dear residents of Cotswold downs,

As spring blooms at Cotswold downs, our community comes together to nurture mental wellbeing and resilience. with green spaces, wellness events, and face-to-face connections, we prioritise peace of mind and support one another in building a life well-lived.

Finding Balance in a Modern World

A Global Conversation

Across the world, mental health has become one of the defining issues of modern living. No longer spoken about in whispers, it now sits at the centre of conversations about quality of life, connection, and resilience. Here

in south Africa, those conversations carry even greater weight. Rising living costs, security concerns, and municipal challenges contribute to some of the highest reported stress levels globally. Even in tranquil, secure estates like Cotswold downs, mental health deserves deliberate attention.

Gen Z’s Influence

one of the most noticeable global shifts is being driven by Gen Z. this younger generation speaks openly about mental health, challenges, stigmas, and demands environments where wellness is prioritised. their influence is reshaping schools, workplaces, and communities, encouraging all of us to treat wellbeing not as a luxury but as a necessity.

The Power of Community

Research shows that one of the greatest protectors against stress is belonging. At Cotswold downs, belonging is woven into daily life. our green spaces, walking trails, and golf course are not only amenities, they are natural stress relievers. simple moments, like neighbours greeting each other on a walk or families gathering at the leisure Centre, are powerful threads that build resilience. Globally, trends such as digital detoxing, sleep-maxxing, and offline communities are gaining traction. In south Africa, where digital overload and uncertainty are everyday realities, these

practices offer tangible value. Cotswold downs is well-placed to authentically embrace these trends through wellness events, sports, and opportunities for faceto-face connection.

A Shared Responsibility

Mental health is not solved in isolation. At Cotswold downs, we all have a role to play, whether that means checking in on a neighbour, joining a community initiative, or offering encouragement to a fellow resident. when we take responsibility for one another, we ensure our estate is not just a place of beautiful homes but a community where every resident feels supported and valued.

Looking Ahead

As global and local trends remind us, mental health is central to a life well-lived. In south Africa, where uncertainty is a constant, the gift of community becomes even more precious.

At Cotswold downs, we not only preserve property values, but also peace of mind. And in today’s world, that may be the greatest luxury of all.

“In south Africa, community is our greatest strength.”

Ladies Level-up Golf

Our first Ladies Level-Up Golf session teed off in August and let’s just say, the course was buzzing with beginners giving it a go!

As part of our ongoing commitment to elevating the playing experience here at Cotswold Downs, we’re pleased to share that our next phase of our golf course enhancement plan is now underway.

This month, we have begun upgrading critical components of our irrigation system. These upgrades form an essential part of our long-term strategy to ensure year-round course conditioning, while improving water

efficiency and promoting healthier turf. Once complete, the system will allow for more consistent and targeted irrigation, improving playability across all seasons.

Winter provides the ideal opportunity for course enhancements - not only due to reduced foot traffic, but also because the turf is under less stress during this time of year. With cooler temperatures and slower grass growth, the course is better-equipped to recover from temporary disruptions.

These upgrades form an essential part of our long-term strategy to ensure year-round course conditioning, while improving water efficiency and promoting healthier turf

this allows us to undertake essential projects, including the installation of new satellite irrigation boxes, turf removal to install new irrigation lines and infrastructure improvements with minimal impact on daily play. this seasonal window enables us to complete key upgrades smoothly and effectively with minimal interruption to general play for residents and members.

Recognising the importance of keeping the course playable for members and guests, this work has been conducted in carefully planned phases. We first began with specific upgrades on the 10th and 18th holes, limiting activity to one area at a time. this methodical approach enables us to complete each stage within its scheduled week, avoiding unnecessary disruption

during our busy periods. while you may notice maintenance teams during your round, every effort will be made to maintain accessibility and presentation throughout this process. thank you for your continued support and understanding as we invest in the long-term excellence of Cotswold downs Golf & Country Estate.

we look forward to our residents and members reaping the benefits of this upgrade in the seasons ahead.

For stephen van den Heever, golf isn’t just a career - it’s been a lifelong passion, one that’s taken him from the greens of the Highway area to some of south Africa’s most celebrated fairways, and now to his new role as director of Golf at Cotswold downs Estate.

Growing up in KwaZulu-Natal, stephen attended Forest View Primary and later Kloof High school, where he first started honing his swing. His love for the game soon evolved into a professional pursuit, leading him to qualify through the PGA of South Africa. His career began at the prestigious Pezula Championship Golf Course in Knysna, where he quickly rose from apprentice to Head Golf Professional. It was here that stephen mastered the art of delivering world-class servicefrom managing high-profile events to hosting elite guests, including the

French 2010 FIFA world Cup team. since then, stephen’s golfing journey has been as varied as it has been rewarding. At Kloof Country Club, he breathed new life into the membership base, revitalising the club’s operations and creating a more vibrant, welcoming environment. His entrepreneurial spirit saw him co-own and operate two successful golf retail stores and a driving range. He even founded the innovative “Hit the tee” golf app, connecting golfers across south Africa with exclusive promotions, events, and premium brands like titleist and FootJoy.

stephen brings more than 15 years of hands-on industry experience to Cotswold downs, along with a genuine enthusiasm for helping golfers improve their game. whether you’re looking to perfect your putting, add distance to your drive, or simply choose the right equipment, his approachable nature

and deep knowledge make him an invaluable guide.

outside of work, stephen is happiest with a fishing rod in hand, sketching out golf course designs, dabbling in graphic design, or cheering for liverpool Football Club. At home, life is shared with his wife, Mischa-fe, and their two children, Riley and liv, who ensure there’s never a dull moment off the course.

stephen’s vision for golf at Cotswold downs is simple: to create an exceptional experience for every member and guest.

“Golf is more than a sport - it’s about shared moments, personal challenges, and the friendships you build along the way,” said stephen van den Heever. with his mix of expertise, creativity, and personal warmth, stephen is set to make every round at Cotswold downs something to remember - from the first tee to the final putt.

words The LionhearT experience

How connected are we, or rather, how disconnected are we from nature? Here we sit on this incredible blue planet, floating amid billions of stars, moons, and other planets, and to this day, to our knowledge, Earth is the only planet with life. t his astounding, ‘improbable’ planet, which is so finely tuned in so many ways, is beyond remarkable. d r Hugh Ross, an astrophysicist and a man I greatly

respect, has identified over 700 specific parameters that if they were to change by even the tiniest fraction, life would cease to exist. For example, if gravity were weaker or stronger by 1 part in 1036, life would not exist.

that is, 1 in 1,000,000,000,000,000,000,0 00,000,000,000,000,000…!

t hat is how potentially fragile our existence is. Gravity is one of the four

fundamental forces in the universe (along with electromagnetism, the strong nuclear force, and the weak nuclear force). It determines how stars form and burn, how galaxies hold together, how planets orbit stars and how atoms clump into planets and stars.

If gravity were just a tiny bit stronger (by just 1 part in 10 36 ), the universe would have collapsed too quickly after the Big Bang, stars would burn too hot

and too fast, not allowing life to evolve, and planets like Earth may never have formed. If gravity were just a tiny bit weaker, matter would have spread out too fast, galaxies, stars, and planets would never form, and the universe would be a cold mess, with no life and no structure. there are over 700 parameters like this one. I have taken some time to introduce that concept, because perhaps, like me at certain times in my life, you have lost the wonder of this amazing thing we call life.

t his planet is incredible, and its inhabitants are equally marvellous. Nature does something to the inner part of our being, and I am sure that every person reading this has had a moment

in nature that has ignited something of pure wonder and awe. How many people just crave to go outside and breathe in the fresh air, or take a walk in nature to clear their minds. sitting, looking at the mountains, a waterfall, or the ocean is a therapy that seems to do wonders for your soul. But I suspect that somewhere along the journey of ‘growing up,’ this wonder started to fade away. they say familiarity breeds contempt, and soon we just take for granted that bees can see invisible UV patterns that light up flowers like runway lights, guiding them straight to the nectar. t hey collect the nectar, store it in their stomachs, and then pass it to other bees who chew it and reduce its water content.

t he bees store it in honeycomb cells, where they fan it with their wings to thicken it, creating this incredible thing called honey - so sweet to the taste and the only known food that never spoils. In fact, it’s been found in ancient tombs, still edible after thousands of years, a testament to nature’s perfect preservative.

Mind-blown! But we can buy this off the shelf without a single thought as to the pure magic and mastery behind this deliciousness.

s ome cultures and people we might arrogantly label as ‘primitive’ have managed to keep this wonder, and they are so aware of these gifts, living with an incredible sense of gratitude daily, for provision like this, and have an incredible connection to nature.

A recent study on the mental health of teenagers revealed some very concerning results. this study showed that from 2007 to the present, there has been a significant increase in suicide and depression in young people. w hat has changed? t he study pinned it to one main factor. social media! How ironic that the very thing humans need more than anything, connection, is the very concept that social media is based on, yet it has caused so much damage.

At the core of the human experience is the desire for connection. we at the lionHeart

Experience believe in this so much that it is a very foundational part of our business. this is all about connection to something greater than ourselves. we are incredibly privileged to work in nature. It is a true gift. And equally, we are privileged to work with people. we stand between two worlds, and our vision is to bridge this gap.

People choose to live on estates like Cotswold for several reasons. s ome for golf, others for security, but many (maybe even most) are drawn to the beauty of the natural environment and have chosen to live in the estate largely because of the open spaces, the forests and grasslands, and the sense of peace in a rather wild and crazy world.

Imagine, for a second, trading your life and Cotswold downs’ views for a cluttered apartment block elsewhere. I suspect that you may quickly take a moment to look outside and breathe in deeply with appreciation, especially as you see the fiery aloes in flower, or the grey duiker in the dappled light of your garden. we’ve seen young people taking time to sit on the grassland between the two forests to watch the sunset. we see people taking their dogs for a walk or strolling through the forests looking for birds. w e see people sitting on their verandahs, enjoying coffee in the morning sunshine, listening to the birds’ dawn chorus and getting excited at a glimpse of the majestic crowned eagle flying over! t here’s an innate desire

to connect with nature, yet we often take a conditional approach, craving its beauty but unwilling to tolerate any compromise.

In our years of work, we have seen this play out, where one species of wildlife in particular will be loved by some and hated by others. take snakes, for example. You don’t have to go far to find someone who would use the word ‘hate’ when it comes to snakes. t his same person may then use the word ‘love’ when it comes to another species, like monkeys, for example. this dichotomy plays out over and over.

where is the connection to nature, and how should we approach this?

The first step to all of this, I believe, is going back to the ‘child-like’ wonder that we once had for nature. when we go back to understanding the miracle that is planet earth, and the miracle that is life, when we get caught up in the wonder of watching the flight of an eagle, or appreciating the joy of a child watching a butterfly, or laughing as a ladybug crawls along her finger, that’s where we begin again.

Nature speaks about something so much bigger than ourselves. It gives us insight into something beyond the physical world, and that is the wonder and awe that we need to find again. t hat starts to rebuild a tolerance, a respect, and a value for life and for all that we share this planet with.

Abraham Maslow, a renowned psychologist, created the famous pyramid of human needs, which starts with basics like food, and then rises to self-actualisation. later in his life, he realised that there was one level much higher than all, and that was transcendence.

“transcendence refers to the very highest and most inclusive or holistic levels of human consciousness, behaving and relating, as ends rather than means, to oneself, to significant others, to human beings in general, to other species, to nature, and to the cosmos.” - Abraham Maslow, “the Farther Reaches of Human Nature” (1971)

My hope is that the residents of Cotswold d owns will carry on this journey with us as we discover the wonder of life that we share our home with. It is a very rich and precious journey!

The Quandary........ Open Mandate or Sole Mandate?

The meaning of an exclusive sole mandate versus an open mandate. mandate, also known as an exclusive mandate, means you authorize only one estate agent or agency to market your open mandate means that multiple agents or agencies will be able to market your home. When you see multiple advertisements posted for the same home, it’s usually because the seller has provided an open mandate.

Should you sign a sole mandate? Yes, and here’s why... put, it’s quality over quantity. It may seem intuitive that more agents marketing your properties mean more opportunities to sell them. However, that is not the case. One of the greatest myths amongst sellers is that the more they have working on their property, the higher their chance of selling the property, quickly. The truth is, that in area, at any time, there is only one pool of buyers searching for property. If your property is priced correctly, the buyer will invariably end up with your chosen agent.

Dormehl Phalane Property Group, Upper Highway offices Waterfall – The Plane Tree, Unit 5, 38 David Road, Waterfall Gillitts – 8 Old Main Road, Gillitts

The 2025 edition of the Amashova National Classic marked a refreshing change with its new winter date. Held on Sunday, 20 July, the race saw over 3,500 cyclists take on the various distances of 38km, 65km, 106km and 132Km along the iconic route from the Nelson Mandela Capture Site to Durban. This shift from the traditional October slot to the July school holidays proved a masterstrokeoffering ideal riding conditions under clear skies, after two consecutive years of wet weather.

Participants braved a chilly start in Howick, some damp road stretches through Hilton, and Old Howick Road, as well as strong headwinds near the end, but were rewarded with

spectacular mid-winter conditions and a day free of rain.

DPG - Engaged, Energised, and Involved

For the second year running, Dormehl Phalane Property Group (DPG), in partnership with Ooba Home Loans, hosted a high-energy water table at the Gillitts Station (M13, Everton Bridge Exit 26). The station served as a key hydration point and a vibrant touchpoint for cyclists powering through the Valley of a Thousand Hills.

DPG’s involvement went beyond logistics - members of the team, including company head Owen Dormehl and his wife Amanda, were amongst the riders, along with Kevin Delport, Bruce Wright, Debbie Lundin and Jason Howes, the Waterfall Office’s

specialist agent for Cotswold Downs. Their participation highlighted DPG’s commitment to both wellness and community - values deeply rooted in the lifestyle estates and communities they represent.

A Natural Fit for Estate Living

DPG’s presence at Amashova reflects the synergy between highperformance living and upmarket estate values. For residents of Cotswold Downs and similar estates, Amashova is more than just an athletic showcase - it embodies the sense of community, wellness, and outdoor lifestyle that define luxury estate living.

Bringing Your Space to Life

Art breathes life into a home, turning plain walls into conversation starters and reflecting the unique personality of those who live within. whether a bold abstract painting in the living room or a delicate sculpture gracing a sunlit corner, art has a transformative power that transcends aesthetics.

The Purpose and Benefits of Art in the Home Art acts as a visual narrative that speaks volumes about your identity and values. the art you choose becomes a part of your life’s backdrop, enriching the sacred moments and memories created within your space.

Supporting local artists adds even greater significance to your collection. By purchasing locally, you not only contribute to the creative economy but also gain opportunities to engage directly with the artist, deepening your appreciation for their work.

Choosing the Right Artwork for Your Space selecting artwork is an exciting process that should be guided by personal resonance rather than fleeting trends. Each piece in your home should evoke joy, awe or thought, aligning with your aesthetic and emotional needs.

Consider the following factors when choosing and placing art in your home:

Colour: A bold piece with vibrant hues can energise a room, while softer tones create a calming atmosphere.

Size: A large statement piece works beautifully in expansive areas like living rooms, while smaller pieces make for a great collage wall or even for a small area in your home.

Lighting: Proper lighting, such as a picture light or warm spotlight, will emphasise the artwork’s nuances, creating a captivating focal point. Be attentive to how natural light interacts with your art throughout the day, as the changing light can enhance its impact.

Art That Resonates or Custom Commissions?

Many art collectors prefer to discover an existing piece that resonates with them emotionally, something they are drawn to. these spontaneous connections often lead to artworks that feel deeply personal.

However, commissioning custom pieces is a growing trend, particularly amongst homeowners who admire a specific artist’s style and want something tailored to their space. while commissions come with some risk, the collaboration often results in a magical, one-of-a-kind creation.

elevate Your Home with Local Art

By supporting local artists, you’ll not only enhance your home but also champion creativity and community. After all, art isn’t just about what you see - it’s about how it makes you feel and the life it brings to your surroundings.

There’s something magical about Mondays at Cotswold downs. the golf carts slow down a little earlier, the sun sets over the fairways just right, and somewhere between bath time chaos and homework negotiations, a quiet thought pops into every parent’s mind: “what’s for dinner?”

well, good news. Grimaldi’s has the answer, and it comes with extra cheese. Every Monday night is Family Night at Grimaldi’s. Yes, it’s pizza. Yes, it’s pasta. And yes, it’s just R99. But before you go thinking this is some kind of “deal,” “special,” or “Monday night promotion,” let us stop you right there.

this isn’t a discount. It’s a declaration. A declaration of family, of community, and of the everyday magic that happens

when we slow down, gather around a table, and share a meal made with love, for the people you love.

At the heart of it all is the Grimaldi’s crew: steve, Jen, Michael, little Cash (our unofficial junior manager), and our amazing, kind-hearted team, from Brian to Fortunate, Freedom to leeroy, sphelele, and all the rest, who’ve been doing this together for longer than most of us have been pairing wine with pasta. they’re not just colleagues; they’re family. And they’ve built Grimaldi’s with that same spirit: warm, generous, occasionally messy, but always grounded in care and connection.

Because Grimaldi’s was never about the menu. It’s always been about the moments. It’s about toddlers who eat the olives first. Grandparents who insist their

way is the “authentic” way. teenagers who pretend they’re too cool for family night but still sneak bites off their siblings’ plates. It’s about the table that becomes a home, even if just for an hour.

And on Mondays, when the weekend feels far away and everyone’s running on half a battery, we all deserve a meal that feels like a hug.

whether your day’s been chaotic, calm, or somewhere in between, come and join us. Bring your stories, your appetite, your tribe, we’ll bring the rest.

Because sometimes, the best way to start the week is around a table, sharing a meal that feels like home.

Monday Family Nights at Grimaldi’s. Made with love, for the people you love.

It all began in 2010, when a handful of animal lovers joined forces to make a difference in the lives of southern Mozambique’s furry friends.

we started with a basic feeding scheme, which led to regular veterinary clinics, and since then, we have treated thousands of animals. one of our most notable collaborations was with the spay sisters, an international organisation that shares our passion for reducing overpopulation problems. together, we sterilised over 300 animals in just two weeks!

Firstly, we’re committed to running regular veterinary clinics and ensuring all puppies and kittens are sterilised and vaccinated. By sterilising and vaccinating a majority of the local animals, we’re working towards a long-term decline in strays and a reduced risk of rabies.

we have three veterinary clinics planned for 2025. Our first clinic was held in Malongane on 10 May 2025, where we treated 57 animals secondly, we are passionate about education. In July, we held our first educational drive. these were fun, interactive workshops held at all the local

schools. working with all age groups, we held a total of 27 presentations and reached over 3,166 children. the children were taught about animal empathy and care, rabies and bite prevention, and conservation. we’ve seen firsthand the positive impact this has had on the community.

In recent years, we’ve worked closely with the Malongane Community Forum and have been involved in various community projects.

during the CoVId-19 lockdown, we helped set up a soup kitchen, supplying over 40,772 meals and sourcing dog and cat food for the area. we’ve also helped build toilets, installed water pumps, and provided uniforms, backpacks, and school supplies to children in need.

More recently, we’ve been working with the Forum on upgrading the local school’s infrastructure, including the installation of electricity and the construction of two new classrooms. local animal behaviourist daniel stewart, who is currently running successful educational drives in south Africa, shared these thoughts:

“I’ve had the pleasure of working with Protect Ponta on a range of projects over the past 15 years, with a focus on improving

We are making a difference! It is not all “sunshine and roses”, but we are seeing a significant difference in the condition of the animals we treat at our clinics. It will take a few years, but we have to start somewhere

animal welfare and controlling rabies. As an animal behaviourist and welfare expert, I’ve been involved in various initiatives, including sterilisation drives, primary healthcare projects, and vaccination campaigns, with a particular emphasis on rabies vaccination. My expertise has been invaluable in shaping the Ponta projects, drawing from my experience working in 33 countries and promoting animal welfare globally.

Recently, I headed up the education drive project in Mozambique, which proved to be a great success. their efforts in raising funds and coordinating with the right people in Mozambique were instrumental in the project’s success. I was impressed by the teamwork and dedication of the Protect Ponta team, who are always open to collaboration and driven to make a positive impact. they do absolutely amazing work, and from my experience throughout the world, there are very few organisations that are lowkey but do such awesome work. their commitment to animal welfare is truly admirable.”

As we move forward into 2025/26, our core mission remains clear: prevent unwanted animals through regular sterilisation programmes and teach empathy through education. together, we can make a difference.

We Are Always Looking For: Collars, leads, tick & flea treatments, and general medication. we have created an easy-to-use store on our website.

we are all volunteers, and every cent we raise goes back into the community.

On Wednesday, 23 July, St Mary’s DSG, Kloof, marked a very special milestone as their beautiful Creativity Centre turned 25! Guests, past staff members, primary school girls, and current staff joined them for a heartwarming celebration and a walk down memory lane. This incredible space has been a cornerstone of Primary School life for a quarter of a century.

Affectionately known as the ‘CC’, this world-class space has been ahead of its time, offering the girls handson, cross-curricular, project-based learning long before “makerspaces” became a trend. From baking and robotics to drama, art, science, and design, the CC brings learning to life in the most joyful way.

The CC was originally envisioned by former Principal, Mr Jeremy Sabine, Architect Mr Don Perks, together with the then Headmistress of Primary School, Mrs Magda MacDonald.

During an interview, Mrs MacDonald said that the Creativity Centre was very important to the Primary School. She spent a lot of time working with the Staff and Mr Sabine, planning the venue and the programmes that would run in the building for the girls. Today, Mrs Cheryl Reddy (Head of Senior Primary) and Mr Perks had the honour of unveiling its new name in Mr Sabine’s honour: ‘The Jeremy Sabine Creativity

Centre’. Mrs Lea Lyle (Head of the Junior Primary) and Mrs Reddy, along with the girls celebrating their birthdays on the day, also had the joy of cutting the most outstanding cake - a miniature version of the CC itself! It even featured the iconic prayer post box and Mary, the recycled rhino, making it a truly special and memorable occasion.

Every girl and staff member in the Primary School had a piece of a beautiful puzzle, which they completed together showcasing the wonderful Creativity Centre and daily activities that take place at St Mary’s. This puzzle will be framed and put up in the CC to commemorate the 25th Birthday.

St Mary’s looks forward to many more years of creative learning, collaboration and curiosity in the space their girls love so much. The Jeremy Sabine Creativity Centre will continue to be a place where ideas come to life and learning is filled with joy.

Safe, Serene, and Secure:

Life at Cotswold Downs

There’s something quite special about life at Cotswold downs. It’s the way the early morning mist rolls across the fairways. It’s the quiet confidence of knowing your children can ride their bikes or skateboards through treelined streets, with the comfort of safety close by. And it’s the calm assurance that when the sun sets, the gates are closed, the lights are on, and a team of dedicated professionals are watching over us all.

At the heart of our estate’s charm lies something deeper than scenery and amenities - it’s a shared commitment to security and peace of mind.

Where Safety Meets Lifestyle

Country estate living offers a rare balance - natural beauty, active outdoor spaces, and the ease of knowing that you and your family are well-protected. whether you’re walking the dog at dusk, hosting a family braai, or letting the kids blow off steam on skateboards or

bikes, security is always quietly in the background, creating the freedom to enjoy it all.

Cotswold downs has evolved into a place where families grow, neighbours connect, and every age group finds space to thrive. Kids gather at the pool or tennis courts, friends meet up for walks or coffee, and residents enjoy the open spaces without ever feeling exposed. It’s a lifestyle that works because it’s underpinned by structure and care - especially when it comes to keeping our environment safe.

The Watchful eyes Behind the Scenes the security infrastructure at Cotswold downs is something to be proud of. It’s not just gates and guards - it’s a carefully designed system that works seamlessly to protect the rhythm of daily life.

At the core of this system is a dedicated 24/7 security team, constantly on

patrol and ready to respond. they work day and night, quietly navigating the estate’s roads, monitoring movement, and checking that all is as it should be. their presence is consistent and calming, bringing with it a sense of order that benefits everyone.

with advanced perimeter surveillance technology, thermal cameras, and vehicle tracking systems, security here is more than a visual deterrent - it’s a multilayered network that watches the details. Every entry and exit is monitored via a streamlined visitor management system, making access efficient but controlled. You might not notice all of it on a daily basis, but that’s the point - it’s there so you don’t have to worry.

A Season for Awareness

As we exit winter, and our days get longer, we all tend to shift our routines. there are later sunsets, more time spent outdoors, and a renewed love for air conditioners and iced drinks. But this season also calls for a little extra thought when it

comes to staying safe. It’s the time of year when evenings stretch longer and daylight lingers, joggers and cyclists can enjoy brighter roads. And with gardens blooming and outdoor living spaces coming alive, it’s a great time to check everything is in working order, from plugs to chimneys.

But something is uplifting about this season, too. Knowing that, as we step out into the fresh air, there’s a patrol vehicle out there making its rounds. that if anything were to go wrong - a faulty alarm, a suspicious noise - help is just a call away. It’s not just about protection; it’s about presence.

Security, Shared

o f course, the true strength of any secure community lies not just in cameras and patrols - but in the people who live there. Cotswold d owns is built on a sense of collective responsibility. w e look out for each other herechecking in on neighbours, guiding guests, and helping kids navigate estate life with joy and safety.

there’s something reassuring in knowing that while our security team keeps a watchful eye on the perimeter, our residents bring warmth and awareness to what lies within it. It’s this balance that turns a housing estate into a true home.

The Little Things That Add up

You might not think twice about the things that contribute to the safety of your everyday life here - but they’re always working in the background. like the gentle efficiency of the access system that logs each visitor. or the quick radio check-ins from foot patrols. or the way your licence plate is picked up and noted as you drive in.

they’re small touches, but they form part of something much bigger - a security ecosystem that supports freedom, not fear. It means our children can play freely, our evening walks feel relaxed, and our homes feel private and protected.

Gratitude and Confidence

In a world where security often comes at the cost of comfort, Cotswold downs offers a rare blend - discreet safety that enhances the experience of daily life, rather than restricting it.

so as we embrace this season, let’s also take a moment to appreciate the people who make it possible - the security officers braving cold nights in patrol vehicles, the control room team monitoring our estate with patience and precision, and the behind-the-scenes staff keeping systems running smoothly.

their hard work is what allows the rest of us to enjoy what matters most - family, freedom, and that quiet, familiar feeling of being home.

When Nonhlanhla Zama first set foot on the fairways of Cotswold downs Golf Estate just over a year ago, she was taking her very first steps into the world of golf. with no prior experience, she joined our ladies Beginner Course with curiosity, determination, and an eagerness to learn. today, she is no longer just a beginner - she’s a confident, regular player enjoying every round on our beautiful championship course.

Her journey is a testament to what passion, consistency, and support can achieve. From those early lessons - learning the basics of grip, stance, and swing - to confidently navigating the fairways and reading the greens, Nonhlanhla’s progress has been remarkable. week by week, shot by shot, she embraced the challenges of the game,

proving that golf is as much about dedication and patience as it is about skill.

A big part of her growth has been the encouragement and support she’s received from her husband, Comfort Zama. Comfort has been by her side both on and off the course, offering guidance, sharing tips, and celebrating her milestones. together, they’ve turned golf into not just a sport, but a shared passion that strengthens their bond and creates countless memorable moments on the fairways.

For Nonhlanhla, golf has become more than a hobby - it’s a source of joy, personal growth, and connection with the vibrant golfing community at Cotswold downs. she has grown to love every aspect of the game, from the quiet focus required over a putt to the

camaraderie shared with fellow players. Her story is proof that golf is for anyone willing to take the first step, no matter their starting point. we proudly applaud Nonhlanhla for her commitment and enthusiasm. Her journey inspires other women to explore the sport, discover its rewards, and experience the unique beauty of playing at Cotswold downs Golf Estate.

If you’ve ever thought about taking up golf, there has never been a better time to start. we invite all ladies interested in learning the game to join our ladies level Up Programme - the same programme that gave Nonhlanhla her foundation. For more information, contact tara smith or visit the Pro Shop. Who knows? In a year, you might be walking the fairways as a confident player yourself - just like Nonhlanhla.

The Quandary........ Open Mandate or Sole Mandate?

The meaning of an exclusive sole mandate versus an open mandate.

A sole mandate, also known as an exclusive mandate, means you authorize only one estate agent or agency to market your home. An open mandate means that multiple agents or agencies will be able to market your home. When you see multiple advertisements posted for the same home, it’s usually because the seller has provided an open mandate.

Should you sign a sole mandate? Yes, and here’s why...

Simply put, it’s quality over quantity. It may seem intuitive that more agents marketing your properties mean more opportunities to sell them. However, that is not the case. One of the greatest myths amongst sellers is that the more agents they have working on their property, the higher their chance of selling the property, quickly. The truth is, that in any area, at any time, there is only one pool of buyers searching for property. If your property is priced correctly, the buyer will invariably end up with your chosen agent.
