Seller Insight
Fulbrook Cottage is a traditional stone cottage with a Cotswold slate roof originally built around 1870 which has been extended and modified by successive owners during the early-1900s. Set in approximately one third of an acre, the house is located in the pretty village of Fulbrook which is just a fifteenminute walk from Burford, often referred to as the ‘gateway’ to the Cotswolds. The current owners, who have lived here for thirty-five years, were attracted to the character of the property, the opportunity to create a comfortable family home and the chance to recover and replant a seriously neglected garden. ‘During our time here, we have constructed a new garage with self-contained annex over, changed all the doors and windows for double-glazed units and, most recently, had the entire roof re-slated using the latest insulation materials. We have also thoroughly enjoyed transforming the garden, including the addition of a muchloved summerhouse.’ The Cottage is within sight of the village church and is approached along an unadopted lane. One boundary is shared with a neighbour while two of the other boundaries are defined by a two-metre-high dry-stone wall with beech hedging above. The fourth boundary comprises the front of the property facing the lane.
‘The layout of the house allows adults and children to enjoy their own space or spend time together; the garden provides an extension to this facility, plus the opportunity for keen gardeners to be fully occupied.’
‘We have always found the south-facing dining room a delightful place to take coffee in the morning or, with the garden doors open, to spill out onto the terrace for lunch or tea. In the late afternoon the evening sun moves round to fall on the summerhouse, making this a wonderful place to sit and watch the world go by.’
‘The neighbours are friendly, helping each other with bins and courier deliveries during overnight absences, yet everyone respects each other’s privacy.’
‘The village of Fulbrook has its own active community, although a greater range of clubs and societies is available in Burford. Here you will also find well-regarded primary and secondary schools (both rated OFSTED ‘good’) plus a full range of shops and services.’
‘From Burford, local bus services link neighbouring towns, plus further afield Oxford and Cheltenham. A full range of Cotswold destinations are within easy reach by car, including attractions like Blenheim Palace, Batsford Arboretum and Daylesford Organics.’*
