SELLER INSIGHT
When the present owner, Sue, was searching for a new home there were two key criteria that the property had to meet. It should have a large plot, in a peaceful and private location and be close to motorways and an airport for easy commuting. The Firs, a detached house standing in one and a half acres of land, within a short drive to the M1 and Birmingham airport, ticked those boxes. It was also conveniently on the edge of desirable Marton village.
Sue explains that the house was quite small but is now doubled in size, with an extra bedroom and en suite and an extended dining room and kitchen. It is a spacious, most comfortable, and elegant home. The rooms are flooded with natural light and the patio doors in the kitchen, lounge and dining room extend across the rear of the house, with stunning views to the fabulous garden. You can open the back of the house to intertwine house and garden, creating a charming inside outside feel, for summer alfresco living.
The well equipped kitchen is perfect for the keen cook, and you can choose to enjoy a coffee seated at the central island or a chatty breakfast round the table. The lounge and dining area is a much used space, where the lounge offers an elegant but comfortable area for family downtime and a cosy section where you can watch TV or just chill out. Sue explains that during the pandemic she worked from home and created an efficient business office that is also a peaceful sanctuary, where you can look onto a lovely garden aspect, through the large bay window.

The one and a half acres of garden is the shining jewel of The Firs and is a glorious combination of different areas where you can savour the beauty and the tranquillity around you. The field is the final treat in this amazing garden and Sue recalls the parties for a hundred when a marquee was erected, football games, cricket matches and also how she loves to sit in the second bedroom and watch the sunrise across the garden and look beyond to the morning mist hanging over the river and the countryside stretching into the distance. It is a wonderful setting.
Marton is a community minded village which offers various clubs and activities including a Friday film night. It is just over seven miles from Leamington Spa and Rugby’s retail park is nine miles. Rugby station is easily accessible with a good service into London Euston, and there are excellent schools in the area including Rugby School. Sue says she is going to sorely miss the tranquillity, the amazing wild life in the garden and will treasure the memory of taking a picnic blanket into the field and lying down to gaze up at a canopy of stars.
