Full Appraisal First American offers a complete suite of Appraisal Review products, from cost-effective Desktop Reviews to comprehensive Field Reviews. Our valuation services cover all residential property types, including single-family homes, manufactured and mobile homes, multi-family units, condominiums, cooperative interests, vacant land, and more.

Drive-By Appraisal First American offers drive-by appraisals where the appraisal of a subject property is completed based on exterior inspection only. Once the exterior inspection of the subject is completed the appraiser provides a Sales Comparison Analysis to determine an opinion of market value.

Valocity® Valuation Reports Valocity Valuation Reports combine modern appraisal techniques with the hands-on expertise of local real estate professionals and/or appraisers to give you customized, fast, accurate results.

Valocity products are a fantastic alternative for credit unions and lenders (consumer, residential and equity) who are looking for a compliant product that is more robust than an AVM or BPO, yet not a full traditional appraisal.

Market Analysis and Condition (MAC) Report First American provides two types of reports: Exterior and Interior. The Exterior MAC report is a drive-by inspection that includes exterior photos of the property. The Interior MAC report involves an interior inspection with detailed photos (e.g., bathrooms, bedrooms, kitchen) to assess the property’s condition and provide insight into the surrounding neighborhood.

Broker Price Opinion Drive-by inspection of the subject property. Once the inspection is complete, an agent or appraiser provides an opinion that includes both a quick-sale price and an as-is suggested list price, along with photos of the subject property and comparable properties.

Mortgage Modification Policy (MMP) Lien priority insurance ensures that the validity, enforceability, or priority of the deed of trust or mortgage has not been diminished or lost by reason of loan modification or assumption. First American offers the MMP as an alternative to an ALTA® loan policy. The MMP insures against loss or damage resulting from the original lien being deemed invalid or unenforceable or the original lien position being lost as a result of a loan modification.

Foreclosure and REO Title Insurance Trustee Sale Guarantee (TSG) The TSG is a title guarantee issued at the start of foreclosure. It assists the foreclosing beneficiary and trustee by delivering information needed to verify compliance with state foreclosure statutes.

The TSG assures the crucial information necessary to execute a valid foreclosure. A Limited TSG is also available on Fannie Mae-backed loans in the states of Arizona, California, Nevada, Oregon, and Washington.

Litigation Guarantee Litigation guarantee provides protection for plaintiffs in judicial foreclosure, bankruptcy litigation, and other real estate lawsuits. It ensures that all relevant parties with an interest in the property are properly notified, helping to prevent claims from unknown entities and ensuring a smooth legal process.

Direct Foreclosure Title and Resolution Services The Direct Foreclosure Title program is designed to provide comprehensive foreclosure title and resolution services to lenders, servicers, and their foreclosure counsel across the nation. We offer tailored services that meet the unique power-of-sale requirements in western foreclosure states, ensuring efficient and compliant title management during foreclosure processes.

Trustee Services The Trustee Servicing Solutions team provides non-judicial foreclosure services in Arizona, California, Nevada, Texas, Utah, Alaska, Oregon, Idaho, and Washington to ensure a successful post-sale transition of REO assets. Property Information Reports Foreclosure Information Report First American offers a two-owner or a 30-year foreclosure information report with copies of unreleased recorded documents impacting title, along with title summary sheet.

Nationwide Post and Publication (NPP) NPP offers specialized posting, publication, foreclosure auction, and bidding services for the mortgage default industry in Arizona, California, Nevada, Oregon, and Washington. Backed by a dedicated staff and a network of highly-trained agents and auctioneers, NPP is committed to delivering best-in-class service. Our hands-on expertise, strict compliance with state mandates, and partnerships with adjudicated newspapers ensure high-quality, cost-effective publication services, fostering strong client relationships.

REO Deed Upon the delivery of a fully executed sale and purchase agreement, First American Asset Closing Services® (FAACS) or a designated attorney will generate a Limited/Special Warranty Deed(s) on our clients behalf, conveying the property from the seller to the new buyer(s). Generation of the deed shall take place within three business days from receipt of the purchase agreement. The vesting information for the seller shall be required to generate the deed. If all the information is not received, we will communicate within one business day for the information required to complete the deed.
