MARKET OVERVIEW

Summer slowdown

The summer market has arrived early this year, as a high number of homes for sale and elevated borrowing costs leave buyers cautious and price sensitive. However, inflation has proved better than feared and an emerging US–Iran ceasefire framework, if it holds, could help ease global uncertainty and support lower mortgage rates.

A MORE REASSURING INFLATION PICTURE

BUYER DEMAND SOFTENS Buyer demand continues to weaken as higher mortgage rates and political uncertainty weigh on confidence; a significant proportion of buyers are choosing to delay decisions in the face of affordability pressures and uncertainty around the path of interest rates. The UK GfK Consumer Confidence Index held steady at -23 in June, unchanged from May but still firmly negative.³ This hesitancy is feeding through into the pipeline: mortgage approvals fell sharply in May to 56,205, down from 66,034 in April and 11% lower than a year earlier.4

Transactions are showing overall resilience, with 98,450 recorded in May, 2% lower than April but up 17% year-on-year, though this annual comparison is skewed by the lower transaction levels seen last year following SDLT threshold changes.5 The longerterm picture points to volumes holding relatively steady: in the latest RICS survey, a net balance of +2% of respondents anticipate that sales volumes will pick up over the year ahead, moving into neutral territory and up from a slightly more negative reading of -6% previously.6

AN EARLY START TO THE SUMMER SLOWDOWN Slower sales are feeding through into prices, with a combination of factors, including wider economic uncertainty, the timing of the May bank holiday, an unusual heatwave and the high number of homes on the market, appearing to bring forward the traditionally slower summer market. The average asking price fell 0.6% this month to £376,191, the sharpest June decline in 14 years, leaving prices 0.5% below where they stood a year ago, as sellers reduce prices to tempt buyers.7 In England and Wales, the average price of a prime market property is £1,145,666, having eased by 5.3% year-on-year. Looking further ahead, expectations for prices over the year have moved marginally into positive territory, posting a net balance of +6% in May, having edged higher in each of the previous two months.8 Affordability-constrained markets such as London, the South East, and East Anglia are expected to remain broadly flat, while regions such as North West England, Scotland, and Northern Ireland are expected to see prices rise.

MARKET OUTLOOK REFINED MAGAZINE

The Bank of England kept interest rates at 3.75% last month, where they have been since December 2025. Inflation has so far proved better than feared, holding at 2.8% in May, though it remains above the Bank’s 2% target.¹ When the Iran conflict erupted, rising inflation was seen as the key economic risk, with global supply chains in the firing line, so May’s data brings some cautious relief, although some inflationary impacts remain delayed. Forecasts point to inflation of around 3.7% by year end – elevated, but nothing like the peaks of recent years, provided the agreement between the US and Iran holds and the Strait of Hormuz reopens fully. The improved outlook benefits interest rates too, with consensus forecasts now suggesting the Bank of England rate will remain at 3.75% for the rest of the year, contrary to earlier expectations that the base rate would need to rise.² US–Iran agreement could ease mortgage rates further if it holds, though the UK’s evolving political landscape could continue to create uncertainty for the housing market.

WHERE SCENT MEETS STORY Renowned for her hand-poured candles and bespoke home fragrances, Rachel Vosper has spent more than three decades transforming memories into scent. Crafted by hand in her Belgravia atelier, every creation is designed to elevate everyday rituals through exceptional craftsmanship and timeless British luxury.

Sustainability has long been central to the Rachel Vosper philosophy, well before it became an industry expectation. “We believe true luxury should respect people, craftsmanship and the environment.” ne of t e rand s most endurin initiati es is its re ll ser ice introduced more than a decade ago to minimise waste by allowing customers to re ll e istin essels rat er t an re lace t em. More recently, Rachel has introduced an elegant new service that transforms cherished champagne, wine and fragrance bottles into bespoke candles. “We encourage clients to keep bottles from special celebrations so we can give them a second life. They can be engraved with a ersonal messa e and re lled a ain and a ain allo in t ose memories to be celebrated time after time.” For Rachel, luxury has little to do with extravagance. “British luxury is understated, thoughtful and rooted in quality rather than excess,” she says. “It’s about exceptional craftsmanship, attention to detail and creating pieces that are made to last.” Equally important is the human connection. “We take time to understand our clients and create something that feels meaningful to them. That level of care has become increasingly rare and elie e it s one of t e de nin c aracteristics of true British luxury.”

LUXURY EDIT REFINED MAGAZINE

As consumer expectations continue to evolve, Rachel believes aut enticit as ecome t e de nin currenc of modern lu ur . “People want to know who made something, where it came from and that it has been created responsibly. Sustainability is no longer an optional extra, it’s an expectation. We’ll continue making exceptional products by hand, sourcing responsibly and creating experiences that simply can’t be replicated online.” Whether through immersive candle-making workshops, bespoke fragrance commissions or innovative collaborations, Rachel sees the future as one that balances heritage with innovation.

15 “The future of luxury lies in creating products and experiences that people genuinely value.” In an increasingly fast-paced world, Rachel Vosper offers something refreshingly different: the luxury of slowing down, engaging the senses and creating lasting memories… one candle at a time.

NAVIGATING VOLATILE CURRENCY MARKETS when investing in PROPERTY ABROAD Buying a property abroad, whether a seaside villa in Spain, a historic château in Southern France, or a country house in the UK, is a thrilling journey. But as anybody who has made the move can attest to, the process isn’t without its challenges. Big questions need answering along the way: what area should we buy in, what’s our budget, what type of visas will we need, what kind of taxes will we pay? And there’s one important question that too often gets overlooked – what’s the best way to get mone a road Many international property buyers leave this decision to the last minute, relying on their bank to make the payments for their property. At first this seems to make sense; after all, they already have an A VALUED PARTNERSHIP REFINED MAGAZINE

There are few traditions more quintessentially British than sitting down to a cream tea, and this summer that simple pleasure became the centrepiece of an inspiring community fundraising initiative across the South West.

shared purpose. Offices hosted cream tea gatherings, while others took to local high streets, creating opportunities to connect with residents, spark conversations and support charities working to tackle homelessness and poverty.

On 22 July, Fine & Country offices throughout the region joined forces for the inaugural Big Cream Tea, welcoming clients, neighbours and local communities to enjoy freshly baked scones, jam and cream while raising vital funds for The Fine & Country Foundation.

The initiative reflected The Foundation’s belief that meaningful change often begins at a local level. Every donation made through the Big Cream Tea will contribute to The Fine & Country Foundation’s established grant programme, which awards grants of up to £3,000 through its spring and autumn funding rounds. These grants provide practical support to charities delivering frontline services to those experiencing homelessness and poverty, helping organisations continue their invaluable work within communities across the UK and beyond.

Conceived by Edward Taylor, Director of Fine & Country Marlborough and Devizes and Regional Ambassador for The Fine & Country Foundation, the event demonstrated the power of local communities coming together around a

Since its launch in 2014, The Fine & Country Foundation has raised and distributed more than £1 million to charitable organisations. That remarkable milestone has been achieved through the ongoing commitment of the Fine & Country network, whose fundraising efforts continue to have a lasting impact on some of society’s most vulnerable people. eflecting on the success of the inaugural event, Edward Taylor said: “The Big Cream Tea was a wonderful opportunity to bring our offices and local communities together over something everyone enjoys, while raising awareness and much-needed funds for The Fine & Country Foundation. It was fantastic to see so many outh est offices embracing the idea, and we’re incredibly grateful to everyone who came along to support the day.”

Beyond the funds raised, the Big Cream Tea showcased another side of the Fine & Country brand, one rooted in community, generosity and social responsibility. While renowned for representing exceptional homes, the network continues to demonstrate that supporting the communities in which it operates is equally important.

And while one debate undoubtedly continued throughout the day, whether am or cream belongs on the scone first, the real ta eaway was far more significant. The inaugural Big Cream Tea proved that bringing people together over a simple shared tradition can create a lasting impact, with every cup of tea served helping to support charities changing lives.

It was inspiring to see the South West lead the way with such a successful new initiative.”
