Located on the edge of the village of Walton – south of Leicester and west of Market Harborough – The Cobbles is a delightful single storey barn conversion set in 1.22 acres. Set back from a small service road at the intersection of Mowsley Lane and Mere Road, this four-bedroom home offers all the benefits of country living while providing the perfect base to access major arterial routes such as the M1, M6 and the A14. ‘The size of the property with its socially focussed kitchen, large living room, extensive drive and field has not only made it the perfect day-to-day home but the ideal place to host extended family and friends. When younger, our children particularly enjoyed having fun in the field with their friends, whether playing games or football, cricket or croquet or sleeping overnight in tents and having picnics under the trees.’ As keen gardeners the current owners, who took ownership in 2008, have paid great attention to the grounds, including establishing a thriving vegetable plot which provides them with delicious, organically grown seasonal vegetables. ‘We have put the rich green-grass one acre field to good use too by keeping chickens – they have enjoyed the space, provided great entertainment and blessed us with the most wonderful golden-yoke eggs.’
‘The garden room, which is attached to the kitchen, opens to the garden via French windows and allows one to enjoy fresh country air and beautiful views of the garden and field. We never tired of opening the bedroom curtains in the morning to avail ourselves of the same vista.’
‘In the winter it is lovely to light the wood-burners and relax in the cosy comfort of either of the two reception rooms.’
‘The location of the property on the edge of Walton has enabled us to observe various species of wildlife from the comfort of our home, these include woodpeckers, owls, hedgehogs, and even the occasional visit by a kingfisher to the natural spring-fed pond down the field.’
‘Most years we have also had a duck nesting on the pond’s small island with the advent of new-born ducklings appearing in the early spring.’
‘The local area has much to offer, from excellent public footpaths to very good schools in Lutterworth; transport to the schools is available from the village. Walton has a village hall hosting a range of activities and there is a church located in the neighbouring village of Kimcote.’*
