In a peaceful spot down a quiet lane in the South Lincolnshire Fens stands a handsome, Grade II listed, former Georgian farmhouse. Whaplode House was, over two hundred years ago, quite a large farm at the time on the Crown estate.

The wall of bifold doors that open onto the terrace are such an asset both in winter and summer, with views of the garden and countryside beyond, and where glorious sunsets fill the big Fenland skies. “We find the layout flows really well,” the owners continue. “In summer, we love opening the door and windows to the front together with the back door, and it produces a lovely current of fresh air keeping the house cool as well as connecting with the outside.”

The separate studio building is huge, the principal area bathed in natural light and currently used as a gym but could be for all manner of things such as an art or yoga studio. In one corner is a separate room that could be a study or office, whilst an adjoining workshop offers more scope.

There is easy access into the towns of Spalding to the west and Holbeach to the east, which connects with the A17 trunk road. The pretty, Georgian market town of Spalding is about a fifteen minute drive away and not only has a train station but also the much sought after state grammar schools – the High (for girls) rated Outstanding by Ofsted and the Grammar (for boys) rated Good, and in the private sector, Ayscoughfee prep school. Holbeach, slightly nearer, has the state secondary, Holbeach Academy rated Good by Ofsted, whilst independent Wisbech Grammar is highly regarded and is about a twenty minute drive to the southeast.
