In the very heart of the attractive village of Geddington, just three miles from Kettering, stands a very handsome, Grade ll listed property in mellow yellow stone capped by a roof of local Collyweston stone slate on two sides, and traditional grey slate on the third. It was originally part of the Priory next door, together with the Long Barn behind.

As a stone plaque on the front declares, it was built in 1618.

The majority of the windows and entrance doors are edged in cut stone complementing the warm sandstone walls with their quoins, whilst the central front door is oak. The owner has lived here for over twenty-five years, testament to what a lovely place it is to live, and was particularly attracted to the house by the exceptionally high ceilings and large windows shedding a vast amount of light into all the rooms, very unusual for a building of such an age. The house benefits from a unique combination of Crittall framed and wooden sash windows.

The kitchen and the dining hall featuring Crittall framed windows, whilst the large drawing room at the far end has a big, almost floor to ceiling timber sash window alongside French doors opening onto the garden. Another impressive feature of this room is the huge Bath stone fireplace at seven feet tall featuring monumental stone columns supporting an eight feet wide stone mantel, set on a York flagstone hearth.

Terracotta floor tiles from Fired Earth have been laid throughout the downstairs, and internal walls are lime plaster with some interesting areas of exposed stone.

The kitchen has been fitted with an abundance of traditional style oak units with oak worktops, and a double butler sink under a west facing window overlooking the garden. The Lacanche Cluny Classic, French professional cooker nestles in between worktops with electric double oven below and five gas burners on top (the property is on mains gas). “It is very much a cook’s kitchen,” declares the owner, whose long pine table fits neatly down the middle of the room, whilst a wine cooler is fitted into the cabinetry.

The painted timber staircase rises and turns in the centre of the house to a landing with newly fitted oak floorboards varying in width from 18 inches, which extend into the dual aspect bedroom at one end and the main bathroom next door, with its fitted bath and shower over. At the other end of the landing, the master bedroom enjoys an en suite with a fitted bath, also a large built in wardrobe, and a window over the garden. The third bedroom in the middle has a wide east facing window and is currently used as an extra sitting room. Many of the windows have newly fitted shutters inside.

Standing well back from the road, and with private drives bordering the property on both sides, Stoneleigh is a quiet and peaceful haven. “You can see the church spire from the garden which is completely private enveloped with trees and shrubs, and delightfully quiet,” enthuses the owner. “There’s a gravelled, walled garden with solid oak gate giving access to the rear of the property and there are also loads of fruit trees; I will particularly miss the quince harvest!” A beautiful, hand-forged, cast iron painted cream, pair of double gates opens onto a gravel drive at the front where there is an integrated garage with a store room on one side and the utility room on the other. Enclosed by lapboard fencing, the garden features a hexagonal timber summerhouse, many evergreen shrubs and topiary, plenty of areas to sit in the sun or shade, and an area of lawn in front of the drawing room.

The position of the property is fantastic for a family with young children as the little primary school with very good Ofsted reports is almost directly opposite. Many towns in the area are within very easy reach: Kettering and Corby are less than a ten minute drive, whilst Oundle with its public school is about a twenty minute drive. Uppingham and Stamford, also with excellent schools, are less than half an hour away, as is access to the A1, for both The North and The South, and Peterborough. Oakham, and Rutland Water with a variety of leisure and sporting pursuits, is about a thirty minute drive.
