Welcome Welcome to the 2026 edition of Source. We created this magazine with two aims: to unashamedly showcase a selection of the exceptional properties we are privileged to sell for our clients, and to share thoughtful insights into the housing market. Previous editions have explored property, garden and architectural trends: this edition, we turn our focus to the geographical markets in which we live and work. I hope you enjoy reading it. The houses we offer for our clients will almost always require a tailored approach – as a colleague of mine recently noted, these are unique homes that deserve individual care. Whilst we can always add value to even the most straightforward property, no matter how complex or unusual a property is, we will present it with clarity, identify its strengths, and unlock hidden value. The housing market will undoubtedly have its challenges in the coming months - it’s perhaps fair to say that market turbulence is now the norm! Whatever the conditions are, we will enable you to make informed decisions, paving the way to the best outcome. On the next page, you will find the contact details for our team, along with the geographic areas they specialise in. Our people are embedded in the communities where they live and work , with an understanding not only of local market nuances, but also of the lifestyles each area offer. If you are considering a move, please do get in touch, we would be delighted to hear from you.

Derbyshire Derbyshire is a scenic English county of rolling hills, rugged peaks, and historic market towns, and of course the natural beauty of the Peak District. Rail services run along the coast into Flintshire and onward connections, with key hubs making national travel achievable without overcomplicating logistics. Access to Anglesey is via the Britannia and Menai Suspension bridges, connecting directly to the A55; Holyhead also provides a strategic ferry link to Dublin, an advantage for those who travel regularly between Great Britain and Ireland. tucked into the folds of the countryside. Recent pop-culture visibility has only amplified the area’s profile: Diddly Squat and Clarksons Farm has turned local lanes and farm-to-table conversations into talking points, while members’ clubs and destination stays such as Soho Farmhouse and Estelle Manor have helped define a modern, design-led country set that attracts weekenders and relocators in equal measure. Oxford City remains the cultural and economic anchor, its colleges and classical streetscapes providing year-round pace, from exhibitions and bookshops to riverside afternoons. Just beyond, Blenheim Palace brings a landmark address and a social calendar that ranges from gardens and family days out to major events. For retail and leisure, Bicester Village continues to pull in visitors with its international shopping draw, and the food scene is a genuine part of the lifestyle proposition: Le Manoir aux Quat’Saisons and other Michelinstarred restaurants make the county a credible destination for celebratory dining as well as relaxed weekend escapes.

Staffordshire Staffordshire offers a compelling blend of wonderful countryside and historic market towns and is generally considered to offer an affordable and community focused lifestyle. Centrally located and well connected, a rural living is within easy reach of major cities and international airports. Staffordshire suits those who want countryside calm without compromising on access. The A50, M1 and M6 make travel across the Midlands and beyond refreshingly straightforward, while rail services from Stoke-on-Trent, Stafford, Lichfield City, Lichfield Trent Valley and Rugeley support regular commuting and easy weekends away. With Birmingham Airport, Manchester Airport and East Midlands Airport all within comfortable reach, the county is equally well placed for travel to Birmingham, Manchester, Nottingham and London. Variety is the headline: the historic and vibrant cathedral-city of Lichfield; historic rural villages with a family-friendly feel, characterful market

For families, the education offer is another draw, with well-regarded independent and state options across the county and nearby, including Denstone College and The Prep at Denstone College, Lichfield Cathedral School, Abbotsholme, Yarlet, Stafford Grammar, Newcastle High School, St Dominics, and Newcastle Under Lyme School. The county’s industrial and creative legacy is not a footnote; it is part of the day-to-day. In the pottery towns, craft remains a living tradition, from Wedgwood’s celebrated collections, including events such as Lunar, to the distinctive character of Emma Bridgewater, alongside independent makers and quietly confident galleries.

Coton Green Farmhouse, Staffordshire Life in Staffordshire balances headline attractions with understated pleasures. Trentham Gardens offers wonderful architectural design with family friendly activities; Alton Towers delivers big-ticket family fun; and the National Memorial Arboretum offers a powerful, reflective space in the landscape. For heritage and long walks, National Trust favourites and the Shugborough Estate add depth. Evenings can be as polished as Upstairs or The Boat in Lichfield, or as relaxed as The Flintlock in Leek, and shopping trips are made easy by the Designer Outlet West Midlands. Outdoors, weekends are often spent on Cannock Chase or exploring the wider Staffordshire Moorlands. Staffordshire’s housing stock is notably varied, with mixed house types spanning period properties in historic centres, family houses in well-regarded villages, and larger country homes offering privacy and land. Demand remains high, supported by local buyers and commuters relocating from London, and a broad range of house prices keeps the market active across budgets and life stages. Families, retirees, investors, upsizers and first-time buyers are all drawn here, often for the combination of schooling, countryside access and straightforward travel into major employment centres. For those seeking a more discreet kind of luxury, Staffordshire delivers quality of life measured in time saved, space gained and weekends well spent, whether that means a cathedral-city address, a canal side village, or a countryside home with room to breathe.

Worcestershire & Herefordshire Worcestershire and neighbouring Herefordshire offer an exceptionally well-balanced lifestyle: the heart of the country with easy access to main road and rail networks, wonderful countryside, pretty villages and great facilities. From the River Severn winding through Worcester (the longest river in the country) to the Malvern Hills’ celebrated vistas, these counties combine day-to-day practicality with a sense of space and escape. Worcester itself is a compelling focal point: a riverside city anchored by Worcester Cathedral and animated by a strong sporting calendar. Worcester Racecourse hosts a lively programme on the banks of the River Severn, while New Road Cricket Ground, one of the country’s most picturesque venues, and Worcester Rugby Club add year-round energy to the city’s social scene. For everyday ease, head to Friar Street in Worcester for shopping, coffee stops and independents around the historic core. Introducing the

National Country Agency Team Our National Country Agency Team (NCAT) represents the kind of homes people remember for years: properties of stature, rich in character and shaped by their setting. That might be an impressive private estate tucked into a beautiful Worcestershire valley, a handsome Georgian village house in Cheshire or a remarkable Jacobean manor in Shropshire. Whatever the brief, we combine local knowledge with a national perspective, presenting every property with clarity, confidence and care. We work closely with regional colleagues who understand their lanes, villages and micro-markets intimately, while drawing on a nationwide network of buyers, advisers and introducers. That combination is increasingly important because today’s movers rarely follow a predictable path. Weekend life might lead them to the North Cotswolds; hybrid working can make Northamptonshire or Oxfordshire unexpectedly practical; and priorities such as schools, coastline or access to open countryside may draw them north or west. Our approach always begins by listening. From there, we develop a tailored marketing programme around the property and your objectives, whether that calls for discreet introductions to carefully selected buyers or a thoughtfully managed public launch. The pleasure of this portfolio lies in its variety. In this edition of

Elsewhere, there is an exceptional contemporary house of architectural distinction in Cheshire; a striking home incorporating a landmark 19th-century Grade II listed windmill at Arnesby; and properties across Warwickshire and the North Cotswolds, including Banbury and Radway, where light-filled interiors, farreaching views and village life come together. Northamptonshire offers its own compelling mix, with homes in Hannington, Wapenham, Plumpton, Brackley, Culworth and Blakesley. In North Wales, the landscape ranges from the rolling countryside of the Vale of Clwyd and the historic market towns of Denbighshire to elevated estuary-side living in Conwy and the coastline beyond. Oxfordshire continues the theme of choice, from Upper Wardington and Overthorpe to substantial family houses with generous gardens and pools. Staffordshire brings sensitively restored farmhouses in places such as Milwich. In Worcestershire and Herefordshire, the mood changes once more: village houses near Hanbury,

As a national team, our reach is one of our great strengths. With colleagues based across the country and in London, connected by a shared purchaser database, we can create momentum far beyond a single region, useful when the right buyer may be relocating from another county, moving back from the city, or searching for a second home that fits a particular way of living. It also means we can spot patterns early: where demand is rising for design-led homes, which villages are quietly becoming favourites, and what practical considerations, rail links, schools, walkability, privacy, are shaping decisions.
