We have lived on the Loudwater Estate since 2005,” say the current owners. “After selling our property we decided to rent in Loudwater House whilst we made plans for the future. We loved the tranquillity, views, community and safety as we travelled quite frequently during this period. In fact, we loved it so much that when 6 Loudwater House came up for sale we couldn’t resist taking a peek. After some deliberation we decided to purchase the property, in spite of the fact that it would require extensive remodelling and modernisation at some cost. Fortunately, we were able to continue renting in Loudwater whilst we carried out the works over the next year.”

“Now, the property is totally unrecognisable from its original state. The layout has been completely changed to create a relaxing open-plan space which we absolutely love. The highlight of this bright and airy living and dining space is a wonderful kitchen designed and installed by Tom Howley with Miele appliances. The apartment has been totally rewired and replumbed and we have installed underfloor heating throughout with new wooden floors. All the windows have been replaced with double-glazed units in keeping with the property. We have installed new ceilings, plaster coving and walls throughout with appropriate insulation to give us a very good energy rating considering the age of the building. We uncovered a chimney flue which has been relined and have installed an efficient remote control gas fire. We have also installed bespoke skirting, double doors and window and door panelling sympathetic to the age of the building. All the walls and woodwork has been painted using Farrow & Ball paints. I always say that the only thing that hasn’t been touched is the front door!”

With plenty of space indoors and out, this is the perfect property for everyday life and entertaining alike. “The open-plan living space has worked really well for gatherings with family and friends,” the owners say. “Our granddaughter spent the first 7 months of her life in our apartment with her parents who just couldn’t leave - they were supposed to stay only 3 months but were still with us 18 months later! That was a special time for us.”

Loudwater House sits within the beautiful private Loudwater Estate. “Loudwater House itself benefits from beautiful well-maintained gardens of around 3 acres to the front and back of the house,” say the owners. “The rear of the property backs on to the River Chess and is a brilliant spot for bird-watching. From our private south-facing terrace on the first floor of Loudwater House, we enjoy amazing views over the grounds towards the river and trees beyond throughout the passing seasons.”

The local area has much to recommend it, too. “We are frequent travellers and love that we are positioned relatively close to both Heathrow and Luton airports,” the owners say. “The access into London from either Rickmansworth or Chorleywood stations is also a great asset, as is easy access to the motorway network. As well as some highly-rated local state and private schools, there are local M&S, Waitrose, Tesco and Boots stores, and active local communities in Rickmansworth and Chorleywood. There is an abundance of excellent local restaurants and coffee shops which we often frequent and wonderful open spaces nearby for walking such as the Rickmansworth Aquadrome and Chorleywood Common. We love the views onto the surrounding nature and river from the windows and private terrace, and will miss the peace and tranquillity Loudwater affords.”*
