CHANDLER HOUSE

This delightful character house has a history dating back to the 16th century with an array of period features that includes exposed timbers and beams, fireplaces and timbered doors with latch handles.

The property enjoys an impressive corner frontage in the heart of the sought after rural village of Cowden, within an hour of London and is the perfect setting for those looking to escape the fast pace of the city and settle into a more tranquil country lifestyle.

This unique home comprises three separate living areas downstairs, four bedrooms, two bathrooms upstairs and a charming garden. It also comes complete with planning permission to convert the attached barn into living space and a further bedroom.

A welcoming reception area leads onto a delightful sitting room with a charming fireplace recess and space for a dining table and chairs.

The spacious dual aspect drawing room provides a wonderful family area with a splendid inglenook style fireplace and wood burning stove providing a warming focal point.

The breakfast room has a useful study nook and is ideally placed adjacent to the well appointed kitchen.

The rear lobby area has access to an original well, the utility room, the ground floor cloakroom and provides access to the rear garden and barn. Our clients advise us that the well still holds water and could perhaps be renovated to provide water for the garden and appliances, or even a cold water source heat pump.

A turning staircase leads to a good sized landing with four spacious bedrooms with built-in wardrobes and there are two well-appointed bathrooms.

The master bedroom has an open fireplace and a dressing area. Bathroom features include a superb walk-in wet room shower area and a spa bath

Seller Insight

We moved here as a young family,” say the current owners of Chandler House, “and shall take with us fond memories of the many happy years since. This is the ideal home for everyday life and entertaining alike: from family movie nights snuggled up by the fire; to hosting relatives who regularly visit from abroad. We spent two lockdowns in the house during the pandemic and loved it - it is so cosy and warm and has such a good feeling, with a host of original features providing character and charm. We will really miss this house and all those special moments we have had here.”

Outside, the garden serves as an extension of the house itself. “The garden is the perfect size for a busy family,” the owners say, “and we love spending our summers out there. We have created a sunken area with a fire pit and it has become a ritual to have a glass of wine while the kids roast marshmallows.”

The local area has much to recommend it, too. “There are some fabulous walks on the doorstep, so our dogs get a good run around without having to drive anywhere,” say the owners. “The house itself sits on the corner of a sought-after road in the picturesque village of Cowden, which has a pub and an historic church - what more could you need? There are some excellent schools very close by, both state and private, and Waitrose is a 7 minute drive away for all our daily needs. The location is so convenient for travel, too: I commute to London most days for work and it is super easy, with a train journey of just 50 minutes. So, we have the best of both worlds here: a country lifestyle with all the convenience of access to city life.”*

The rear garden is well screened by fencing and walling with different areas in which to relax and a gate at the rear leads to a parking space accessed from North Street.

The attached rear barn has planning permission to convert to provide additional residential accommodation and currently offers fantastic space for storage with an upper floor home office area.

Cowden itself is full of character and charm being set within a conservation area due to its visually attractive and well preserved High Street. At one end there is a Church, parts of which date to the late thirteenth century (Historic England) with the Village Pub at the other. There are also some great golf courses and the area is wellknown for its quiet walks, including a ‘secret’ Roman road on the edge of the village that features in recommended local rambles.

Access to London Bridge from Cowden Station is less than an hour.

Edenbridge is about 4.5 miles away with local shops and a goodsized Waitrose with even more extensive amenities available at East Grinstead (7 miles) and Royal Tunbridge Wells (10 miles). The M23 (17 miles) is about a half an hour’s drive away for access to Gatwick Airport, Brighton, London and the M25.

This is a very rare opportunity to live in a piece of history, well placed for the city with all its many attractions and yet serenely set amidst glorious rural surroundings in a charming rural village with all the benefits of country living .
