A most impressive, five bedroomed, late Georgian house with more recent additions, stands on the corner of a very desirable street overlooking the River Welland in the pretty market town of Spalding in the South Lincolnshire fens. Venturing up the staircase with its mahogany handrail that curves elegantly round with the stairs, and lit from an arched Georgian window, you find the fifth bedroom off the half landing, before continuing to the main landing. At the top of the stairs, the family bathroom is a good size and is fitted with a bath, and a large, separate shower.

Out of the five bedrooms four are spacious doubles and, unusually for a listed property, the particularly large master bedroom benefits from an en suite with a modern corner bath. In the words of the owners: “The master is double aspect so nice and bright with ample room for a super king sized bed and further furniture. It enjoys a beautiful view over the walled garden and cricket pitch beyond.” Storage is certainly no issue in this property with a number of fitted cupboards in the bedrooms, and the fully-boarded loft offers a massive amount, reached from the landing via a retractable ladder.

The charming walled garden to the back is extremely sunny and sheltered, and a manageable size. It backs onto the Grammar School grounds, and in one corner stands the brick outbuilding.

With mature trees and shrubs, and an area of lawn in the middle, it is a peaceful little haven.

“I have so enjoyed the quintessentially English sound of cricket being played on a summer’s day, or indeed watching the game from the comfort of a deckchair,” muses the owner. A quartet of fruit trees – an apple, plum and fig at the back, and a pear at the front – provide home-grown bounty, a substantial bay tree marks the far corner, and a tulip tree, one of only two in Spalding, stands closer to the house.

“We have loved the space here, the original features of the house, and the ideal location for the children’s education,” reflect the owners. Primary and secondary schools are within easy walking distance; independent Ayscoughfee School is almost next door, whilst the highly sought after state grammar schools of Spalding Grammar (for boys) and Spalding High (for girls) are just a few minutes’ walk away. “It’s only a ten minute walk into the town centre, where the station has trains to Peterborough connecting to London.”

And for dog-lovers, the Coronation Channel flows from the River Welland opposite providing wonderful walks with open field views.
