We do have a board meeting this month on Thursday, April 10 at 7 pm in the Masters.”

NANFELDT

From Your FHAOI President

March had two events hosted by FHAOI. March 1 was a much enjoyed and entertaining Vegas Baby show. Then on March 15 we held the fifth annual Poker Run on a beautiful day. We had great participation with both events. April 5 will be The Not So Newlywed Game with doors opening at 6 pm and tickets sold only at the door for just $2. We hope to see another good turnout for this sure to be fun activity.

Nancy and I met with Priscilla for our second monthly meeting on Thursday, March 6. Please see the separate article, FHAOI and Hometown America Coming Together, for a report on many of the items discussed in the meeting.

We do have a board meeting this month on Thursday, April 10 at 7 pm in the Masters. A reminder that we will have a special guest, Dr. Kelly Martinez Semrad, our District 5 Orange County Commissioner. She will give a short presentation and answer a few questions. Thanks again to Tom for arranging this. We want to try to have a special guest at our June 12 meeting as well. If you have any suggestions or a topic you’d like to hear more about, please let any board members know.

As you know, the monthly Eagle newspaper is posted online at issuu.com/fairwaysconnect. We have forgotten to also post it online on our Fairways Board and Eagle Facebook page and FHAOI’s new website, www.fairwaysorlando.com the past couple months. We will be sure to have the issues posted hopefully by the time you read this article. We also will begin posting the agenda to each board meeting a few days prior to the meeting as well as a review of the board meeting discussions the week following each meeting.

We will have an update on the 2025 resident directory to share with you at the April 10 board meeting. I am hopeful that we can pull this together to have printed and delivered to each resident’s home with the July Eagle, if not before that. There is still time to submit your information if you would like to be included in this year’s directory. Forms are always available at the Greenbrier on the shelf by the window. Fill it out and put in the gold mail slot inside the Greenbrier.

Tom David, our board vice-president, is working on gathering more volunteers for the new Block Champions program. Please consider joining as many hands make less work. Also please check out the article regarding what the FMO (Federation of Manufactured Homeowners of Florida, Inc.) is working on and how you can help.

Plans are already in the works for this year’s Fall Ball Open Tournament & Golf Gala. It will be held on Saturday, November 8. Look for sign-up sheets to be available in the Pro Shop soon. I thank those of you who have reached out to me. Your words of encouragement make this volunteer position worth it. And for those of you who have expressed problems or disagreements, I am working to help those I can.

Cathy Nanfeldt 407-704-0423 nanfeldt25@gmail.com

Meeting date: March 6

Participants: HTA Manager Priscilla Herrick, FHAOI Board President Cathy Nanfeldt and Board Secretary Nancy Lang

The following is a review of key items discussed at our second monthly meeting:

First let’s run through the follow up items from the first meeting –Regarding the wastewater treatment facility, HTA is still waiting for permits so they can begin the work. Hopefully they will receive the permits very soon because they have everything lined up and ready to start once they have the green light to do so.

Update on various signs: Posts for reflective arrows at the entrance to Inverary Dr. and both areas at the gazebo on Port Marnock and Inverary are ordered. One of the signs for the parking lot by mailboxes is in and still waiting on the overflow parking one that will go near the laundromat. Then both will be installed at the same time.

Hometown America scheduled a training class for the new AED devices (defibrillators) for all club leaders which was held on March 28. Thank you again to HTA for providing this training.

At the time of our meeting, they were waiting on a second bid for the aluminum portion of the Greenbrier update. The roofing has been approved and as soon as a bid is approved for the fascia and aluminum portion then the work will be scheduled.

Unfortunately, the firepit is not able to be repaired. Priscilla is looking into other options to replace it. Being as it was custom made; it isn’t like they can simply purchase a new one to fit inside of the surrounding stone. We will keep you posted with any possibilities for a new one in the future.

A contract was signed for a diagnostic review of the Masters media system. It was performed in the third week of March and at that time they were able to get the speakers back to working order. A report will be issued to Priscilla and hopefully it won’t be months before all the systems will be replaced.

Below are the new items we reviewed:

ITEM 1 – Greenbrier Lighting. Many residents who utilize the Greenbrier at night have complained about the outside lighting being very dim and flickering. Priscilla explained that these are solar lights and as they come on or are about to go off, they may flicker. She had maintenance check and showed us a picture of a very well-lit porch and stairs area as well as at the gate to the pool. Also, the loose handrail has been repaired.

ITEM 2 - Masters pool temps being questioned. Priscilla said that the pool is maintained at 86 degrees when it is heated during the winter. A couple of residents have been checking the temps at different times of the morning and day, and it has not gone above 80 degrees. She stated that the heater is not broken and suggested maybe the water aerobics groups could exercise later in the day. The members of the group I spoke with were not happy with that idea and so this is an ongoing issue. It seems last year we did not have any problem with the pool staying at a consistent “warm” temperature.

ITEM 3 – Ill-kept Homes and Yards. I’ve had several residents complain to me about the inconsistencies in some homes and yards being allowed to remain ill-kept for months on end when they follow the prospectus and keep their homes tidy. It just doesn’t feel fair to them. Priscilla suggested that residents report the addresses and she will have her crew out to see right away.

ITEM 4 – Facebook Rumors. There is a rumor that Hometown personally promotes one or two Facebook group pages to new residents. This is false. Hometown does not promote anything to

CATHY
FHAOI PRESIDENT

Continued from page 2

new residents outside of their documents needed for closing as given by HTA Corporate.

ITEM 5 – Reported Gate Issues. For those of you who may have heard that a sheriff or fire truck were stuck at the gates and unable to get inside of Fairways, Priscilla informed us that last year the Fire Department for Orange County requested a new entry system for Fire/ EMT/Sheriff Departments. This new system was installed and is “dual proof” and “fool proof” as it uses both Click2Enter and the Knox Switch system. If anyone from the above departments is unable to access the gate, Hometown America will be hit with a fine and the Fire Department will come into the office to issue it.

Our next monthly meeting is scheduled for Thursday, April 3 at 10 am. Please reach out to me if you have anything you would like to see added to the agenda for the month. I have several items already. These meetings are held for you, the residents, so please speak up. Thank you.

WELCOME SPRING

I am so glad Spring has sprung. However, I am sad at the same time to be saying goodbye to all our friends who will be returning North. Safe Journeys and come back soon.

I want to welcome our new office assistant, Evelyn Carrasco. Evelyn joined the Fairways winning team in March. She is originally from Chile and has seen many exciting areas in South America. Evelyn is the smiling, friendly face you see when you come to the office. She will be answering all your calls and handling all your questions on community fee payments. Please join me in welcoming Evelyn Carrasco.

Improving the Fairways - As most of you know we will be installing a new waste water sewer plant for our community. The construction work should start in April. We are taking every precaution to minimize the impact on the roads, traffic, noise and our resident’s peace and quiet. Please be patient while we make this very necessary improvement.

2025 Road work - We are looking forward to beginning some road repairs on the back half of Pebble Beach Blvd, going from the 10-golf path crossover down to Port Marnock. We are working on the scheduling now and I will be able to report more precise dates when the scheduling has been finalized.

I am sure you have all noticed the new AED machines in the clubhouses and Pro Shop. We had a training session to learn how to use the AED machines properly in the Masters clubhouse in March. Barbara had reached out to all the clubs and requested that at least one representative from each club receive the training. If you missed this event, please reach out to Barbara to have the opportunity to be trained.

Thank You - Thank you to those residents that are out working around their homes freshening up the landscape and planting spring flowers. It looks beautiful. My personal thanks to:

Happy April so happy to have warm weather back.

Hometown America has secured two buses for a trip to Hard Rock Casino in Tampa on Thursday, April 10.

First ticket sales will be Tuesday, April 2 from 5:30-6:30 p.m. at the Masters.

“The cost for transportation is $30 per person and that amount is due at the time of signing up for the trip,” Activity Director, Barb Mishloney, said. “We can have two busses if we can fill them by April 3.” Gambling and lunch money is each participant’s responsibility.

If you have signed up, please be at the Masters by 7:30 a.m. as the bus will leave promptly at 8 a.m.

“We will arrive at the casino around 10 a.m. and the bus will leave promptly at 3 p.m. and will arrive back at Fairways around 5 p.m. and this trip should be tons of fun. We hope you join us for the day,” Johnny Cutsinger, said.

Annual Resident Appreciation Golf Tournament a Great Success!

Hometown’s Annual Resident Appreciation Golf Tournament was February 26 and the first place tournament winners were Lane Gotch, Les Barron, James Dennis and Jim Essiambre.

For Most Honest Honors, two teams tied: Sandy and Brad Weeks, Terry Kouba and Susan Loushin as well as Richard Paglia, Deana Johnson and Darrell and Robin Hammerbacker.

Best golf shirt winners Tim and Karen Barber and Orv and Marcie Rein.

“Thank you to all the volunteers. I certainly couldn’t do it without out all of you,’” Barb said.

Office staff members, Yvonne and Bella, took pictures of all the teams out on the golf course. Priscilla, Gil, John and Cricket manned the snack and beer carts. Steve, the official Fairways photographer, captured some great candid photos for use at next year’s tournament.

Mary, Holly and Marian were at the club house dark and early with donuts and coffee ready for check in and to help organize lunch. After the tournament, golfers had lunch at the Masters. A huge thank you to Jim Dunham and R&R Handyman Services for donating raffle prizes for friends and neighbors.

Thanks to Christian for the golf course raffle prizes. Share the wealth tickets raised $ 500 dollars for Alzheimer’s after Jim Dunham and Gerry Mishloney put in $45 to make raise total Share the Wealth to $1000. Gerry Mishloney won the Share the Wealth drawing.

Letter to the Editor

Libby’s Legacy and Fairways Women’s

Golf Association

It has come to the attention of the FWGA that false rumors are being spread about Libby’s Legacy. Libby’s Legacy is our choice to receive funds we raise in the FWGA Fairways Fight for the Cure. Libby’s is a non-profit organization that helps people travel the ins and outs of breast cancer. They bring the mammogram bus into our community to help all of us, but especially people with no insurance or inadequate insurance. All of their services are free if you have no insurance. They do not charge, nor do they sell anything donated to them. You can go get a wig, hat, blanket, smock or anything else they have, free of charge. Libby’s will help arrange doctor appointments, treatments and anything else required to assist you.

I don’t understand why anyone would want to spread hurtful and inaccurate information about such a wonderful organization.

If you have any questions about Libby’s Legacy, please feel free to contact me. I hope this puts some of your minds at ease about your donations.

Reliabuilt

Respectfully, Lynne

He is Risen!

He is Risen Indeed! On April 20th, Christians around the world celebrate the resurrection of our Lord Jesus Christ. This truth is the cornerstone of our faith. His resurrection validates his identity as the Son of God, confirms the power of God’s love and grave, and provides hope for eternal life. We are so thankful!

This month we are continuing our study of the book of Mark on Thursday, April 3rd and 17th. Meet at the Greenbrier at 6:30 pm. “Searching for Truth” is the title of the series at our afternoon Bible study. This group meets at Jolynn Haussmann’s home at 14721 Firestone. There is only one session this month on April 24th at 3 pm. Samaritan Resource Center is our outreach partner. This organization serves about 80 homeless people per day with food, bottled water, medical care and help from a social worker. There are many needs, but this month we are focusing on travel toothpaste and toothbrushes. Bottled water is always appreciated, as well. Our drop off box is at 14349 Augusta Road. If you have any questions, please email Jane Slotnick at jaslotnick5@gmail.com or text Joy Ruggiero at 614-743-4402.

This sign is NOT a ‘suggestion.’ ALL traffic must stop at ALL stop signs in Fairways. Every time. Always! Also applies to golf carts. Really!

Heartbeat of the Community- CHAPTER

They are the Fairways volunteers, the unsung crew, who give of their time, their hearts pure and true. Theirs is a quiet strength that fills the air, a force of good, beyond compare. No task too small, no hour too long, their hands stay steady, their hearts stay strong. For kindness sparks and spreads anew, through every act, through all they do. They serve without question, they give without doubt, they spread kindness where darkness is about. In each gesture, large or small, they make the Fairways a better place for us all. They feed the hungry and lift the weak, speak words of comfort to those who seek a helping hand, a gentle word, a shoulder to lean on, a voice heard. A meal, a word, a moment shared, or a simple act to show they care. No gift too small, no time too brief, to mend a heart, to bring relief. In every task, both small and grand, they give their time, they lend a hand. They are the ones who light the way and make tomorrow brighter than today. They heal with words, with touch, with prayer, a balm for wounds, a cure for despair. They make the Fairways a place to be, where kindness reigns and hearts are free.

Happy April! Singles Club Update

Spring has sprung and warmer weather is here. We’ve pretty well got used to the time change and we’re looking forward to Easter.

The Singles Club meets on the 1st Sunday of the month for dinner at various restaurants. For April, we chose the Hong Kong Alley Kitchen located at 10663 E. Colonial. We will meet at the restaurant at 4 pm. Suzanne requests that you call her to let her know if you are attending by Saturday, so she can make the reservation. Her phone number is 407-616-5006.

After the time change, we moved our brunch to dinner at Goodfellas for the summer. Goodfellas is located at 11873 E. Colonial in the Academy Sports plaza. We will meet at 4 pm on Thursday, April 17. Please contact Suzanne by Wednesday to let her know if you plan to attend.

Remember, we have card games on Saturday evenings at 6 pm at the Greenbrier. We always have a good time and look forward to you joining us.

o The Libby’s Legacy Breast Cancer Foundation has been very supportive of the Fairways community. For more information contact Judy Smegelski at 407-282-2826.

• On Friday April 18th we will be hosting a Disco Night Fever Dance. Music will be provided by Dave Capp and France Neil. This will be their third time here at the Fairways, so dust off your 70’s Disco attire and get ready to “Boogie Woogie Oogie” the night away. Just a reminder, that this is an adult event and that you have to be at least 18 years of age to attend. There will not be any ticket sales prior to the dance. Admission will be charged at the door the night of the dance. Admission will be $4.00 per person. As always there will be Share the Cash drawing and donations accepted.

• Many years ago, our late resident and Army Veteran, Brian Shaw started placing flags at the “Triangle” every Memorial and Veterans Day. Brian was dedicated to remember and honor our veterans. We will continue to honor our veterans and keep his dedication and memory alive. Any donations collected at the Disco Night Fever dance, will go to cover expenses of replacing flags and solar lights that are placed at the “Triangle”.

• The Veterans and Partner Lunch will be held on Friday April 25th. It will be at Guacamole Mexican Grill located at 2822 S. Alafaya Trail. For more information please contact our Media Relations Representative Jeff Slotnick at 407-989-8146. • On Saturday April 26th there will be a “Brick Laying Ceremony”. All of Fairways residents are encouraged to attend. You can also bring your family and friends if you so desire. Currently there are 80 bricks placed at the Fairways Veterans Memorial. Our goal is to be able to have as many veterans represented and honored as possible. Rock n Roll Club

The 2025 Rock n Roll Club Board decided to continue the Clubs’ many traditions for 2025; Live Bands, Themed Dances, Dance on the fourth Saturday of every month, Share the Wealth at the Dance, Membership at $5 per year. Tickets $5. members, $7. non-members. The only changes are that the Club will not be taking a vacation this year and will have a Dance every month in 2025.

The Rock n Roll Club has done the Christmas Toy Drive to give Kids in East Orlando a happier Christmas; with that in mind, we started to donate monthly to the St. Jude Research Hospital, as well as dedicating the month of April to a Fund Raiser, selling Share the Wealth tickets at the Mailboxes every Tuesday from 3 to 6pm. Drawing will be at the April Dance where the Clubs Share of $$$ will be donated to St. Jude. You will not need to be present at the Dance in April to win, prizes will be up to $100. We will also be taking cash donations every Tuesday and at the Dance. The Rock n Roll Board for 2025 is Mike Scanlon – President, Cindy McGrath – Vice President, Paul DeRoo - Treasurer and Judy Michalski – Secretary We also wanted to increase the membership which we did, going from 184 to 205 members. Worked on increasing the attendance at dances in 2025, the average for the first quarter was 148., the average for last year 2024 was 118.

We continue to bring live bands to the Masters stage every month with a new theme. January theme was White Night with almost all attendees wearing white. The Black lights really set a Party Mood for the evening. February was our Roaring 20’s theme, with many residents both women and men dressing up in 20’s attire. March was Mardi Gras theme, and it was all about the Beads! In the months ahead look for More Live Bands and More Exciting Themes.

*PLEASE NOTE that at all Rock n Roll Club Dances, removing of Center Pieces and/or Tablecloths are NOT PERMITTED until the Band stops playing for the evening. The Board feels it is Disrespectful to the Band to start removing the decor while they are still playing. We have had issues in the past and have had to stop attendees from removing the decor, we have volunteers assigned to clean up after dances.

If you’re not a member of the Rock n Roll Club and would like to become a member and enjoy all the Dances, Live Bands, New Themes; as well as Working to make Kids Lives a bit better in Eastern Orlando and the Country, you’ll have the opportunity on Ticket Tuesday or at the Dance to become a Member of Rock n Roll Club for JUST $5.

Beverly D. Carpenter

June 30, 1929 – March 7, 2025

Beverly D. Carpenter passed away peacefully in her sleep on March 7, 2025. Beverly was born on June 30, 1929, at the Harvard Private Hospital in Worcester, MA. Her parents were Clarence DuComb and Alice McLaughlin.

Some of Bev’s favorite memories were of Sunday breakfasts after church at Nana Mac’s house in Worcester, MA and running circles around a big tree with her siblings in Palmer, MA where she was raised. Bev was predeceased by her beloved husband Ernest “Pete” Carpenter who passed away in September of 2013. They were happily married for 61 years. Pete worked for the original Ma Bell and they had the opportunity to live in Maine and New York before settling in Amherst, Massachusetts where they raised their three boys. Bev was the last of the four DuComb (Dotty, George, Jeanne and Bev) Greatest Generation members. Their lives collectively encompassed over a century – from the second decade of the 20th century through the third decade of the 21st. Loving Mother to her three sons and daughters-in-law, Andy (Lynn) Carpenter of Orlando, FL, Stuart (Caren) Carpenter of Needham, MA and Doug Carpenter of Ypsilanti, MI. Adoring Grandmother of Emma (Violet) Aster of Ann Arbor, MI. Cherished Aunt to Anthony DuComb (Robin), Mark DuComb (Robbie), David Ducomb (Phyllis), Patty Phillips (Drew) and the late Patricia DuComb Curley (Chuck).

Bev and Pete spent their retirement years playing golf in Orlando, Florida at the Fairways Country Club where they lived for over 30 years, met lifelong friends and were actively involved in many community events. Every summer they came north to visit family and because they loved the beach, they rented homes in Scituate and Plymouth, MA. There were many holiday visits with family in Michigan and North Carolina too. Bev was an avid cook who loved making dinners, baking cookies and hosting parties.

Bev will remembered for her indomitable spirit, her never ending sassiness, her fierce independence, her daily Coke floats, her delicious Christmas cookies and her scrumptious deviled eggs. Our family would like to thank the many people at Traditions of Dedham, Briarwood in Needham and VNA Natick Hospice for lovingly watching over her and taking care of her over the last few years and last few months. We would also like to thank Jeff, Pablo and the many friends she met at Chestnut Hollow in Needham for their friendship.

It takes a village, and our family was very fortunate to have these angels in our lives. We will be forever grateful for their kindness, care and support. We are comforted knowing that Bev is at peace and reunited with the love of her life, Pete. Services and burial will be private. Donations in Bev’s memory can be made to the Center at the Heights (made payable to Friends of the CATH), 300 Hillside Avenue, Needham, MA, 02494. Fairways Sewing Group Update!

e welcome Judi Casher to our sewing group! At the same time, we need to say goodbye to Bonita Belters our snowbird from North Dakota. See you in January 2026. Our member Jeanne Caforio has decided not to sew any longer. We are so happy for all the time she has worked with us and her contribution to our organization. We have been busy with donations. We gave two adult bibs to one of our own residents. We donated 19 pillowcase dresses to the Assembly of God Church mission trip and six laundry bags were donated to the Samaritan Resource Center for the homeless. We are always looking for ladies who would be interested in joining our group. If you sew that’s great but we could always use people who can iron, cut material and organize projects. Stop by on Wednesday at the Greenbrier Club House between 8:30 and 11:00 am to check us out.

Thank you to all our residents and friends for all the donations to keep our stockpile full of material for all types of projects. If you have any donations of material, thread, lace or sewing objects you can drop them off at the Greenbrier on Wednesday or call Donna Dale 561-818-1354 or myself Sue Creighton 407-382-8718. Have a wonderful spring.

Please help by writing an email or making a call to the Tallahassee offices of Senators who sit on the first Senate Committee as listed below!! If you intend to make a call, please be willing to speak to the Legislative Aide, or do leave a voice mail!

Senate Bill 1714 has been filed by Senator Colleen Burton, (Lakeland). The following is information that may be helpful as you craft your message.

ISSUE: Florida is home to hundreds of thousands who have chosen the lifestyle found in manufactured/mobile home communities and parks. Many live on fixed incomes without the ability to increase their income. In many cases our mobile home residents are forced to choose between paying lot rent or buying food and medicine.

Senate Bill 1714:

• Amends Chapter 420, Part VII, of Florida law to assist eligible mobile homeowners who own their homes that are placed on leased land with lot rent payments.

• Assistance will be based on the home owner’s financial need, specifically for people with extremely low income, low income, or moderate income.

• The program will assist people and households having annual incomes of not more than 140 percent of area median income.

• Require proof of income, tax returns, Social Security benefits, or unemployment status to determine the level of assistance.

• An eligible home owner will apply to the county or eligible municipality to participate in the Local Housing Assistance Plan to assist with lot rent payments specifically.

• The Florida Housing Finance Corporation, (FHFC), must monitor local governments to determine compliance with program requirements.

FMO supports home owner’s concerns about lot rent increases. We must eliminate the discrimination that exists against mobile home owners within the larger conversation about affordable housing. We should expect opposition from local governments, and probably the Florida Housing Finance Corporation. Local Housing Assistance Plans are in place and operating in most counties and some municipalities. Opening the door for new entrants may seem overwhelming to them.

It is especially important that the following Senators hear a ROAR from the crowd on this! Please help as quickly as possible! We need to do this outreach now!

2025 Bocce Ball Fun Day March 22nd

The weather was perfect, the food was delicious and the bocce balls were rolling. It was a wonderful day for fun and fellowship for all attending. We had 80 players sign up to play and some attending spouses.

Special thanks to those who helped so much; Cindy McGrath and Amy Keene for registration and scoring, Toni Reinhagen and Kim Barrett cooking and food management; David providing the grill, Cricket providing tables, Jim and Liz for canopies, Jim and Tim ice coolers. The day was a big success with all that helped. A big thanks to those who brought the food, it looked like a big picnic buffet.

Players formed three- or fourperson random draw teams and each team played three games. The winning team was team 15 Ed Perdue, Dale Dennany, Jim Wood and Pat Jennings with a score of 65. The 2nd and 3rd place teams tied with a score of 61. Team 3 Tim Barber, Diane Armstrong, George Croughwell; team 7 Jim McGrath, Chris Korkis, Ken Gustafson and James Dennis.

Fun Day has grown from 28 players five years ago to 80 players this year, so let’s keep the train rolling!
