SELLER INSIGHT
It’s a beautiful cottage with generous rooms which are flooded with light, spacious yet cosy at the same time. The living room is particularly large, stretching front to back. It has character with the exposed stone around the window, the log-burner a cosy focal point, and the bi-folding doors onto the terrace not only let in lots of natural light but are also wonderful to fold back on a warm summer’s day.”
“I came here nearly eight years ago and it was going to be my forever home; however, my circumstances changed so I have been renting out the house for the last four years. The family of four have been superb tenants and the property has been well maintained the whole time. It’s made a great family home for them with good local schools, but equally, it suited me as an individual, perfectly.”
“There is an extraordinary amount of built-in storage. Off the kitchen there is a little utility room which has another sink and there is space for a free-standing fridge freezer. Beyond this is the downstairs loo which has cupboards and space for a washing machine. Just off the kitchen in the dining room under the stairs, there is a shelved pantry. Upstairs, there is an airing cupboard, also shelved, and the principal bedroom has a wall of fitted wardrobes and a further hanging cupboard. The other large bedroom has a built-in cupboard. There is even loft space as well!”
“Despite being in the centre of the village, the house is in a quiet spot and the garden is very peaceful. Through the trees along the back, there are views over fields with sheep and lambs, cattle or horses grazing; the only sounds are birds or those of the countryside! It’s a lovely, private garden that catches the sun all afternoon and evening with plenty of space to eat outside. There’s a little stone shed in the far corner, mirrored on the neighbour’s side, that might have been outside privies once upon a time!”
“The garage adjoins the house which has a door at the back into the garden. There is a solid gate at the side that also leads into the back garden from the street – useful for bins. Parking is never an issue as you can always park in front of the garage along the street and there are no yellow lines outside.”
“It’s a very welcoming community and the neighbours are lovely. The location is excellent if you need to travel elsewhere – less than half an hour to Lincoln to the north and Grantham to the south where trains take an hour into London King’s Cross. The A1 is also not far away at both Newark and Grantham.”*
