THOUGHTS FROM THE SELLER ON WORKING WITH LORI KRAUSE: My sister-in-law, Jennifer Parker, knows Lori and knew about the Building Bridges Partners and their business model. What could you have done for the client if you had met them 18 months ago? We could’ve saved them thousands of dollars and about 12-15 months of mortgage and utilities payments. The house sale would have been much faster overall. What is an ideal situation for a meeting or working with a client? Ideal is for them to have their own money but we can finance the project for the client to let us put the design team together. Lori Krause gives us a market analysis regarding what the project needs to sell and what’s not ideal for the layout of the home in order to give the seller the highest return on their investment . Debijo does the design and color scheme and her experience makes my job go a lot faster. What skills did the team bring to the client? Years of experience, myself with about 30 years of construction and landscaping experience, Debijo has well over 30 years of experience and Lori has sold over 400 homes. We have a Class A constructions license, and we are getting certified for CAPS (Certified Aging-in-Place Specialist). We always stay in on the learning curve and have learned from past mistakes.

We could have planned costs for renovations and dealt with construction issues earlier, as well as work with the HOA in advance to get approval for changes to the outside of the home, which can cause delays. What is an ideal situation for a meeting or working with a client? Ideal is that the client knows what he/she wants, has a budget and funding available or a source for the funding. The client trusts the team to take care of their best interests while moving forward to finish the project in a timely manner. What skills did the team bring to the client? The realtor has the facts on what should be done for best resale. The designer has the eye for the project and is ready to design rooms based on the market and budget. The contractor has the skills and knowledge to complete the project. I feel the group I am represented with are in tune with one another to provide a cohesive design.

Despite High Prices and Low Inventory, D.C. Home Sales Rise During October WRITTEN BY BRECK HAPNER The Washington, D.C. Metro Area housing market is one of the nation’s most active despite elevated prices and declining inventory, as reported by multiple sources. The D.C. Metro median sales price of $413,125 was up 3.3 percent or $13,125 compared to last year, and up 2 percent or $8,125 compared to last month, the highest October price of the decade and the 13th consecutive month of year-over year price increases, according to Bright MLS housing data. Washington ranks fifth of the 20 cities the Case-Shiller index of housing prices tracks, behind only Los Angeles, Miami, San Diego and San Francisco. As pointed out by the Greater Capital Area Association of Realtors, higher prices are good for sellers, and listed properties are moving quickly, but overall availability is quite limited for potential buyers. Washington home values have gone up 2.9 percent over the past year and Zillow predicts they will rise 2.3 percent within the next year. “The combination of steadily rising purchase demand along with very tight inventory of unsold homes should keep upward pressure on home prices for the remainder of this year,” said Frank Martell, CoreLogic president and CEO.

2017 Market Activity Up From Previous Year Compared to last year, sales volume across the D.C. metro area was more than $2.2 billion, up 12.8 percent; closed sales of 4,320 were up 8.8 percent; new contracts of 4,969 were up 2.2 percent; new listings of 5,770 were up 6.9 percent, but active listings of 10,105 were down 2.8 percent, the 18th consecutive month of declines in year-over-year inventory levels. During October, the number of new listings was up 18.9 percent from October 2016, with total listings up 16.1 percent, but supply remains limited, and whatever comes onto the market is quickly sold, as the median days-on-market for October 2017 was 17 days, six days lower than last year. “They move quickly. It’s not unusual to hear, after a property went under contract, that the seller received anywhere from 8 to 13 offers and the price escalated at least $100,000 above the list price,” Compass’ Pam Wye said. The luxury end of the D.C. market has experienced a particular boom this year, as the average price of a luxury property in the capital, defined as the most expensive 5 percent of homes, rose 32.6 percent year-on-year in the first quarter, according to data from Redfin.

A Competitive and Frustrating Market Although the average percent of original list price received at sale in October was 98 percent, the GCAAR described current District housing as “an extremely tight seller’s market.” In other words, the competition is fierce, evidenced by the influx of mortgage applications to the total homes available in the D.C. market, leading Attom Data Services to rank the Washington Metro area the third-most active housing market in the nation.


This being said, will D.C. remain a seller’s market? Will buyers eventually gain any leverage? Due to high prices and low inventory, sellers have retained most of the power in the D.C. real estate market for several years now, forcing buyers into making unheard-of concessions.

Where the average home in the city was worth 14 percent less than those in nearby suburbs when George W. Bush took office in 2001, these central properties are now worth 27 percent more, according to Zillow. “There’s nowhere for them to go but up,” said Foster.

Weary of settling, fast offers and bidding wars, more buyers are waiting on the sidelines, waiting for the right property at the right price, cognizant the current seller’s market can’t last into perpetuity. Buyers are acutely aware of the inventory problems, but are growing increasingly impatient waiting for desired properties to be listed.

Buyers feel that if they are spending top dollar, they don’t want to budge on their wish list items, and will opt to wait until the right property comes along. Frustrated agents commiserate, admitting that in many instances the overall quality of homes on the market isn’t at the level that buyers expect. While bidding wars and price escalations continue for properties across the city, many buyers are unenthusiastic about the overall inventory of properties available right now, and aren’t seeing the value.

Demand has Not Been Matched With a Supply of New Homes Why is this happening? Even with prices at or near new highs, fresh inventory is not pouring forth. Even though it is considered a seller’s market, not many are selling. What does sell, sells quickly and for full price or more. “Lack of inventory has consistently been a driver of price appreciation, which is great for sellers,” said Jonathan Hill of Bright MLS. “Part of the paradox about price increases is that sellers see the equity in their property increasing, so unless there’s a pressing need for them to move — either to increase their living space or because they’re being transferred for work — many people are content to stay in their equity-generating, appreciation-generating asset.” “Many current homeowners are not putting their homes on the market,” said Larry Foster, president of Long & Foster Real Estate. “They may have refinanced at favorable interest rates that they don’t want to give up, and the lack of inventory might also be keeping some from moving up or downsizing.” Economics tells us that fewer homes for sale will cause prices to rise, especially with inventory dismally low in the District. “It’s a great time to sell, if you have somewhere to go,” Foster said. “At most price points, sellers have very little competition and a great deal of demand.”
