and Happy New Year to our Hillman Homes readers! As we begin 2019, we are hopeful for all the possibilities that await us in the new year. In taking a glance back at 2018, we note that it was an interesting year in real estate; some might compare it to a miniature roller coaster ride.

While 2018 did show signs of some trend changes, 2019 is exhibiting signs of strength and activity.

As we keep our focus on 2019, we are excited and ready for all the Central Florida real estate market has in store.

We have had many exciting changes and updates here at Fannie Hillman + Associates over the past year. We were proud to roll out our brandnew website; which easily guides our clients and potential buyers through our exclusive listings as well as all active listings in our local mls. 2018 also saw the launch of our mid-year publication, Hillman Snapshot, which gives a small glimpse of our exclusive listings along with a market update.

Giving back to our community is something we, at Fannie Hillman + Associates, take tremendous pride in; we are true believers in helping locally and paying it forward. Recently, we had the pleasure of volunteering with Second Harvest Food Bank. We enjoyed our time working as a team and learning more about Second Harvest Food Bank; all in all, we found it very humbling.

Additionally, we continued our long-standing tradition of adopting a few less fortunate local families for Christmas.

Thanks to the generous donations of our agents and staff, we were able to provide a Merry Christmas for these families, and help to provide some holiday cheer.

We are committed to continuing to enhance and bolster our company in this ever-changing world, and in doing so, we benefit our clients with stronger representation. We, at Fannie Hillman + Associates, embrace change and realize that it is essential to staying current. MAKING THE MOST OF YOUR OUTSIDE LIVING SPACE 9

LIVING IN CENTRAL FLORIDA has many perks; one being that we are able to enjoy our outside spaces yearround. While this is a very nice perk, some may look in their backyards and think, “what is there to enjoy?” If you fall into this category, the good news is that there are endless options to remodel, update and/or improve your outside space, further extending your living area. The National Association of Home Builders conducted a recent survey which showed 80% of home buyers say that patios and front porches are desirable when looking for a home.

You may want to consider blurring the line between inside and outside; making the spaces flow together with ease. A simple way to achieve this is to replace a standard door with a French door or hideaway sliding doors. This simple change can allow foot traffic to easily transition from inside to out.

Most likely, your main objective is to achieve a comfortable space for you and your guests to relax and have fun.

Examine your space and determine what type of furniture can reasonably fit while being able to maintain an open traffic flow throughout the space. When shopping for cushions make sure they are outdoor quality and can withstand the elements; including a Florida rainstorm.

A must have in any Florida outdoor space is shade! There are a plethora of options to achieve a nice shady spot to hang out in and relax.

You could opt for a simple market umbrella and select a fun color to add a bright spot to your space, or you could go for a more permanent structure and build a pergola.

Another option is to buy and hang sail shades in your space; they can be

purchased in a variety of sizes and colors and add a unique look to any outdoor space.

Adding or enhancing exterior lights can really liven up your space.

Illuminating walkways, rails and steps is a great idea and helps to make the backyard safer in the evening hours. Additionally, lighting up the trees can add a wonderful effect to your existing landscaping, and, as always, well-placed candles can really help to set the mood.

Help to brighten the space by adding pops of color; making the space unique to you. You can use small tables, pillows, and rugs to add in some bright spots of color.

In today’s world, it is important to have your outdoor space be device friendly. A Wi-Fi antenna will boost the range of your signal; something all your guests will enjoy. Consider adding wireless outdoor speakers to your space to allow for easier access

to playing your favorite tunes.

Firepits, fireplaces and outdoor kitchens are very popular additions to outdoor spaces and can really make the space feel like an extension of the home. Be sure to consider the location before installing; making sure smoke doesn’t flow right into the sitting areas. Of course, you don’t want to forget to add in some fun. Designate a spot for cornhole, horseshoes or croquet. Paint a portion of the fence with chalkboard paint, creating an instant canvas for the young ones and even those young at heart.

The great thing about deciding to update or remodel your outdoor space is that you have an abundance of choices, and whether you decide to add a splash of color here and there or install an outdoor kitchen, it will certainly be beneficial; not only for your enjoyment but it may improve the desirability of your home for future owners.

SECOND HARVEST FOOD BANK OF CENTRAL FLORIDA This past October, the Fannie Hillman + Associates (FH+A) team spent an afternoon down at the Second Harvest Food Bank volunteering in their warehouse.

We assisted with the food sorting

and packing of various goods. In an afternoon, we were able to sort 6,607 lbs. of food and provide 5,506 meals for those in need.

Second Harvest Food Bank of Center Florida secures and distributes food and grocery products to local nonprofit feeding programs across Central Florida. Last year, with the help of food and financial donors, volunteers and a caring, committed community, the food bank distributed nearly 58 million meals to programs such as food pantries, soup kitchens, women’s shelters, senior centers, day care centers and Kids Cafes.

In Central Florida, one in four kids in our community is at risk of going to bed hungry tonight. One of the largest gaps in childhood hunger is resources for teens. Teenagers

often play an active role in feeding themselves and their families.

Barriers, such as stigma, can prevent them from accessing the healthy food they need. Studies have shown that students who are hungry are less likely to focus on their education.

Second Harvest’s School Market Program is an innovative intervention for teen hunger and food insecurity. School Markets provide free snacks, meal items and fresh produce to students without question of need or eligibility.

By supporting The Eagles’ Market at Edgewater High School, FH+A is investing in the success of local teens. Since the beginning of the 2018-19 school year, more than 6,300 students have visited the market and secured 6,481 meals.

WINTER PARK HOUSING AUTHORITY Every December, Fannie Hillman + Associates (FH+A) partners with the Winter Park Housing Authority. The family support partnership between Fannie Hillman + Associates and the Winter Park Housing Authority (WPHA) goes back 20+ years. FH+A comes together to raise funds, so we can collectively buy gifts for the families in need at WPHA. We at FH+A are honored to be the “givers,” and love putting smiles on all the children’s faces who will now be able to have a great holiday. But we feel

the real impact, is the gift of caring, generosity and hope. There is no better gift than that.

Year after year, families tell us how they would not have been able to provide gifts for their children.

The challenges of limited income, low-paying jobs and higher rising bills leaves nothing for the special touches everyone wants to enjoy during the holidays. The long-term effects of receiving the generous gifts of others is well documented.

In fact, many families go on to “pay it forward” when they get back on their feet and make economic strides. Children who are now grown, remember that special Christmas when strangers touched their lives in a very meaningful way.

The Winter Park Housing Authority (WPHA) helps lowincome families and individuals find and keep safe, sanitary, nondiscriminatory, attractive, affordable homes in nurturing Winter Park communities. This provides stability and peace of mind needed to reach goals and achieve greater self-sufficiency. WPHA also connect residents to additional resources of benefit. They assist good people from all walks of life.

Many are elderly, disabled, or have experienced hardships that have prevented them from achieving financial stability.

ROSEMARY ROASTED PEAR GRILLED CHEESE WITH WHITE CHOCOLATE MAKES 1 SANDW IC H

FOR THE ROSEMARY ROASTED PEARS 1 pear, cored and chopped into small cubes 1 tablespoon olive oil 2 tablespoons light brown sugar 1⁄8 teaspoon cinnamon 1 teaspoon dried rosemary Pinch of salt FOR THE GRILLED CHEESE 2 slices cinnamon swirl bread

FOR THE ROSEMARY ROASTED PEARS

3 long slices Brie, cut in half

Preheat oven to 375°F. Toss chopped pears, olive oil, brown sugar, cinnamon, rosemary and salt together in a medium-size bowl. Pour coated pears onto a baking sheet and make sure that they’re evenly spaced apart. Bake for about 20 minutes, or until the pears start to caramelize.

Remove from heat, stir, and set aside in a small bowl.

FOR THE GRILLED CHEESE 1 Lay half of the Brie on one slice

of cinnamon swirl bread. Add the rosemary roasted pears, white chocolate chips and the rest of the Brie, and close the sandwich. Evenly smear butter on the exterior of the sandwich.

2 Place the buttered sandwich in a

preheated medium-size pan or panini press. Cook over medium heat for a few minutes on each side, until the bread is golden brown and the Brie has melted. Remove from heat and let the sandwich sit for 1 minute before serving.

Dear Neighbors, Welcome to the end of year 2018 Hillman Report. All in all, 2018 proved to be an interesting year in real estate; there were ups, a few downs and some indications of trend changes. Overall, single family home prices in Orange and Seminole Counties continued to rise at a slightly slower rate than what we’ve seen over the past few years, while inventory (active listings) levels increased substantially — a welcome trend shift.

Sales prices for Orange County’s single-family homes rose by 5.7%, while time on market saw little change; averaging 49 days. Additionally, inventory has increased by 13.9% when compared to this time last year. Condos and townhomes prices have increased by 3.7% when compared to the end of 2017. Inventory levels also saw significant improvement in this space, increasing by 21.5%. While we still have a ways to go, it’s encouraging to see strong inventory growth as we hopefully move towards a more balanced market.

Seminole County’s single-family home prices, similarly, have experienced an increase of 6.7% compared to the end of the year last year, while closed sales saw a slight (1.0%) uptick. Inventory numbers, however, increased by an impressive 24.8% when compared to the previous year.

In Winter Park’s zip code of 32789, median single

family home prices dropped by 6.6% when compared to this time last year, while inventory grew by 17.9%, moving us towards a more balanced level of supply.

While this is the first time in years we’ve seen Winter Park home prices take a hit, it’s too early to assume that this will be an ongoing trend. In the condos and townhomes space, however, median sales price jumped 16.4% when compared to the end of 2017.

In Maitland, single family home prices barely moved, dropping 0.7% when compared to this time last year. College Park home prices rebounded a bit, increasing 5.5% compared to last year.

So far, we’ve had a strong start to 2019 and we’re excited to see what the market brings this year. We will continue to keep an eye on key data points to determine where trends are heading. Please review the following report to see more detailed information.
