Seller Insight

As soon as we entered the property, we loved its unique character and sense of history,” say the current owners. “It used to be Ye Olde Cafe, and still maintains a cosy, welcoming atmosphere, particularly in the snug with the log burner alight in its brick-built surround in winter. Since moving in, we have modernised the interior to create the perfect blend of old and new, retaining original features such as exposed timber beams to keep the character which first drew us here.”

“We will always remember this as our first marital home,” the owners continue. “It is the ideal property for everyday life and entertaining alike, and we have loved being able to host both sides of the family for Christmas, due to the generous living space the house provides. In the summer, we have had a lot of garden parties, making use of the hot tub and enjoying barbecues with friends and family against the backdrop of the hills beyond. As this is a bungalow and we are not in a built up area, we get untainted views as well as sun in the garden all day long.”

The local area has much to recommend it, too. “We have two main local pubs that serve lovely food and drink and have a great atmosphere, especially in the summertime,” say the owners. “Within walking distance from our door are a local farm shop and café, a convenience store and a primary school, as well as a social club and a village hall that provide entertainment for the whole community. The walks in the area are outstanding, too, and we shall dearly miss stepping out of our door and strolling out over the stunning open space of Old Hills with the dogs.”*

LOCATION

101 Old Hills is situated in the village of Callow End, in the civil parish of Powick. The village has a church and two public houses, The Old Bush and The Bluebell.

Great Malvern (5.2 miles) retains its Victorian grandeur with its listed railway station, Priory Park, festival theatre, cinema and swimming pool. In addition, there is a mix of independent shops and cafes, as well as a Waitrose. A retail park which is 4 miles away in Malvern Link provides out of town shopping with an M&S and many other retailers.

The county town and cathedral city of Worcester lying on the banks of the River Severn, is some 5 miles south providing for high street and boutique shopping, and characterised by one of England’s great cathedrals, its racecourse, county cricket ground, premiership rugby club and university.

The newly opened Worcestershire Parkway railway station, situated to the east of Worcester, off junction 7 of the M5, is intended to increase the capacity to London as well as reduce journey times. This has a significant impact on Worcestershire’s accessibility to the capital and other regional centres. The National Railway network may also be accessed at Droitwich Spa. The M5 motorway (accessed via junction 7) provides for ready access to Birmingham and the surrounding industrial and commercial areas, as well as Birmingham International Airport and the M40. London is accessed by the M5, M42 and M40. The M5 south provides for commuting to Cheltenham and its racecourse, Gloucester, Bristol and the M50 to south Wales.

If education is a priority, then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. These include Bromsgrove School, Malvern College, and both The Kings Schools and Royal Grammar School at Worcester, encompassing Kings Hawford and The Grange junior schools.

For days out and recreation, 101 Old Hills is well placed for access to Stratford-upon-Avon, Cheltenham, north Cotswolds and Broadway, the Wye Valley and mid Wales.
