upright and help you to balance. Without good core strength, you will have no control on the slopes. CARDIOVASCULAR SKI FITNESS You won’t be running or moving forward under your own steam for most of the time when you’re skiing, but that doesn’t mean you won’t need good cardiovascular (CV) fitness. Skiing requires total body control in order to stay upright - and this will place a continual demand on your CV system as you employ every muscle group in order to remain balanced.

FLEXIBILITY TRAINING If you’re flexible, you will have a good range of movement, which is extremely important when it comes to skiing fitness. Additionally, being flexible in the calves and Achilles tendons (at the backs of the lower legs) is vital, because your ski boots will force you to ‘hinge’ at the heel, thereby stretching both the calf and the Achilles in each leg. If you’re tight in either of these areas, your risk of injury will be much higher.

HOW TO AVOID SKIING INJURIES The last thing that you want to do on your skiing holiday is get an injury - so the best thing to do is prepare your body correctly by building up your skiing fitness. For injury prevention, your main focus should be on flexibility training, particularly in the legs. As we have mentioned, the calves and Achilles tendons are important to your flexibility - but you should also ensure that you are loose and supple in the following two areas: Quadriceps (front of the thigh). Hamstrings (back of the thigh).

However good your preparation is, though, one thing is certain when you go skiing: at some point or other, you’re going to fall over. So, to avoid common injuries such as broken collarbones, work on your all-round mobility as much as possible. This way you will be in control of your body, and so when you do fall over you will be able to position yourself quickly and easily - rather than be awkward and stiff in your movements - which will make you less liable to suffer an injury. Additionally, try to have a couple of sports massages as part of your après-ski routine, as these will flush out the waste products in your muscles from your day’s skiing and help to keep your muscles in tip-top condition throughout your holiday. Skiing is all about fun, and you certainly don’t have to be an elite athlete to enjoy the sport!

Even in the coldest temperatures, women still want to look and feel their best. That also includes carrying that bronzed look through the darker evenings when we will be partying more than ever in the run-up to Christmas.

ith sunbeds reportedly carrying a huge risk on developing skin cancer, we are turning to fake tans – whether it be a spray tan at a salon or a DIY job at home…but after a few days we have to face the fading! Whether it’s that one annoying streak on your elbow (that you know you could have exfoliated a whole lot better) or that the shade you thought would give you a sun-soaked glow is just that little bit too far down the Dulux terracotta chart, we’ve all had a fake tan disaster.

HOW TO REMOVE FAKE TAN, ACCORDING TO THE EXPERTS AT ST TROPEZ: 1. ‘Don’t panic scrub. You’ll end up taking the self-tan off in patches and it’ll become a snowballing effect. Use a light body polish mixed with a 50p sized amount of bath or massage oil to encourage an even fade all over. It’s better to repeat this stage a few times all over than do one strong scrub in one place.’ 2. ‘Run a bath and fill it with a bath oil and soak your skin – the oil will soften the tan. Use a remover mitt and work in circular motions around your body to encourage the tan to fade.’ 3. ‘Go swimming. The chlorine will break down the tan. In the showers afterwards, take those exfoliating gloves and work in circular motions. Steam rooms and saunas will soften the tan, too.’ 4. ‘The Bronze Buffer Sponge is your secret weapon for tan mistakes. Its woven microfibres strip the tan off when the sponge is run over the skin. Be warned, you have to be gentle with this.’ 5. ‘’The old faithful combination of lemons and sugar mixed together will work to an extent but you really need a mitt or glove to get deeper.’

Of course, everyone knows that perfect, even fake tanning is, like so many things, all about the preparation. Here are some tips to prevent that patchy look! 1. Always exfoliate before you apply your self-tan. Exfoliating will create an even skin surface, and thus minimise the chance of an uneven tan and streaks. It will also remove any leftover tan from your last application. 2. Moisturise, moisturise, moisturise….especially hands, elbows, knees and feet before you apply your tan. The moisturiser will act as a blending agent in these areas, and stop the tan from clinging in between your fingers, toes and knuckles – imagine the skin in these areas is like a sponge, it just drinks tan - so less is more. If you’re fair-haired, take a cotton bud and sweep a small amount of moisturiser over your eyebrows and hairline. 3. Always apply with a mitt. A mitt is to tan what a hairbrush is to hair essential. The mitt stops your tan from clinging to your palms and also delivers an even application. 4. Post application, remove the tan from anywhere you don’t want it to stay. So wipe your nails, your palms, in between your fingers and your finger nails. Then put a pea-sized amount of moisturiser at the bottom of your palms and rub your wrists together to blend the tan and reduce the appearance of a tanning sleeve. 5. Don’t use cheap tan. In the world of tanning you get what you pay for. Invest in tanning products with advanced formulations that are infused with other ingredients to balance out the orange and deliver golden. 6. The darker your tan, the more tanning ingredients it contains. Darker tans are harder to remove than lighter ones. If you’re nervous, opt for a lighter shade, build your confidence and then move into dark tanning.

The Story of a Home Library

The library as a room, as well as a collection of books, has a long and vibrant history in the English house, and remains an indispensable room for the educated and wealthy.

I

n this digital age, it may surprise you to read that more people want libraries than cinemas in their homes. Books have lost none of their appeal, with many people carrying “old friends” they have loved reading from house to house. Installing libraries and reading rooms in homes does not belong to yesteryear either. The British Interior Design Association reports many of its members converting second sitting rooms into libraries. In today’s environment-conscious world, they also have another valuable function. Books are the original insulator. A shelf of books along an outside wall works well to prevent heat escaping, and if all the books were removed from the homes in Britain, our energy bills would rocket.

TOP TIPS ON INSTALLING A LIBRARY You need plenty of natural light, but avoid sunlight falling directly on to your books as this can damage them. Either have closed curtains or shutters on your windows for when you are not using your library, or don’t install bookshelves directly opposite a south or west facing window. Well-directed reading lights are essential, with an adjustable arm over a favourite chair. On the shelves themselves, well-shaded bar shaped library lights will help you find your chosen volume. Books and paper are prone to decay and mould in the wrong conditions, with excess warmth and damp and too much dust the main culprits. Keep your library cool and dry and dust books regularly, from the spine outwards using a soft brush. When installing shelves, use natural wood, simply waxed, or if painted, use organic paints to minimise chemical damage. Cooking fumes are not good for books so, if you can, use a room far away from the kitchen. You don’t have to have a dedicated library. Install bookshelves in a room such as a playroom or small sitting room. Use this room for music practice or board and card games, to encourage children to have a room where television and computer games are banned. Depending on the wood you use and the finish, installing a bay of books ranges from hundreds for a plain pine bookcase to several thousand pounds for mahogany. Ensure the shelves are at least an inch thick and no more than four feet long otherwise they will bow under the weight of books. Taller shelves for heavier books should be along the bottom, with paperbacks at the top.

ur first contact with Mr & Mrs Sinnamon, was a phone call to the Bathworks studio in Woodford Green around the beginning of May. Mr S explained they were due to have major work in the house they had recently purchased in Jan of this year. e structural work was to be carried out by Trimlofts. Paul at TL had kindly recommended Bathworks for the supply of bathroom goods.

I called over a couple of times to the property, which gave us a better feel for the layouts and possible plumbing restrictions. After several discussions, it was decided to have 3 bathroom areas, rather then the original 4. Product was selected, 2 rooms would be contemporary ranges from Duravit & Hansgrohe, the 3rd and largest room was to be a traditional setting, products manufactured by Imperial.

Bathworks have supplied several of Trimlofts jobs, and various clients of other local loft/building companies. We had our first meeting at the studio, looking at the proposed plans of the various bathroom areas, which had been provided by Clear architects based in Loughton. e original plan was four separate bathroom areas, some of these would be created from existing bathrooms. e one in the loft was a brand new bathroom area. Each room was then drawn up by Bathworks in 3D format, giving Mr S a better idea of how the areas would look. We suggested positions and sizing of the relevant items. Storage solutions and shower areas were top of the list.

Wetroom formers were installed in each bathroom, which we complemented by frameless 10mm glass, c/o e Showerlab. e final result was a happy family and 3 fabulous new bathrooms. n

ll that glitters is not gold - because silver, bronze and copper are also dazzling in decor this season and beyond. A snug bedroom is the perfect place to retreat to on cold winter nights. Even the most hale and hearty types have surely been tempted to linger under the bedcovers, or take a ‘duvet day’ in these freezing, snowy times. After all, our natural reaction when cold winds blow outside is to stay where we feel snug and safe, and the ultimate retreat is our bedroom.

ut you’re missing a trick if you’re only using your bedroom for snoozing and loving, as ideally this space should also be a stylish sanctuary where it’s easy to relax and unwind. You can really let your imagination take flight here with decoration and furnishing as it’s the perfect private location for decor ideas or fantasies that may not be practical to indulge in anywhere else in the home. If you’re uncomfortably aware your bedroom’s not matching up to your interior dreams, there couldn’t be a better time for a revamp as you can plunder the sales for bargains in beds and bedding. Before you spend though, try to have a concept of the room and the effect you desire. There’s a lot of talk about getting the ‘wow’ factor for rooms, but in bedrooms you’re really seeking the ‘aaah’ factor’ “That means creating a room to your taste which envelops you as soon you walk in. You should immediately feel your shoulders drop as you shed tension and realise that this is where you can truly be yourself and unwind. Bedroom decor and furnishings can, with a little thought, be versatile enough suit all seasons. You don’t have to play it safe with neutrals but bear

in mind that even if you love dark, closeting colours and heavy fabrics in the winter you might find them overpowering on bright, sunny days. A bed’s obviously a focal point, and currently an oversized, padded headboard is fashionable for contemporary beds, but you will see a trend for functional headboards which double as storage or a place to display photos or treasured items. Four posters are the ultimate boaster bed, while the more rustic or ornate metal bedsteads are still hugely popular. But be aware that you need to stack this style of bed with oversized cushions, so you’re not lounging back against a hard metal frame. At the end of the day, it’s the finishing touches that will turn a bedroom into the ultimate personal comfort zone…layer a bed with a throw, a runner, and cushions and bolsters in soft-to-the-touch fabrics, and make space for an easy chair and small table where you can sit and daydream. To avoid any more rude awakenings choose a dreamy new look for your bedroom that will turn it into a beautiful sanctuary. ELEGANT RETREAT This should be a sophisticated room where the decor is understated and restful and the overall effect is light and airy. Use soft paint colours on walls for a soothing atmosphere, like soft blues and lilacs. Monochrome is on trend and its classic purity would be an ideal partner for this style. Alternatively, take a more funky, masculine approach with the black, white and citrus yellow. GLAMOROUS BOUDOIR Don’t spare the colour and texture in this room, because it demands a full-on approach so that it’s indulgent, luxurious and opulent. Rich berry colours, reds, plums and purples are ideal for a space that cocoons and comforts.Have this bedroom as a gorgeous retreat, purely for rest and relaxation. There’s no room here for a home office or ugly technology. Add extra feel-good factor to the bed by using sumptuous bedspreads and throws made of silk or faux fur. And have dimmer switches and lamps so you can easily lower the lights for intimacy.

WHAT'S THE LATEST PROPERTY MARKET NEWS? Spain seems to be getting back on track across the board. According to latest reports, Spain is once again the most popular destination for mortgage enquiries in the second quarter of 2015, accounting for 45% of demand. Also, in the second quarter of this year, the Spanish economy grew by 1%, overtaking Britain's own recovery in the process. Current expectations for the full year's economy growth are an impressive 3.3%. Analysing all the latest data & reports coupled with our own market experiences, it seems that 2015 will bring on average a 2-3% increase in property prices, however, areas of high demand in the Costa Del Sol, could increase by up to 5%. is has been verified in the latest average annual property price reports, which show a rise of 3.57%. Also the number of new mortgages in Costa del Sol region during 2015 are up by around 43%. HOW'S BUSINESS? If anyone had any doubts about the Costa Del Sol’s property market, I can tell you that it’s certainly on the move again. e year started off well, with strong viewings and sales,

however, it has now stepped up a gear. It's extremely busy and exciting once again. In actual fact, we are spending as much time looking for the best deals as we are selling them. We have valuers out everyday taking on properties to satisfy buyers demand. e strengthening property market is making it harder to source the genuine bargains, but we are still finding them. We also work for 9 banks clearing their repossession stock, the most popular being brand new luxury apartments that the bank acquired when developers went under in the recession. Some of these deals are in top locations and beautiful well established developments. Recent government legislation has now forced banks to sell a lot of their assets to free up their cash flow and start lending again, giving the banks no option but to massively reduce prices. We have beautiful new build 2 bed luxury apartments in Marbella’s most exclusive Puerto Banus / Nueva Andalucia area reduced by 50% and now available from as low as 150,000 pounds and luxury 2 bed apartments in Estepona & Benalmadena Marina towns from as low as 88,000 pounds. But don’t hang around, as our staff are showing these bank deals everyday and they are selling out extremely quickly. One thing is for sure, once these incredible deals are gone, we will not be seeing these low prices again.

WHERE ARE THE BUYERS COMING FROM? Our buyers are coming from all over Europe. Demand from French buyers has increased, due to them moving money out of France to avoid increased property/wealth taxes and re investing in the Spanish property market. As always, we continue to market and sell to the ever prevalent Scandinavian market. e incredibly strong GB pound against the euro, is obviously encouraging many British buyers to grab a deal in the strengthening Spanish Property Market, putting them firmly at the top of the purchasing table. ANY ADVICE FOR SELLERS? If you already own a property in Southern Spain and are thinking about upgrading, I would advise now is a good time to sell. Even if you are loosing money from purchasing in the boom, the shortfall is likely to be redressed by purchasing sensibly in Spain again, or another country going through similar growth. is is especially the case if buying a higher priced property, because as the market increases, if you invest more the gains will obviously be greater. ANY ADVICE TO BUYERS? It’s been the perfect storm and now ripe for investors & holiday home buyers to purchase at the very bottom of the market, knowing that sales figures in popular areas like the Costa Del Sol have already increased by around 30% and property prices are on the rise. I would go as far as saying it's almost a "no brainer" for anyone wanting to invest in property. Let’s face it, bricks & mortar has historically always been a great & safe long term investment, especially with the added bonus of covering running costs by summer holiday lets and winter rentals to golfers. Try and keep the property for personal holiday usage in May & September, my personal favourite times of year, when the climate is still perfect and the coast calms down to its normal charm. I have been a successful real estate agent and very safe property investor for 25 years, and personally not bought anything for the last 10 years, until now. Recently I borrowed as much as I could and invested in more property on the Costa del Sol. I have been telling family, friends, and regular investor clients of mine, to start buying up the remaining bargains. e hard part for me is, I still regularly get to see some amazing distressed sale and bank clearance deals that I would like to buy, but can't until the banks loosen up, so share these deals with our clients. Take it from me, 5 years from now, you are more than likely going to look back at these low prices and wish you had stretched yourself and bought bigger or more properties.
