The site, mentioned in the 1086 Domesday Book, just south of Burley village on the crest of a hill - Rutland’s highest point with superb views across Rutland Water - has both Royalist and Republican connections. King James VI of Scotland stayed at Burley on his progression to London to be crowned King James I of England in 1603; however, 40 years later, Cromwell’s Roundheads seized the estate and used it as a garrison for their troops and then burned the main house down to the ground. The current house was built on the site of this earlier dwelling around 1690, in the style of Sir Christopher Wren.

Moving on 300 years, Burley House was converted into individual dwellings between 1993 and 1998 by Kit Martin, an award winning development that offers an impressive historic setting in which to enjoy a unique lifestyle.

4, The Stables is a spectacular, pristine, contemporary-styled apartment with 3 large, en suite bedrooms in one of the two splendid, converted stable blocks both of which survived the attack of the Roundheads. Approached up stairs from the central, stone-laid entrance hall, it occupies the first and second floors and enjoys far reaching landscape views, including those over Rutland Water from its roof terrace.

The property has been totally overhauled since the conversion in the 1990s. “Kit Martin’s conversion had a traditional country style and we wanted to create more rooms in a different space with modern, clean lines,” says the owner who has lived here for around 18 years. Indeed, the complete refurbishment with no expense spared has resulted in a light and spacious apartment that masterfully blends the old and the new. Tall windows on the first floor allow natural light to flood inside where high ceilinged rooms with smooth, plastered walls contrast with hints of the building’s past – an exposed stone wall and timbers that reach skyward in the double height living room emphasising the sense of a bright and open abode. A contemporary inset gas fire, a sleek fitted kitchen from a reputed local firm in Oakham, with quartz worktops and top brand integrated appliances, and luxurious, fully tiled, contemporary bathrooms provide an ultra-modern appeal that combines perfectly with the character of the sloping ceilings in the roof space on the upper floor. Here, a galleried landing gives views down to the living room below, flowing seamlessly through a tall opening to unveil the master bedroom. A cleverly hidden eaves storage is accompanied by the master ensuite, with a his and hers unit, loo, walk in shower and a floating effect bathtub. Looking from the bedroom is a glorious view out beyond the roof terrace where glazed doors slide open onto the sheltered area with stunning vistas of the surrounding grounds and parkland. “If you look to the right, you can see Rutland Water.”

Rooms are exceptionally generous in size; the commodious living room over 20 feet square, the kitchen over 20 feet long, the dining room more than 16 feet, the expansive hall offering a well-lit area ideal as an office or study for those working from home, all three double bedrooms containing equally spacious en suites, and the top floor providing a sizeable, walk-in dressing room. An abundance of storage is throughout the apartment with built-in cupboards on both floors; “Downstairs, the cloakroom houses a cupboard for hanging coats, there is further storage under the stairs and a walk-in cupboard off the hall. In the dining room, double doors from a French chateau front a china display cupboard. Two of the three bedrooms have a wall of fitted modern wardrobes, there is a cupboard on the landing with space and plumbing for a washing machine and tumble dryer, and there is space for drying in the adjoining airing cupboard.”

The property also has a double garage with extra parking beyond. “It’s a very friendly and communal place. You can do as much or as little as you want. We have enjoyed living here immensely - we have loved the views to both sides of the property. 10 years ago our daughter was married here receiving permission from the archbishop to use the church. We had drinks and canapes in the mansion house and a marquee in the stable block. Last year, our son was also married here but as a civil ceremony. It is a wonderful place for parties; residents can book one of the reception rooms – the Ball Room or the Garden Room - so lots of birthday milestones are celebrated here.”

Rutland’s county town, Oakham, lies 2 miles to the west, a pretty place very well served with shops and amenities as well as primary schools and an excellent independent school. It has a train station with services between Birmingham New Street and Stanstead Airport, serving Peterborough and Cambridge. By car, cities within easy reach include Leicester (40 mins), Nottingham (50 mins) and Peterborough (30 mins) from which fast trains on the East Coast Main Line to London King’s Cross take around 45 minutes.

The market towns of Uppingham and Stamford, also with renowned schools, are both within a 10 mile radius and Rutland Water, just 2 miles away, offers recreational activities such as sailing and fishing, along with picturesque walks and cycle routes. The Burley estate itself provides residents with the chance to stroll along endless pathways through its beautiful grounds and deer parkland. Burley Wood, within the estate, is the largest tract of ancient oak woodland in Rutland and Leicestershire, and is rich in flora and fauna and was made a Site of Special Scientific Interest in 1992, bringing spectacular displays of bluebells each Spring.
