Four steps to a new estate
Congratulations you’ve decided to build your dream home! One of the most critical steps in your building journey is working out which block of land and estate is right for you.
Rest assured, Fairhaven has done the hard-work and created a checklist to ensure nothing important is missed.
1. Does your money jiggle jiggle?
Figuring out how much you can afford to spend on your build will save you time looking at blocks or suburbs that are outside your price range. There’s no use getting the perfect block if you can’t afford it!
2. Location, location, location
Now its time to determine where you’ll live. It’s essential you get to know the neighbourhood before the move!
Do you want to be close to work, or wanting a tree change or sea change? Are you wanting hustle and bustle, or do you crave a quiet place to raise a family?
Once you’ve determined the suburb you want to purchase in, it’s time to explore.
3. Amenities
Let’s talk amenities like shops, schools, hospitals, parks, and public transport, it will be much more liveable (and valuable) to you and to any prospective buyers or renters in the future.

4. Size of the block
The dimensions of your block will determine the type of house you’re able to build. Any reputable builder like Fairhaven will offer a wide range of designs, so you’re sure to find a design that fit the block.
If you have a smaller block of land under 300sqm, it could be subject to the Small Lot Housing Code. Fairhaven has designs for block depths of 21m all comply with this requirement, pending orientation of your home.
