“We bought Grafton Lodge eleven years ago, and one of the biggest draws to the property was definitely its potential,” says the owner. “It’s fair to say that when we initially came across it it was a complete wreck, so much so that after purchasing it we didn’t live in it for seven months. We did a complete remodel, and so other than the original footprint, it’s now essentially a brand new house, built the way we wanted it.”

“We did absolutely everything: rewired, replumbed, replastered, reconfigured, refurbished… We transformed it into a fantastic family home and one that’s perfect for modern living. We love the ‘feel’ of it, the superb amount of space, and the light that floods in from the many large windows is incredible! We’ve created a very openplan living/entertaining space, we made sure each of the large bedrooms has a bathroom – so no queues in the morning – and as well as the large windows, we installed bi-folding doors that lead from the main living area out onto a sunny decked terrace so there’s a really nice feeling of connection between inside and out.”

“The south-facing garden was another huge selling point, and that too has undergone quite the transformation, however it has been designed to be very low maintenance as we like to spend our time looking at the garden, not ‘doing’ the garden. We have lots of parking space out to the front of the property, and at the back there’s the large decked terrace, which is edged with planters, and beyond that is a good-size lawn. It’s a great space for sunbathing and entertaining, and I love the fact it’s both peaceful and private. I also love the fact that I can walk out of the back gate and almost immediately be in open countryside. It’s ideal for taking the dogs out as there are fabulous walks in every direction!”

“The kitchen is a wonderfully social space, and as it flows into the living/dining room, it means you’re never far from the action when entertaining.”

“We’re surrounded by beautiful countryside, and there’s a lovely sense of community with the village. We also have a shop nearby and a cosy pub, and there are sports and social clubs as well as a highly rated school – we’re also in the catchment area for the Royal Latin. However, it’s also an incredibly convenient location. We’re only twenty minutes from both Milton Keynes and Bicester North, both of which have fast train services into London, and the M40 is just six miles away so the local transport links are excellent.”

The rear garden is immaculate, not overlooked and directly south facing for all day sunshine. It is mainly laid to lawn with mature trees and low maintenance flower boarders, the substantial decking area which leads directly from the sitting room is ideal for anybody who enjoys alfresco dining and flows well as an entertaining space.
