“A particularly fine terrace range of 18th century houses in red brick, most are of three windows,” is how the Grade ll starred listing begins on Welland Terrace in the very pretty market town of Spalding in the South Lincolnshire fens. The elegant Georgian facade, has a slate roof with a deep, box eaves cornice supported by modillions, or ornamental brackets, above which is Robert Adam style decoration. “Being romantics, we thought the whole terrace on the river looked beautiful, and couldn’t resist living here. It has been really good for schools, the station, the shops - all within easy walking distance,” declares the owner who has brought up her young family here, benefiting from the excellent state grammar schools - the Grammar (for boys) round the corner and the High (for girls) only a few minutes’ walk away on the other side of the river. “The views from the drawing room on the middle floor and our bedroom above, both with three windows to the front, are wonderful overlooking Ayscoughfee Hall.

There is a very open aspect with the river beyond our trees, then the red brick wall of Ayscoughfee, then the green of the sculpted yew trees behind,” she says. “We also like congregating in the ground floor sitting room and connecting study – that’s where all the parties and children’s sleepovers take place.” Double doors between the rooms are generally kept open enhancing the light and airy feel, and French doors at the back lead onto a little veranda with decorative ironwork an attractive detail, from where steps descend to the garden.

The dining room and kitchen are located beyond the stairs, at the back of the house, and are filled with natural light from windows on both sides. “That side of the house faces south so the sun pours in; my daughter’s bedroom at the back is dual aspect so is especially light and sunny,” enthuses the owner. “It’s actually a very light and airy house with lots of large sash windows.” All the rooms are a good size, even the smallest bedroom has ample room for a double bed.

Underneath the house there is a substantial cellar, currently used for storage. “We haven’t had to do any major work to the property but we have decorated throughout with a soft neutral palette, and in the last five years we have fitted a new kitchen, new bathroom and all the timberwork, including the window frames, has been refurbished, and the gas central heating boiler is only about three years old.”

The rear garden is entirely walled in red brick, sheltered and sunny.

Featuring a mature silver birch which provides dappled shade, it is mostly laid to lawn beyond the York stone terrace outside the back door from the kitchen.

An area of hard standing is in the far corner, a south facing sun trap, whilst a few climbers scramble up the walls.

“The whole of Welland Terrace is quite sociable so there’s a good sense of community spirit. Everyone is friendly and welcoming to newcomers, and there’s always someone there to help if in need. Often there are parties held – drinks in the summer sun, or New Year parties - which you can participate in if you want to,” says the owner.

“It’s been a lovely place to live and so convenient, rarely needing to use the car as everything you need is on the doorstep, including the train if you want to commute or venture further afield.”

Spalding is in the South Holland district of Lincolnshire, an area famous for horticulture, in particular bulbs, and is an attractive fenland market town full of beautiful Georgian properties and historic buildings lining the River Welland which runs through the middle. It has its own train station and also benefits excellent education opportunities with the much sought after grammar schools of Spalding High (for girls) and Spalding Grammar (for boys), and the independent Ayscoughee Hall preparatory school. The vibrant and busy town has many independent shops as well as the usual high street chain stores, and Springfields Shopping Centre on the outskirts of town with its award-winning Festival Gardens, which offers a water cruise taxi along the river.

Travelling from the Peterborough direction, take the A16 towards Spalding and stay on this road for approx. 13 miles. At the roundabout take the second exit onto B1173 singposted Spalding Town Centre. After approximalte a mile turn left onto the bridge and then take the first right onto London road.

Continue on this road for approx.0.7 miles and you will find the property on the left hand side in the corner of London Road and Haverfield Road.100

Frequent trains from Spalding station reach Peterborough in 20 mins and from there to London Kings Cross, it takes 50 mins.

Both Peterborough and Stamford lie about 20 miles to the southwest, Boston 15 miles to the north, and Wisbech 20 miles to the southeast. Access to the A1 for The South is at Peterborough, whereas the A17 is just 8 miles away for links northwards, and eastwards into Norfolk with its endless stunning sandy beaches.
