NOTE
f you wander through Ballito Lifestyle Centre on a Saturday, you’re walking across what used to be a cane field. As recently as the early 2000s, it was just that, until Bruce and Paul Rencken went door to door selling the idea with a model in the back of their bakkie. Almost every piece of ground on the North Coast has been something else first. Zulu clans once burnt the veld here each season so the grass would come back for their cattle. Then came the cane, and for more than a century this coast was a green sea of it. Harper, the fearless nine-year-old you’ll meet in this edition, still rides her motorbike with her dad through what’s left of the cane around Westbrook. Kearsney Manor has had several lives and rebirths. Sir James Liege Hulett built it on a sugar estate around 1870. It became Kearsney College, then St Luke’s Home of Healing, until Erica and Paul Kalil, its newest owners, restored it in 2004 as a guesthouse and wedding venue. The land keeps changing hands, and each set of hands leaves something behind. The same goes for the businesses that feel like they’ve always been here. Willie Power moved to the Dolphin Coast around 1982 and started Rewop. Nobody gave him or the others a seat. They pulled up a seat and stayed long enough for the town to feel like his. FabMags is quietly on that list too, twenty years in. We were the new name once.
6 |
W W W. T H E B A L L I T O M A G A Z I N E . C O . Z A
That’s still happening, every month, in quieter ways. A family arrives with a bakkie full of furniture. Someone opens a shop in a centre that didn’t exist five years ago. In ten years’ time they’ll be the old guard, and somebody will be writing about them the way we write about the Huletts now. It’s easy to drive past the cranes and new roads and feel like the town is slipping away. But change on the North Coast isn’t new. It seems like only the pace is. Development is simply the latest way the land changes hands, and the real question is what each new wave chooses to leave behind. So if you’ve recently moved to Ballito, or you’re just visiting, welcome. You’ll figure out which beach works when the wind’s pumping, you’ll find your coffee spot and get to know the barista, and you’ll come to appreciate the shop that’s been trading longer than most of us have been driving around the traffic circles. And if you’ve been here for decades like us, it’s worth remembering that you were new once too. That’s when you fell in love with this place. Till the next edition. God Bless.

Designed with
CARE IN MIND Coral Cove by Auria Senior Living is all about continuity within the community its residents already know as their needs naturally change over the years.
CHRIS ALLAN PHOTO
T
here is a particular reassurance knowing that the place you have chosen has considered not only the life you are living today, but what you may need in the years ahead. At Coral Cove by Auria Senior Living, that thinking began long before the first residents moved in. Care was part of the plan from the outset, never intended to sit separately from the community or be introduced as an afterthought. The newly completed Care Centre set within Coral Cove is perhaps the clearest expression of that

approach. It has been designed to provide professional nursing, frail, and memory care in an environment that feels considered, calm and connected to the wider community. Its architecture and interiors deliberately move away from traditional ideas of institutional care, with generous natural light, comfortable communal spaces and carefully considered details creating an environment that supports both wellbeing and quality of life. But good care is about considerably more than a beautiful building. For Auria, the starting point is
understanding the individual: their routines, preferences, history and what matters to them. Care can then adapt as needs change, whether that means additional support for a period of time or more comprehensive, ongoing care. This continuity is central to the Coral Cove model. For residents, it means knowing that should their circumstances change, appropriate care is available within the community they already know. Their surroundings remain familiar, and friends and partners remain close. The relationships and routines that make up everyday life do not
COVER STORY
simply disappear when a person’s care needs change.
The Care Centre forms part of Coral Cove’s broader approach to later life: one community designed to support different stages and changing needs
For families, that continuity can be equally important. The decision to seek additional care for someone you love is rarely straightforward. It can come with uncertainty, difficult conversations and often, a sense of guilt. Having a professional care team close at hand means those decisions do not necessarily have to be made in a moment of crisis. Support and guidance are already available, allowing families to make decisions thoughtfully and with a clearer understanding of what their loved one needs. The Care Centre forms part of Coral Cove’s broader approach to
later life: one community designed to support different stages and changing needs. Residents living independently have access to Coral Cove’s wider amenities and an active community life, while professional care and wellness support are available if required. Rather than treating independence and care as opposites, the emphasis is on providing the right level of support at the right time. That philosophy has influenced everything from the design of the Care Centre to the team who bring Auria’s approach to care and life every day. Clinical expertise matters, but so do warmth, familiarity and the small details that allow someone to continue feeling like themselves. It is a thoughtful approach to an increasingly important question: how do we create places that allow people to remain part of a community even as their needs evolve? At Coral Cove, the answer has been included from the beginning. Because planning for care isn’t about anticipating a lesser life; it’s about making sure that, whatever changes, quality of life remains at the centre. Get in contact with their team for more information about care at Coral Cove, or to arrange a visit around the community and Care Centre. 032 880 0930 info@auria.co.za www.auria.co.za

COLOUR, CURATED POP Interior Design Studio breaks down a few colour palettes and how to layer tones for balanced, personality-filled rooms. Consider this your inspiration for your next home refresh.
DARK & MOODY
Study
Base colour We chose a rich charcoal black as the foundation because it instantly creates depth, sophistication and a sense of calm. Rather than using black as an accent, we embraced it across the wall panelling, cabinetry and architectural details to blur boundaries and create a cocooning effect. This approach allows the room to feel intimate while giving every element a strong, sculptural presence.
Supporting tones To give the palette a greater sense of depth and refinement, we layered warm brass finishes with richly veined black stone and dark timber. Integrated LED lighting gently washes the shelving, highlighting texture and creating visual depth, while matte and satin

finishes catch the light differently, adding dimension without relying on additional colour. The result is a timeless, luxurious workspace where contrast comes from materiality, texture and light, proving that a restrained palette can have just as much personality as a colourful one.
LOCAL
COLOURFUL & VIBRANT
Children’s Bedroom Base colour
For this children’s bedroom, we selected a soft blush pink as the hero colour to create a space that feels playful, comforting and full of personality. Rather than using bright primary colours, we embraced a muted pastel that introduces colour in a sophisticated way while remaining timeless enough to grow with the space. Carrying the blush tone across the headboards, bedside cabinetry and feature lighting creates a cohesive foundation that feels calm rather than overwhelming.
Supporting tones To balance the pink, we layered in crisp whites, warm neutrals and soft textures that allow the colour to shine without dominating the room. Fluted wall panels, gentle LED
lighting and plush fabrics add depth, while natural timber, warm metallic accents and simple ceramics introduce warmth and refinement. The subtle gingham bedding adds another playful layer without competing with the overall palette. This tonal approach proves that vibrant interiors don’t always rely on bold contrasts; carefully layering varying shades of one colour with complementary neutrals creates a space that is joyful, elegant and beautifully considered.
EARTHY & GROUNDED
Formal Lounge Base colour For this living space, we chose a soft, warm white as the foundation to create a calm, light-filled interior that connects the rest of the home to nature. A neutral base allows natural materials and earthy tones to become the focal point without competing for attention. It also enhances the generous natural light, creating openness while maintaining warmth and comfort throughout the space.
Supporting tones The palette is layered with warm oak, rich walnut, sandy
beiges, caramel upholstery and chocolate accents to create depth and visual interest. Black joinery and furniture pieces provide contrast and anchor the scheme, while textured linens, woven rugs, handcrafted ceramics and natural timber introduce a tactile quality that makes the space feel lived-in and inviting. Rather than relying on bold colour, the personality of the room comes from the thoughtful layering of organic materials, subtle tonal variations and beautifully balanced textures. The result is an interior that feels timeless, grounded and deeply connected to its surroundings. pop_design_studio

Balancing
LIGHT & LANDSCAPE A perfect alignment between the client and Sphere Design & Architecture’s team resulted in an extraordinary outcome.

his magnificent bespoke luxury KZN residence had a simple brief: “the home must be filled with peace and light.” The home, from the outset, was set to be unusual with an ultra-modern aesthetic; it was carefully proportioned to be discreet from the road. keep the site cool and private. The beautiful existing flat-crown tree on site was carefully preserved, and additional trees were planted to create a calm oasis. The expansive terrace features a stunning infinity pool that seems to flow directly into the horizon, providing a perfect spot for relaxation and entertainment. this villa is an entertainer’s paradise, perfect for hosting gatherings or enjoying serene evenings under the stars. The upper storey floats quietly over the site, like a sundrenched cruiser providing shelter and exquisite views. Here again, privacy was key and careful shading and screening were integrated from concept to completion. Understanding the importance of sustainability, Sphere Design and

Energy-efficient systems, automation, sustainable materials, natural ventilation, shading and solar ensure that luxury does not come at the expense of the environment. This commitment to sustainability creates a harmonious living space that respects and complements its natural surroundings. Every specialist, contractor, and
workman paid careful attention to creating a seamless, accessible home, resulting in finishes that rival international excellence. This home, being both sustainable and a statement of sophistication and style, is set to provide a secure haven for the family, for generations to come. 031 312 5133 www.spheredesign.co.za

Where Le Finds
ITS RHYTHM Some places reveal their appeal all at once. Others take shape more quietly, through the everyday experiences that gradually make somewhere feel like home. Lalela Estate, set within Sheffield on KwaZuluNatal’s North Coast, belongs to the latter. Here, coastal country living is expressed through open space, natural light and a close connection to the outdoors. The homes have been designed to complement this setting, with open-plan interiors and generous windows allowing light and fresh air to move naturally through the living spaces. Practical singlelevel layouts offer ease and accessibility for retirees, while remaining equally comfortable for young families and professionals.
Nature is not treated as a backdrop to life at Lalela; it forms part of the experience. With more than 50% of the Estate dedicated to open space, including its central and northern wetlands, landscaped areas, and walking and cycling trails, residents have plenty of room to slow down and spend more time outdoors. These spaces are complemented by amenities that bring people together.
The clubhouse and resort-style pool have become part of the Estate’s everyday rhythm, supported by cricket nets, a soccer pitch, tennis and pickleball courts, with more family-focused facilities still to come. Their value lies not only in what they offer, but in what they make possible: children meeting through play, neighbours connecting naturally and families sharing more of their time outdoors.
Nature is not treated as a backdrop to life at Lalela; it forms part of the experience That sense of connection extends beyond Lalela’s boundaries. Sheffield is growing into an increasingly complete and accessible North Coast node. Seaton House School, opening across the N2, will bring quality education closer to residents, while the new interchange will make commuting along the coast more convenient. Beaches, healthcare and shopping are within easy reach, and King Shaka International Airport is approximately 20 minutes away, keeping travel comfortably connected to daily life. Perhaps Lalela’s appeal lies in the way all these elements come together without feeling overstated: thoughtful homes, generous natural space, a genuine community and a location growing alongside it. Could Lalela be the North Coast’s best-kept secret? 087 457 5976

strong property market performance. Independent research compiled by Rainmaker Marketing in July 2026 found that Simbithi recorded the highest total freehold sales value of any estate surveyed on the KZN North Coast, at R527.9 million. Its 53 transfers represented 21% of all North Coast freehold estate sales measured.
Simbithi has also maintained the largest share of North Coast sectional-title sales across every period measured since March 2023. The Estate’s multigenerational appeal remains a defining strength. Over the past 12 months, 48% of buyers were aged 50 to 64, while 30% were between 36 and 49. Importantly, 40% of homeowners have owned their properties for more than 11 years, reflecting both long-term loyalty and continued new demand.
“Four consecutive Best Estate titles are an achievement in their own right, but when the community also recognises Simbithi for its golf, sport, events, dining and family offering, the message becomes much bigger,” says Simbithi Brand Manager, Jodi Chetty. “Simbithi is not only Ballito’s Best Estate, but also a lifestyle the community continues to choose, support and celebrate.” 032 946 8360

T
he design at Ballito Junction is more than a visual experience; it is a reflection of the natural beauty and spirit of the North Coast. Drawing inspiration from the ocean that surrounds Ballito, the mall’s design concept takes visitors on a journey from the shoreline to the sky, with each level representing a different layer of the coastal environment. Ballito Junction is the dominant regional mall on the North Coast, welcoming shoppers to a vibrant destination with more than 220 stores. From internationally recognised names and proudly local brands to Nu Metro Cinema, restaurants, eateries and essential services, the mall brings together everything visitors need for shopping, entertainment and everyday convenience. The centre continues to evolve with an exciting line-up of new arrivals, including Country Road, ALDO, Curve Gear, Popsicle, Levisons, Wordsworth Books and Mochachos. The Wellness Warehouse expansion further enhances the centre’s health and wellbeing offering. With its dynamic mix of fashion, lifestyle, dining, entertainment and services, Ballito Junction continues to grow alongside the North Coast community, creating an engaging destination for locals and visitors alike. The mall comprises five levels, with three dedicated to retail on Levels 2, 4 and 6, while convenient parking facilities are available on all five levels.
The bottom floor represents the sand, grounding the experience in the warmth and textures of the beach. The fourth floor transitions into the water, bringing movement, energy and the feeling of being beneath the waves. Level 6 represents the sky, creating a sense of openness, lightness and freedom. The ocean-inspired story continues throughout the mall, with every detail carefully considered to bring the concept to life. From organic shapes and flowing forms to subtle aquatic references, even the bubbles rising alongside the escalators have been inspired by the movement and magic of the ocean. Externally, a gentle wave-like roof floats across the skyline bringing natural light into the floors below and creating an iconic landmark along Ballito Drive. Together, these elements create a distinctive visual language that gives Ballito Junction its own identity, one that feels authentic to its surroundings and connected to the community it serves.
Adding an even more meaningful layer to the concept, all the design elements were created by local artists. Their creativity and interpretation of the ocean have helped transform the mall into an immersive expression of Ballito’s coastal character, while celebrating the talent found within the local community. The result is a design that invites shoppers to look a little closer, discover something new and experience Ballito Junction in a different way. Dive in. From mastering extreme sports with her dad and her best friend, Max de Robillard, to caring for her eight pets, including a dog named Coconut, four chickens, a guinea pig, a bunny, a cat and a horse, Harper is a force to be reckoned with. “It’s fun doing things that most girls don’t do,” she said. More recently, she became a two-time Grom Games champion, winning the U8 and U10 girls’ categories in 2025 and 2026, respectively. Most surfers can skateboard pretty well, and Harper is no different. Having competed in the last three Ballito Pro Skate Jam competitions – yes, she can drop into the infamous Ballito bowl – Harper earned a golden ticket invitation to the Motherland Women’s Day skate comp in Johannesburg, where she won the Most Heart award for fearlessly dropping into an eight- to 10-foot half pipe without flinching. She credits her friend, Ashley Gindré – the 11-year-old SA U13 skateboarding champion – for inspiring her and pushing her skating to a higher level. Returning the favour, Harper taught Ashley how to surf.
She recently stunned crowds, leaping forward to be a volunteer participant in extreme rider and 11-time SA motorcycling champion, Brian Capper’s Xtreme trials riding show at the Ballito Pro. Neither Harper nor her mum, Sher, knew what she was in for. With nerves of steel, Harper lay perfectly still as Brian bounced his bike’s front wheel side-to-side over her head. “I had trust in Brian’s capability as an athlete,” she nonchalantly stated. Perhaps her braveness around motorbikes stems
“It’s fun doing things that most girls don’t do”
from her own prowess as a motocross rider. On weekends, Harper goes riding with her dad in the sugarcane fields around Westbrook. She recalls an incident at home where she whisky-throttled into a tree. She still went out riding undeterred. Being a water baby, Harper has also learnt to wakeboard and is stoked on deep-sea fishing. “When it’s windy at the beach we go to Hazelmere Dam or Zinkwazi lagoon to tube and wakeboard,” she said. One of her most magical experiences with deep-sea fishing was coming across a huge bloom of blue blubber jellyfish in the warm Benguela current. While remaining laser-focused on landing her first couta, Harper treasures every dolphin and whale experience out at sea. When asked what she wants to be when she grows up, Harper’s answer is clear; she wants to be a professional skater, surfer and a teacher; perhaps an art teacher as she loves arts and crafts too. With parents who try to go away as much as possible and expose Harper to adventures while supporting her in activities she wants to try, the sky is the limit for Westbrook’s gnarliest little trailblazer.

Making sense of investing your cents overseas: The importance of diversifying your portfolio, earning extraordinary profits from ordinary shares, and winning stock market strategies.
eopolitical risks and massive market volatility are factors investors need to contend with. At times like this, the importance of planning carefully and considering offshore opportunities and idiosyncratic shares is clear. It is critical for investors to have an international strategy. Adding an offshore equity/currency component to a South African portfolio reduces the risk of volatility in the overall portfolio. The best countries to invest in have fewer government regulations and interference, less government ownership, fewer trade unions, lower taxes and no foreign exchange controls. A thoughtful allocation of capital that results in an ambivalent attitude towards political risks and currency moves is another way to avoid catastrophe. Idiosyncratic growth stocks are an important building block in achieving this goal. At Fenestra we tailor client portfolios according to their individual needs, and the service is close and personal. The
Psychology of Home LOOKING INTO OPEN-PLAN ARCHITECTURE
O
pen-plan architecture has become almost synonymous with contemporary residential design, especially here on the North Coast. Walls are removed, kitchens open into living spaces, sightlines extend from the front door to the garden, and the home becomes one continuous visual and social landscape. At its best, this creates a sense of generosity and openness: more light, greater connection and a home that feels generous in size. But
48 |
W W W. T H E B A L L I T O M A G A Z I N E . C O . Z A
openness is not inherently synonymous with wellbeing. From an environmental psychology perspective, the most successful homes are the ones that give us choice. The strongest argument for open-plan living is social connection. The kitchen, once hidden as a purely functional workspace, has become a place of gathering, conversation and participation. Research into kitchen environments suggests that open kitchens, particularly
those organised around an island, can support communication and shared mealtimes. This reflects something fundamental about domestic life: much of our connection happens alongside activities rather than through formal interaction. Cooking while someone does homework, preparing dinner while talking about the day, or sitting at the island while another person works nearby allows people to be together without necessarily doing the same thing.
HOME FEATURE
The most successful homes are not necessarily the most open ones; they are the ones that give us choice
Open-plan homes can also improve visual connection and spatial legibility. Clear sightlines allow occupants to understand the organisation of a home intuitively, meaning it’s easier for your brain to navigate. Recent research into spatial cognition supports the value of environments with coherent hierarchies, landmarks and clear routes. In practical terms, an entrance that reveals a garden beyond, a kitchen that has a clear relationship to dining and living, or a staircase that announces its route can make a home feel calm and coherent. But there is a psychological cost to ‘too much’ openness. Privacy is not the opposite of connection; it is what makes connection sustainable. Environmental psychologist Irwin Altman’s work on privacy and territoriality describes how people regulate their exposure to others through space, moving between private territories, shared and somewhere in between. Subsequent research has shown that having spaces perceived
as personally one’s own can influence feelings of autonomy, creativity, stimulation and safety. This is where the weakness of the one enormous room becomes apparent. A completely open house offers little opportunity to retreat. There may be nowhere to read without being visually connected to the kitchen, nowhere for a child to concentrate without household activity in the background, and nowhere for one person to be alone while others remain socially engaged. This points to the important relationship between openness and refuge. Prospect-andrefuge research suggests that people are drawn to places where they can see out while simultaneously feeling sheltered. In a residential setting, this might simply be a window seat or a high-backed sofa tucked slightly away from circulation, creating a private zone. These options provide psychological permission to withdraw without disconnecting completely.

HOME FEATURE
Perhaps, then, the most intelligent interpretation of open-plan architecture is not the removal of all boundaries, but a balance of them. Rather than designing a house as one undifferentiated volume, we can create a gradient: shared spaces, semi-private spaces, intimate rooms and moments of refuge. Screens, changes in ceiling height, joinery, curtaining, furniture placement, floor level changes and material contrasts can all establish degrees of psychological separation without resorting to conventional walls. The best residential architecture and interior design support this understanding of balance and the human need for regulation. The best design choices give occupants

options on how to use the home and all its facets. The question we should therefore be asking is not “How open should the plan be?” but “How many ways can this home allow me to be?” A successful open-plan home should allow us to gather around the kitchen table, watch the garden from the sofa, work alongside one another, retreat with a book, close a door when necessary and still feel connected to the life of the house. Ultimately, openness should create the possibility of both expansion and retreat, alongside choice. lisatwyman

BUDDY The Recycling Superhero
Inspiring Cleaner Communities, One Bottle at a Time WORDS ELVIDA SYDNEY
P
lastic waste poses a significant challenge to achieving a cleaner, healthier environment, particularly in South Africa, where it burdens landfills and pollutes oceans. Amidst this challenge, Re-Purpose has emerged as a beacon of innovation, launching a recycling programme that has captivated young minds across KwaZulu-Natal, with a notable presence in Ballito. At the heart of this initiative lies SchoolPET Buddy, the Recycling Superhero: a vibrant symbol of ocean conservation and a functional catalyst for change, inspiring eco-heroism one plastic bottle at a time. Buddy the Recycling Superhero has made recycling more visible, engaging and accessible at both Crawford North Coast and North Point Ballito. The fish receptacles have become eye-catching collection points that encourage learners, staff, parents
and tenants to actively recycle. Buddy has helped turn recycling into something communities can see and interact with every day, while raising awareness of plastic waste and the importance of keeping recyclable materials out of landfill sites. “We have seen a noticeable increase in awareness and participation since the structures were introduced earlier this year. At schools, learners are excited to use the fish receptacles and are becoming more conscious of collecting and separating recyclable plastics,” says Lisa, their Accounts and Project Coordinator. The structures also provide an opportunity for teachers and parents to reinforce positive environmental habits. At North Point Ballito, Buddy has encouraged tenants to contribute recyclable plastic, demonstrating that a visible, convenient recycling point can motivate communities to participate.
Currently, there are eight Buddy fish receptacles in operation, each creating a dedicated, engaging collection point for recyclable plastic and helping divert valuable material from landfills. They are planning to install at least six additional structures over the next 12 months. However, this is only the next phase of their expansion, and they anticipate many more Buddy structures introduced in the future. “Our vision is to expand the programme across more schools, estates and communities throughout KwaZulu-Natal, creating greater access to convenient recycling points while using Buddy as an educational ambassador for environmental responsibility,” says Lisa. Buddy is more than a recycling structure; he has become a symbol of positive environmental action. Every plastic bottle collected represents a small action towards a cleaner environment and a more sustainable future. “We are proud of the impact Buddy is already making across KwaZulu-Natal and excited about what the next phase of the programme will achieve as we continue expanding the initiative into more communities.” By collecting and recycling plastic bottles, you can contribute directly to cleaner communities and a healthier planet, mirroring Re-Purpose’s mission for long-term, sustainable solutions to South Africa’s plastic waste challenges. Salt Rock Hotel - The iconic beachfront resort that anchors the local history of the immediate coast opened in 1933 by Basil Hulett, grandson of Sir Liege Hulett, and his wife, Gwen. The legendary Salt Rock Hotel grew from what was

Salt Rock Caravan Park - The lush, beachfront campsite directly attached to the Salt Rock Hotel property was officially included in 1964 by the Ballitoville (now Ballito) town plan as a caravan park on Compensation Beach. 01 SPRING WINDOW More stock means more buyers and more competition. Spring hands buyers choice: where two similar homes sit side by side, the one priced on evidence is the one that sells — and the other one teaches the market to wait for a cut.
02 PRICE Overpricing is not an opening position. It is the costliest decision a seller makes. “R500 000 too high can cost far more than R500 000 — months of lost momentum, and the ready buyer.” CAM & DRE
“We will never undervalue — we're paid a percentage. But if we overprice, it doesn't sell.” JOHNNY MUTTON
03 PROOF Buyers audit. Estates audit. Banks audit. Arrive ready. “We experienced a R26 million sale where delays in documentation from the seller & estate approvals took months instead of days, led to the sale being cancelled.” BELINDA BURNS
“The plans were not in order & the occupation certificate had not been issued. It delayed the sale by four months.” CHERYL SOUTHGATE
04 PRESENTATION Spend where the buyer looks. Everything else is a donation. “Redo the tired floors, kitchen, old bathroom & the cupboards, roughly R400k equating to the seller achieving at least R1 million more in the selling price.” TERENCE MCMURRAY
05 MANDATE Choosing an agent is a pricing decision, not a personality one. “A multiple listing does not always sell faster. Over-advertising on the portals creates a measure of desperation.” SARAS GOVENDER
PRICED ON PROOF. SPRING GIVES THE SELLER THE BUYERS. PREPARATION GIVES THEM THE PRICE.
“Whether rates hold or fall, buyers will still compare properties and recent sales — a rate cut does not make an overpriced property more valuable.”

WHAT DOES IT COST TO SELL? CGT AND THE R3M EXCLUSION 40% of your gain is deemed income and taxed at your marginal rate — a R1 million gain adds R400 000 to your taxable income. On a primary residence the first R3 million of gain is not taxed at all. It falls due on registration of transfer, when you receive the price. THE BOND NOTICE Most loan agreements want 90 days' notice of early settlement. Give less and the bank charges the interest it would have earned as penalty interest. Write to your bank the day you decide to sell, and keep proof — it is what lets you dispute the penalty. HOLIDAY HOMES AND SECOND PROPERTIES You can hold only one primary residence, so a holiday home gets no rebate — unless you move into it. Then it is apportioned: sold after ten years, two of them lived in, gives you 20% of the rebate, or R600 000. WHO PAYS FOR WHAT The buyer carries transfer duty and transfer fees. The seller carries electrical compliance and pest certificates, any work needed to pass them, rates paid to date of transfer, levy and rates clearance, and the clearance fees themselves. EMIGRATED OWNERS (S35A) SARS requires the conveyancer to hold 7.5% of the selling price in trust against a non-resident's CGT — it cannot recover the tax once funds are expatriated. Apply for an assessment before transfer; the assessed figure is frequently far lower, and only that is retained. COMMISSION, AND THE AVOIDABLE COST Commission is earned on a valid binding sale — once suspensive conditions are met — and paid from the proceeds at transfer; if a party breaches, the guilty party owes it on cancellation. Non-compliance is the avoidable cost: inspect before you list, not during transfer.
“Sellers should always appoint their own conveyancer — surrendering control to the purchaser's conveyancer invites a conflict of interests.”

HUNTING FOR
WORDS JACQUELINE HERBST
From retro fridges and old signs to vinyl and antique telephones, décor thrifting is a rabbit hole of quirky finds for the home.

emember ice-cold Coca-Cola in glass bottles? That sweet, refreshing treat on a balmy North Coast day? Treasure hunting for quirky home décor pieces is hard work, you know, so that ice-cold beverage in a classic glass bottle after a thrilling morning of vintage décor discovery was the cherry on top! On the hunt for one-of-akind, quirky home accessories, a good friend and I recently took a sho’t left to The Vintage Barn, just off Esenembe Road. I wanted my home to show my own, authentic taste, rather than reflect a standard furniture catalogue. What a joy! When scavenging for secondhand décor, you never know what waits around the next corner. Every piece is a time capsule of a bygone era. Best of all, perhaps, repurposing old items keeps quality wares out of landfills – a win for the environment. Stepping onto the grounds, we felt like we had teleported into an episode of one of those famous treasure hunting TV shows like American Pickers or Salvage Hunters. Mike Wolfe could have appeared from
behind a piece at any time. One of my favourites was a refurbished Mobil Gas Fridge – perfect for the man cave! Mimicking an old Mobil gas pump on the outside, complete with a gas nozzle door handle, the inside is all vintage fridge, generously spacious and rock-solid. Then there were decades-old clocks, antique rotary telephones and a geometry set that surely belonged to someone’s greatgrandfather. If you are into statement-making quirky signage, indulge yourself in anything from humorous bar signs to historic South African road signs, old American gas station and motor oil signs or an array of car registration plates from all over. I really loved the vinyl collection, which took me on a mind-music journey: the ritual of picking up the heavy sleeve, smelling the

old paper and admiring the artwork on the cover. Then carefully removing the record from the sleeve without touching the grooves, placing it on the turntable and checking for dust. The cueing lever rises, the tonearm moves into position, and the stylus lowers onto the record’s outer edge. Then the magic of warm, organic and imperfect sound infuses the room – as if the musicians are
not playing through a speaker but in the room with you. Ahh, bliss … Imagining what the heavy corner cupboards, and classic old couches and scatter cushions could be is half the fun. It unlocks your latent creativity and takes you down a rabbit hole of possibilities; it’s an Alice in Wonderland of creative exploration tied to creating a home that’s authentically you. thevintagebarnballito

I started OLALA INTERIORS 34 years ago, and we have grown from a decorating business into a fully fledged professional interior architectural design studio with our own manufacturing, logistics and installation divisions, employing just shy of 60 people, ranging from professionally qualified designers to master craftsmen and artisans. A project you’re most proud of We have probably installed over 400 projects in and around Ballito (we work across Southern Africa and abroad, including the USA, Australia, UK and more) and we are proud of all our work, and our product is world-class. We are enormously honoured to support local and aspiring artists, we buy art and sculpture for our clients, start their libraries and watch their collections grow. A learning curve I started the business 34 years ago when I was really young, and ran into concrete walls and obstacles more than I’d like to remember. Today I am super blessed with an awesome and fabulous team. We all face different challenges and rely on different strengths, but one thing is certain: juggling interior design, manufacturing and installing in a vertically integrated business is as tough as it is rewarding. We’re constantly balancing opposites. We need to be creative and level-headed, empathetic and decisive, detaildriven while thinking strategically. We are expected to deliver exceptional service and product while confidently standing our ground, and to be bold enough to take risks, challenge the status quo, and lead the way forward. Design style & philosophy We are not slaves to trends or fads, but we travel extensively, attend international trade shows, renew our thinking, stay at the forefront and continue to learn every day. We bring fresh, personalised, signature design, magnificence and joy to every client who trusts us in the process and beyond. www.olalainteriors.com
BUSINESS
Gerhard Breedt Gerhard Architect
I’m a born-and-bred Zululand boy, passionate about people, places, and, above all, KwaZulu-Natal. I often tell people that this province is my favourite ‘country’ in the world. We have warm beaches, incredible game reserves, beautiful mountains, some of the best diving sites, and an outdoor lifestyle that naturally encourages you to be active and connected to your surroundings. It’s a place where architecture can respond to the landscape rather than compete with it. My journey into architecture started somewhat unexpectedly. I took a gap year after school to play rugby and tour the world. Somewhere along that journey, I realised that architecture could make you stop, look, and feel something. I remember standing in front of the Sydney Opera House and thinking, “One day, I also want to design something that inspires someone to enter the creative field because of just this exact moment.” Then I travelled to Barcelona, where the work of Gaudí and Calatrava completely captivated me.
A special memory I was battling with a project at varsity, and I went to see my mentor, the late and great Prof Danie Theron. Nine hours later, and after numerous bottles of red wine, we still hadn’t resolved my project! But what he gave me that evening was far more valuable than a solution to one project. He instilled in me the belief that architecture is the greatest form of art, with the biggest and most important canvas a client can ever entrust to you. Design style & philosophy They are centred around sustainable architecture without reference. For me, the ultimate goal is to create architecture that belongs to where it stands, serves the people who use it, and still has something to say years from now.
www.gerhardarchitect.co.za
A project you’re most proud of I think it would be every project and home that we have been entrusted with, because ultimately, architecture is not about the building itself; it is about the lives that happen within it.

Andrea Santoriello Arcis Property Development
I’m Andrea Santoriello, based in Ballito. Outside work, I'm usually on a padel court or watching Formula 1. Ballito is still growing into itself, real energy on this coast without losing the lifestyle that drew people here: the beaches, climate, pace of life. Shaping this town while living that reason is a special position to be in. Arcis was born from two family businesses in Johannesburg joining forces to meet demand on the North Coast, bringing over 100 years of property experience. I worked in one of those businesses for nearly five years before joining Arcis’s startup team in 2020. Today Arcis is an established residential developer, and sister business DropInn manages short-term rentals across our developments.
What inspired you to enter property development? It wasn’t a single lightbulb moment, more a natural extension of years in Johannesburg and a gap on the North Coast. In 2020, Marc Frew, Wian Pieterse and I moved to Ballito and launched Ballito Village that September. We've since grown from 3 employees to 35, added Ballito Life, Woodlands Estate and Ballito Edge, with Ballito Views next. DropInn launched two and a half years ago and now employs 12. A special memory Selling our first development from the car park at Ashton College is unforgettable: pitching the dream with a printed brochure and conviction. We then moved to a viewing deck overlooking the Ballito Village site, and within 18 months had our own on-site office, teaching me to back myself before infrastructure catches up. Our end-of-year functions stick with me too: three guys around a table have grown into today’s full team, a clear marker of how far we've come. What makes Ballito the ideal location for your developments? Ballito sits at the sweet spot of the North Coast story: strong semigration demand, a growing economic node, and a lifestyle that's hard to match, beaches, climate, schools and easy access to Durban and King Shaka. It's a market maturing but still has room for the right product. That mix of demand, lifestyle and runway is why we bet on this town in 2020, and why we still build here.

Marc Lategan DMB Landscapes
Most people know me as “Badda”. I’m a horticulturistlandscaper, photographer, husband and father. What I love most about Ballito is its lifestyle, the coastline, natural beauty and relaxed atmosphere. It’s a place where people genuinely enjoy outdoor living, which makes landscaping here incredibly rewarding. I’ve been playing in gardens since I was about 12 years old, and I started in landscaping after I finished high school. I was a junior groundsman in the 2010 FIFA Soccer World Cup. I was involved in the landscape installations of Moses Mabhida, Sibaya Casino, Lifestyle Centre, and Simbithi Eco-Estate. Six years ago, DMB Landscapes grew from my passion for working with plants, natural materials, and construction and design. Landscaping brought all those passions together. The business has developed through hands-on experience, challenging projects and, most
importantly, building relationships with clients who trust us. A project you’re most proud of One project I’m particularly proud of involved creating an African Kraal landscape at Yutori House in Simbithi Eco-Estate. The execution required careful planning and attention to levels, finishes and detailing – proving that the small things often make the biggest difference, using raw materials to try and soften the surrounds, bringing out that African Kraal feeling. This home was featured in Top Billing this year. A special memory or a learning curve Every project teaches you something, but some of the biggest lessons come when things don’t go exactly according to plan. Working in landscaping has taught me to respect the site, understand the materials and never underestimate preparation. Some of my favourite memories are seeing a client’s reaction when they finally see the finished garden makes the hard
work worthwhile. Experience can’t be bought. After 24 years in the trade, I still learn something new. Creating a natural extension of the architecture For me, the garden has to belong to the house. I look at the architecture, proportions, materials, colours and surrounding environment before deciding on the landscape. Hardscapes should complement the building rather than compete with it, while planting softens the structure and connects it back to nature. The goal is to create a seamless transition between indoor and outdoor living, so everything feels intentional and connected. www.dmblandscapes.co.za

Barry Chapman Chapman Plumbing
My family moved to Ballito in 1987, so I’ve had the privilege of watching the town grow into the community it is today. What I love most about Ballito is that, despite all that growth, there is still a strong sense of community. I started my plumbing apprenticeship in 2004, and over the years, gained experience across virtually every aspect of the plumbing industry before starting Chapman Plumbing in 2022. Although Chapman Plumbing itself is relatively young, I’ve now been in the plumbing industry for more than 20 years. A project you’re most proud of What I am most proud of is the business’s progress into the more technical side of plumbing. We aren’t simply replacing taps and fixing leaking pipes anymore. We are called in to investigate water losses, drainage failures, and reticulation problems where the source of the problem isn’t immediately obvious. That can involve pressure testing, gas leak detection, CCTV drain cameras and specialist equipment to diagnose the cause before we start breaking walls or excavating. We can take a difficult problem that has
66 |
W W W. T H E B A L L I T O M A G A Z I N E . C O . Z A
been troubling a homeowner, estate or building for some time, establish the cause and then provide a permanent solution. A learning curve Watching Ballito grow and having to grow with it. Houses have become larger, and there is much more emphasis today on water pressure, water storage, filtration, alternative water supplies, energy efficiency and compliance. I’ve also learned that your reputation in a town like Ballito is incredibly important. You work for people today whom you’ll see at the shops, on the beach or at a local event tomorrow. That keeps you accountable, and I think that’s a good thing.
How do you integrate pipework seamlessly? For me, the best plumbing installation is one that you almost don’t notice. That starts with getting involved with the builder, architect and other trades as early as possible. We need to understand how the building will function once someone lives in it, and how our installation interacts with electrical, air-conditioning and other services. When all parties communicate well from the beginning, you end up with a better building and, most importantly, a better result for the client.

of the building, a spacious dining area and striking double-volume piazza provide spaces for connection, bringing students, teachers and families together as part of the wider school community. Importantly, the development has been designed with the future in mind, allowing the campus to evolve alongside Ballito’s growing community while retaining the personal, nurturing character that defines Reddam House Ballito. More than simply expanding the facilities, this new chapter strengthens the commitment to an inclusive family environment where children are encouraged to ask questions, embrace challenges, celebrate their individuality and learn from one another. At Reddam House Ballito, we believe that education is about more than preparing children for their next academic milestone; it is about giving them the confidence, creativity, character and critical-thinking skills to thrive together in an increasingly connected global world.

ounded in 1877, Durban Girls’ College is an independent Christian school for girls, known for excellence in academics, culture and sport, and for an educational approach that looks beyond achievement alone. At DGC, each girl is encouraged to discover who she is, what she is capable of, and how she can use her strengths with confidence, courage and purpose. themselves, embrace opportunity and pursue excellence in the classroom, on the sports field and in the cultural arena. For North Coast families, College House offers weekly boarding without the demands of a long daily commute. Girls spend four nights on campus and weekends at home with their families. DGC also offers a morning bus service from Ballito for day pupils, as well as a weekly boarding bus. Sport is an important part of life at DGC for both day girls and boarders. A key advantage is that our extensive sporting and support facilities are all located on campus, giving girls convenient
access to training, our state-ofthe-art gym, sports recovery room and biokineticist support, with participation and excellence central to our sporting culture. This will be strengthened further by our new R49-million, 3 370 m² MultiFunctional Indoor Centre, currently under construction and due for completion in mid-2027, our 150th anniversary year. This legacy project is an investment in the future of DGC and in creating a campus equipped for the next generation. It is a place where girls can grow, belong, discover their strengths and realise their potential. At Durban Girls’ College, we believe in every girl.

WITH NADS Using social media to spread the love for our town WORDS CRISTINA GOVENDER

f your algorithm is working correctly, you would’ve come across a few posts of a brightly coloured individual twirling around some stunning properties and hot spots around the North Coast. Nadia Zietsman is using her social media platforms to showcase the incredible lifestyle we have on the coast. For people not from here and not familiar with Ballito, it’s a guide to real estate, activities, foodie spots and more. “It started with an in-house challenge to build a stronger presence on social media,” Nadia explains. It was awkward at first, but she kept at it until every video became like a conversation with one of her closest friends. “We had to publish at least three posts a week. The more I did it, the better I got at it. I don’t need to do any complicated editing. It’s just my phone camera and me!” she says. It was a way to think outside the “property”, so to speak. “The reach you get is incredible! Everyone has a phone in their hands most
of the time; it’s like a free marketing tool.” With almost no planning or scripts, every video is made to reflect what Nadia wants people to see: what you’re missing out on if you don’t live here. “I just try to keep everything authentic and fun, to connect with the person watching the video on the other side of the screen,” Nadia says. As much as she has fun with the videos, she loves that her platform can also drive business to the places she promotes. “People actually go visit the places I post about, and I think that is so incredible, how it all works to bring attention to these businesses.” One of her favourite locations, so far, is Simbithi Eco-Estate. “We are so integrated into the lifestyle at Simbithi; it makes it so easy to promote it. My kids run free, and we love the friendly environment and green spaces,” Nadia explains. Looking at upcoming developments, she’s especially excited about the Seaton precinct and everything it will bring to the area. “The offering, the modern architecture, and

the beach are a massive drawcard. Getting to walk on the beach after work with the kids running around and playing without a device in their hands is like a dream!” More than just showcasing real estate, Nadia uses her platform to show everyone what she loves about this town and why it’s such a great place to live and work in! northcoastwithnads

Bellevue Café After 16 wonderful years in Kloof, Ballito is now home to Bellevue Café. Located at Lifestyle Centre, this café lives by a simple creed: Birthplace: Earth. Race: Human. Politics: Freedom. Religion: Love. It’s more than a slogan; it’s how the café is run. Everyone has a seat at the table, and it’s built as a space to slow down and connect, whether over a quick business coffee, a long lazy lunch, or an easy dinner with friends. The menu leans into relaxed, generous dining with freshly baked pastries, hearty breakfasts, comforting pastas, flavourful grills and fresh café favourites. It’s comfort without heaviness, flavour without complication. The wine list follows the same philosophy, with carefully chosen local labels made for lingering. Few things beat a crisp glass of rosé on a warm North Coast afternoon. For first-time visitors, the woodfired pizza is the order to place. Baked in a Pavesi oven, it’s what made Bellevue a Kloof institution, and it pairs beautifully with that glass of wine. bellevue_cafesa
Bowl & Brew A fresh, feel-good addition to the North Coast, located in Lemon Reef Park. It has been opened by two brothers with a simple idea: a place where great frozen yoghurt, quality coffee and community spirit can all live under one roof. The atmosphere is bright, playful and instantly welcoming. Soft pink and lime green walls, wooden tables and glowing neon signs create a cheerful, Instagram-worthy space that feels both new and nostalgic. Some of their treasured pieces are from the original WakaBerry stores, including the iconic neon signs, the white table tops and the much-loved topping bar. At its heart is the interactive froyo zone, with self-serve soft-serve machines and a fully loaded toppings bar where guests can build their own bowls, from froyo to waffles, plus indulgent froyo shakes and iced coffees in flavours like Salted Caramel and Spanish Latte. Yoghurt flavours change every three days, with toppings rotated bi-weekly, so there is always something new to try. The café is proudly pet-friendly and even sells pup cups in-store. Everything they stock in-store, apart from the sweets and drinks, is on consignment and locally made, a deliberate choice to help the small local businesses around them. bowlandbrewza

It’s the kind of place where you can pop in for a quick slice after the beach, settle in for a long family dinner, or order a stack to share while watching the game. Boom or
BALANCE? WORDS JACQUELINE HERBST
Across Ballito’s developments, responsibility is taking different forms

DEVELOPMENT
T
he enormous development boom that has occurred over the last two decades has taken Ballito from a once sleepy seaside holiday village, characterised by sugarcane fields, to one of South Africa’s fastest-growing residential, commercial, and lifestyle hubs has at times been met with concern, especially from longtime residents who lived through the transformation. Traffic congestion, power outages, obstructed sea views, and human-monkey conflict have become a dinner-table lightning rod, drawing heated debates reflecting conflicting views.
PHOTOS SUPPLIED BY RAINMAKER
To appreciate the state of development in the Ballito area, one must first understand where things come from. Early Zulu clans seasonally burnt vegetation to manage grazing fields for their cattle. Many animals were also hunted. Then, in the early 1800s, sugarcane farmers started planting wall-to-wall sugarcane fields. That was followed by the urbanisation we are seeing now. The question is how we manage
what comes next. It is easy to look at the cranes, new roads and construction sites across the North Coast and feel that Ballito and its surrounding towns are changing too fast. But the reality is that change here is not new. Go back 50 or 60 years and the places we know today as Ballito, Salt Rock and Sheffield Beach looked very different. They were smaller, quieter coastal communities, with fewer homes and businesses, and considerably less infrastructure. Even a decade ago, the North Coast had a different rhythm and footprint to what residents experience today. Well-known local ecologist, Simon Bundy, explains that while change is inevitable, the key is how change is managed. “It is much easier to deal with big developments than small piece-meal developers who build one complex or block of flats at a time.” He says large estates add value to road, electricity and water infrastructure beyond what the local municipality is able to do with the budget at their disposal. They also balance

DEVELOPMENT
The question is no longer whether the North Coast will grow, but how we shape that growth
things out from an economic perspective, creating jobs and developing the local economy, then following a series of management processes after completion to manage the environment sustainably. This, he says, has seen animal species returning to the spaces that have changed from sugarcane to rehabilitated green spaces within estates. A prime example is the work being done by the Collins Group in the Seaton precinct. This development has already seen hundreds of millions invested in bulk water, sewer and electrical

infrastructure, improvements to surrounding road networks, and the new Seaton N2 interchange that forms part of planning for the North Coast and the areas in which it operates. The intention is to create the infrastructure capacity required for growth alongside the development itself, rather than allowing new demand to simply be absorbed by existing, already strained infrastructure. The mixed-use nature of many of our new suburbs also addresses time spent on the road. By creating schools, workplaces, healthcare,
W W W. T H E B A L L I T O M A G A Z I N E . C O . Z A
retail and recreation closer to where communities are expanding, the Seaton precinct development reduces the need for commuting back into other established commercial centres for these amenities. When it comes to prioritising ecology, Simbithi Eco-Estate sets a sterling example of how natural resources can be used to reduce environmental impact across a building’s entire life cycle. While avoiding unnecessary excavations and retaining walls, this development also beautifully accommodated pre-existing indigenous coastal forests, wetlands and wildlife corridors in its design and execution. The estate’s characteristic farm style balances simplicity, sustainability and architectural integrity while, in accordance with its design code, favours the use of eco-friendly materials. The issue of obstructing views is perhaps best addressed by Zimbali Lakes with golf course homes strategically spread out and designed so as not to impede another’s view.
Respecting the environment, the estate’s masterplan was developed around natural waterways, wetlands, drainage lines and indigenous vegetation while previously degraded water features and wetland buffers were restored and are being managed responsibly. As a whole, Zimbali Lakes creates community connectedness one of the keystone features of small-town living that some felt has been lost in the boom. Eco trails, restaurants, shops, a sports club, a golf club and an estate clubhouse bring people together through a variety of social and recreational activities. Ultimately, the question facing the North Coast is probably no longer whether it will grow; the last several decades have already answered that. The more important question is how we collectively massage and mould that growth into a shape that fits the North Coast’s natural character and charm.

It’s guided by the DREAM – an acronym made with the initials of the five people who matter most in my life: myself (Devan), Raina, Ela, Anaya, and my wife Mevashni. My wife and daughters are the reason behind the words I write. I never set out to become an author. For more than two decades, my career has been in financial services, helping individuals and families make better decisions about their futures. My first book was inspired by my wife and our three daughters. Like every parent, I’ve made mistakes, learned lessons, and discovered that children don’t need perfect parents; they need present ones.
Those experiences became the foundation for Dad’s 5 Rules. The book is built around five simple principles: be brave, be safe, be calm, don’t panic, and have some fun. They’re not just rules for children; they’re reminders for parents too. I hope that families will have better conversations, stronger relationships, and a little more confidence in navigating the challenges of raising children in today’s world. Outside of writing, I’m passionate about projects that leave the world better than I found it. My wife and business partner, Mevashni and I share a passion for building businesses that solve real problems and create lasting impact. people’s lives. Being an author in South Africa is both exciting and challenging. We have incredible stories to tell, but reading is still not as deeply embedded in our culture as it should be, and I believe that creates an opportunity. South African authors can tell authentic stories that resonate locally while also inspiring readers around the world. If even one book encourages a family to communicate better or changes the direction of someone’s life, then it has achieved something meaningful. Dad’s 5 Rules is my first published book, but it certainly won’t be my last. I’m currently exploring the idea of creating a new series of children’s books inspired by the impact which the What It Means to Be ... books had on my own daughters growing up. Those stories helped shape meaningful conversations in our home, and I hope to create books that do the same for other families. My goal is simple: to build a collection of books, businesses and ideas that leave people, and especially families, a little better than I found them. devan.moodley@dreamwealth.org

From one family business to another, Watches Unlimited’s legacy continues under new custodians, the Treger Group, The Watch Boutique and Bella Luna.
I
n the world of horology, few names carry the legacy and trust that Watches Unlimited has built over the past three decades. Owned and run by Bryan Maehler, a man whose passion for watches knows no bounds, Watches Unlimited is not just a business; it has been a testament to resilience and dedication under the most trying circumstances. After more than 30 years of ownership, Bryan has decided to sell Watches Unlimited. “This has not been an easy decision, as the company has been a significant part of my life and that of my family and one that, by the grace of God, I have been privileged to build alongside you, my Watches Unlimited family,” he shares. “The decision to sell is a personal one and comes at a stage of my life where I feel it is the right time to hand over the responsibility of ownership to a new custodian who can continue to build on the strong foundation that we have created,” Bryan continues. As a family-owned business itself, the new custodian, Treger Group, is committed to preserving and building on the legacy that Bryan and the Watches Unlimited team have established over more than three decades and is well placed to be the ideal longterm enterprise of that legacy going forward.
Understanding Bryan Maehler Bryan’s journey began with an

enduring love for timepieces and inspired him to buy his first Watches Unlimited in The Pavilion with his brother, Ivan, in 1994. Bryan’s vision and commitment have grown Watches Unlimited from a single shop to a thriving enterprise of four shops, each dedicated to bringing the finest watches to their customers. Today, Watches Unlimited is synonymous with quality and variety, stocking top international brands that cater to both luxury and everyday wear. But the store offers more than just sales; it prides itself on offering exceptional watch services, ensuring that every timepiece can be cherished for years to come. Bryan’s dedication to his craft has not only allowed his business to endure but to flourish. As Watches Unlimited celebrates this monumental 32-year milestone, it stands as a shining example of what can be achieved with passion, hard work, and an unwavering commitment to excellence. Bryan shares some of his treasured memories and insights from his remarkable journey: “My career began in the jewellery trade in 1974 with my brother, Ivan, at Durban Wholesale Jewellers, which later led to the purchase of Watches Unlimited. Watches were always my preference; I guess having previously been in the fashion world, watches offered a similar perspective.” Bryan says standout memories are working with so many wonderful people in the
world of watches, both locally and internationally – especially on his annual trips to the Basel Watch and Jewellery Fair in Switzerland, which he has attended for 30 years. Holding a special place in his heart is the loyalty and commitment of his Watches Unlimited team – most of whom have served with him for between 10 and 25 years. “I am eternally grateful to them. They have stood the test of time through good times and bad.” “What gives me great comfort is knowing that the business is being passed on as a successful and respected enterprise,” Bryan explains. “What gives me further joy is that the transaction is structured to include the employment of every member of the team; the new owner will not just inherit the business but the team that built it.” He laughs as he speaks about the first watch he ever owned: a Timex, purchased from OK Bazaars in his early teens. “This was a rolled gold analogue watch on leather for the princely sum of R9,95. I remember their slogan: ‘If it doesn’t tick, it’s not a Timex.’ How times have changed. We have evolved into a world of sophisticated timepieces in both fashion and luxury.”
The Future
As he looks to the future, Bryan says that, at this stage, although it is an unknown quantity, the world of watches will always be close to his heart. “Who knows what tomorrow may bring? That I leave in God’s Omnipotent, Omniscient and Omnipresent Hands.”

YOUR POTENTIAL with BODYTEC’s EMS Training
A
s the year draws to a close, we find ourselves scrambling for the time that’s running out; we’re juggling deadlines and family responsibilities, trying to eat healthily and drink enough water, keeping up with the latest headlines whilst still squeezing in enough time for exercise and some fun. Living in Ballito offers us the opportunity to have an active outdoor lifestyle. Still, the demands of everyday life often leave us with little to no time to add anything more to our already full schedules. Allison Clarence, the owner of BODYTEC Ballito, now open at Zimbali Oasis, understands these struggles and has brought this business to the coast to supplement the hard work we’re already doing. “BODYTEC is a very different approach to fitness. We use Electrical Muscle Stimulation (EMS) technology to deliver a highly effective, full-body workout in just 20 minutes,” Allison explains. The concept is designed around efficiency, especially for busy individuals.

BUSINESS Allison saw the potential in the developing area and the existing lifestyle around healthy living and movement. “There is a strong outdoor culture, people are active, families spend time together, and there is a growing awareness around health, wellness and longevity. It’s a place where people genuinely want to live well, and they smile more!” she laughs. With a mix of professionals, families, business owners, and other newcomers arriving almost every month, BODYTEC complements the existing lifestyle here; it fits between padel games and morning runs. So we took a break from our office chairs and screens to experience a BODYTEC session. Everything goes according to your pace and what your body can handle. They explain and guide you through every step, from finding the perfect suit to finetuning each electrical impulse to work your muscles just enough to give you a challenge. “EMS uses carefully controlled electrical impulses to stimulate multiple muscle groups simultaneously while you perform guided exercises,” Allison says as she explains the process to us while we suit up. Once we were all kitted out and ready to go, the session began with a short warm-up to calibrate the suit for each muscle group it would stimulate. Then the workout began; it was structured reps, coordinated so the person moves when the impulse is active and rests when the intensity decreases. The trial session is only 16 minutes; the full session is 20 minutes, yet it works your whole body, and you feel the difference in your muscles. “The duration makes it particularly relevant to the Ballito lifestyle. You can fit a session into your day before work, during a lunch break or after school drop-off without having to allocate a large portion of your day to training,” Allison says. Taking recovery time is just as important as the activity. BODYTEC Ballito is proud to include an ice
ALLISON CLARENCE
plunge and a sauna to accompany your workouts, the first of its kind. “Alongside EMS training, we are introducing BODYHOT Sauna and BODYCOLD Ice Plunge, incorporating recovery and wellness into your routine as well.” Both the heat and cold are controlled to support optimal muscle recovery. We left the studio after a thorough workout, yet rejuvenated. They also offer separate memberships for people who prefer just the sauna and ice plunge, no compulsory EMS sessions needed! “We live in a world where people are increasingly time-poor, but at the same time, health, fitness and longevity have become incredibly important. BODYTEC sits right at that intersection,” Allison shares. BODYTEC is tailoring experiences to become part of the Ballito lifestyle, not just another business in the area. And Allison puts it simply: “Our goal is for someone to be able to say: ‘I only have 20 minutes today, but I can still make time for myself’.” ballito@bodytec.co.za bodytec_ballito

Nottingham Road makes a beautiful base for discovering the surrounding countryside, with easy access to restaurants, events and some of the area’s best-known attractions. Netherwood Farm Cottages During a recent stay at one of Netherwood’s cottages, I was struck by how easily it blends country tranquillity with the convenience of a central Nottingham Road location, and just minutes from Blueberry Brewery. My visit coincided with an event in Nottingham Road, making the stay wonderfully convenient. Within minutes, I was where I needed to be and part of the lively community, yet returning to the cottage felt like retreating to a quieter setting. Netherwood has long been a favourite destination for its café, brewery and beautiful farm setting, but staying overnight offers the chance to experience the property at a slower pace. As the buzz of the day fades, the rolling hills and open spaces remind you exactly why this region remains such a beloved escape. With a fully equipped kitchen, fridge/freezer, stocked and functional fireplace, TV area, extra blankets and a huge bath as well as a shower, Ankole Cottage had everything I needed. Whether you’re stopping over for a night or settling in for a long weekend, the accommodation strikes a balance between simplicity and comfort. Netherwood offers a range of two-

We were welcomed with warm greetings from owner and facial therapist, Melinda, and her wonderful staff. We started with a full-body massage, complemented by their range of massage oils. Amy opted for rejuvenation and muscle ease oils, while I chose a relaxation blend. We were then led into a candle-lit massage room. It was warm, calming, and instantly soothing. Once we were ready, I rang a charming little bell to call our masseuses, Bongi and

Thandeka, back in. Once the lights were off, they placed steaming bowls of eucalyptus beneath our face rests so that we could breathe it in; we fell into deep relaxation before the massage even began. They started with our shoulders, using firm, rhythmic pressure that melted away days of built-up stress. Those long strokes glided effortlessly down our arms to our fingertips, untangling every knotted muscle. Next, they focused on our backs, kneading out deep tension along our spine before transitioning down to our lower body, working from our thighs to our feet, leaving us feeling completely weightless. Then, lying face up, the soothing sequence began all over again; it was thorough and unhurried, and our masseuses checked in throughout to make sure the pressure was perfect.
Afterwards, we floated to the pedi stations. Here we were treated to tea made to our preference, and a fresh fruit board, but what made it truly special was the view. From our chairs, we could look out to the sea in the distance; we even heard birdsong over the soft spa music and watched golf carts pass by. While they filed our nails, Amy and I chose our colours (after much consideration!). Then, nail technician Paul and pedicure specialist Virginia began our treatments. They painted and cured our nails as part of a relaxing foot care routine. This included a warm foot soak, an exfoliating scrub, foot cream, and a soothing massage. To finish, they used a deep-tissue massage gun on our legs to release any remaining tension. Thank you to the Graceful Rose team for an afternoon of pure bliss and a deeply needed conclusion to our week. We stepped out wrapped in that wonderful post-massage glow, where the body feels instantly lighter, and the mind falls perfectly quiet. 074 004 3328 info@gracefulrose.co.za Unit 211B, The Verve, Simbithi Office Park, Ballito

Butcher & Wine THE ART OF EFFORTLESS DINING
W
WORDS ELVIDA SYDNEY
ithin New Salt Rock Centre is a kind of place that invites you to slow down. With its darker tones, cosy interiors, and dimmed lighting, Butcher & Wine restaurant instantly sets the mood for a late afternoon lunch or an intimate dinner. We were greeted warmly upon arrival, and our waiter, Stanley, tended to us with such ease. To start our experience off with some drinks, he recommended the Porcupine Ridge Merlot, a silkysmooth wine with berry, spice, and mocha notes, and a Winter

Daiquiri, featuring spiced golden rum, zesty lime, and rich honeycinnamon syrup. We hope you’ve got a healthy appetite because these meals are quite hearty but so worth it. These three dishes were robust in flavour, and our drinks paired perfectly too. The Queen prawns, served with either lemon and herb or peri peri sauce and a tartar dipping sauce, were so buttery and succulent, it kept us reaching for more. The bold, juicy T-bone steak was served with Café de Paris butter and a sauce of our choice. We had the chimichurri sauce, from
Stanley’s recommendation and were not disappointed. And the Rump, with smoky notes, was served with Café de Paris butter and a mushroom sauce. Both meat dishes were served with the crunchiest onion rings. For the sides, we chose chips, steamed vegetables, and a salad, which was accompanied by a lovely dressing. What stood out to us was how naturally the time slipped away. Our conversations moved with the atmosphere; the beautiful surroundings gave us plenty to chat about, and hours passed by without us even noticing. Thank you to the incredible team behind Butcher & Wine for a truly memorable experience. We savoured every moment.

HEALTH
Health
Beyond the Scale
I
WORDS ROBYN SMITH get so excited to talk about health and nutrition, and I hope this article ignites something within you. In this day and age, because we are constantly bombarded by the noise on social media and societal pressures, it’s sometimes hard to see the wood from the trees. Pause for a moment and ask yourself: what is your ultimate health goal? Is it defined by a dress size or the number on the scale? Or is it about creating a body that is healthy, energetic, resilient and well nourished for years to come? If I am being totally honest and vulnerable, for me it used to be the former: the figure on the scale and how I looked in the mirror. I had to ask myself some serious questions. As someone who loves Jesus with her whole heart, I began to realise that we have to steward our bodies out of an act of obedience. I had a complete shift in mindset. So how do we achieve this? It’s really quite simple. The food you put into your mouth becomes the building material for every cell in your body. When you consistently choose whole, nutrient-dense foods, you’re giving your body the nutrients it needs to work the way it was designed to. As a result, your body functions more efficiently, your energy improves, your mind becomes clearer, and even your mood can benefit. Feeding your body ultra-processed, low nutrientdense foods will obviously have the opposite effect. It’s not about achieving perfection either. It’s about empowering yourself with basic nutrition principles and knowledge so you can make informed decisions about food. If I can give you one practical and easy tip to start the shift, it’s this: You need to eat 30 different plant varieties/foods every week for a more diverse gut microbiome.
So why is this so important? A variety of plant foods feeds a wide range of beneficial gut bacteria, which leads to a healthier gut microbiome which is linked to better digestion, immune function and overall wellbeing. Plant foods include the following: • Vegetables • Fruit • Whole grains • Legumes • Nuts • Seeds • Herbs • Spices On your next grocery shop, try choosing at least one new fruit and vegetable each week to start incorporating variety and diversity. True health is about how well your body functions. Feed it well today, and you are investing in your future.

PROPERTY
Considering Prime
Positioning WORDS ANDREAS WASSENAAR
A
fter three decades working with buyers and sellers along the North Coast, I have come to believe that some of the most valuable features of a property cannot be measured in a floor plan and certainly cannot be added later. When I first started in property, I was told that the top three things that matter when considering a property investment are position, position and position. You can renovate a kitchen, enlarge a living area, add a pool or completely rebuild a house. What you cannot do is move the land. And on the North Coast, that distinction is becoming increasingly important. A sea view is desirable. But there is a world of difference between seeing the ocean and owning an elevated position that is uninterrupted and unlikely to be compromised. The same applies to golf course frontage, forest edges, greenbelts and properties that offer genuine privacy. The discerning buyer is not only buying what the property offers today. They are buying the confidence that those qualities will still be there tomorrow. That is where scarcity becomes valuable. An older home occupying an exceptional stand may ultimately be more valuable than a brand-new house with every modern finish, simply because the underlying asset – the land and its position – cannot be replicated. This is particularly relevant in established estates such as Zimbali and Simbithi. Over time, these communities have developed mature landscaping, established views, privacy and a sense of place.
More importantly, some of their best positions are already taken and cannot be reproduced. A premium position might mean spectacular ocean scenery, a particularly private corner, direct access to a greenbelt, or simply being in the right part of an established estate. When viewing a property, I would encourage buyers to look beyond the finishes and ask a simpler question: What can and can’t I change? When purchasing vacant land, always buy the most expensive, best-positioned site you can afford, using the 1/3rd land, 2/3rd build formula to allocate capital correctly. It means understanding what you are actually selling. The temptation is to compare properties purely on size, bedrooms or recent sales. But premium property is rarely that straightforward. If a home occupies an exceptional position, that scarcity needs to be recognised when assessing its value, and communicated properly to the market. The North Coast has changed considerably over the past 30 years, and it will continue to change. Homes will be renovated. New houses will be built. Estates will evolve. When buyers recognise the value of an irreplaceable location, they don't hold back on investing. And in a maturing North Coast property market, that may become the most valuable feature of all.
You can build another house, but you can’t recreate its position
