VOLUME 104
O
n a 700-acre farm in Montezuma County, Colorado, autumn brings a harvest. According to Southwest Seed’s farm profile, the family business grows more than 40 species of grasses and wildflowers suited to the dry Four Corners region. Blue grama lifts its eyelash-like seed heads above the plants more often associated with open country than cultivated rows. These crops won’t end up in grocery stores or feed bunks. Instead, Southwest Seed has had its harvest cleaned, tested, and made ready for use on rangelands, roadsides, energy sites, and other public lands where native vegetation has been damaged or lost. For ranch owners, the stakes are close to home. USDA’s Natural Resources Conservation Service, or NRCS, reports that properly matched native grasses can protect soil, improve water infiltration, provide livestock forage and support wildlife with relatively low inputs. After wildfire, drought or other disturbance, however, a shortage of suitable seed can mean higher costs, fewer choices and a longer wait for productive ground to recover. For owners, that delay can also complicate grazing plans, conservation work and decisions about when damaged acreage can return to production. Those findings also matter to rural real estate professionals because vegetation is part of a property’s working history. A burned slope, invasive weeds, or an unfinished reclamation obligation can affect a buyer’s costs after closing. A healthy native stand, by contrast, may contribute forage, erosion control and wildlife habitat. Recognizing those conditions can help agents ask better questions and show buyers that “unimproved” ground is not necessarily unmanaged. The concern extends beyond any one ranch. In 2023, the National Academies of Sciences, Engineering, and Medicine concluded that the United States needs a more reliable native-seed supply as wildfire, invasive plants, extreme weather, and development increase restoration needs. Seed must be available in the right species, genetic sources, and quantities—often on short notice across thousands of acres. Restoration begins with a deceptively difficult question: Is there enough of the right seed to plant? It is a question Pat Reynolds encounters from the production side. Reynolds is the general manager of Heritage Growers, a California nonprofit native-seed operation and part of River Partners. A restoration ecologist by training, Reynolds oversees an operation that follows native seed from wildland collection through agricultural production, sales and distribution. The work, he said, is more complicated than many people realize.

THE RIGHT SEED FOR THE RIGHT PLACE
TURNING WILD PLANTS INTO CROPS
For the Heritage Growers, the first step in producing native seed is understanding its origin and the place where it will one day return.
Once wild plants are introduced into agricultural production, preserving local genetics becomes more difficult. As Reynolds pointed out, Heritage Growers farms slightly over 200 acres but does so by growing about 200 different types of crops. This contrasts with a conventional farming operation, in which the same amount of land might be used for only a few crops.
“If you take a poppy from San Diego and you plant it up in Red Bluff, for example, you stand a very good chance of that not even surviving,” Reynolds said. The science behind that example extends beyond California. U.S. Forest Service research shows that plant populations adapt to local temperature, precipitation, elevation and growing-season length. Seed from one environment may therefore struggle in another even when the species name is the same. The U.S. Geological Survey states that restoration experts reduce that risk by using seed-transfer zones and other sourcing methods. Their aim is not to call for seed from the nearest fence line, but rather to match the plant material to the conditions it will encounter. For Heritage Growers, this involves starting with seed collected from a specific region in the wild, increasing its population through agricultural methods, and, where possible, giving the seed back to the area from which its genetic material originally came. According to Reynolds, locally adapted material is more likely to survive, persist, and eventually create resilient habitat. The federal National Seed Strategy stresses the same principle: that using the correct seed in the right place at the right time relies on source information, records, testing, storage, and planning.

“We have to be an expert on 200 different things,” Reynolds said. Each species can bring a different set of questions. Some have been grown before. Others require Heritage Growers to determine, through experience, how they respond to irrigation, weed control, harvesting, and cleaning. “A lot of it also has an experimental element to it as well,” Reynolds said. “So we learn as we go. We get better as we go. But a lot of times it’s really starting from scratch.” The National Academies describes similar challenges across nativeseed production. Plants may mature unevenly, drop seed as soon as it ripens, or produce material that is difficult to separate from stems, awns and chaff. Some establish slowly, while others require modified equipment or new harvesting methods. Texas-based Bamert Seed Company offers another example of that work. Established in Muleshoe in 1951, the family business grows native plants for restoration, reclamation and wildlife habitat. In a company interview, its production manager described fields ranging from one-acre plots to plantings covering 240 acres, with planting density, weed control, harvest timing and cleaning methods varying by species.
USDA’s conservation-seeding guidance evaluates seed on a pure live seed basis, a calculation that accounts for purity and germination. That distinction matters because a harvested lot may yield far less usable seed after empty hulls, stems and weed seed are removed. At Heritage Growers, there is another layer to the process: maintaining the seed’s identity. Reynolds said equipment must be thoroughly cleaned between fields and crops must be separated to reduce contamination or unwanted cross-pollination. Records then follow the seed from its wild collection through production and eventually out the door.
GROWING TOMORROW’S SUPPLY Even if the growers know how to produce the seed, they still face a problem they cannot address immediately: time. Heritage Growers collects seed that can be traced to its source, cleanses and tests it, and then grows it on agricultural land to produce more seed; the amplification process can continue through multiple production cycles until there is enough seed available for a landscape-scale restoration project. That timeline does not always match the moment when customers realize they need it. “There’s a mismatch between supply and demand,” Reynolds said. He described a common situation in which a person makes a call only a few months before a project requires thousands of pounds of seed from a specific area. “We tell them, ‘If you had called us three or four years ago, we could have been ready,’” Reynolds said. By then, a buyer may have to compromise on species, genetics, or the geographic source of the seed, relying on what’s commercially available. The National Academies also regarded the same timing mismatch as a weakness in the marketplace. Since restoration needs are generally reactive, the farmers have to decide what to plant well before demand is certain. Unpredictable demand may cause farmers to hesitate to make investments in production, while buyers, too, might delay committing funds years in advance. Heritage Growers has also seen the results of planning early. Reynolds pointed to a large floodplain restoration project along California’s Carmel River. Wildland source seed was collected and provided to Heritage Growers years in advance under a contract grow. The operation has been increasing the amount of that material ever since and now supplies thousands of pounds of seed for the project each year. That kind of preparation is especially difficult when the disturbance itself cannot be predicted. A Forest Service study of the western United States found that wildfires can create large, unpredictable seed needs. University of Wyoming guidance also warns that invasive grasses such as cheatgrass can occupy burned ground and increase future fuel loads.

Southwest Seed, penstemon field
The issue isn’t one that only affects California; a 2026 report by the Nature Conservancy found that land managers and contractors in Wyoming frequently cite limited availability of native seed as an obstacle to restoration and reclamation. Wind River Seed, located outside Manderson, grows native grasses, forbs, and shrubs and collaborates with growers and wildland collectors to meet demand in that market. Researchers may use information on past fires and seed zones to make some predictions about demand, but they cannot forecast all disturbances. This means that farmers have to decide what to produce before they know exactly who will need it.
PLANNING BEFORE THE NEED For landowners, the supply problem makes planning before a disturbance particularly valuable. Using unsuitable seed—or waiting until after a disturbance to begin looking—can leave soil exposed, invite invasive weeds, and delay the return of usable forage. But obtaining the right seed is only the beginning. Reynolds said successful establishment also depends on preparing the site and planting the seed correctly. In California, for example, weed control may need to happen before native seed goes into the ground. Planting timing, depth and seed-to-soil contact can all affect whether the resulting stand survives. Species must also fit the site’s conditions. A plant suited to wetter ground may germinate in a dry location, Reynolds explained, but fail to persist.

VOLUME 104
“There’s the saying you have to use the right species at the right time in the right place,” Reynolds said. The NRCS guidance on conservation seeding also advises starting with the site and its proposed use rather than choosing seeds first. Landowners should list the existing vegetation, soils, and invasive plants, and then request that the suppliers provide information on the origin, purity, germination rate, and weed content of the seeds. Local NRCS offices, conservation districts, and Extension specialists can help determine whether reseeding is necessary, which species are best suited to the property, and how to manage grazing or weeds during establishment. Depending on the program and location, technical or financial assistance may also be available. Real estate agents can use similar questions during a transaction: Has the land burned, been overgrazed or otherwise disturbed? Are invasive weeds or reclamation obligations present? What seed mixes or conservation practices have been used? Agents are not required to become restoration specialists, but they can assist buyers in identifying problems that warrant a more detailed examination before closing.
FARMING FOR THE LANDSCAPE AHEAD The entire native-seed industry has to deal with a problem that is greater than any single farm or restoration project. The National Academies concluded that strengthening the nation’s native-seed supply will require a coordinated public-private effort

to improve market information, research, workforce knowledge, storage and long-term purchasing. Forward contracts and advance commitments could give growers more confidence to put uncommon species into production. For farmers who are interested in that market, producing native seeds is not simply a straightforward conservation initiative nor an easy alternative crop; it calls for technical knowledge, patient markets and a readiness to experiment. At Heritage Growers, Reynolds looks at that work through the lens that originally led him to it. Natural habitats are facing pressure from habitat loss, invasive species and a changing climate, he said. Meeting those challenges will require restoration on a scale that depends, quite literally, on having the plant material available. “We need to restore things at scale, and we need to do it in a hurry,” Reynolds said. For Heritage Growers, that urgency is part of the reason for doing the work. As a nonprofit operation, Reynolds said its focus is on the conservation value of producing the locally sourced plant material restoration projects need.
Bamert Seed Company production
Back in southwestern Colorado, the value of the fall harvest may not be fully visible for years. A bag of blue grama or prairie clover is a commercial product. Still, it holds possibility—the beginning of a stabilized slope, a recovering range, or a plant community that can support wildlife and withstand the difficult seasons ahead. FALL 2026

Already established as a thriving international wedding destination, the estate delivers immediate hospitality infrastructure and existing demand, while still offering significant upside for the right owner. From boutique hotel operations and destination dining, to wellness retreats, private buyouts, and wine, mezcal, and olive oil experiences; it is positioned to generate multiple complementary revenue streams that strengthen one another over time.
The Vineyard at the Center of It All The vineyard is more than an agricultural element of Vid de Luna; it serves as its very soul. As a living expression of the land, it gives the estate its identity and sense of permanence. Here, Old-World 20

Mature cottonwood and juniper trees create privacy, shade, and wildlife habitat. Wild turkeys are frequent visitors, further adding to the Colorado setting. The 1,824-square-foot cabin features three bedrooms and two bathrooms, providing comfortable living with room to customize. Several outbuildings provide excellent space for equipment, hobbies, or additional storage. Outdoor recreation is right at your doorstep— skiing at Powderhorn Mountain Resort just minutes away, the endless trails of Grand Mesa National Forest, numerous fishing lakes on the Grand Mesa, and proximity to popular crosscountry skiing routes. Properties with live water, acreage, mature trees, and immediate access to year-round recreation are increasingly difficult to find. This is a rare opportunity to own a piece of Western Colorado, where lifestyle, land, and location come together.
