SELLER INSIGHT

We fell in love with this home on our first viewing in May 2010 and the love has grown stronger throughout our 12 years living here. We have really enjoyed the year-round quality of light, the south facing beautifully planted garden, the sea views and big skies, our characterful house exterior and the spacious sun-filled rooms. We’re super privileged not to be overlooked and regard our large terrace and garden as a private sanctuary but also a great space for us, and our daughter, to have friends over. We have wonderful kind neighbours and feel fortunate to be part of such a supportive family-orientated community where we have had a number of brilliant street parties and “safari suppers”! The proximity to parks, tennis courts, train stations, excellent schools, local shops, city centre and the seafront is ideal. You’d be hard pressed to find a better location for this type of home - it’s a leafy, safe and peaceful road but at the same time everything you want is so nearby and walkable. We’re grateful to have lived in such a beautiful home and caring neighbourhood and know we couldn’t have picked a more perfect spot for our family.”*

The garden is something very special, the perfect place for entertaining and a family lifestyle. A large granite terrace spans the rear of the property and is accessed via both the kitchen and main living space doors. This is a great place for al fresco dining and enjoying the sun all day, surrounded by raised beds. Grand steps lead down onto the large open lawn while bay trees, bamboo and beech hedge provide privacy from adjacent neighbours. The established flowerbeds are planted with perennials and shrubs which provide year-round interest. In the far corner stands a large storage shed and to the side of this a secluded decked area perfect for further outdoor seating or table tennis. Adjacent to the deck is a further level area of garden useful for a large trampoline or vegetable patch.

The house sits in close proximity to the green open spaces of Hove Rec and Hove Park where there is an abundance of outdoor facilities ranging from tennis courts, children’s playground and bowling green to a café, picnic area and working model railway. A Waitrose superstore and Tesco Metro are within walking distance and there are many independent shops, cafes and restaurants close by at Seven Dials or in central Hove. The famous seafront is an easy downhill stroll and a great place to spend those summer evenings and weekends. Preston Park, Hove and Brighton Stations offer convenient mainline links for commuters. Local schools include Lancing College Preparatory, Windlesham and Brighton Girls alongside well rated State Schools including Cottesmore St Marys Catholic Primary, Cardinal Newman Secondary School, Stanford Infants and Juniors, Bilingual Primary School, BHASVIC Sixth Form, and Blatchington Mill, Hove Park, and Kings Secondary Schools.
