RESTAURATEUR, hospitality runs in Toni Calderone’s blood. Her grandfather introduced pizza to York County, the same area where Toni has grown ONE Hospitality Group for the last decade.

In keeping with her Italian roots, community means everything to Toni, so when the opportunity came for ONE Hospitality Group to bring The Pressroom back to the Lancaster community, Toni jumped at the opportunity. Since its reopening, Toni has heard countless stories of engagements, wedding receptions, and birthday parties that have been held at The Pressroom. Reviving this Lancaster staple meant creating a space where life’s biggest

moments could happen, while also making the space comfortable for dinner in the midst of a busy week. “When you come in, I want you to feel like you’re being taken care of, like you were coming into your family’s kitchen,” Toni said. “I want you to feel like your hard-earned money is well spent when you’re at my table.”

The Pressroom staff takes every opportunity to provide an outstanding dining experience where each guest is welcomed from the moment they walk through the door. Behind the scenes, the chefs and culinary team are prepping everything so it is delivered to tables in the freshest way possible. Using Lancaster’s bountiful produce and

quality ingredients, The Pressroom has adopted a farm-to-table approach for their American Bistro menu. The new menu includes odes to old favorites like the meatloaf and wedge salad, while also introducing twists to familiar dishes and new specialty handmade pastas.

“I want The Pressroom to be that place you just come with your friends, your coworkers, or your girlfriends or boyfriends and just enjoy yourself,” Toni said. “As long as people come in with open minds and open hearts, it’s still your Pressroom.”

Robin Stauffer, Executive Director of High Foundation, has dedicated over 30 years of her career to the service-oriented vision of S. Dale High and the High family. Starting at the High companies as an accounting clerk, she has worn many hats—board liaison, executive committee member, corporate marketing and communications supervisor, to name a few.

So when the High family started strengthening and formalizing their philanthropic giving through the Foundation, Robin was a natural choice for the role of Executive Director, to aid the family in building a “bridge to opportunity.” Since 2005, Robin has led High Foundation with humility and grace, inspiring others through her servant leadership.

In 2022, it was announced that S. Dale High had transferred his shares of High Industries Inc. stock to High Foundation. What this means is that the Foundation receives the profits of the company and has even more resources to support organizations addressing the needs of the communities where the multi-state company does business— including Lancaster.

The Executive Director quotes the Foundation benefactor, saying “‘with all that we are given, whether in assets, influence, or opportunity, we’re accountable to and for others, serving and treating everyone with dignity and respect.’ That resonates deeply with me,” Robin said.

After years of diligent work and a commitment to personal development, Robin is honored to serve and carry out the mission of the organization that is poised for transformational impact. “As I continue to move through the organization, I’m so grateful for the opportunities and the trust that the High family has placed in me,” she said. “My mantra has always been, ‘just give it your best effort, that’s all you can do.’ So I always try to give it my best, with integrity and authenticity.”

Robin has built lasting relationships with other community leaders and continues to learn from their perspectives and diverse experiences so that she can lead from a place of understanding. She has dedicated her life to service, and she hopes her story encourages others to use their gifts to impact their communities.

The OZFund provides a path for investors to support local communities and seeks to encourage investors to support low-income communities by investing in OZFund.

For its first proposed project, OZFund has acquired a large property on South Queen Street in Lancaster, an Opportunity Zone. The property will be developed into 52 reasonably-priced apartments and 6,700 square feet of commercial space. Learn more about this exciting new project through this special article.

RECENT STUDIES SHOW a typical employee working 40 hours a week is unable to afford rent for a two-bedroom apartment anywhere in the nation. The U.S. has faced a major rental housing crisis for too long, and Lancaster is similarly presented with an urgent challenge when it comes to rental opportunities for working families. In the last 60 years, rising housing costs have far outweighed income, resulting in many renters spending more than 30% or more of their income on housing.

One solution to the rental housing crisis in Lancaster is the OZFund, Inc., a property developer with a community focus and a mission to transform distressed neighborhoods in Central Pennsylvania into thriving economic hubs and rental accommodations for working families.

The OZFund is a Qualified Opportunity Fund (QOF), a fund that facilitates investments in Qualified Opportunity Zones (QOZ) identified as experiencing economic hardship and in need of stimulus. QOF’s like the OZFund help to rehabilitate these regions while also providing investors with certain tax advantages and benefits. For example, Investors holding their investment in the OZFund for at least 10 years will be able to exit the investment tax-free, yielding significant tax savings.

The first OZFund project is a large property located at 800 South Queen Street (formerly Rebman’s warehouse), a designated QOZ. To help design the project, OZFund selected Warehaus as their design partner. By working side by side, Warehaus complements OZFund’s expertise to create a well-crafted solution built on collective insights and collaboration. Harrisburg-based Steel Works Construction was selected as the project manager and general contractor.

800 South Queen will be a four-story mixed-use building that includes Rebmans Fresh Market, a convenience/grocery store on the first floor that will feature fresh, locally sourced foods prepackaged for convenience. The remainder of the building houses 52 workforce family rental units—a mix of studio, one-bedroom, and two-bedroom units. Each apartment offers a built-in washer/dryer, Wi-Fi, parking, and security. Ample onsite parking is available for both tenants and customers visiting the grocery store, as well as bicycle storage and easy pedestrian access. The property’s environmental focus is best showcased in the vegetative green roof, featuring raised beds for growing fresh vegetables and flowers as well as serving as a treatment for stormwater runoff.

It frees up funds within families’ tight budgets to spend on healthcare and food and is also important to the economic vitality of communities. Pet Pantry of Lancaster County’s pet food assistance program began serving 12 families in need of food resources. Now a decade later, the program provides necessary food security to over 285 families monthly.

2013

Pet Pantry launched a lower- cost veterinary program to remove barriers to high-quality veterinary care for families. Today, their spay/ neuter clinics; Trap, Neuter, Return (TNR) program for feral cats; and vaccine clinics provide care to over 2,000 animals yearly.

2014

Pet Pantry moved into their beloved building at 26 Millersville Road in Lancaster and increased their service capacity.

During Light the Way, the building will be decorated in thousands of holiday lights in honor of pets and loved ones.

2017

Pet Pantry increased their rescue and adoption capabilities by merging with another rescue and creating a holistic adoption program. To date, they’ve found loving furever homes for over 4,079 deserving pets.

2022

Pet Pantry launched their community-driven dog foster program to help dogs in need transition into lasting furever homes. In early 2022, they also purchased their building, securing the future of health and services for the most vulnerable animals in the Lancaster area.

Water Street Mission

A PROFOUND AND RESTORATIVE PARTNERSHIP

Each year, Restoration Relief collects over 6,000 pounds of food and visits over 85 Lancaster County businesses—all to support Water Street Mission’s Rescue Mission Food Drive.

In response to Christ’s love, Water Street Mission joins with His mission to walk with neighbors who are experiencing marginalization and poverty, trusting Him to transform lives and restore hope.

Annually Water Street Mission serves nearly 1,300 men, women, and children experiencing homelessness in Lancaster County.

Introducing Moravian University at Lancaster Theological Seminary

Moravian University proudly announced the opening of their office on the historic Lancaster Theological Seminary (LTS) campus with a grand opening event on November 10, 2022. Moravian University can now welcome students and corporate partners to the LTS library that will serve as a flexible work space to network, attend online classes, and innovate together.

Members of the Moravian University staff are onsite to provide ongoing support in a newly renovated space to review class options, discuss education solutions for partners’ employees,

THIRTY YEARS AGO, a group of community and business leaders had the vision to start an organization dedicated to the creation of an equitable and socially conscious economic community. Their foresight and determination shaped the same core values of justice and respect that Community First Fund lives by today. These leaders believed that everyone in the community had a right to make a decent living, deserved to reside in a safe, affordable home, and should have the resources necessary to build a future.

Today, Community First Fund is recognized as the premier economic development organization serving the low-income communities of central and eastern Pennsylvania. A 501(c)(3) nonprofit organization, they provide loan capital to businesses, commercial real estate developers, affordable housing developers, and community support organizations as well as provide consumer and credit builder loans. In addition to loan capital, Community First Fund provides essential financial education and business technical assistance to borrowers to help bolster their financial and business successes.

Through The YEARS

Founder James Hyson was a local African American community organizer with a dream to provide much needed capital to entrepreneurs and community organizations serving South Central Pennsylvania. His idea was to create a community development loan fund, modeled after similar organizations that had begun to form across the country. Under his leadership, Susquehanna Valley Community Development Loan Fund was formed.

The new organization made its first loan to fund a multifamily housing project on East King Street in Lancaster. Its first business loan went to a newly founded cooperative that supported the Lancaster Domestic Violence Shelter.

During this time, Community First Fund was awarded $90 million in New Market Tax Credits through a program directed by the U.S. Treasury’s CDFI Fund. These tax credits were allocated to revitalization projects in low-income communities throughout central Pennsylvania, including Lancaster, Reading, York, Harrisburg, Lebanon, and Bethlehem.

Community First Fund expanded its service area into Philadelphia with the formation of the Kensington Lending Partnership, a collaborative of CDFIs dedicated to providing a wide range of comprehensive financing and technical assistance to residents in Kensington and North Philadelphia.

On July 1, Community First Fund and FINANTA, a Philadelphiabased CDFI, joined forces to form a larger entity that now serves an expanded 20-county region. FINANTA, founded by Luis Mora, focused its products and services on the immigrant population in low-income neighborhoods in Philadelphia. Today Community First Fund remains dedicated to carrying on the legacy created by Luis Mora. Daniel Betancourt assumed the role of President & CEO of the merged organization upon Mr. Mora’s retirement.

2021

Through funding by the state of Pennsylvania, Community First Fund dispersed 2,585 grants for over $45 million to small businesses across eastern Pennsylvania, including providing 462 businesses with nearly $16 million in PPP loans and $3 million in forgivable loans.

Community First Fund opened its inaugural branch of the Community First Fund Credit Union in Lancaster. Community First Fund Credit Union aims to help build wealth and financial stability in the communities it serves and offer fair and transparent banking services along with financial education. It is a certified Minority Depository Institution, federally chartered and insured by the NCUA.

Trusted care, closer to home

Harold Engle and his wife Nancy walk through the cardiology waiting room and up to the desk to check in for his 8 a.m. appointment.

The 85 year old is the first patient in the outpatient services building next to the new Penn State Health Lancaster Medical Center, and he’s eager to tell anyone who will listen about how the doctors at Penn State Health saved his life.

He had triple bypass surgery in June 2021 at Penn State Health Milton S. Hershey Medical Center and spent about three months in and out of the hospital between complications and a gallbladder attack.

“He had a follow-up bleed after his surgery,” Nancy Engle says. “We had a very alert nurse who called the doctor, and within an hour he was back in surgery. He’s a miracle, and it’s because of Penn State Health that he’s here today.”

Groundbreaking Heart And Vascular Program

The Milton S. Hershey Medical Center is recognized worldwide as a pioneering center for heart and vascular care. Starting in the 1970s, researchers developed the first implantable heart assist device. In 1985, Hershey Medical Center became one of the first hospitals in the country to implant an artificial heart. Its patient survival rates for heart transplant and left ventricular assisted device implant surgeries rank among the nation’s best. Knowing this reputation, the Engles didn’t think twice about choosing Penn State Health for Harold’s cardiovascular care.

The couple live in Elizabethtown but are in the process of moving to a new house three miles from Lancaster Medical Center, which opened on October 3. “It’s nice to have something closer to home,” Nancy says. “We’ll only be 10 minutes away.”

Attentive Care, Comfortable Environment

The Engles barely sit down before medical assistants Angie Burke and Tiara Lane emerge from the double doors and call them back to an exam room.

Burke goes through the standard check-in questions, verifying name, date of birth, allergies, and medications, while Lane wraps a blood pressure cuff around his right arm. Burke takes his pulse, goes through his surgical history and discusses any changes to his health.

When the medical assistants step out, Engle takes a breath and gazes around the room. “Look at the market,” he says to his wife, pointing out a print of an original oil painting of Lancaster’s Central Market by local artist Lee Lovett.

Engle’s relationship with Penn State Health goes way back. Three of his four children were born in the former Hershey Hospital, and he’s retired from selling office equipment to local businesses, including Hershey Medical Center.

Dr. Joy Cotton, a Penn State Health cardiologist who sees patients at the Lancaster Medical Center outpatient services building, knocks on the door. After entering, she thanks Engle for being their first patient and reviews his health history.

He has a pacemaker and wants to make sure his doctors know the machine they use for his remote device checks might be unplugged for a few days during their move. “That should be fine,” Cotton assures him. “Your next check isn’t until November, and they’ll contact you if they can’t read it.”

At 9:20 a.m. the couple walk out the doors with a Penn State Health T-shirt and travel mug to take home with them as a memento of their first-day visit to the new medical center.

Carlos Graupera, the CEO of SACA (Spanish American Civic Association), has been serving Lancaster City for almost 50 years. Carlos founded SACA in 1973, with the help of local Catholic charities, when there was a significant demographic change in Lancaster. They created SACA as a civic infrastructure and platform that would allow the Latino population to receive needed services and enable the general community to engage constructively with the growing Latino community.

Carlos and his family emigrated from Cuba in the 1960s, so he knew firsthand the needs and struggles of the immigrant experience. He refers to SACA as an “evolving experiment,” shaping the organization’s programming by responding and adapting to the community’s needs.

During Carlos’ tenure as CEO, SACA has opened Nuestra Clinica, a bilingual mental health and drug and alcohol outpatient clinic, and launched SACA Development Corporation, a housing development corporation dedicated to homeownership opportunities for innercity residents. They also produce WLCH FM Radio Centro, a full-time Spanish language educational public radio station.

“What we have tried to do over the last 50 years is create a sense of community,”

Carlos said. “And I think we have achieved that.”

While SACA started with a focus on the Latino community, they are now an inclusive and diverse representation of the entire local community. “We stopped being ethnically-driven and became community-driven,” Carlos explained. “In the process, the community became our client.”

As SACA continues to evolve, Carlos has a modern vision for the legacy of the organization and its role in the community. “I hope the future generation is less concerned with getting stuff and is more consumed with protecting the planet, protecting our communities, and making sure that everybody gets a fair shake in the American experiment,” said Carlos. With new projects and new leaders emerging in SACA in the years to come, that vision of the future might not be too distant from reality.
