LISTING MARKETING In-Home & Neighborhood

For each listing, our marketing department creates professional in-home brochures, home highlights, neighborhood highlights, floor plans, and silent salesmen for potential buyers and agents. Once a listing is live on the MLS, whether in Coming Soon or Active status, an announcing postcard is sent to approximately 50 homes surrounding the property.
Each design is customized to the agent, as well as the home, and printed in-house on professional-grade equipment for crisp, vibrant presentation.



















SOCIAL MEDIA Digital Marketing

With the help of our professional marketing team, we create listing videos and a series of personal and listing marketing graphics that best highlight your business and the properties you are representing. These materials are designed to capture attention, showcase your professionalism, and highlight the properties you represent. Some posts will be carousels, featuring multiple images in a single post, while others will be single-image or video posts, or may include a link to the home’s featured property webpage. All posts are optimized for viewing on mobile devices, desktops, laptops, and more.






Fazendin Realtors will also post new listings to its Instagram, Facebook, and YouTube accounts. Our audience is primarily made up of other agents, as well as potential buyers, real estate brokerages, and people connected to the local market.

A Built-In Listing Marketing Budget LISTING MARKETING

A program unique to Fazendin is the Listing Ad Budget. The purpose of this program is to encourage and enable agents to market their listings robustly.
Here is how it works:
Fazendin makes available to its agents a financial credit to market and advertise their listings. The credit is 9% of the agent’s “net to company” during the calendar year. Net to company is the revenue/commission each individual agent has earned for the company.
Fazendin Realtors has determined over decades of business the importance of advertising its listings. Not only does advertising help sell listings, but it also leads to more business for the listing agent by elevating their profile on multiple media platforms. We also know this program gives our agents a competitive edge when pursuing new listings.
The most common uses of listing ad spending include:

The Philosophy NINJA SELLING

Ninja Selling is a sales system developed by Larry Kendall and The Group, Inc., Real Estate in Colorado, and is now taught in the United States, Canada, and Spain. The system is based on a philosophy of building relationships, listening to the customer, and then helping them achieve their goals. It is less about selling and more about creating value for people.
It is called Ninja Selling because one of The Group sales partners (Jim Dunlap), who helped develop the system was nicknamed, “The Ninja” by the staff in his office. Jimmy D. had great sales volumes, great customer satisfaction and referrals and yet seemed to have a life outside of his career. He had by far the highest income per hour of any salesperson in the company. Larry Kendall began documenting the sales systems used by the original Ninja and other top salespeople at The Group. Ninja Selling is the result.
