MASTER the FAIRWAYS!

The FHAOI is so proud to partner this year with MetroHealth and the Fairways Golf Course to present the November Fall Ball Open Tournament and Gala.

The event is Saturday, November 8. The organizing committee has been working since last year’s tournament to get things ready for the golfers, our sponsors, and the community. Leading the golf side of things are Tim and Karen Barber and Scott Glover. They have been working to secure the 36 teams for the tournament, and they are going through the teams to verify handicaps and placement in the various flights. The golf day kicks off at 7am with registration at the Fairways Pro Shop and then a 9am Shotgun start. We have hole sponsors lined up to greet the golfers on each hole and provide some surprises.

On the sponsorship side, Mark Kornmann and the organizing team have worked hard to secure sponsorships for the tournament and items for the silent auction.

Our sincere thanks to our sponsors. Your support and partnership plays a key role in the success of our event, and we appreciate your participation.

A lot to look forward to in October and November! The Craft Fair and Sweet Shop is on October 18 at the Masters, and then the Fourth Annual Golf Tournament and Gala on November 9. I look forward to seeing many of you!”

CATHY NANFELDT

Last month my article focused on the liability insurance issue. I’m happy to report that FHAOI has secured the necessary insurance. I believe most of the affected clubs have also been able to do the same. Now we can turn our attention to more pleasant things like the return of fall and hopefully more comfortable temperatures. Our fingers are still crossed that we manage to escape the dreaded hurricanes in October and November.

I introduced the Nominating Committee at our September Board Meeting. They are Lisa Ramsey, Ellen Griswold and Judy Michalski. Their task is to reach out to any residents who they feel may be interested and good candidates to run for the Board. If you want to learn more, please contact any of them to discuss what it involves, or you can email to fhaoiboard@gmail.com.

With the return of the snowbirds, we are now heading into the busy months for activities. You’ll see in this paper about the Craft Fair happening on Saturday, October 18 from 8am - 2pm. We are full so be sure to come support our residents. You can also purchase breakfast or lunch. Of course, the Sweet Shop will be open for business once again.

November 8 is the 4th Annual Golf Tournament & Gala. See the article in this paper for more details. The Board has decided to add another Board Meeting on Thursday, November 13 at 7 pm. Our final meeting of the year on December 11 will be a short meeting followed by a holiday party.

We will round out the year with our annual Christmas Dinner Dance on December 6 and our New Year’s Dance on December 31. More information to come next month.

If anyone has any questions or concerns that FHAOI can answer, please do not hesitate to contact me or any of the board members. We are here to help if we can.

Special Notification –October Board Meeting

Cathy

nanfeldt25@gmail.com

The FHAOI October Board Meeting, Thursday, October 9, 7pm at the Masters, will be the Annual Meeting & Elections. We have four Board Members up for re-election and three have chosen to run for re-election. They are Renay Johnson, Nancy Lang and Vicki Heath. A decision I’ve thought long and hard about is that I will not be running for re-election to the Board. My husband is officially retiring on January 16, 2026, and I just want to be able to enjoy time with him. I feel it is a good choice for us, and we can take off whenever we want to and spend more time with our family.

FHAOI and Hometown America

Coming Together

Meeting Date: September 9

Participants: HTA Manager Priscilla Herrick, FHAOI Board President Cathy Nanfeldt, Board Secretary Nancy Lang & Board Director at Large Vicki Heath

We spent time reviewing a final few questions regarding the liability insurance requirement from Hometown America:

1. Insurance is required when using any of the Fairways buildings owned by Hometown America, not just the Masters.

2. Clarification, that if the event is residents ONLY, then no insurance is required. The leader of the group just needs to sign the form from Barb Mishloney to be on file. This includes all card groups, quilting, bunco, poker, bocce, etc.

3. As long as the club has the liability insurance, it is not required, but it is still recommended, to ask the bands, DJ’s or other performers to provide liability insurance as well as the declaration’s page of their automobile insurance. It does not have to be turned into Hometown. Any caterer should provide their food license even if they are only dropping off the food and not staying.

If more than one resident chooses to run for the board along with the three running for re-election, then voting will be held that night, Thursday, October 9. A short meeting will take place at 7 pm and then the voting will begin. If only one resident comes forward, then the four will automatically be voted in by acclamation. As of the writing of this article, Connie Fasano has decided to run for the Board again. We will announce as soon as possible that night if no ballot vote will take place. Otherwise, we would hope as many FHAOI registered voters as possible turn out at the Masters to cast a vote. Continued to page 3

FHAOI PRESIDENT

Continued from page 2

4. It has now been said that a workers comp exempt form is not necessary as none of the groups that we have come into Fairways are large enough to be required to have workers comp.

5. The blackout shades have been installed in the poker room in the Masters back to the left side of the stage. Time will tell if they are useful in cooling the room. Some nights there are enough players that they could use a third poker table. I asked about this, and Priscilla indicated she would measure the room to see if there was enough room, although it would need to be considered for next year’s budget.

6. Hopefully by the time you read this article, the rubber stripping has been installed to fix the tripping hazard in the Masters between the tile and carpet on the dance floor.

7. We inquired about a password for the internet for both the Greenbrier and the Masters and Priscilla said you must use your phone’s hotspot.

8. A resident had complained about the need to pay an additional $10 for a new sticker on her car that no longer worked either because of sun fading, carwashes or it was simply old. Priscilla said each home receives a total of two stickers and after that they cost $10 because HTA has to pay for them. So be aware that if your sticker does not seem to be working well, you must pay $10 to receive a new one, same as if you purchase a new car.

9. A group of residents are still very upset at the conditions of the ponds. The Lake Doctor has been seen on the ponds and Priscilla confirmed they do indeed come at least once a month, sometimes more than once. It is a process to clear the muck from the ponds. Also, it was asked about the possibility of installing fountains to help circulate the water, but Priscilla said that they have measured in the past and the ponds simply are not deep enough to allow fountains. That is why there are only the two in the park at the two ponds that were deep enough.

10. Finally, we spent time discussing the food trucks. Sandy DeJesus has been securing trucks to come to the Park on the third Saturday of the month for the past three years. My question was why suddenly she can no longer do this unless FHAOI takes it over.

Also, a resident who runs a food truck and parks it in Fairways in the RV lot wants to operate multiple times a month. Priscilla indicated that the prospectus clearly states no soliciting, and it is really a gray area. We ended up agreeing that both Hometown America and FHAOI would co-sponsor the food trucks the third Saturday of each month.

With this agreement we are asking and allowing both residents who have food trucks to participate each month and Sandy DeJesus will still bring in an additional truck. This way the residents have choices and there is no favoritism to be concerned about.

We also decided that if any residents who enjoy baking and would like to, they are more than welcome to set up a table and sell their items at the same time. Doing this falls under the cottage food laws and they would have to individually wrap each item and provide a sign listing the recipe with all the ingredients included to assure any food allergies would be able to be determined prior to purchase. If any one has any further questions about this set up, please contact Sandy DeJesus at 407-300-7610.

The next meeting is scheduled for Thursday, October 2 at 10:00 am.

As always, if you have anything you’d like us to bring to Priscilla’s attention, please reach out to Cathy Nanfeldt so it can be put on the agenda.

FHAOI Treasurer’s Report

One of the most noticeable upgrades has been the road work to the back half of Pebble Beach Boulevard, making travel smoother and safer. In addition, the new sewer plant is well underway, promising improved infrastructure and long-term reliability.

PRISCILLA HERRICK HTA MANAGER

Hello Fairways Residents, From Your HTA Social Director

Hello Fall! A Look Back at a Year of Progress

As the golden hues of fall begin to settle over the northern states and our temperatures begin to come down, it’s hard to believe how quickly the year has flown by. With 2025 winding down, it’s the perfect time to reflect on the many improvements that have taken place throughout our community, each one designed to enhance comfort, safety, and enjoyment for all residents.

One of the most noticeable upgrades has been the road work to the back half of Pebble Beach Boulevard, making travel smoother and safer. In addition, the new sewer plant is well underway, promising improved infrastructure and long-term reliability.

Our clubhouses are now equipped with AED machines, a vital addition for emergency preparedness.

Over at the Greenbrier, both the roof and porch have been refurbished, ensuring durability and charm. And new pool furniture at the Westchester added a touch of resort-style relaxation to our sunny days.

We’ve also added picnic tables at the bocce courts — perfect for gatherings, lunches, or simply enjoying the games and the laundry room received a fresh upgrade, making chores a little more pleasant and efficient.

And perhaps most meaningful, the addition of the Veterans Memorial sidewalk stands as a heartfelt tribute to those who served, offering a quiet space for reflection and gratitude.

As we welcome the cooler days and cozy nights of fall, let’s celebrate the progress we’ve made together — and look forward to even more in the months to come.

Welcome Reilly Pareto to Fairways! We’re excited to welcome Reilly Pareto as the newest member of our sales team here at Fairways! Reilly joins us from our sister community, Palm Valley, where she successfully brokered numerous home sales and built strong relationships with

residents. Reilly has been part of the Hometown family for over a year, bringing energy, professionalism, and a keen eye for detail to every homebuyer interaction. Her success stems from her genuine dedication to our residents and her thoughtful approach to matching buyers with the perfect home. Please give Reilly a warm welcome when you see her around the community!

*A Heartfelt Thank You to OurResidents

We want to extend a sincere thank you to all the residents who continue to beautify our community with vibrant flowers, lush greenery, and well-maintained yards. Your care and pride in your homes make Fairways shine brighter every day. It’s your dedication that helps create the warm, welcoming atmosphere we all enjoy—thank you for making our community such a special place to live!

Happy Fall, Y’all!

As the season of Fall is upon us, the ladies of the Fairways Christian Women’s Connection are grateful for this beautiful time the Lord has given us. Fall is not just about pumpkins and trick or treating, it’s also a season of gathering, worship, and encouragement.

This October, we’re diving into two different Bible studies. In the evenings, a group of us will be meeting at the Greenbrier on Thursday, October 2nd and 16th at 6:30 pm. Together, we’ll begin walking through the book of Galatians, exploring its truths over the next few months.

In the afternoons, another circle will gather at Jo Lynn’s home (14721 Firestone) for study and fellowship. This group will meet on Thursday, October 9th and 23rd at 3:00 pm.

Our month also holds a special time of worship, our Praise and Prayer gathering. On Saturday, October 4th at 11 am, we’ll meet at

Helping Hands is managed by Cricket O’Donnell and you can call or text Cricket at: 413-262-1196. Not sure they have what you’re looking for? Just contact Cricket and she’ll let you know right way.

Pass the Pig for Libby’s Legacy at Bingo

Keeping up the tradition, the FHAOI is collecting money to donate to Libby’s Legacy during the intermission at Wednesday night Bingo. Highlights from the First Five Weeks

As of this writing, we have reached week five of our fundraising efforts during Wednesday night Bingo. Karen Barber has truly earned the title of Queen of Passing the Pig, showcasing remarkable dedication to the cause. In week one, when Karen was out of town, Lynne Blair graciously stepped in to keep the tradition going. To make week five extra memorable and encourage even more donations, Mark Kornmann joined the fun by dressing as Spiderman. We appreciate our enthusiastic volunteers and look forward to making a generous donation to Libby’s Legacy thanks to our regular bingo players.

On September 4th, we were fortunate enough to witness Claudia Garvin achieve a remarkable feat: a hole-in-one on the challenging 15th hole!

The day itself was idyllic, providing a perfect backdrop for such an exciting event. Claudia’s shot, played from the red tees with a perfectly struck 7-wood, was nothing short of spectacular. The ball’s trajectory was flawless, disappearing cleanly into the hole to the astonishment and delight of those present.

For any golfer, a hole-in-one is an unforgettable experience, a testament to skill, precision, and a little bit of luck. It’s a moment etched in memory, a story shared and retold. We were incredibly fortunate to witness Claudia’s achievement and wanted to share this joyous occasion with the wider community.

Claudia, congratulations again on your amazing accomplishment!

Diane Armstrong, Judie Gljiva, and Barb Avery also witnessed this event.

Congrats to Claudia Garvin!

Those who attended his Memorial Service generously donated funds to buy this tree. It is a Foxtail Palm and is as unique as Basil was.
