MARKET OVERVIEW

The housing market’s post-summer restart The UK housing market remains resilient despite pressure from geopolitical events abroad. The Iran war has pushed up energy costs and, with them, inflation and mortgage rates. Mortgage approval levels have softened in response, but buyer demand is starting to adjust.

ENERGY COSTS PUSH UP INFLATION CPI inflation rose to 2.9% in the 12 months to July, up from 2.6% in June and the highest reading since March.¹ The rise has been driven largely by energy costs as the Iran war continues to push up wholesale costs. Household energy bills have been affected; Ofgem’s price cap rose 14% in July, feeding into the inflation figures, and is set to rise a further 4% in October. Inflation is expected to stay elevated, reaching 3.3% by year-end before easing to 2.3% by the end of 2027.² The Bank of England’s next rate decision falls on 17 September, with most analysts expecting rates to be held at 3.75% despite inflation moving further from target.³

AUTUMN RECOVERY IN SIGHT? Activity levels typically pick up in autumn as schools restart and moving plans regain focus after the summer slowdown. Over the last 5 years, asking prices increased an average 0.5% between August and September.5

Buyer demand has risen 5% since Andy Burnham became Prime Minister on 20 July. His pledge not to change property taxes in the October Budget appears to have offered early reassurance – though it’s too soon to call this durable.5

RIGHT PRICING CRITICAL House price growth continues to be moderate, with annual growth of 1.6% in August, compared with 1.4% in July.6 In England and Wales, the average price of a prime market property is £1.14 million, softened by 5.8% year-on-year. The average price of a newly listed home fell 2.0% over the month, a steeper drop than usual for August, as sellers compete against the highest number of listings for this time of year in over 10 years5 alongside the typically quieter summer market. Getting the price right from the start remains critical in this market; wrongly priced homes are far more likely to linger. Almost a third of homes listed since Q2 are still on the market without any price reduction; many of those sellers will need to think about price adjustments to help secure a sale.7

MARKET OUTLOOK REFINED MAGAZINE

Consumer confidence, meanwhile, improved to -14 in August from -17 in July,4 its strongest reading in two years suggesting perhaps that consumers are adjusting to the volatile climate, though geopolitical uncertainty and continued cost-of-living pressures could yet test sentiment in the months ahead.

Whilst an increase in Autumn activity is expected again this year, it might play out a little differently with high mortgage rates a dampener on activity – particularly in more expensive locations. Mortgage rates have eased from earlier in the year but remain elevated (the 5-year fixed rate was 4.6% in July).³ Mortgage approvals have fallen back; the monthly number in July was just over 56,000 which is 15% lower than the same time last year.

Luxury Edit

A LEGACY REIMAGINED Heirs to age-old practices, Fleming Howland stands as one of Britain’s most quietly enduring furniture makers. From a modest cottage industry in High Wycombe to its present home in the plains of Lancashire, the family’s lineage has shaped seven generations of craft. Each piece embodies the intersection of heritage and modern design: objects of functional beauty defined by proportion, texture and permanence.

LUXURY EDIT REFINED MAGAZINE

Every stitch and curve speaks to the discipline of the craftsman and the quiet conviction that British making still holds global resonance. Fleming Howland’s legacy is not one of nostalgia, but of continuity; an inheritance reshaped by each generation to honour both tradition and progress. Paul Fleming, Managing Director, explains: “Our approach is rooted in continuity. Every stage of production – frame-building, upholstery, colouring – stays in our own hands. The colouring process defines us most clearly: we mix and massage the dye into the hide by hand, layer upon layer. No machine can replicate the rhythm or the judgement required. What emerges is not uniformity, but personality. Each piece carries its own fingerprint, its own fragrance, its own future patina. That individuality is why our furniture resists imitation; it is quite literally built into the surface.” This commitment to craftsmanship is deeply entwined with the family’s heritage. “It’s a privilege to belong to a lineage that has survived seven generations. My father was trained by his uncle John Howland and, before him, George Howland founded the first workshop in 1881. That continuity gives the work a sense of purpose that extends far beyond commerce.” At the heart of that story lies a disciplined approach to design. “Functionality is the starting point; beauty is the result of discipline. A chair or sofa must perform before it can charm. We study proportion, structure and the tension of materials – how a line supports, how a curve welcomes. The Chesterfield form is our anchor, but we reinterpret it constantly.” This philosophy resonates with the way people live today, he explains: “Interiors have become quieter, more tactile. People crave authenticity – materials that age, surfaces that tell a story. In that sense, our furniture serves not as decoration but as a companion. A well-made sofa becomes a record of the household that surrounds it.” LUXURY EDIT REFINED MAGAZINE

He continues: “British luxury carries restraint. It draws on history without being trapped by it. Precision and poetry coexist in the same object. For us, it also means transparency of origin. Every piece passes through human hands from start to finish. That integrity is luxury in its purest form – an honesty of process that endures beyond fashion.” While Fleming Howland continues to expand its global presence, it does so with care. “Technology will assist us but never replace the human hand. The challenge is to remain relevant without losing soul – to ensure that as we modernise, the heartbeat of the craftsman remains audible in every piece.”

15

Fleming Howland exists at a rare intersection of British heritage and contemporary sensibility. Every hand-coloured hide and finely balanced silhouette tells a story of discipline and devotion. It is furniture made not to impress, but to endure; a quiet statement that, in the modern home, authenticity is the ultimate luxury. Visit: fleminghowland.com

NAVIGATING VOLATILE CURRENCY MARKETS when investing in PROPERTY ABROAD Buying a property abroad, whether a seaside villa in Spain, a historic château in Southern France, or a country house in the UK, is a thrilling journey. But as anybody who has made the move can attest to, the process isn’t without its challenges. Big questions need answering along the way: what area should we buy in, what’s our budget, what type of visas will we need, what kind of taxes will we pay? And there’s one important question that too often gets overlooked – what’s the best way to get money abroad? Many international property buyers leave this decision to the last minute, relying on their bank to make the payments for their property. At first this seems to make sense; after all, they already have an A VALUED PARTNERSHIP REFINED MAGAZINE

account set up, and trust that their bank will keep their money safe. But what if, during a time of global financial instability driven by trade tariffs and global conflicts, there was an alternative that is typically more cost-effective, informative and supportive than using your bank? 20

F I N E & C O U N T R Y C O M E S TO G E T H E R F O R T H E F I N E & C O U N T R Y F O U N D AT I O N C O F F E E M O R N I N G On Wednesday 30 September, Fine & Country offices and agents across the UK came together for The Fine & Country Foundation Coffee Morning, bringing communities together over coffee, cake and a shared commitment to making a difference. The much-loved annual event saw participating Fine & Country offices open their doors to clients, local residents, businesses and members of their communities, inviting guests to enjoy a selection of homemade cakes and baked treats alongside a cup of coffee, all while raising funds for an important cause.

THE FINE & COUNTRY FOUNDATION REFINED MAGAZINE

As always, this year’s Coffee Morning supported The Fine & Country Foundation’s ongoing work to tackle homelessness and poverty, with funds raised helping charities that provide vital support to people experiencing hardship. For Fine & Country, whose offices are deeply rooted in the communities they serve, the event offered an opportunity to step beyond the world of property and come together for something with a wider social purpose. Across the network, agents embraced the occasion, with many working alongside local businesses and community partners to make their Coffee Mornings as welcoming and successful as possible. Emilie Despois, Trustee of The Fine & Country Foundation, said: “The Coffee Morning is always a wonderful opportunity

for our network to come together and support an issue that is close to the heart of The Fine & Country Foundation. What makes the event particularly special is the way it brings people together at a local level, while collectively contributing to something that has a much wider impact. Every coffee, cake and donation helps us continue supporting charities working with people experiencing homelessness and poverty.”

176

FC Refined EDITORIAL 184_LC.indd 176

28/09/2026 14:47

At the heart of the event was the simple pleasure of coming together. Over a coffee and a slice of cake, conversations were shared, new connections were made and local communities were given the opportunity to support a cause that affects people across the country.

From beautifully prepared bakes to generous donations and the enthusiasm of Fine & Country agents, the September Coffee Morning was a celebration of community spirit and collective generosity, demonstrating once again how small gestures can make a meaningful difference.

Importantly, the money raised by events such as the Coffee Morning goes on to have a direct impact through The Fine & Country Foundation’s biannual grant scheme. Charities supporting people affected by homelessness and poverty are invited to apply for grants of up to £3,000 through The Foundation’s Spring and Autumn Grant Schemes.

Through fundraising events, grants and the continued commitment of its network, The Fine & Country Foundation remains dedicated to supporting charities tackling homelessness and poverty, ensuring that the generosity of the Fine & Country community reaches those who need it most.

For a network operating across the premium property market, the event provided a timely reminder that the role of an estate agent extends well beyond buying and selling homes. Fine & Country offices are part of the communities in which they operate, and initiatives such as the Coffee Morning offer a valuable opportunity to give back and help create positive change.

THE FINE & COUNTRY FOUNDATION REFINED MAGAZINE

These grants provide vital support to organisations making a difference on the ground, helping charities to fund projects, services and initiatives that address the challenges faced by those experiencing homelessness and financial hardship. In this way, the generosity shown at events across the Fine & Country network can be translated into tangible support for communities and individuals who need it most.
