> Two properties in two countries In 2007, a lawyer named John Barker approached the Fine & Country office in Lancashire to sell his home. The property never made it to the market, as the office secured a buyer within a week. “The office had a beautiful brochure designed but never got to use it because they were able to find a buyer so quickly. They already had buyers interested in properties in our area, so were able to do the deal before our home ever hit the market,” said John. This year, John was looking to sell another property, a villa in the Algarve. He contacted the Algarve office and again, the property didn’t make it to the market, with the office securing a buyer within a week. > A new chapter in the ‘valley of life’ Fine & Country has opened its doors at Val de Vie estate in the Paarl-Franschhoek Valley in the beautiful Cape Winelands of South Africa. In September, Clint Nykamp and Jonathan Handford from Fine & Country offices in the West Midlands, UK, walked a coast-to-coast challenge along the length of Hadrian’s Wall, from Bowness-on-Solway to Wallsend. The journey, which was done to raise money for charity, covered a distance of 90 miles, the equivalent of three ultra-marathons. Given that Hadrian’s Wall was built to guard the wild north-west frontier of the Roman Empire, the men dressed as Roman centurions, carrying everything they needed for the journey on their backs. The route is demanding, but the two men were spurred on by the idea that their challenges were minimal when compared to what homeless people endure on a daily basis. They were able to complete the journey in 2 days, 12 hours and 27 minutes.

So far, they have raised over £1,800, which will go to their local homeless charity, Helping Hands, a charity the pair have regularly fundraised for through The Fine & Country Foundation. Donations have been used to purchase a soup bus, open a drop-in centre and create a support network to help people off the street.

A

rriving at the airport in Melbourne at midnight is a little disconcerting. It’s extremely quiet at this time. In contrast, I’m pleased by the warm welcome on checking into Avani Central Melbourne Residences, where the reception is open 24 hours. This apartment hotel has been operating for only one year and it is located in an area undergoing massive development. I discover the next morning that my 24th-floor suite is filled with natural light and affords spectacular city views from the full‑length windows and enclosed balcony, an ideal spot for an early morning espresso. It is a comfortable space, with contemporary furnishings and a neutral palette, warmed by dusky pink soft furnishings. I’m also delighted to find the Biology range of amenities in the bathroom. I’m keen to discover how Melbourne has become the cutting-edge city it is today, but first I pay a visit to the past, in the form of the Immigration Museum. I resist the temptation to stop at nearby Queen Victoria Market. The market has been operating for 140 years and I know with 200 small businesses peddling their wares on the seven‑hectare site, it will be far too easy to be distracted. I make a mental note to book the two-hour foodie tour another time for an in‑depth experience. At the museum, housed in the Customs House commissioned during the gold rush, I learn that European settlement began in Victoria in the 1800s, when it was considered a convenient location for a trading post. The settlement’s real boom time was in the 1850s, with the discovery of gold. It peaked in the 1880s, at which point it was the world’s richest city. The museum provides a fascinating picture of a city built on successive waves of immigration. Melbourne has thrived as a culturally diverse community, which is reflected in the architecture, food and culture. I wander past China Town, which dates back to the gold‑rush days, when it provided accommodation, food, equipment and medicine for the diggers on the way to the goldfields. As the longest continuous Chinese settlement in the western world, it has retained its original character and is dominated by restaurants, ranging from fine dining to laneway noodle houses. Alongside is the Greek precinct. Early migration to Melbourne from Greece began in a small way with the gold rushes, but it was post-World War II migration that saw an explosion in the Greek population. They not only brought Greek food and customs, but also introduced American culture, opening milk bars in various suburbs. Lonsdale Street in the city was the main precinct until the 1980s, and while it is now a more diversified shopping area, it still hosts the annual Greek Festival.  ➤➤

There is a buzz around the city, which is connected to Melbourne’s obsession with sport. It is the week of an important Australian Football League game. This form of football began in the 1850s and was an amalgam of the football rules used in English public schools. Over time it evolved to become something uniquely Australian. Melbourne city comes to a standstill on the Friday before the Grand Final as the participating teams parade through the precinct. The Final is played at the Melbourne Cricket Ground, affectionately known as the ‘G’, reflecting the Australian slang style of shortening words. The venue has become an attraction in its own right, offering tours that can also include the Rod Laver Arena, which hosts the Australian Open, the first of the tennis Grand Slams. A visit to the Melbourne Visitor Hub at the Town Hall provides a wealth of information. I know street art has blossomed in the city’s laneways since the 1990s and while the full two-hour walk is beyond my time limits, I do have time to visit AC/DC Lane. Named in tribute to the iconic local band it features a concrete figure of Bon Scott bursting through the brickwork. In need of sustenance, I head to Degraves Street, another lane, crammed with cafés. I know my coffee will be good thanks to the waves of Italian migration that introduced cappuccinos, olive oil, pasta and pizza, all of which have become integral parts of Australian cuisine. A deviation takes me to the Metro Tunnel shopfront. Melbourne has excellent transport systems, but is preparing for the future. Trams that run through the city block are free and there is a good rail system linking the city with the suburbs, but the Metro Tunnel is the first step towards a metro-style rail network. It’s time for me to cross the Yarra River for a visit to the National Art Gallery of Victoria. I pause to watch the tourist boats follow the river past the gardens. For the more energetic, kayak tours are also on offer. The National Gallery has a special exhibition of the Terracotta Warriors, but it also houses an excellent permanent collection. The Australian Collection is in a second exhibition centre in Federation Square. I wander through Block Arcade on my return route. This is considered to be one of the late-Victorian era’s finest shopping arcades, with its ornate, highly decorated interior. It is one of Melbourne’s most popular tourist attractions, evidenced by the length of the queue outside the Hopetoun Tea Rooms, which has been serving high tea since 1892. After a full day, I’m looking forward to unwinding at the Avani Central Melbourne Residences’ gym. Later, floating in the hotel swimming pool, I reflect on Melbourne’s broad appeal. astern Europe is playing a part in building the international golfing scene, with several top‑notch resorts developing a community around the sport.

The Czech Republic The Czech Republic is the most developed of the former Eastern Bloc countries. Its golf association was founded in 1931 and the relatively early establishment of a golfing community has provided a sound basis for the sport’s popularity. Albatross Golf Resort is ideally located 20 minutes from the centre of Prague and only 15 minutes from the airport, making it the ideal destination for players wanting to combine a golfing holiday with a city break, exploring the fascinating culture of Prague. The resort opened in 2009 and quickly established itself as a leading venue. In 2014, it became the host venue for the D+D Real Czech Masters. This year, the European Tour event attracted a full field, with high-calibre players such as Ernie Els and Bernhard Langer taking part. This year has also seen Albatross Golf Resort placed in the top 100 courses for Continental Europe by Golf World magazine. Courses are evaluated against six criteria: design, location in the landscape, presentation, playability, memorability and consistency of quality. Georgia In contrast, golf in Georgia is still in its infancy. Tbilisi Hills, located 15 minutes from the centre of Tbilisi – one of the largest cities in Eastern Europe – is perched near the foot of the snow-capped Caucasus Mountains. This is the most recent member of European Tour Destinations. Despite Tbilisi Hills being a relative newcomer to the golfing world, it already delivers many aspects required to meet the expectations of the discerning golfer. Designed by Lassi Pekka Tilander, it follows the design philosophy of creating something new but respecting classic golf design traditions. This means the course is seamlessly integrated into the unique landscape of Georgia. The location provides panoramic views of Tbilisi, Mount Kazbek and the Shavnabada Monastery. Like Albatross, it is a destination that invites golfers to add a tourist experience and explore the multi‑faceted old city. The Tbilisi Hills project will expand beyond just the golf course, with a hotel, leisure facilities and hundreds of luxurious homes planned on the stunning hillside. 16

Bulgaria Bulgaria is certainly a country on the move in the golf world. Lighthouse Golf & Spa Resort, situated five kilometres from the Bulgarian town of Balchik, is ranked in the top 100 golf courses in the world. Situated at the heart of Cape Kaliakra, the Lighthouse course provides stunning clifftop views of the Black Sea. As part of the resort’s 10th anniversary, the venue hosted the 2018 European Tour Destinations Senior Classic. ime Architecture was given one key direction from the owners when transforming the 1970s Swiss chalet: avoid the Swiss ‘twee’ style so many chalet renovations have fallen victim to. “Cosy, yet contemporary, this is an exciting balance to achieve in any project,” says Josie Lywood from Fine &  Country Interior Design, “…but for a chalet, you have to keep challenging yourself to push the boundaries of mixing in contemporary pieces without losing the feel of the mountains or the desire to wrap up by the fireplace after a day of skiing.” To facilitate the cosiness, a stunning 360-degree fireplace was installed, re-orientating the main living area, making it the focal point and maximising the stunning views of the mountains and the valley below. A separate snug was designed with sliding doors so young family members could be nearby, but with their own space, ensuring the adults get their holiday time when they retreat to the Alps. An indoor staircase, replacing one that had to be cleared every time it snowed, forms a dramatic ascent into the chalet, with lighting carefully placed to ensure a warm ambience. The feeling of elegance extends to the stunning en suite bathroom with a walk-in shower, large bathtub and glass-fronted sauna, which has been spectacularly transformed from a nuclear bunker, compulsory in Switzerland for chalets built in the 1970s.

Fine & Country Interior Design share their top tips for achieving this look: 1. Integrate hidden LED lighting into dark spaces, such as within bookshelves, alcoves and on staircases. Accompany this with low-level lighting like wall lights, floor lamps and pendant lights. 2. Incorporate various textures, particularly into the soft furnishings. We used a combination of rich velvets, thick wools, faux furs, sheepskins, cashmeres and boucle fabrics on the sofas, cushions, curtains and rugs. 3. Set the scene: We love to reference the location and surrounding areas in our projects.
